Send a textIn this episode, Ed welcomes Michael Pouliot of Carbon Real Estate Investments, a vertically integrated private equity firm operating workforce housing apartments across the Southeast. Pouliot explains Carbon's buy box: 100–300 unit, older vintage (1970s–1990s) properties in strong school districts and stable submarkets, targeting families and raising rents about 20% through substantial CapEx that prioritizes deferred maintenance alongside unit upgrades. They talk about navigating Sunbelt challenges like insurance and taxes by avoiding high-risk areas, staying conservative in underwriting, and emphasizing strong entry pricing. Pouliot shares a bullish view that the next 12–18 months are a strong buying window as the market works through distress, debt maturities, and oversupply absorption, with more constructive sentiment and capital expected around 2027–2028. He outlines Carbon's strategy for 2026: keep buying with fixed-rate, low-leverage debt, hold long-term, and offer investor liquidity via recapitalizations rather than selling assets. The conversation also covers regional scaling for operational efficiency, selective adoption of AI tools (voice/chat agents, SOP knowledge bases, automation) to augment staff, and Pouliot's perspective on purpose, mentorship, lifestyle trade-offs versus Wall Street, and how he defines success. Pouliot closes by directing viewers to investwithcarbon.com for Carbon's weekly newsletter and content.00:00 Cycle Outlook 2027-202800:11 Show Intro and Mission00:52 Welcome and Subscribe01:42 Meet Carbon Real Estate02:44 Insurance and Tax Headwinds05:07 Buy Box and Resident Avatar07:01 Why Stable Markets Win08:34 Distress Deals and Assumable Debt12:29 Oversupply and Absorption Math14:58 Strategy for 202618:41 Vertical Integration and CapEx20:32 Tech and AI in Property Ops14:23 AI Ops Automation23:28 Human Touch Investing24:31 Real Estate Tech Lag25:19 Deal Junkie Purpose26:23 Paranoia Prevents Errors28:26 Wall Street What Ifs33:38 Learning Diet Books35:56 Defining Success Seasons38:19 Life Outside Real Estate41:05 Where To Follow CarbonThis week's book: How Countries Go Broke by Ray DalioElevista - Speed as a Service™Elevista Connect is the first AI-powered lead conversion system built for real estate investors. Michael Pouliot shares why vertical integration, disciplined buy boxes, and patience are key as multifamily heads into a major refinance cycle. In this episode of RealDealChat, Michael Pouliot—fourth-generation real estate entrepreneur and founder of Carbon—breaks down what's really happening in multifamily as the 2025–2027 maturity wall approaches. We discuss raising capital ahead of distress, why the downturn took longer than expected, and how today's opportunities are often coming from exhausted sponsors or lender takebacks. Michael explains why bringing property management in-house created millions in value, how repairing HVACs instead of replacing them changed asset economics, and why ownership mindset matters at every level of the organization. We also dive into:How a disciplined buy box saves thousands of underwriting hoursWhy “rates will be lower next year” is the most common investor lieHow Carbon uses AI and custom GPT agents inside property managementWhy location quality ultimately outperforms chasing high cap ratesWhat Michael learned from Wall Street's “two strike” cultureIf you're investing in multifamily—or preparing for the next phase of this cycle—this conversation will sharpen your framework.

In this episode of the Massive Passive Cashflow Podcast, I sit down with Michael Pouliot, Chief Investment Officer of Carbon Real Estate Investments, founder of EON Capital Partners, and a private equity operator with over $1 billion in completed real estate transactions. Michael blends Wall Street training from J.P. Morgan and Merrill Lynch with real-world entrepreneurial execution, making him one of the most data-driven and operationally disciplined investors in the workforce housing space. Michael shares how he transitioned from the fixed-income desk on Wall Street to becoming a full-time real estate investor—starting with a $25,000 BRRRR deal in Philadelphia that became the blueprint for scaling into 50+ acquisitions, 20–50 unit buildings, and eventually a fully vertically integrated multifamily platform focused on workforce, renter-by-necessity housing. We dive deep into the exact strategy he uses to build long-term, durable cash flow—from targeting 1970s–1990s vintage multifamily assets, to buying in school districts rated 8–10/10, to underwriting properties on a 10-year hold horizon rather than chasing short-term IRR. Michael also breaks down his data stack (RealPage, CoStar, ATTOM, Parcel Labs, U-Haul migration data) and the demographic filters Carbon uses to choose markets like Georgia, Northern Florida, Alabama, Ohio, and Indiana. You'll also hear how Michael works with family offices, high-net-worth investors, and special-situation capital partners—and why his vertically integrated model creates stability, investor protection, and consistent monthly income even in volatile markets. Whether you're an aspiring investor, an operator ready to scale, or a professional seeking passive income, this episode is packed with high-level insights to help you invest smarter and build lasting wealth through workforce housing. What You Will Learn: How Michael transitioned from Wall Street (J.P. Morgan, Merrill Lynch) to full-time real estate investing And why trading time for money pushed him toward assets that produce "dividends forever." The exact numbers on his first BRRRR deal How a $25K Philadelphia rowhome led to dozens of repeatable deals and the foundation for scaling. Why workforce housing creates strong, long-term cash flow And why targeting families, great schools, and 2–3 bedroom units creates low turnover and stable operations. Michael's data-driven market selection system Including migration trends, income-to-rent ratios, school ratings, home-price gaps, and supply metrics. Why he underwrites every deal on a 10-year hold And how long-term compounding beats short-term IRR chasing. How Carbon built a vertically integrated property management platform And why owning operations is essential for protecting both tenants and investors. Where the best opportunities are today Why markets in Georgia, Northern Florida, Alabama, Ohio, and Indiana continue to outperform. How family offices evaluate operators—and why they trust Michael What makes an operator "institutional-ready," plus what new investors should prioritize when partnering. Why now is a pivotal moment for renter-by-necessity housing And how investors can position themselves for durable income in the next decade. This week covers chapter 3, Abiding in Christ.
Maturity - Chapter 2 - Jon Pouliot by CBCNashville
As we round out our study of the 2nd London Baptist Confession in the next two weeks, we turn our attention to the last things. This week we will discuss Chapter 31, The State of Humanity after Death and the Resurrection of the Dead. End times discussions are often controversial; however, the confession focuses on what happens to individuals and is silent on the specific sequence of events. We will discuss this intermediate state as well as heaven and hell and the implications for those who are Christians versus those who are not.
Join us this Sunday as we study Chapter 30 of the 1689 London Baptist Confession where we will be exploring the second ordinance, the Lord's Supper. We will look at what the Lord's Supper is, some historical debates that formed the confession's understanding, and how we are to rightly observe it in church today.
This week we continue our study of the 2nd London Baptist Confession with Chapter 24 on the Civil Magistrate (Government). Some may wonder why all of the historic protestant confessions commented on civil government. We will discuss this in its historical context. We will also explore God's sovereignty in relation to civil government, the Christian's role and submission to the civil government, and how this is lived out in our time.
This week we will continue our study of the 1689 2nd London Baptist Confession of Faith with a look at Chapter 22 - Religious Worship and the Sabbath Day. We will spend time thinking about worship with a focus on personal and corporate settings. We will also discuss the Sabbath and different views on observing it.
The concept of biodiversity is often thought to be flora and fauna - but there's another 'F' word... fungi, which comprises a third forgotten kingdom.
Vintage Faith - Chapter 21 - Jon Pouliot by CBCNashville
This week we are continuing our study of the Second London Baptist Confession in Chapter 19 - The Law of God. We will spend time looking at the historic uses of the law and how Christians can use it today.
As we continue in our study of the 2nd London Baptist Confession of Faith, we come to Chapter 15 - Repentance to Life and Salvation. We will focus on the idea of repentance, both the initial repentance to life that comes with saving faith and the ongoing repentance that is a mark of a true follower of Christ.

The Dallas Stars lost in a shootout Monday afternoon, but outplayed one of the best teams in the NHL while shorthanded. The Stars were without Miro Heiskanen, Matt Duchene, Jani Hakanpaa and Nils Lundkvist against the Bruins. Joey explains, despite the loss, how the version we saw of the Stars in this game was one that can win the Stanley Cup. They played with an edge, were physical and rose to the challenge in a game they really should have no business being in. Thomas Harley stepped up and played over 29 minutes, Ryan Suter pitched in a goal and forced the Bruins to score a 6 on 5 goal late to send it to overtime. Bruins won the game in a shootout that went 9 rounds. Injuries are starting to pile up in an already thin defensive group. Derrick Pouliot and Alexander Petrovic were recalled from the Texas Stars to fill in for Heiskanen and Hakanpaa. Pouliot and Petrovic have over 200 games of experience in the NHL and played really well for just jumping into the fire. This is a time for the Stars to flex the depth they have and pick up points along the way. The final segment we take a look at the adversity the Stars are dealing with this season and how that can be used moving forward. A team that has been very healthy the past few seasons is running into some bumps. How it effects the trade deadline and leverage for the Stars who are down two right handed defensemen. This week we will begin our adult class on regeneration. When we think about our salvation, God is doing two main things. Justification, where God declares us not guilty of our sin because of Christ, and regeneration, or the new birth, where God changes us from the inside out allowing for spiritual growth and sanctification. The purpose of this class will be to focus on regeneration and what it means for us. Our focus will be on laying the groundwork for the class and pondering why we need this new birth.

This week we will resume our class on a Healthy Church Member by looking at what it means to be a growing disciple. It is important to look at what true Christian growth is not and where we can go wrong with our motivations and beliefs about growth. When we think about growth in the Christian life, we are really talking about sanctification or growth more and more into Christ-likeness. While our growth is a work of the Holy Spirit, it is aided by participation in the local church and strengthens both the Christian and the local church they are a part of.
Sue Becker met Becca Pouliot during her recent visit to a women's conference, hosted by Calvary Chapel, in Chattanooga, TN. From miscarriages and infertility to Tonsillitis and Bronchitis, Becca and her family's health was rapidly declining. This led her to try every other diet widely known by the social masses. However, shortly after adding REAL BREAD to their diet, Becca's family began to heal in more ways than she could have ever expected or imagined. What does it mean to be a committed church member? Before we can answer that question, we need to see what Scripture says about church membership in the first place. This week we will focus on the biblical argument for church membership and what it means to be an active and committed member of a local church. We will then look at some practical applications of what this commitment looks like.
As we continue our study on healthy church membership, we move from our discussion of the Gospel to its application, personal conversion. We will spend some time examining what it means to be truly converted and what assurances we can have. Join us on Sunday as we look at what biblical conversion is and how its reality strengthens church members and the church in general.

We're 80-plus episodes into Cocktail College and somehow this is our first Punch episode. Some may call that a personal failing on our part. We see it as opportunity —opportunity to explore one of the world's most iconic tropical drinks. To do so, we're joined by none other than Jay Pouliot, bar manager of Daytona Beach's Mama Foo Foo.
