I run down seven reasons why you should stage your home before you sell. Should you stage your home? Every real estate agent will tell you yes, but they might not tell you why. Today I want to run through seven benefits of staging your home: 1. Functional obsolescence. This is a fancy real estate term, but it just means that you can show how flaws in your floor plan aren't really flaws. If you have a challenging floor plan that takes away from your home, staging can help buyers envision how they might use the space.  2. You can stand out from your competition. If you live in an area where most of the homes are similar, staging can make your property stand out.  “If you stage your home, you could sell quickly and for more money. ” 3. It brightens up a blank canvas. This is especially true for new construction homes. Putting furniture in an otherwise brand-new house will make it feel less sterile and more comfortable.  4. It helps with in-person and online viewings. Statistically, buyers are more likely to view a home if the photos include staging.  5. You get more showings. If your home looks great, more buyers will look at your home, and you'll receive more high-quality offers. Also, 53% of listing agents report that staged homes sell quicker. This is likely because it encourages buyers to visit your home.  6. Staging adds value for your buyers. Buyers' agents report that staging is becoming increasingly important for their clients. 7. It helps people visualize living in your property. If buyers can picture themselves living in your place, they're more likely to overlook small faults.  If you don't want to go all-in with conventional staging, my team offers another option called a staging consultation. We'll bring in a staging professional to stage your home using your furniture and décor. Here are some basic guidelines: Do Decorate for the Season Don’t obstruct the beautiful features of your home Keep the home Neat and Tidy Make your home Available for Showings but Minimize buyer distractions Heavy Family Photos Remove pets At a house last week that had the MOST adorable Bull Dog He was the star of the show! Here are three simple ways to make sure your home is well-staged and ready for showings: Paint in the kitchen. Stained and dated kitchen cabinets can be a turnoff for buyers. Don’t empty your wallet to have them replace; repaint them instead! Simplify the bedrooms. You want to remove things that may distract buyers, allowing them to focus on the room more easily. Take out any unneeded furniture to make the room seem more spacious and uncluttered. Clean the bathroom. Specifically, give some extra care to the showers and mirrors. More than anything else, ignoring these two areas can make a bathroom look less than stellar. “These tips won’t break the bank.” These tips won’t break the bank whatsoever, but the time you invest will pay dividends during showings. To help you maximize the value of your property, I am going to share five home decorating and staging tips for you to think about.1. Make repairs to the home. There are always a couple of repairs that need to be made. I love to say “pick five.” Sometimes there’s a baseboard missing, a light is missing, or a window is cracked. Find five things that need to be fixed, because fixing them will make your home look well-maintained.2. Make sure your home is white-glove clean. Your property should be spotless, both inside and out, and free of odors, as well.3. Look at the colors in your home. People love neutral colors. Paint over the large red wall that was once a great look with a neutral color. It is going to make it feel bright and will help modernize your home. Fresh coats of paint can also help your home smell like it's brand new.“You need to make sure that your property is spotless both inside and out as well as eliminate all odors.”4. Declutter your home. After we have already done some work and added color, you need to declutter. You either want to toss it, give it, or prioritize it. If there are things that you haven't touched in the last two years, you probably aren't going to use them again and can instead get rid of them.Less is more, and the more belongings you have, the more cluttered your home will feel. When you do stage your home, think about the buyer. If your home is in an area where 90% of the buyers are going to have kids and potentially a baby, consider putting a cradle in a room. If it is going to be a business executive that might buy the home, make a room an office.5. Depersonalize the home. Get rid of the religious photos and the collections. I also think that you should get rid of the personal photographs. The reason that this is important is that while you may worship Dale Earnhardt, not everybody does. The very first showing is not whenever potential buyers come into your home to look around, but instead when they look online. By having your home staged with furniture, it allows us to showcase your home better online so that buyers are more likely to come and look at it. 2. A staged home helps buyers know how they would live in the space. Buyers want to see how they would live in your home. However, they sometimes have a very tough time trying to imagine where to put their own TV and bed. By having your home staged, it allows buyers to easily see where they may be able to put their own things, which helps sell your home faster. “Buyers want to see how they would live in your home.” 3. A staged home helps you stand out from the competition. When a home is photographed while vacant, small issues like worn carpet and nicks in the wall will be more apparent. There are a lot of things to think about when staging your home for sale. Today, I’ve got a few staging tips that can help you sell for top dollar. First of all, you need to think about curb appeal. How does the front of your home look? A few changes here and there can really set your home apart. Consider a welcome mat to make buyers feel more at home as they enter your property. Also, make sure that your yard is clean and well-kept, and that all of your exterior lights are in working order. “The goal is to showcase your home’s potential.” Another tip to consider is creating an inviting ambience in your home. This means you should think about smell, sound, and taste as well as sight. You can engage buyers beyond the visual level by leaving out cookies, playing soft, instrumental music, and having an air freshener plug-in in each room. Next, embrace floor space to make rooms appear as large as possible. Moving furniture away from the centers of rooms, and adding mirrors to smaller spaces can really open things up. Don’t forget to embrace any unusual or quirky parts of your property. Why not turn a smaller space into a reading nook? The goal is to showcase your home’s potential. Finally, play up the lifestyle surrounding your home. With our area being so near the beach, we like to play up this surf and sand lifestyle by adding beach decor to a home. Today, Patricia Ebrahimi from Show Smart Staging and I will go over the final things you need to know about staging your home for sale. When your home is staged it sells faster and you don't incur any extra costs from having it on the market longer. For example, some of Patricia's clients had their unstaged home on the market for six months, which means they were still paying for lawn care, insurance, and the mortgage. On average, staging costs about 1% of the list price if the home is vacant. Occupied staging is different in that Patricia has to see the home and see what she needs to bring in and how much of the owner's things are usable for staging. There are many variables that go into occupied staging, so it does require an initial consultation. Vacant key room staging is the process of giving every room in the home a use and highlighting the usefulness of already established rooms like the master suite or the kitchen. The goal is to get fabulous and enticing online photos. The goal is to get fabulous and enticing online photos.The return on investment for staging is incredible. The cost of having to keep your home on the market longer or having to reduce the price is far more than the cost of staging. In fact, staging is going to get you a better return than painting, floor stripping, or any other typical upgrades. More than anything else, you want to make the home look attractive, and staging will certainly do that. The actual process of staging a home usually takes an afternoon. From the time Patricia sees a home until the time she is ready to begin staging, it usually takes about 72 hours. In today's market, staging is the thing to do to get your home market ready. So why would a Realtor hire a stager? As Patricia says, Realtors simply get better and faster sales when they stage their listings because it creates wonderful photos that bring traffic to a home. The benefit is the same for homeowners; hiring a stager will help their home sell fast for top dollar. We all like that!The first step in staging your home is getting a ‘divorce,' Patricia jokes. When you sell your house, you turn it into a product for sale. Since people get so emotionally connected to their home, you need to divorce yourself from the house and turn the emotion around so that the buyer becomes emotionally connected and finds the house irresistible. Buyers want what they see on HGTV and in furniture stores because we're a display-oriented society. Over 90% of buyers look at homes online first to choose which homes they want to see in person, and the homes they want to see are always the ones with great photographs that are merchandised. Contrary to what you may have heard, staging is not just another term for interior design. In fact, it's the total opposite, Patricia says. Patricia—a certified interior designer—says being an interior designer means helping someone understand what they like and helping them get it. Staging, on the other hand, aims to neutralize the house to the extent of appealing to the widest array of potential buyers whether you as a homeowner like it or not. This goes back to what Patricia said about divorcing your home. When you get ready to sell, it's not your house anymore, so you have to back off and let it show in a way that buyers want to see. Staging makes your home irresistible to buyers.By and large, home sellers pay for staging because they're the ones seeing about 94% of the proceeds of the home sale. There are exceptions, Patricia says, but most of the time, the seller pays. The good part that many people don't realize is that staging is a tax deduction as a selling expense. If a Realtor pays for the staging, it becomes a marketing expense, not a tax write-off. Stay tuned for the second portion of our series on home staging. Search all homes for saleI’m sure most of you have heard of the term “home staging.” If you’re looking for top dollar, it’s important to understand that the way we live in our home and the way we should sell our home are two different things.Think of it like speed dating - buyers look at several homes before they make a decision. Statistics show that it takes the average buyer six seconds to determine whether they’ll stay and look around or leave when viewing a home. Just six seconds! Wouldn’t you want a buyer to “date” your home? If so, I want to share some basic staging tips.All rooms should be clean and organized. Make sure to put things away in an organized manner, as many buyers will check out closets and cupboards. A good trick is to keep an empty bin close by as a last-minute catch-all for a laundry pile or the kids’ toys. Open your blinds. The home shows better with natural light. Make sure your windows are clean, though. Remove any personal photos. Buyers want to visualize themselves in the home, not you. Clear off your countertops. Leave only the necessary items like the coffee maker and the paper towel holder and add a colorful bowl of fruit or a vase of flowers to brighten the area.Placement of furniture is critical. Buyers must see the space of the home. Create a spacious traffic flow throughout each room and make sure the hallway is clear. Place artwork at or below eye-level. Paint should be neutral color, or pleasing to the eye. Bedrooms should be inviting. Making the beds with strategically-placed accent pillows and colorful throws, and setting out a tray with coffee cups and a bread rolls are great ways to show off a bedroom. Laundry rooms should be clean. All cleaners should be put away in the cabinets or neatly placed on shelves. Don’t leave wet clothes in the washer, as this can give the room a musty odor. The landscape should be manicured. Put some color spots on your front porch to greet your guests. Make sure the welcome mat is clean of debris. Clean off all backyard patio furniture and stage your table with some colorful placemats, napkins, and tables. Make sure the interior temperature is comfortable.Put on some soft, low-volume music. “It takes the average buyer six seconds to decide if they’ll stay or go during a viewing. ”These are just a few of the many things that can enhance a home’s presentation and bring a seller top dollar.
