The company has built a 160-million-ounce silver equivalent (AgEq) resource through strategic acquisitions and exploration, positioning itself as the third-largest holder of silver resources in the region behind Newmont and AngloGold Ashanti.Starting as a A$3 million junior explorer in 2019, Unico Silver executed a focused consolidation strategy, acquiring two key adjacent projects - Cerro Leon and Joaquin - at a remarkably low cost of A$0.10 per silver equivalent ounce. The acquisitions followed two years of complex negotiations to consolidate the district from five separate owners.The company's flagship Cerro Leon project holds over 90 million ounces of silver equivalent resources, while the adjacent Joaquin project contains over 65 million ounces. Management sees significant exploration upside in the unexplored depth extensions of high-grade polymetallic vein systems across both projects.To capitalize on this potential, Unico Silver has launched a major 50,000-meter drill program, currently 5% complete, aimed at expanding the resource base to 250-300 million ounces. The company is developing a conceptual mine plan centered on a processing facility at Cerro Leon, which could potentially produce 8-12 million ounces of silver annually.The proposed development strategy involves a two-phase approach: initial processing of oxide material from both projects in the first five years, followed by the addition of a flotation plant to treat deeper polymetallic mineralization. Trends in the commercial property sector include larger buildings with advanced features like extensive parking and taller heights. Interest rate hikes have slowed new development, but reduced supply increases the value of existing properties.Grubb specializes in multi-family housing, which struggles with a persistent and serious shortage. Inflation and rising interest rates have driven up construction costs and reduced financing options. However, the long-term fundamentals remain strong.KCB takes a long-term cash flow-oriented strategy, holding properties of various types and industries indefinitely to weather market cycles. High-end, "class A" office buildings that are the highest quality in design, updates, and location are performing well and tend to remain strong even during economic downturns. However, many older office buildings that are not as desirable face demolition. Many class B buildings that are in the middle in terms of quality are being turned into hotels or affordable housing.Senior and student housing remain attractive. Data centers are also an area of opportunity because of the rise of AI. Industrial rent growth and inflation-linked lease bumps have helped offset valuation declines caused by rising cap rates. The panelists emphasize the cyclical nature of real estate and suggest that while challenges persist, the market is at a trough, presenting strategic opportunities for those prepared to invest during uncertain times.

Todd Williams is a North Carolina native, the elected District Attorney for Buncombe County, and a Board-Certified Specialist in Criminal Law. He attended UNC-Chapel Hill, where he received a Bachelor's in English. After college, Mr. Williams taught English as a Second Language and adult basic skills to textile workers, immigrants, and the homeless in central North Carolina. That experience led Mr. Williams to pursue his Juris Doctor at Northeastern University Law School. After law school, Mr. Williams worked for nearly 15 years as a public and capital defender. Mr. Williams represented indigent defendants of all ages at every level in our justice system -- from misdemeanors to murder. On this week's episode of The Financial Commute, host Chris Galeski welcomes Todd Williams, Chief Investment Officer at Grubb Properties. Grubb focuses on investing in multi-family real estate and has $2 billion in assets. Bob Grubb, founder of Grubb Properties, provided not-for-profit financing to people who were affected by redlining, a discriminatory practice in which services (financial or otherwise) are withheld from certain residents based on race. Since then, Grubb has evolved into a multi-family real estate manager and developer. Grubb is now focusing on the segment of moderately priced multi-family housing for millennials and Gen Z. These younger renters usually don't need as much space and want to be in urban locations near major amenities and job bases at a certain price point that puts them in a range of income qualification between 60% and 140% of AMI (area median income). Grubb only has six types of floor plans, all of which remove inefficiencies like awkward corners to give their residents more space and amenities. Having fewer floor plans speeds up approval processes and makes it easier for management teams to understand and lease these units.Over the pandemic, Grubb offered a discount to residents who prepaid their rent and provided a cap on rental increases to long-term residents. This bolstered loyalty with residents and lowered turnover costs. Grubb also had a temporary flight of residents and capital toward the growth markets in the South. Spellings was appointed by George W. Bush. For Episode 56 we've got two-time Olympian and American Record holder in the 15k, Todd Williams. He is a Black Belt in Brazilian Jiu-Jitsu and operates Monroe Jiu-Jitsu in Michigan. It's truly an honor to have Todd on the podcast. In this episode we chat about what we can do to prevent being attacked, how to be better be prepared, as well as, what to do when attacked. He also goes into some of the key safety tips for runners. By now we have all probably learned and heard about what happened to Eliza Fletcher and many of us have done tribute runs in her honor. I really wanted to bring a subject matter expert in the conversation for us to learn from. So, take that with an open mind. What happened is heartbreaking and should have never occurred, but hopefully we can all do our part to keep each other safe when running on the roads and trails. Todd Williams began his jiu-jitsu career training under Helio “Soneca” Moreira, a jiu-jitsu legend under Carlos Gracie Junior. He would continue his training and eventually earn his black belt under Luiz Palhares. He is a two-time USA Cross Country National Champion in 1991 and 1993. At the Olympic Games, he competed at the 1992 Olympic Games in Barcelona in the 10,000m placing 10th overall with a time of 28:28:38. He then competed at the 1996 Olympic Games in Atlanta. Between the Olympic Games, Todd also represented Team USA at the World Championships in 1993 and 1995. He won the Gate River Run 15k in Jacksonville, FL five times, including in 1995, when he set a still-standing American Record with a time of 42:22, which equals roughly 4:34/mile for 9.3 miles.

Today we're mixing things up and learning from Tash Todd Williams, founder of digital marketing agency Word of Mouth Collective. I've known Tash for circa 10 years now and have had the absolute pleasure of watching her journey from launching a fashion publication that she exited before she was 24, to today running a successful digital agency with a special love for female founders and entrepreneurs. Today she's coming on to share part of that journey and a bunch of interesting tips and advice for early-stage bootstrapped founders including where she sees a lot of small businesses go wrong, the challenges that founders have in today's landscape post iOS apple updates when it comes paid marketing and when a small business owner should actually be looking to engage an agency. One thing we often hear on the podcast is that founders regret having spent on an agency too early on in their journey. In this episode, we explore the best time for bootstrapped founders to actually make this move and start working with an agency. At which stage in the journey it would pay off. And this is all about looking at tipping points of scale. There's one scenario where you've just raised and you have a lot of capital so that's totally separate. When you have strong KPIs to reach and the capital to get there, it makes a lot of sense to hire an agency. It's not these founders, but rather the bootstrapped founders we often hear about regretting investing in an agency early on. At this point, it becomes more about which stage of business you will be ready. If you're running lean and doing this alone, you can come to a tipping point where you do not have the time and resources to upskill yourself and you have too many moving parts in the business. This would be the point to consider outsourcing to an agency. As Tash says, they're not in the business to bankrupt anybody. Audit yourself, audit where the business is at, and based on that draw conclusions if this actually makes sense for you. So many gems in here, I know you're going to love her! Carrie goes for a run with Olympian and Brazilian Jiu Jitsu black belt Todd Williams! Todd shares his experience transitioning from running to Jiu Jitsu and the development of his RunSafer program. He also shares tips for runners to stay safe on the roads and trails. Show notes for this episode can be found at ctollerun.com.   Todd Williams Todd started his athletic career in Monroe, Michigan as a youngster participating in every sport (wrestling, swimming, baseball, basketball, football) before transitioning to track and cross country. He was six time State Champion in track and cross country at Monroe High School and was All American his Junior and Senior seasons. He received a full athletic scholarship to attend the University of Tennessee and the success continued. He was four time SEC Champion and eight time All-American. He led Tennessee to the National title his Senior season and served as team captain. His varsity records in the 3k, 5k and 10k at University of Tennessee still stand after twenty two years. After graduating he went on to be one of the best American distance runners of all time. He qualified for two Olympic Games (1992 & 1996) in the 10k and won twenty one US titles on the road, track and cross country course. His talent and hard work gave him the opportunity to compete all over the world against the best. Todd has a black belt in Brazilian Jiu Jitsu and travels the country teaching runners how to stay safe on the roads with his RunSafer workshops.
