The current government under President Biden's helm has advocated for more accessible home loan options catering to high-risk borrowers, a move that could magnify the danger of defaults due to rising housing prices. This information is coming in from the experts who discussed the matter with the Daily Caller News Foundation. This aim has been pursued through various measures introduced by government-linked corporations Fannie Mae and Freddie Mac, which are regulated by the Federal Home Financing Administration (FHFA). Altogether, these tactics are costing the higher-risk borrowers less and compensating by charging the lower-risk borrowers more. Industry insiders are warning that this could lead to a ballooning amount of debt held by Americans, fueled by government-sanctioned lending. This surge in lending poses a threat, as a proliferation of foreclosures and defaults could potentially cause disruption in the housing market. Jason Sorens, a senior research fellow at the American Institute of Economic Research, speaks of the scenario in terms of a 'subprime crisis,' where high-risk borrowers are incentivized to take on debt they may not be able to repay. Sorens draws concern particularly on the impact of these policies on Fannie Mae and Freddie Mac, whose bottom line could be hit hard. The FHFA's approach to legitimize and facilitate the process for high-risk borrowers took shape in May 2023, reports from the Congressional Research Service reveal. The new approach adjusted the lending criteria - for instance, borrowers with credit scores ranging from 640 to 659, with a down payment between 15% to 20%, observed their fee rate drop to 2.250% from 2.750%. However, the borrowers with higher credit scores found their rate increase as a consequence. Those with credit scores from 760 to 779, making the same down payment, witnessed a surge to 0.625% from a previous 0.250%. My listeners know that I am an optimist, despite all of the doom-and-gloom type stories we read daily.This week, there has been more bad news – as usual. Two pieces from the American Institute for Economic Research especially caught my eye: one about the Fed's recent interest rate hikes, and another about attempts to combat climate change through “de-growth” (read: coercion and green energy handouts). Meanwhile, the National Bureau of Economic Research seems to be defining down the definition of a recession to exclude the past two months of consecutive negative growth.However, there is always good news to find if you just know where to look.Reason #1: There is Still Freedom in the 50 StatesThe biggest reason I find to be optimistic this week comes from a Cato Institute project led by AIER President and Cato research fellow William Ruger as well as Jason Sorens. Ruger and Sorens are the authors of the “Freedom in the 50 States” report, which gives an annual assessment of which states are increasing and decreasing in the rankings of a broad index of liberties.They both will join my show for the first time to discuss how the index weighs different broad categories of freedom – from regulatory, to financial to personal – as well as specific freedoms that vary in importance for different people. Of course, there are many people who would be happy to live in a state that restricts other people's liberty, while their own cherished freedoms are left untouched. Constitution Day earlier this month reminded us of the importance of the United States’ governing document. Jon Guze, John Locke Foundation director of legal studies, emphasizes constitutional provisions that protect the nation from damaging policies put forward by elected officials. Guze touts the value of these constitutional safeguards. Jesse Helms departed the American political scene long before Donald Trump started his campaign for the White House. But at least one man who worked for Helms believes the late U.S. senator would appreciate much of what Trump is trying to accomplish in the White House. Marc Thiessen followed his work for Helms by becoming President George W. Bush’s chief speechwriter. He’s now a Washington Post columnist and American Enterprise Institute fellow. Thiessen explains how his work with Helms influences his assessment of Trump. During an ongoing state budget impasse, N.C. lawmakers nonetheless moved forward with pieces of the budget dealing with hurricane and disaster relief. You’ll hear highlights from their debate. North Carolina ranks No. 18 among the states when it comes to freedom. That’s according to a report prepared for the libertarian Cato Institute. Freedom in the 50 States co-author Jason Sorens recently shared details during the annual meeting in Winston-Salem of Classical Liberals of the Carolinas. Sorens, director of the Center for Ethics in Business and Governance at Saint Anselm College, explains what N.C. policymakers have done well, along with areas that could use improvement. From the inception of the N.C. state lottery, critics have contended that state-run gambling would thrive only by relying on money from low-income customers in low-income counties. Jon Sanders, John Locke Foundation director of regulatory studies, reviews recent data that suggest critics have been correct.

What is the Free State Project, and how did you hear about it? 1:07 Rodger Paxton: The Free State Project was started, oh, goodness, about 15 years ago, I guess, now as a ... It was a thesis that Jason Sorens was doing for one of his degrees and was basically an idea of bringing a bunch of libertarians, 20,000, to one small state so they could centralize their activism, their voting, whatever libertarians can do to make that state the freest state in the country, possibly, and exert the maximum effort that they could to make that happen. 1:38 Rodger Paxton: It started, like I said, about 15 years ago. They looked at 10 different states. New Hampshire won the vote, and so then people started moving here almost immediately 10 or 12 years ago, matter of fact, I know several people who have been here for 10 years. I first found out about it in 2010 I believe it was, at the National Libertarian Party Convention. They had a booth there, of all things, and my wife and I were talking to the folks, and I'm for Arkansas. I'm from the deep South. 2:08 Ashe Oro: Right. 2:08 Rodger Paxton: I'm from hot, humid. That's what I love, right? I thought, "There's no way I'm ever going to move to New Hampshire. It snows, and it's cold." I didn't think about it for years, and then after being the chairman of the Libertarian Party for a while and banging my head against that wall, I realized, I've got to do something different. Something has to change. 2:26 Ashe Oro: Yes. 2:27 Rodger Paxton: We started looking at it again. Three years ago, actually, next week will be our three-year anniversary we moved up here, and I've loved being here.
