Then: the inaugural JSX ATR into Scottsdale, a Japan trip preview, a wild "Gleaming the Cube" airport intro, Jepp AMM taxi chart nerd-out, ForeFlight layoff chatter, and Airplane Manager's new AI. How Jome scaled from 500 to 1,500 builder partnerships in 12 months | Dan Hnatkovskyy

Jome built a marketplace for new construction homes by solving a transparency problem most people don't know exists: the vast majority of new builds never appear on Zillow, Redfin, or traditional MLS systems. In this episode of BUILDERS, I sat down with Dan Hnatkovskyy, CEO and Co-Founder of Jome, to unpack how he identified a massive category gap during Austin's pandemic housing boom and scaled from scraping builder websites to partnering with 1,700+ builders including 92 of the top 100. Dan shares the specific market moments that unlocked builder partnerships, how he discovered Google's separate product category for new construction, and why early LLM traffic became a meaningful acquisition channel. Topics Discussed: Why IDX feeds and MLS requirements systematically exclude new construction inventory The three market inflection points that accelerated builder partnerships from 500 to 1,500+ in 12 months How Google's separate new construction product category created an arbitrage opportunity against brand-focused builders The manual MVP: Typeform + text message delivery before building any real product Why the mortgage rate lock-in effect (50%+ of mortgages under 3.5% vs 6-7% prevailing rates) compounds the housing shortage Accidentally discovering ChatGPT and Perplexity were driving closed transactions through analytics instrumentation The decision to optimize entirely for buyers despite builders being the sole revenue source GTM Lessons For B2B Founders: Map structural exclusions in existing distribution systems: New construction homes can't enter MLS because they often lack finished addresses, real images, or completed properties—requirements designed for resale homes. This structural incompatibility created a $400B+ blind spot. Dan didn't just find underserved customers; he identified a category systematically locked out of dominant distribution. B2B founders should analyze whether incumbent platforms have structural requirements that exclude segments of the market, not just underserve them. Exploit paid search category mismatches between buyer intent and seller behavior: Dan discovered Google maintains separate product categories for new construction versus resale homes. Zillow and Redfin competed intensely in resale, but new construction was dominated by individual builders (Lennar, DR Horton) who assumed brand-driven intent—similar to car manufacturers. The reality: buyers search "new construction homes in Austin," not "Lennar homes." This category/behavior mismatch created immediate arbitrage. B2B founders should audit whether buyers search by problem/outcome while incumbents bid on brand terms, creating white space for aggregators. Time enterprise outreach to industry stress events, not product readiness: Jome scaled from 500 to 1,500 builders in one year by capitalizing on three specific moments: (1) pandemic demand surge when builders needed millennial/Gen Z reach, (2) 2022 quantitative tightening when builders feared demand collapse, (3) Zillow's 2023 policy change excluding builders with under 10 communities. Dan didn't wait for product-market fit—he mapped when prospects would be most receptive to any solution. B2B founders should create a calendar of industry stress events (regulatory changes, market corrections, competitor policy shifts) and time outreach to these windows regardless of product maturity. Instrument conversion funnels to detect emergent channels before consensus forms: Jome discovered meaningful lead volume and closed transactions from ChatGPT and Perplexity through analytics, not strategy. Only after seeing the data did they experiment with what Dan calls "reinforcement learning with LLMs"—promoting positive results to train the models. This wasn't about SEO or prompt engineering; it was about measurement infrastructure that surfaced signal before the channel was obvious. B2B founders should track referral sources at the closed deal level, not just top-of-funnel, to catch emerging platforms while unit economics are still favorable. Manually deliver value at zero margin before building product: Before any integrations or platform, Jome ran Google Ads to a Typeform, manually created searches in their agent-facing tool, and texted results to buyers. Dan's framework: "Start with manually creating value...and then step by step, improve it, automate it, make it more efficient." He launched this on a personal credit card and got immediate signal. B2B founders should resist the urge to build scalable product until they've proven someone will pay for (or convert on) manual delivery of the outcome. Optimize for the non-paying side when you're building a two-sided marketplace: Despite 100% of revenue coming from builder commissions, every product decision optimizes for buyer experience. Dan's logic: "If we want to bring value to the builders...we need to start with the buyers. We need to create the best possible home buying journey." This isn't idealism—it's recognition that in transaction-based models, buyer liquidity determines builder participation. B2B founders in marketplace businesses must identify which side is supply-constrained and build obsessively for the other side. // Sponsors: Front Lines — We help B2B tech companies launch, manage, and grow podcasts that drive demand, awareness, and thought leadership. www.FrontLines.io The Global Talent Co. — We help tech startups find, vet, hire, pay, and retain amazing marketing talent that costs 50-70% less than the US & Europe. www.GlobalTalent.co // Don't Miss: New Podcast Series — How I Hire Senior GTM leaders share the tactical hiring frameworks they use to build winning revenue teams. We wrap Jonathan's debut, run through some of the best chat comments from the “house of slabs” discussion, and one line stops the show: “A PSA 10 transforms a sports card into a financial instrument.” From there, the conversation sharpens into what grading really does, how speed impacts accuracy, and why some collectors are starting to sober up from slab worship. Jonathan gets a proper community welcome and we bring on Chris HOJ, followed by Josh Adams. Then the episode pivots hard into a collector dilemma that hits every nerve in the hobby: a major Michael Jordan 90s 1 of 1 is headed to auction, and Chris is considering a seismic consolidation to chase it. We debate what you gain, what you lose, and whether “nuking” a carefully curated collection is ever worth one apex card. Jeremy argues the memories, stories, and future content pipeline matter more than the trophy. Josh says do it and never look back. Joe lands in the middle: the 1 of 1 stamp matters, it's probably financially defensible, but you still need a number and a plan because deeper pockets exist. Chris explains the real point of talking it out: dialogue changes how you see everything, and collectors make versions of this decision every day, including the decision to do nothing. In this part, we cover: The chat's best lines on grading, consistency, and “too big to fail” thinking “PSA 10 as a financial instrument” and why that framing is so accurate Jonathan's official welcome into the community Chris HOJ and Josh Adams join, and the MJ 1 of 1 auction dilemma kicks off One card vs a whole collection, and what “replaceable” really means Consolidation as sacrifice, strategy, and identity, not just money Why talking it out changes decisions, and why inaction is still a decision Follow Sports Cards Live on Apple Podcasts, Spotify, or wherever you listen Subscribe to Sports Cards Live on YouTube for full episodes and live shows Leave a rating and review to help more collectors find the show Drop a comment: would you consolidate your collection for one apex grail, or never? San Diego continues its reign as the busiest single-runway "how is this legal?" airport, plus we nerd out on new terminals, recurrent training wins, and a Challenger sim surprise when Dylan's seat decided to yeet itself at ~90 knots. In the Mailbag, we hit ferry flying as a niche career path, a home-buying reality check from Diamond Dog Tim Pope (mortgage recasts, baby), and a training-center SOP rant that's painfully relatable. Note: This "Sound of Ideas" episode originally aired on Sept. 2, 2025 Sept. 2 is the 80th anniversary of the official end to World War II, weeks after fighting ended. It's the day when Japanese envoys formally signed the Instrument of Surrender aboard the U.S.S. Missouri in Tokyo Bay. And on this important anniversary, we wanted to talk about how this war completely changed the world order, transforming the U.S. to the leader of the free world. We'll discuss Ohio's role in the fight against fascism, and how locals are helping to preserve these experiences. Our collective memories of this war are fading, as each year, fewer and fewer people are alive to tell the stories of the men and women involved. According to the U.S. Department of Veterans Affairs, only about 45,000 of the 16 million Americans who served are still alive, and most are in their 90s or older. Tuesday on the “Sound of Ideas,” we'll look back on this milestone anniversary and how the echoes of World War II and the world order it created continue to influence policy and culture today.

In the Bhāgavatam, it said that the universe is working in a uniform way, which means that everything works perfectly because it's all under the guidance of Kṛṣṇa and His energies. So if something happens to you because of somebody else, we can see it as the universe working in a uniform way, and I'll give you an example. Peter Burwash was a friend of mine. He was a businessman. Passed away a few years ago. Used to be a professional athlete, and then he started a company called Peter Burwash International. He knew Prabhupāda well because he lived in Hawaii and Prabhupāda used to live there and write. And it was Peter Burwash's headquarters. He took a lot of advice from Prabhupāda, and when he was just getting his business started and he got interested in Kṛṣṇa consciousness, he gave a donation to the temple, and he handed it to the local temple commander to start his life membership. About an hour later, the person who accepted the money absconded, which means they ran away with the money. Peter Burwash was very angry and he went to Prabhupāda to complain directly to him because Prabhupāda lived just right upstairs. And when Prabhupāda heard his case, the first thing he said was: “Don't become angry with the instrument of your karma.” Peter Burwash lectured all over the world, and that was what he always started with when he gave talks—that he learned this from his spiritual teacher. He would say: “Don't become angry with the instrument of your karma.” So there are philosophical ways of dealing with it. They're very practical tools that you can use to get through all these sticky situations to make sure that you don't make it worse than it was before. But you don't have to just accept it and move on or just hold it in. There are ways to deal with it. The discussion covers the evolving role of debt as an instrument of empire, the emergence of sovereign wealth funds, and the ways financial instruments and flows of money subtly shape political realities and people's lives in the region. Professor Elyachar discusses her latest book "On the Semicivilized: Coloniality, Finance, and Embodied Sovereignty in Cairo" and how she challenges the notion that global finance originated solely in the West. The conversation delves into the history of Non-Governmental Organizations (NGOs) and their role in economic development, particularly in "pushing debt as a form of development". A Professor of Anthropology at Princeton University whose work examines the intersection of finance, political economy, and the Arab world, Elyachar also shares her family's history as sarrafs (bankers/brokers) in Ottoman Palestine, and how this tradition sparked her interest in finance and economics. She also explains the historical legal category of the "semicivilized," a term used in international law to describe the Ottoman Empire and other non-European powers who were recognized as legitimate sovereigns. 01:13 Introduction 03:31 A Family History of Finance in Ottoman Palestine06:52 Fieldwork in Cairo: Informal Economy and Debt10:15 The Problem of NGOs and "NGOification"15:53 Debt As an Instrument of Empire23:28 Defining "Semicivilized"37:57 The Central Question: Finance and Violence50:12 The Rise of Sovereign Wealth Funds56:11 Turning Debt Into Assets Julia Elyachar is an anthropologist, political economist, and award winning author. “Descending the stairs, I was disappointed to see a two-digit number in the wait time for the train. the music started a couple minutes later. they had a pedal and an instrument i couldn’t identify. i wouldn’t say it was dreamy, and there’s not really a synonym i can find that captures it. maybe bewitching. the train came, they packed up and left, then my train came, and since then i’ve been googling things like “synth you can blow into” or “digital woodwind” trying to find out more.”

The Breggin Hour Health, Lifestyle, The Breggin Hour https://mega.nz/file/ssYxVKbb#udRyxCNQSvR3ZZC70Dlsj_N0ct1I43isH-6xWra1wxc   Dr. Lynn Lafferty grew up around her two grandmothers, both farmers, learning lessons that helped chart the course in her life decades later. Some family stories had a lifelong impact. One great-grandmother was the local healer in her small rural community. When the Spanish Flu erupted, she used an elixir of elderberries and alcohol to treat 20 community members who fell ill with that dread disease. Not a single patient died. Lynn reports that no one in her extended family fell ill from that disease, and attributes their resistance to the nightly dose of elderberry elixir for all family members, which was a family ritual. Dr. Lafferty is an endowed professor at Nova Southeastern University, teaching pharmacy and medical students. She attributes her career choice to influences from her grandmothers, who inspired her direction in life. The life lessons she learned also drove her to seek rational solutions to the SARS-CoV-2 virus when it broke out, causing COVID in 2020. Challenges in Medical Education Dr Lafferty highlighted her concerns about the lack of education on essential nutrients and the influence of hospital protocols over resident physicians. She described a concerning mindset among psychiatry residents who expressed fear of harming patients with prescribed drugs, despite their extensive training and financial investment. Dr. Lafferty also recounted a personal experience involving her brother's inadequate medical care, emphasizing the limitations imposed by hospital protocols and the lack of knowledge about basic treatments like magnesium deficiency. Truth and Love's Transformative Power The Breggins discussed with Dr. Lafferty her experience speaking truthfully about healthcare issues, including her confrontation with a dean over her statements about Lipitor's side effects. She expressed her commitment to speaking the truth and her belief that she is on a mission. Dr. Breggin and Ginger Breggin also confirmed their personal sense of being called to do their work. Authoritarian Control in Medical Progress Peter and Lynn discussed the impact of authoritarian control over medical institutions, highlighting how innovative doctors are being suppressed, which hampers progress in medicine and patient care. Pharmacists vs. Physicians: Education Gaps Dr. Breggin and Dr. Lafferty also examined differences between primary care doctors and pharmacists, Dr. Lafferty declaring that pharmacists are more science-based and less authoritarian than medical doctors. They highlighted how medical students receive limited pharmacology training compared to the comprehensive education received in the past. Therapy, Medication, and Scientific Reasoning Dr. Breggin raised the issue of the importance of therapy over medication for psychiatric and psychological issues and the potential benefits of pharmacists working with psychiatrists to monitor psychiatric drug side effects. Listening to the patient who is sitting in front of you and looking beyond the latest big pharmaceutical options were two important highlights that came out of the conversation. Seeking treatments with the least potential for harm and understanding the range of treatments available in the natural world of foods and supplements were also emphasized. Dr. Lafferty can be found at her website. She offers courses, some free. Her newest training is a 10-session course, held once a week, that gives a basic understanding of how to take care of yourself and your family best. Participants review body systems, how they work, and foods, herbs, and supplements that can help the body return to balance.       ______   Learn more about Dr. Peter Breggin's work: https://breggin.com/   See more from Dr. Breggin's long history of being a reformer in psychiatry: https://breggin.com/Psychiatry-as-an-Instrument-of-Social-and-Political-Control   Psychiatric Drug Withdrawal, the how-to manual @ https://breggin.com/a-guide-for-prescribers-therapists-patients-and-their-families/   Get a copy of Dr. Breggin's latest book: WHO ARE THE “THEY” - THESE GLOBAL PREDATORS?
