This week's episode of THE FINANCIAL COMMUTE features a special session recorded live from Morton Wealth's 2024 Investor Symposium. Our Chief Investment Officer Meghan Pinchuk welcomes our real estate fund managers, Megan Pautler-Gutnikov of KCB, Todd Williams of Grubb Properties and Shawn Clark of CRG. Each manager focuses on a different niche of real estate investing. They discuss the current real estate environment, future opportunities, and how they structure their deals to protect investors. Here are some key takeaways from their conversation:CRG focuses on modern industrial facilities. Trends in the commercial property sector include larger buildings with advanced features like extensive parking and taller heights. Interest rate hikes have slowed new development, but reduced supply increases the value of existing properties.Grubb specializes in multi-family housing, which struggles with a persistent and serious shortage. Inflation and rising interest rates have driven up construction costs and reduced financing options. However, the long-term fundamentals remain strong.KCB takes a long-term cash flow-oriented strategy, holding properties of various types and industries indefinitely to weather market cycles. High-end, "class A" office buildings that are the highest quality in design, updates, and location are performing well and tend to remain strong even during economic downturns. However, many older office buildings that are not as desirable face demolition. Many class B buildings that are in the middle in terms of quality are being turned into hotels or affordable housing.Senior and student housing remain attractive. Data centers are also an area of opportunity because of the rise of AI. Industrial rent growth and inflation-linked lease bumps have helped offset valuation declines caused by rising cap rates. The panelists emphasize the cyclical nature of real estate and suggest that while challenges persist, the market is at a trough, presenting strategic opportunities for those prepared to invest during uncertain times.

Kavango Resources (LON: KAV), the Southern Africa-focused metals exploration company, announced the successful completion of drilling the first high-priority target at the Karakubis Copper Project in Botswana's Kalahari Copper Belt. Field analysis of drill cores taken from this target confirms the presence of a copper-silver mineralising system at Karakubis, as well as further indicators of structural trap sites. KAV said it started drilling at Karakubis to confirm the presence of a copper-silver mineralising system. Results from its first target have surpassed its expectations. This validates the geological model and confirms the potential to discover a large-scale copper/silver deposit. Kavango Resources* (KAV LN) 1. 53p, Mkt Cap £21m – Early validation of the exploration model at Karakubis, Botswana Kavango Resources reports that its drilling at the Karakubis project in the Kalahari Copper Belt in Botswana has confirmed “the presence of a copper-silver mineralising system at Karakubis, as well as further indicators of structural trap sites”. Based on the results of hand-held pXRF analysis of the drill core “suggests the mobilisation of copper sulphides in mineralising fluids within the system, and may provide a vector towards further mineralisation” and reported “local values of up to 1.8% copper, 723ppm lead, 264ppm zinc and 116ppm silver”. The company says that the drill core “is being cut and sampled and will be dispatched for assay in due course” and that the “drill rig … [has been] … mobilised to the second high-priority target … [where] … Hole KCBDD003 is currently at 232.58m”. CEO, Ben Turney, explained that within the first 500m of the planned 5,000m drilling programme at Karakubis the company had shown the “the presence of a copper-silver mineralising system” which validates the geological model and meets the prime objective of this phase of the exploration. Mr. Turney said that “Kavango looks forward to building on these results as our drilling continues … [and with] … a further 4,300m of drilling planned over our remaining 14 high-priority targets, we believe our chances of discovery success have increased significantly”. Conclusion: Early stages of the drilling at Karakubis have helped to validate the exploration model and we look forward to detailed assay results from the early drilling and further results as the rest of the 5,000m programme continues. Ben Turney, Chief Executive Officer of Kavango Resources, commented: “We started drilling at Karakubis to confirm the presence of a copper-silver mineralising system. Results from our first target have surpassed our expectations. The validate our geological model and confirm the potential to discover a large-scale copper/silver deposit. Our original goal in the drill campaign was to prove the presence of a copper mineralising system and structural regional traps within Karakubis. We've met this objective within our first 500m. This speaks to our team's meticulous preparations prior to drilling. I would like to thank everyone involved for all they have contributed. The core from the two holes validates the interpretations we've applied to modelling the Kalahari Copper Belt (KCB). In particular, the core highlights rock sequences consistent with and comparable to descriptions of lower D'Kar Formation sequences to the west in Namibia and along strike towards Sandfire Resources' (ASX:SFR) Motheo Mine to the northeast. The contact position between the D'Kar Formation and Ngwako Pan Formation is one of the main regional controls for large-scale copper/silver deposits and will be tested by other holes in the programme. The intersection of pathfinder elements and pyrite, along with copper values in our pXRF readings, provides an encouraging indicator of the presence of structural trap sites. Such traps have enabled the accumulation of economic copper deposits elsewhere in the KCB. Kavango looks forward to building on these results as our drilling continues. This is our most ambitious drill programme to date. Preparations took two years to maximise our chances of discovery success. Now that we have received such strong confirmation that our modelling appears to be correct, we move forward in eager anticipation. With a further 4,300m of drilling planned over our remaining 14 high-priority targets, we believe our chances of discovery success have increased significantly.” Drill Objective Kavango's exploration and drilling strategy at Karakubis is to validate the interpretations made to date from modelling of geological and geophysical data and to establish the stratigraphic position in the system, verify the presence of structural trap sites and confirm the presence of a copper/silver mineralising system through identification of pathfinder minerals. https://www.share-talk.com/ben-turney-ceo-of-kavango-resources-lonkav-talking-to-zaks-traders-cafe/
Not until after earning his PhD and in his 30's did Bill begin drinking obsessively. After a year of white-knuckling his sobriety, he rewarded himself with drinking and earned a DUI – and that brought him to the program and to today, with 14 years of sobriety.Quotes “I didn't fit the stereotype that I had of what an “alcoholic” was.”“For me, the easier, softer way is through the program of Alcoholics Anonymous.”“I was physically addicted to alcohol for sure, but more importantly, I was absolutely positively mentally committed to it.”Referred by: Regular listener of KCB; contact page at KeepComingBack.netInstagramFacebook

It has been a while since we last spoke to Ben, the recent news was the preliminary interpretation for geophysical survey data on its property in Botswana's Kalahari Copper Belt (“KCB”), from South Africa-based New Resolution Geophysics. Ben Turney comments on Kavango's analysis of regional copper-silver deposits in the KCB. He notes the importance of basin and sub-basin structures, including basin margins and intravaginal highs, in sedimentary copper models. Turney expresses confidence in the company's exploration program in the KCB, suggesting that their data points to the presence of a large-scale system capable of hosting significant copper-silver deposits. Plans for further ground geophysics and drilling later in the quarter are mentioned. Key insights from this content include: Focus: Recent geophysical survey data on Kavango Resources' property in the Kalahari Copper Belt (KCB) in Botswana. Key Finding: A WSW-ENE trending ~9 milligal gravity high at Kara, under the Kara anticline. Historic Drilling Data: Confirms the existence of lower D'Kar Formation in the mapped fold structures. Analysis of Copper-Silver Deposits: Emphasis on the role of basin and sub-basin structures, including basin margins and intrabasinal highs in sedimentary copper models. Company's Confidence: Kavango believes their ground covers a large-scale system that could host significant copper-silver deposits. Exploration Programme: The integration of different exploration data sets pointing to the potential for significant deposits. Next Steps: Defining final target areas for ground geophysics and drilling planned later in the quarter. Team's Contribution: Acknowledgement of the Kavango team's efforts in the exploration program. Kavango Resources (LON: KAV) BOTS – Preliminary KCB Heliborne Geophysics Interp Highlights · Helicopter-borne gravity has clearly defined a WSW-ENE trending ~9 milliGal gravity high (Kara) underlying the Kara Anticline. · Historic drilling by ENRG, from whom Kavango in 2023 acquired a 90% interest in 6 licences, confirms the existence of lower DKF in the fold structures recently mapped and noted pathfinder minerals, pyrite, sphalerite, and galena. Ben Turney, Chief Executive Officer of Kavango Resources, commented: “Based on its analysis of regional copper-silver deposits in the KCB, Kavango believes the configuration of basin and sub-basin structures, including basin margins and intra-basinal highs, plays a pivotal role in many sedimentary copper models. We're quietly confident our Kalahari Copper Belt exploration programme is going to deliver. The different exploration data sets we've gathered appears to point in the same direction, namely that our ground covers the style of large-scale system that could host significant copper-silver deposits. We are now defining final target areas to test with ground geophysics and then drilling a little later this quarter. This is great work from the Kavango team. Thank you all.” The NRG geophysical survey covered 2,374 line-km of helicopter heliborne Time Domain Electromagnetic (“EM”), Magnetic, and Gravity data (announced >>> 22 March 2024)

On today's episode of THE FINANCIAL COMMUTE, host Chris Galeski invites Managing Director at KCB Real Estate Megan Pautler-Gutnikov to discuss KCB Real Estate and their investment strategies. KCB is a buy-and-hold control investor in a wide variety of income-producing property types. We have felt confident in our partnership with KCB because of their long-term, disciplined, and patient outlook. They work with operating partners with a strong track record and prefer assets they can hold indefinitely. Megan emphasizes the need for investors to balance patience with a willingness to adapt to changing conditions, as rising interest rates, widening spreads, and bank failures have been contributing to lower property valuations. The debt maturity wall and national housing shortage may also affect the market in the future. It may be easy to fall into short-term, high-leverage strategies, but a quickly changing market makes it challenging for such approaches to work. This book engages in a dialogue with Krishnachandra Bhattacharyya (K.C. Bhattacharyya, KCB, 1875-1949) and opens a vista to contemporary Indian philosophy. KCB is one of the founding fathers of contemporary Indian philosophy, a distinct genre of philosophy that draws both on classical Indian philosophical sources and on Western materials, old and new. His work offers both a new and different reading of classical Indian texts, and a unique commentary of Kant and Hegel. The book (re)introduces KCB's philosophy, identifies the novelty of his thinking, and highlights different dimensions of his oeuvre, with special emphasis on freedom as a concept and striving, extending from the metaphysical to the political or the postcolonial. Our contributors aim to decipher KCB's distinct vocabulary (demand, feeling, alternation). They revisit his discussion of Rasa aesthetics, spotlight the place of the body in his phenomenological inquiry toward "the subject as freedom", situate him between classics (Abhinavagupta) and thinkers inspired by his thought (Daya Krishna), and discuss his lectures on Sāṃkhya and Yoga rather than projecting KCB as usual solely as a Vedānta scholar. Finally, the contributors seek to clarify if and how KCB's philosophical work is relevant to the discourse today, from the problem of other minds to freedoms in the social and political spheres. Elise Coquereau-Saouma and Daniel Raveh's The Making of Contemporary Indian Philosophy: Krishnachandra Bhattacharyya (Routledge, 2022) will be of interest to academics studying Indian and comparative philosophy, philosophy of language and mind, phenomenology without borders, and political and postcolonial philosophy. Georgia's U.S. Senate runoff election is about two things, Sen. Raphael Warnock told supporters Saturday in Woodstock: competency and character. Warnock, the Democratic senator in a bid for reelection against Republican challenger and former University of Georgia football player Herschel Walker, made a stop outside Allen Temple AME Church during his runoff bus tour. A spokesperson for the Warnock campaign said about 300 people were in attendance at the event. He urged attendees to tell family and friends to vote, saying, “tell them there's too much on the line to stay home. tell them there's too much at stake... and the differences between me and my opponent are too wide.” Georgia's runoff election could determine which party controls the U.S. Senate. The Ebenezer Baptist Church pastor criticized his opponent, who he said had been dishonest about his credentials, claims to have worked with law enforcement and that he graduated from the University of Georgia. The senator touted his record, including sponsoring legislation to cap the costs of insulin for Medicare patients. Warnock told supporters he has a history of working across the aisle with Republican lawmakers, including Senator Ted Cruz, who was in Canton nine days before to stump for Walker. Walker pointed to the infrastructure bill, the PACT Act for veterans, and bills on gun control, maternal mortality, agriculture and making railway crossings safer as results of his bipartisan work. Officials from Keep Georgia Beautiful and Keep America Beautiful, Inc., recently welcomed Cherokee County to its expanding community-based Network of Affiliates with the certification of “Keep Cherokee Beautiful.” After a year of preparation, KCB finalized its affiliate certification at a recognition ceremony Tuesday at the Cherokee County Board of Commissioners work session. The affiliation process included the formation of a community team, attendance to numerous training events and the development of an action plan. In attaining the certification, Keep Cherokee Beautiful joins more than 70 local affiliates across Georgia. In addition, KCB will join more than 700 KAB affiliates, including 26 state affiliates, and several international affiliates. Currently, Keep Cherokee Beautiful works to reduce littering through programs like “Adopt-a-Mile,” community cleanups and supporting electronics recycling events, as well as providing recycling education through the organization's monthly electronic newsletter. In addition to receiving its program affiliation, KCB also recognized several members with awards that included Lisa Johnson who received the Outstanding Volunteer award, as well as the BridgeMill Homeowners Association, which received the award for Outstanding Adopt-A-Mile Partner. According to Cherokee County Fire and Emergency Services, firefighters and Cherokee Sheriff's Office deputies responded to a residential structure fire fire at 10:40 p.m. Saturday on Fletcher Drive near Conns Creek Road. Firefighters found a home with significant fire involvement, and deployed hose lines to begin extinguishing it while ensuring all occupants were out of the home, the fire department reported. Due to the location of the closest fire hydrant, crews had to shuttle water to the scene using multiple fire engines. Fletcher Drive was shut down while crews responded to the fire. The structure, destroyed in the fire, was a home to five residents. One of those residents reported injuries and was assessed by Cherokee Fire personnel but refused transport to the hospital. The American Red Cross was contacted to assist the family with resources. The cause of the fire remains under investigation. Developers applying to the city of Canton for annexations, rezonings or anything else that requires a public hearing for residential developments will have to wait a year before they can go to the city council. The Canton City Council unanimously approved an abeyance on applications for public hearings Thursday related to residential projects for a period of 12 months, effective immediately. An abeyance refers to a suspension of a process. This would not affect residential projects that are already approved or in development, were already scheduled to appear before the city council prior to the approval of the abeyance, or public hearings for proposed commercial developments. The city is also reaching the midpoint of the comprehensive planning cycle through the state of Georgia. During this part of the comprehensive plan, the city has an opportunity to adopt a short-term work plan and five-year update to the plan, set to expire in 2028. The River Ridge girls basketball team started its season 1-0 on Thursday night, beating county rival Cherokee 64-38 at home. Kayla Cleaveland paced the Lady Knights' offense with a game-high 20 points, starting her sophomore season out strong. Sophia Pearl, also just a sophomore, was the second-leading scorer with 16 points, followed by Mataya Gayle with 15 points. Cleaveland dominated the second quarter, scoring 10 of her 10 points in the frame. Pearl took over late, tallying 12 of her points in the fourth quarter, including two 3-pointers. River Ridge started the season ranked No. 1 in the GHSA poll for Class AAAAAA, and in beating Cherokee, it knocked off the No. 8-ranked team in Class AAAAAAA. The Lady Warriors started their season 1-0, but fell even at 1-1 on Thursday. Standout junior Toni Warren scored a team-best nine points, followed by Hannah Harris with six points. Riley Simmons pitched in five points and Madison Moody finished with four. Harris was especially active in the first half to help keep Cherokee in the game, with Warren picking her offense up in the third quarter. Both teams are back in action on Saturday, with River Ridge matching up with Carver, and Cherokee looking to get back in the win column against Lumpkin County. Ferst Readers of Cherokee County can provide books to more than 130 children in the county for a year thanks to a donation from the Towne Lake Rotary Club Foundation. Julia Johnson, a member of the Ferst Readers Cherokee County Action Team, attended the Nov. 17 Rotary Club of Towne Lake meeting to accept a check on behalf of the nonprofit and shared her passion for Ferst Readers and education. Towne Lake Rotary issued part of the donation several months ago during a time of critical need, and on Thursday, presented the remainder of the donation for a total of $4,730. Ferst Readers was started by Robin Ferst in Madison, Georgia. in 1999 after hearing from a plant executive who was having difficulty finding employees who could read at the level required to be hired. Ferst made it her mission to introduce children to reading early, and the nonprofit, Ferst Readers, was born. The program provides age-appropriate books and a corresponding newsletter for children ages birth to 5 years old every month. In Cherokee County, 240 children receive Ferst Readers' services. #CherokeeCounty #Georgia #LocalNews - - - - - - The Cherokee Tribune Ledger Podcast is local news for Woodstock, Canton, and all of Cherokee County.
