On this week's episode, Mariah sits down with our first guest, Braydon Ross, to talk about what it takes to start your very own short-term rental business.  Braydon started his career by going to University and quickly realized that path wasn't for him. He saved up to buy his first investment property and quickly realized how expensive operating and owning can be. That led him to Airbnb arbitrage! Braydon gave us very candid moments from his early days of Airbnb operation, showing us the failures he had that allowed him to learn, grow, and be successful in this business.  He explains what Airbnb co-hosting it is, how you can get started, and how it differs from property management. He also shows us that there really is a low barrier to entry, and anyone can start you just have to know the proper steps to take. Along the way, Braydon offers practical advice and lots of inspiration for innovation in the industry!  Connect with Braydon, aka Mr. Airbnb, on Instagram: https://www.instagram.com/mrairbnb/ Huge thank you to our podcast producers at hospitality.fm!

What is The Future for Cities?

Summary of the article titled Steering into the Skid – Arbitraging human and artificial intelligences to augment the design process from 2020 by Geoff Kimm and Mark Burry, presented at the 40th Annual Conference of The Association for Computer Aided Design in Architecture and published in their proceedings Volume 1: Technical papers, keynote conversations. Since we are investigating the future of cities, I thought it would be interesting to see how artificial intelligence can be noted as an ally instead of a risk, at least in the design processes. This article investigates how can architects arbitrage an ever-changing gap between maturing AI and mutable social expectations. You can find the article through this link. Abstract: What if any perceived risks of lost authorship and artistic control posed by a wholesale embrace of artificial intelligence by the architectural profession were instead opportunities? AI's potential to automate design has been pursued for over 50 years, yet aspirations of early researchers are not fully realized. Nonetheless, AI's advances continue to be rapid; it is an increasingly viable adjunct to architectural practice, and there are fundamental reasons for why the perceived “risks” of AI cannot be dismissed lightly. Architects' professional role at the intersection of social issues and technology, however, may allow them to avoid the obsolescence faced by other roles. To do this, we propose architects responsively arbitrage an ever-changing gap between maturing AI and mutable social expectations—arbitrage in the sense of seeking to exercise individual judgment to negotiate between diverse considerations and capacities for mutual advantage. Rather than feel threatened, evolving architectural practice can augment an expanded design process to generate and embed new subtleties and expectations that society may judge contemporary AI alone as being unable to achieve. Although there can be no road map to the future of AI in architecture, historical misevaluations of machines and our own human capabilities inhibit the intertwined, synergistic, and symbiotic union with AI needed to avoid a zero-sum confrontation. To act myopically, defensively, or not at all risks straitjacketing future definitions of what it means to be an architect, designer, or even a professionally unaligned creative and productive human being. You can find the transcript through this link. What wast the most interesting part for you? What questions did arise for you? Let me know on twitter @WTF4Cities! Hey Performance Marketers, I'm still on a mission to obsess over the customer and make an impact on the lives of people who need help in this stuff. Last time we started talking about the process of evaluating media and determining if certain media buying campaign works for us. There was a lot of maths, and we'll continue the calculations today. Well, it's better to say that we'll be playing with numbers to figure out what's the most profitable for us. Don't you roll your eyes - numbers tell us everything. I just need several numbers to tell you what's going on in a business - don't need to look at its ad or landing page. And I want to teach you the power of data in a simplified way. I could be diving into these things for days. But I'm trying to keep it simple and share the essence of the business - to filter what's really important, so you don't have to waste time on the noise around the core metrics. So, let's dive into optimizing and scaling the business, some more mistakes people usually make when buying media, and a tip or two on how to take a calculated risk.Well, you better stick around!Key Takeaways:Numbers tell me everything (00:00)How does your audience want to consume your content? Alpha Trader #7 - The last sustainable edge: Talking with Jim O'Shaughnessy

Alpha Trader

Play Episode Listen Later Nov 26, 2019 31:26 Transcription Available

The seventh episode of Alpha Trader features Jim O'Shaughnessy, who helms O'Shaughnessy Asset Management, and is the author of several book on the market, including the seminal What Works on Wall Street. "Arbitraging human nature is the last sustainable edge," says O'Shaughnessy when asked if "what worked" when that book was published (1997) still works today. In other words, yes, systematic and rules-based strategies still have a place for investors looking for alpha. Passive investors, suggests O'Shaughnessy have one point of failure - things are cruising along, the market drops 20%, they start reading the headlines, panic, and sell ... often at the bottom. Active investors have an additional point of failure - that they will abandon a possibly successful, but underperforming strategy at just the wrong time. Turning to the more practical, O'Shaughnessy talks about one favored strategy, and that's buybacks. It's underperformed of late, but the data going a long way back is pretty definitive - companies that are active in returning cash to shareholders do significantly better over time than those who spend the money otherwise. To be more specific, large-cap companies that are cheap, operate with low leverage, and are high-conviction in their buybacks (5% or more of the float) are the ones you want to look for. Prior to chatting with O'Shaughnessy, Task and Alpher get ready for Black Friday by looking at some recent retailer earnings - in particular strong numbers from Walmart (WMT) and Target (TGT). Results and the 2019 price charts (up and to the right) suggest the consumer is doing just fine and both companies have successfully navigated the China tariffs. The hosts also consider the rise in animal spirits as evidenced by what's quickly become a sizable wave in M&A activity. It might prove to be a harbinger of a Santa Claus rally as investors place bets on who's next to be taken over.

Today's Flash Back Friday comes from Episode 259, published in May 2012. Jason Hartman and returning guest, Dan Amerman discuss federal policies and interest rates, which hurts the savers and fixed income folks. The artificially low interest rates are not working and create higher prices through inflation. They also discuss inflation rates, in which the federal numbers are glossed over and do not match true inflation as experienced by the American citizens through food, fuel, and utilities. Manufacturers hide inflation by making products smaller. Jason and Dan then talk about rental housing and how to arbitrage the inflation. Dan explains how to turn the fed policies around to our advantage. It starts with understanding cash flow investing and setting your safety margin. When looking at cash flows, rather than being all about the price, it's more about the interest rate when it comes to a mortgage. In the process of creating non-free-market interest rates for banks and for the federal government, the federal government has accidentally made available subsidized mortgage rates that are available if you can get the lending. It goes directly to your bottom line as the investor, resulting in much higher cash flows than you would see in a free market.

It goes directly to your bottom line as the investor, resulting in much higher cash flows than you would see in a free market.Dan and Jason illustrate how the sharp decline in housing costs and the interest rate levels causes the floor to drop out and provides an unprecedented opportunity to obtain mortgages and have inflation pay them off.  While rates have been dropping, rents have been going up, thus making real estate investing even more profitable and sensible.Daniel R. Amerman is a Chartered Financial Analyst with MBA and BSBA degrees in finance.  He is a financial author and speaker with over 25 years of professional experience.   Years of studying the costs of paying for over $100 trillion of US government retirement promises, as well as the costs of cashing out an expected $44 trillion of Boomer pensions and retirement accounts, have convinced him that too many promises and too much paper wealth chasing too few real resources will likely lead to substantial inflation in the years ahead, with potentially devastating implications for many savers and investors, a problem that will also apply to many other nations.Mr. Amerman spent much of the 1980s as an investment banker helping Savings & Loans and others try to survive the effects of the last major bout of inflation in the United States.  There is a basic economics principle that much of the public is unaware of – inflation doesn't directly destroy the real wealth of goods and services, but rather, redistributes the rights to that real wealth (a principle which unfortunately will likely destroy much of the investment wealth the Boomers plan on enjoying in retirement).  The author worked with the effects of billions of dollars of such wealth redistributions, and saw how there was not only a loser for each dollar of wealth redistributed – but a winner.
