Success doesn't happen by chance. It takes more than talent—it requires a team that consistently shows up, day in and day out, aligned with a shared vision of collective success. Yet, creating this level of synergy and commitment can feel impossible without the right framework. It's about fostering a mindset of ownership across every member of your team and implementing systems that drive results consistently. In the latest episode of the Real Estate Moguls Podcast, Grigory Pekarsky, co-founder and managing broker of Vesta Preferred Realty, offers a rich tapestry of insights that interweave the hard-earned truths of the real estate industry with the personal growth that accompanies entrepreneurial ventures. Grigory's journey from a potential veterinary path at Michigan State to leading a top real estate team in Chicago paints a vivid picture of how adaptability and resilience pave the way to success. His story is one of transformation and tenacity. Born in Moscow and raised in Detroit before making a leap to Chicago, his initial career aspiration was to become a veterinarian. However, his true calling lay elsewhere. Grigory realized, “I love animals, not so much the pathway of being a veterinarian,” a revelation that led him to pivot towards finance and eventually real estate. His philosophy extends beyond mere business metrics, focusing profoundly on personal fulfillment and mental well-being. Grigory's approach is encapsulated when he explains, “It's almost like you have these alter egos; one of them is Party Greg, but there's also Work Greg and Family Greg. You got to go all in for all of them.” This philosophy highlights the importance of balance and the understanding that success in any field requires a holistic commitment.A cornerstone of Grigory's success is his emphasis on the ‘why' behind actions rather than just the outcomes. “We never focus on results... You can't control your results,” he states, underscoring a philosophy that values process over product. This mindset shift is crucial, especially in an industry as volatile as real estate.Vesta Preferred stands out not just for its business achievements but for its rigorous selection process, emphasizing attitude and work ethic over mere experience. Grigory is clear on this, noting, “I don't care if you did $20 million in real estate... I'd rather take somebody that's fresh out of college, that is just hungry and wants to learn.” This approach ensures that the team remains agile and aligned with the company's core values, fostering an environment where every member contributes to and benefits from the collective success. The discussion also delves into the complexities of leadership within such a high-stakes industry. Grigory acknowledges the challenges and potential pitfalls of partnerships and recruitment. He candidly shares lessons from previous failures, emphasizing the growth that comes from them: “Fifteen years of failure will get you there... We've been pretty on fire for the last five years.” His story is a testament to the idea that enduring success often follows numerous trials and errors, each providing valuable lessons. Moreover, Grigory's narrative is a compelling reminder of the importance of authenticity and adaptability in leadership. His strategies for recruitment and team building, particularly in leveraging social media and digital platforms to enhance Vesta's brand and attract the right talent, illustrate a forward-thinking approach to modern real estate practices.Grigory Pekarsky's episode offers more than just a glimpse into the life of a successful real estate broker—it provides a blueprint for personal and professional growth. His journey encourages us to embrace change, prioritize mental health, and always strive for a balanced life, lessons that are applicable far beyond the realm of real estate.
This is our 200 episode, and boy I never thought we would get here, and I'm very proud that we have. I say we, because I could not do without anybody, listening, and anyone else participating as a guest on the show. This episode is like therapy time with me and my good friend Laura. we talk about our friendship, mental health, the death of her son, and the parallels between his suicide, and my life and my struggles with mental health.
Let's meet the brothers: Dmitri- the eldest, impulsive, strong, uneducated, driven by desires Ivan- the middle, the intellectual, preoccupied, gloomy atheist Alyosha- the youngest, kind, thoughtful, brave, spiritually minded Smerdyakov-illegitimate, ungrateful, sneaky, devious (creeper alert) Please join Kate and Sheila discussion about the age-old struggle of good versus evil by looking at the gifted Russian writer, Fyodor Dostoevsky's discordant family found in The Brothers Karamazov! (Translated by the award winning team of Richard Pevear and Larissa Volokhonskyy) The father, Fyodor, was selfish, crude, neglectful, immoral, and muddleheaded. All his sons were raised by Grigory, his servant. Fyodor quipped, “I'm a buffoon out of shame…I act up because I'm insecure.” Alyosha chose a different path than the others. “I want to live for immortality, and I reject any halfway compromise.” His mentor, Zosima, taught him from God's Word. He also advised the elder Karamazov, “Above all, do not lie to yourself. A man who lies to himself and listens to his own lie comes to a point where he does not discern any truth either in himself or anywhere around him, and thus falls into disrespect towards himself and others.” Dmitri shares with Alyosha, “Here the devil is struggling with God, and the battlefield is the human heart.” Ivan's words from his famous speech, The Grand Inquisitor, “He (Jesus) came to give His life for them! Instead of taking over men's freedom, you increased it and forever burdened the kingdom of the human soul…by so terrible a burden as freedom of choice.” The action culminates in an unforgettable courtroom scene. Both the prosecutor and the defense attorneys give moving speeches that end with applause. Did Dmitri murder his less than stellar father? If he didn't, who did? Dostoevsky packs a lot into this book. What is the purpose of life? He shows the importance of living a life well and how the life we live affects others. As Alyosha says in closing, “How good life is when you do something good and rightful.” “A crust always looks bigger in another man's hand.” Trust us this book will look big no matter whose hand it is in : ) It is a mammoth read (823 pages) but well worth the effort if you are looking for a challenge. Happy Reading dear listeners! --- Send in a voice message: https://podcasters.spotify.com/pod/show/recapbookchat/message

Welcome to The Nonlinear Library, where we use Text-to-Speech software to convert the best writing from the Rationalist and EA communities into audio. This is: Complementary notes on Alvea [unofficial], published by mxschons on November 2, 2023 on The Effective Altruism Forum. My ex-colleagues just posted the official Alvea winddown announcement as well as Kyle's reflections on our activities over the past 1.5 years. I wanted to complement these posts with some additional comments. Publication of the South Africa Trial Results Our academic publication of the South Africa Trial results are currently under review, but you can see the submitted manuscript here . We also published the complete data-set as well as the full study report . While Kyle describes our efficacy results correctly as underwhelming (btw - the Janssen comparator as well), the trial made several important scientific contributions. To our knowledge this study is the first time where A naked DNA based SARS-CoV-2 booster candidate was studied in preimmunized humans (with ~80% having hybrid immunity from previous infections). Unusually high doses of up to 8 mg DNA plasmid were administered intradermally / subcutaneously during a single visit. A SARS-CoV-2 vaccine candidate was compared during its first Phase-1 safety study against a licensed comparator (Janssen's Ad26.COV2.S). (Sidenote: it is insane that this seems to be the only COVID-19 trial that managed to get an comparator) Lessons learned In addition to Kyle's list, here are some more I'd like to point out: Experience matters: Alvea matured substantially over time. From my perspective, many important internal operations mistakes could have been prevented if there had been more experience in the team earlier on. Same for research decisions and other mistakes we made. Sometimes you really want this person who has 4,000+ h of work experience and not 40h of research experience. Maybe even often. You can hire people remotely: It is very common for orgs to be hesitant to hire internationally. I myself would not have been able to work for Alvea if Grigory wouldn't have been creative about contracting and working with Employer of Records to employ ~50% of the 45 person team. I claim that organizations are missing out on top talent if they are only fishing in their country. We had kick-ass values I am still identifying with (shoutout to Eric for shaping our company culture with those) Ownership: We take personal responsibility for achieving exceptional results. We draw energy from doing the "impossible." Agility: We move with speed and flexibility in the face of constant uncertainty. Truthseeking: We chase the truth, especially when it requires courage. We experiment to change our minds quickly. Care: We have each other's back. Our mutual support sparks our growth as a team and our impact in the world. Medical countermeasures matter: I get the vibes in EA that people are not excited about medical countermeasures / their deployment. I'd like to challenge that. Ambulances, firefighters, and police take less than 15 minutes to arrive at an emergency scene. Starting a clinical trial 100d? Humanity needs an equivalent pharmaceutical preparedness and response ability to stop pandemics in their tracks. For instance, I would like to see work on a 100h response plan (in addition to the 100d CEPI timeline) to an outbreak using candidate vaccines and ultra-rapid ring-vaccination trials. So consider PanopliaLabs when allocating your donations this year. Drug Development Explainer Series I just cross posted an explainer series on drug development from my website I wrote up with James Smith and Kirsten Angeles . I argue it captures most of the insights on the pharma landscape we made at Alvea and recommend it to everyone who wants to get a comprehensive overview of how drugs are made. One article in the series describes some of the core cultural and operational activities that allowed Alvea to execute that quickly. For conveni...
Lecture with Grigory Vaypan. Grigory traces the root causes of Russia's war against Ukraine to the failure of the post-Soviet transitional justice project in the early 1990s. When the Soviet totalitarian regime collapsed, very little was done to confront its past crimes. Impunity for Soviet-era atrocities set the ground for persecution and abuse of power to reproduce themselves in contemporary Russia's domestic and foreign policies. The story of Memorial, Russia's oldest human rights group and co-recipient of the 2022 Nobel Peace Prize, reflects that trajectory, from the moment it emerged as a grassroots movement for memory and accountability in 1987 until its forced dissolution by the Russian government in 2022. About the speaker: Dr. Grigory Vaypan is a Russian human rights lawyer and scholar. He is a Senior Lawyer at Memorial, Russia's oldest human rights group and laureate of the 2022 Nobel Peace Prize. Currently, he is also a Democracy Fellow with the Center for European Policy Analysis in Washington, D.C. He is a former Galina Starovoitova Fellow on Human Rights and Conflict Resolution at the Kennan Institute in Washington, D.C. Grigory holds his first law degree from Moscow State University, an LL.M. from Harvard Law School, and a Ph.D. in International Law from Saint Petersburg State University. At Memorial, Grigory carries out litigation, legal research and legal advocacy on transitional justice in Russia. His work, including the high-profile “children of the Gulag” case, has been featured by The New York Times, The Guardian, Le Monde, and other leading international media. Grigory has more than a decade of strategic litigation experience before the Constitutional Court of Russia and the European Court of Human Rights. He is the recipient of the 2022 Moscow Helsinki Group Human Rights Award for defending human rights in court. Most recently, Grigory has been involved in the legal defense of Russian citizens prosecuted for protesting against Russia's war in Ukraine.

In the 4th of our series, we see Grigory begin his ascent to rarified atmosphere of Russia's loftiest political circles. Almost immediately upon meeting them, he became a trusted and loyal companion to the Tsar and Tsarina, eventually providing what can only be described as magical childcare. That does not coincide with his Marvin Gaye-esque brand of sexual healing. He was a weird dude, but he wasn't that gross. Chris displays his encyclopedic knowledge of ED medications, there is a great "footprints in the sand" joke, and there is a decent chance everyone gets poison ivy. On February 24, Russia began a war with Ukraine. On that same day, protests broke out all over Russia. It is difficult to call them mass demonstrations in any real sense, although ultimately almost 6,500 people were arrested (in Russia, street gatherings of this type are practically forbidden, with the authorities persecuting even individuals who picket alone). Sociologist Grigory Yudin, too, was arrested and ended up hospitalized following an anti-war protest in Moscow. Meduza special correspondent Svetlana Reiter discussed with Yudin why it doesn't make sense to call protests in Russia "small" -- and why he thinks scholars have to take a principled stand.
