On this very special 40th episode of the podcast, I sit down with Ben Stager. Ben is a comedian, writer, performer, and fellow podcaster — a viral social media prodigy captivating audiences across every platform in existence. His dry wit and sharp humor has earned him a reputation as one of the city's most up-and-coming comedians. In fact, it is my personal opinion that Ben is funnier than any of the other comedians I've had on the podcast — No shade to them but, you know, that's just how I feel. Is that a problem? You can catch Ben at every comedy club in the city, every night of the week. He's not shy. I know this because I have seen him perform twice, and both times, I was thinking to myself, "I should DM this guy and ask him to be on the podcast." He says what he wants, which has earned him mad respect with the locals and with many OG comedians like Bill Burr and shit. He can sometimes be crazy, which is not good, but recently, he got that under control thanks to some wellness techniques he learned at a wellness retreat. He obsesses over comedy day and night and almost never takes breaks. However, when his body is on the verge of failure, he always takes a much needed break. It is in these "restful Ben moments," as he himself refers to them, where you can catch him in his living room, chilling. He sometimes goes grocery shopping, too, filling his cart with all of his favourite foods and provisions, such as milk and nuts. Something else about Ben is that he seemingly loves to take road trips. He makes frequent stops at OnRoute rest stations which interestingly, are all owned by a British asset management firm. I personally always found this information disconcerting, but during those long drives to let's say, Gatineau, I often choose to ignore the company ownership revelation due to my body needing a quick rest. I'm sure Ben and his posse feel the same way. "I had never seen anything like Forsythe's Choreography for Step Text, and I thought, “This is possible?”...The articulation, the structures, the musicality, and the curtain coming in and out was just radical and amazing. I just wanted to be a part of it. If you remain curious just about anything as an artist, you can make it compelling...it reminds me of what a beautiful visual artist, Jack Whitten, talks about. He said that when people ask me (him) what art is about, I (he) say its giving structure to feelings. Also this notion that we can give meaning to something without it being a singular narrative. Something can have an individualized meaning. If it is meaningful in the conveyance of the dancer, everyone seeing that dancer or the group of dancers performing will receive something different that resonates with them in their life."Jill Johnson is an internationally renowned dancer, choreographer, artistic director, educator, producer, stager, movement consultant, and advisor. (jouskaproductions.com) About our Guest: John Becker has juggled life in film, theatre, and music with teaching the arts to children and adults. He has won three Individual Artist's Awards from the Maryland State Arts Council. He was asked to write a play for the One-Minute Play Festival at Round House Theatre. His musical, Everything I Do, was read at the Kennedy Center, chosen for a workshop at Artist's Bloc, and performed at the Atlas in DC to excellent reviews. He was commissioned by Farrar, Straus, and Giroux in NY to co-write and co-direct the book trailer for Susan Coll's The Stager. His play Summit Meeting was performed at the Kennedy Center for a festival, where it was awarded 1st place by audience vote. John has had plays performed four years in a row at the Source Theatre in DC and had a play performed Off-Broadway at the Emerging Artists Theatre in New York. He has also had plays performed at the Baltimore Playwrights Festival, the Writer's Center, Company 13, the Run of the Mill Theatre (for which they won a Greater Baltimore Theatre Award), the Human Rights Arts Festival for Amnesty International, and many others. Good projects aren't that tough to create.  But somehow we always seem to overcomplicate them. An elementary teacher by training, he has taught students from preschool through doctoral studies. In 1990, Dr. Stager led professional development in the world's first laptop schools and played a major role in the early days of online education. Gary is the founder of the Constructing Modern Knowledge summer institute for educators. Dr. Stager is co-author of Invent To Learn – Making, Tinkering, and Engineering in the Classroom, called the “bible of the maker movement in schools,” by Larry Magid of CBS and The San Jose Mercury News. Invent To Learn has been translated into nine languages. Dr. Stager's most recent book is Twenty Things to Do with a Computer Forward 50: Future Visions of Education Inspired by Seymour Papert and Cynthia Solomon's Seminal Work. When Jean Piaget wanted to better understand how children learn mathematics, he hired Seymour Papert. When Dr. Papert wanted to create a high-tech alternative learning environment for incarcerated at-risk teens, he hired Gary Stager. This work was the basis for Gary's doctoral dissertation and documented Papert's most-recent institutional research project. Dr. Stager's work has earned a Ph.D. in Science and Mathematics Education and he collaborated on a project that won a Grammy Award. Recently, Gary was invited by Fondazione Reggio Children to lead a public seminar on education in Reggio Emilia, Italy. Gary is also on the advisory board of the NSF-funded project, BJC4NYC: Bringing a Rigorous Computer Science Principles Course to the Largest School System in the US. Dr. Stager also maintains the world's largest archive of text and multimedia by Seymour Papert at The Daily Papert.

(inspections, appraisals, etc.) 12:16 to 14:14 to the best listing price isn't always the highest number… you got to take what the current market is giving you. 14:15 to 16:04 Arriving at the right listing price requires good communication and a deep dive into what benefits and drawbacks comparable properties have, and making adjustments accordingly to determine that price. 16:04 to 19:23 All agents have the same tools, but Jay is particularly impressed with how Hal's Team is maximizing one of the overlooked tools to get the best possible price for their clients.
