He has purchased, renovated and flipped over $52 million dollars of class C apartments; he has raised over $1 million from private investors, he has his commercial real estate brokers license in NC; and he has authored several books on real estate. After years of struggling to keep all of the balls in the air, he learned that there are laws and processes that, when implemented, will deliver the desired results. On today’s program, our guest Nathan Tabor, is the Executive Director of Handling Life, a ministry focused on “handling life” by applying God's Word. Today he wants to share with you the keys on how to calm the storms that are raging around you. He has recently written a book called, “Modern Day Jonah”, and in this book he discusses that not all trials in life are roses. We have two choices that we can make during that time. 1. We can choose to obey or disobey God. 2. We can either be like Job or Jonah? We can choose to trust the Lord despite the circumstances, or we can choose to run away from them. Things on the outside may have appeared to be in order, but on the inside Nathan was lost and needed the Lord's help to get through them. He chose to seek the Lord’s help despite the pain and turmoil. In this season you may be facing some storms that you don’t think you have the strength to make it through. But God promises that He will never leave you and never forsake you. We want to encourage you to give God your all and take a step of faith in obedience to Him.

I'm not looking at leases. I want to see bank statements. I don't care if it's residential or commercial. Show me, if you say, I'm collecting $500 a month, or I'm collecting $5000 a month, great, where are you putting that money? And if the bank statement shows they deposit $300 a month, where is the other $200? Oh well, its cash and I just put it in my pocket. Well, I've learned, having done the deals I've done and consulted on the deals, you can't trust that. You've got to assume that that money is not coming in, because… I learned this the hard way. Just because a rent roll says that Dave is paying $500 a month because that's what his lease says he should be paying does not mean that Dave is paying $500 a month. It means that his lease says he should be paying that much. And I learned that the immensely hard way." "Another number on income that I don't count and a lot of people do is late fees. They will say, “Oh, well they are collecting $6000 a year in late fees”. Well, late fees means that a property is not stable because if someone is paying late, that means you are chasing your money. So if you stabilize the property and put it in a good management team, what's going to go away? There are late fees, but if you've used $6000 at a 10% cap rate, that's a $60000 value on the property that if you do your job right is going to go away. So why would you give credit upfront to a seller for something that eventually is not, shouldn't be there if you run their property correctly." About Nathan Success was sweet to me. At the relatively young age of 40, I had worked long and hard and I was enjoying the fruits of my honest labors. As a hard-driving Christian entrepreneur, I had managed to parlay my God-given business acumen, natural tenacity, and technological savvy into a bevy of business interests that generated hefty profits and a positive cash flow. I owned 7 apartment complexes (399 units), a car lot and a consulting company. All of them had been profitable business enterprises over the years. On the home front, my gorgeous wife Jordan was smart and sophisticated (I truly married way above my means!), and my young daughter Abigail was loving, caring and talented. I wanted to give them both the best of everything. We lived in a good upscale neighborhood outside of Winston-Salem, NC, and we had purchased a vacation home in the mountains. I drove a new Porsche and Jordan always had the latest and nicest SUV. We owned show horses and Abigail was considered a child prodigy in equestrian circles. Success was always sweet to him. At the young age of 40, he was certainly enjoying the fruits of his labor. Nathan was given his first multifamily loan with no experience and bringing one year of tax returns and his wife to meet the banker. BEFORE AND NOW: Nathan has owned and operated 40 businesses. WHEN TOLD NO: “Don't quit...only one person said no...keep doing what you want to do. Don't quit. ADVICE FOR WHY HE KNEW IT WAS A GOOD DEAL: Nathan ran the numbers he new to run. Finding what it would rent for and what was the debt service. After closing his first deal he was asked what cap rate was... he had no idea. The moral here. He saw a good opportunity and took action and knew enough to get moving. AND: The second deal burned Nathan because he didn't get the vital information in writing. Knowing your niche in and out is key. Life Balance: Focusing on the money only gets you so far. Key Market Insights Ran a “buy here, pay here” car lot when a guy walked in and said he had an 18-unit complex to sell After having multiple issues securing financing was told to meet with someone who gentleman and received 100% financing Had $500k in debt, sold it for $850k and netted $253k in profits Second seller saw him doing the work and offered to sell his property and paid the same price per unit Second deal had a setback issue that ended up costing $150k more than planned Focus market is Winston-Salem and Greensboro 11th year investing in real estate and has seen 4 peaks and valleys Sees big city investors coming into Winston-Salem Gets almost sidelined in a timeframe like this when properties that should sell for $15k/door start selling for $30k-$35k/door If market is maxed out at $900/mo for rent, you’re not getting more than that no matter what you do to the unit. Here's Some of What You Will Learn: Nathan received 100% financing and 100% renovation and closed in 24 days from a community bank on his first deal! Nathan first deal was 2 apartment buildings (30 units) in Winston Salem and flipped them for a $250,000 profit in 8 months. Why you should offer what the property is worth to you and not what the owner is asking for. How to find deals in this market. Why your relationship with Brokers are important. Why you should be as specific as possible when talking with a broker. Defining your niche. How your wife’s intuition can help you in this business. Why you should call the zoning department as part of your due diligence. Calling the planning department can help determine if anything is planned that will positively or negatively affect the property. You should never rely on anyone (Seller/Broker/etc) when doing your due diligence; you need to find this information yourself. Whenever you are dealing with a bureaucracy (planning, zoning, building department, assessor's office, treasury), always ask for confirmation in writing. The moment you have a property under contract and you are doing due diligence, you need to try to find reasons why you do not want to do the deal. Why you should ask for copies of bank statements on a property. Go to the building department and ask for recurring violations to find out if there will be any hidden repairs that the property may need. How asking current contractors working on the property can give you information. Also asking contractors that have not worked on the property can help with due diligence. Why you should never pay a contractor an advance. When walking a property and the owner is not allowing you to see a unit, just assume that you need to completely renovate that whole unit.
