Today's Guests: Rob Badhorn & Ernie Vargas In this episode, I get the chance to interview fellow 7 Figure Flippers Rob Badhorn and Ernie Vargas. Rob lives in Arizona, but performs flips and owns rentals in Ohio. He worked in corporate America for 23+ years, handing $1.5B in revenue for Sales Teams Across USA. He is constantly building multiple streams of income, especially during these challenging times, as he considers himself a serial entrepreneur. Rob's rental portfolio includes the flips and/or wholesale of 100+ homes utilizing the marketing strategies of Direct Mail, Bandit Signs, Cold Calling, RVM's/Voice broadcast, FB Custom Audiences, and Texting. He also owns a software company specializing in Lead Generation and Skip Tracing. Highlights From The Show: Ernie Vargas purchased his first house in 1994 and continued doing real estate while working full-time, but he didn't hit the success he felt he was capable of. In 1999, after an accident that left him in a coma, he realized that life was short, so he quit his job and went into investing full-time. Eventually, probate hit his radar and started him on a quest to learn all he could about this niche that no one had answers for. After many years of specializing in probate, Ernie has become a true probate expert, often helping attorneys and their clients in the probate process. His ability to think outside the box coupled with his expertise in negotiating and marketing has allowed him to help several hundreds of investors, agents, and sellers get deals closed. Now Ernie not only has more time to spend with his wife and four kids, but he gets to do what he truly loves doing - helping everyday people create wealth and personal freedom. The guys first began by giving us their backgrounds and what lead them to real estate investing. Ernie described the moment that really changed things for him when he was working as a freezer stocker at a warehouse store that would eventually become Costco. His boss said something to him that made him realize that he wanted much more from life. He changed jobs and on his way to his first day of training, ended up getting into a terrible car accident that left him in a coma. This experience, coupled with a seminar he went to, completely changed his thinking. Rob said his journey was similar to a lot of other investors - he read Rich Dad, Poor Dad, and went to a few seminars, but he said he has always had the bug to get the passive income stream going. He was in the corporate world but purchased a couple of rentals in order to make up his salary so that he could invest full-time. Joining the 7 Figure Flipping mastermind group really changed everything for him. Rob talked about his rental portfolio and how he manages the properties himself while employing one handyman to do the work. I asked how much of the work he actually does himself as far as background checks, collecting rent, etc. and Rob said he thought the thing that changed the most in the past several years was the software available for property management. Even though he has a large rental portfolio, Rob felt the need to expand into other forms of real estate investing to develop multiple income streams, which is why he and Ernie partnered up. I wanted to dig deep into the details of their partnership because so many people struggle with making this work. Ernie said they both have different areas of expertise; Rob is really strong in the area of technology related to real estate and Ernie has become a probate specialist. They had met at a 7 Figure Flipping event and Ernie called Rob concerning skip tracing and the rest is history. We also discussed the issues with probate investing which have been intensified by the COVID-19 pandemic situation. There is so much talk about this type of investing being deceitful that I wanted the guys to explain how they actually help people with integrity. Ernie talked about how many investors shy away from this type of work, but that the demand for people-loving investors is so high because there is a real need to help those who are grieving through the process. These two investors bring so much to the proverbial table and share so much information with you in this episode of Just Start Real Estate. But the biggest of them all is he is my first cousin from Baltimore, Alex Van Brooklyn, who is a an ex Marine who got into this business full time four years ago. And I got to tell you something about Alex. I'm not saying this is because he's family. Alex is somebody who when he listens to what somebody's saying, he asks questions. He actually takes in information and then he executes like an absolute beast. Now, he's only been doing this four years. We're going to go through his story of how he started, how he's growing and now how he's Scaling. He has 13 freaking employees within the last year alone. He also has a freaking, very unique marketing program, extremely unique. Like there's not a lot of people out there doing this. His system is called Bandit Signs on Wheels. It was the primary driver of all his deals for the first three years of him being on business. He's going to show you exactly what the program is, what he did, how he hires. In this episode, I get the chance to interview fellow 7 Figure Flippers Rob Badhorn and Ernie Vargas. Rob lives in Arizona, but performs flips and owns rentals in Ohio. He worked in corporate America for 23+ years, handing $1.5B in revenue for Sales Teams Across USA. He is constantly building multiple streams of income, especially during these challenging times, as he considers himself a serial entrepreneur. Rob's rental portfolio includes the flips and/or wholesale of 100+ homes utilizing the marketing strategies of Direct Mail, Bandit Signs, Cold Calling, RVM's/Voice broadcast, FB Custom Audiences, and Texting. He also owns a software company specializing in Lead Generation and Skip Tracing. Ernie Vargas purchased his first house in 1994 and continued doing real estate while working full-time, but he didn't hit the success he felt he was capable of. In 1999, after an accident that left him in a coma, he realized that life was short, so he quit his job and went into investing full-time. Eventually, probate hit his radar and started him on a quest to learn all he could about this niche that no one had answers for. After many years of specializing in probate, Ernie has become a true probate expert, often helping attorneys and their clients in the probate process. His ability to think outside the box coupled with his expertise in negotiating and marketing has allowed him to help several hundreds of investors, agents, and sellers get deals closed. Now Ernie not only has more time to spend with his wife and four kids, but he gets to do what he truly loves doing - helping everyday people create wealth and personal freedom. The guys first began by giving us their backgrounds and what lead them to real estate investing. Ernie described the moment that really changed things for him when he was working as a freezer stocker at a warehouse store that would eventually become Costco. His boss said something to him that made him realize that he wanted much more from life. He changed jobs and on his way to his first day of training, ended up getting into a terrible car accident that left him in a coma. This experience, coupled with a seminar he went to, completely changed his thinking. Rob said his journey was similar to a lot of other investors - he read Rich Dad, Poor Dad, went to a few seminars, but he said he has always had the bug to get the passive income stream going. He was in the corporate world but purchased a couple of rentals in order to make up his salary so that he could invest full-time. Joining the 7 Figure Flipping mastermind group really changed everything for him. Rob talked about his rental portfolio and how he manages the properties himself while employing one handyman to do the work. I asked how much of the work he actually does himself as far as background checks, collecting rent, etc. and Rob said he thought the thing that changed the most in the past several years was the software available for property management. Even though he has a large rental portfolio, Rob felt the need to expand into other forms of real estate investing to develop multiple income streams, which is the reason why he and Ernie partnered up. I wanted to dig deep on the details of their partnership because so many people struggle with making this work. Ernie said they both have different areas of expertise; Rob is really strong in the area of technology related to real estate and Ernie has become a probate specialist. We also discussed the issues with probate investing which have been intensified by the COVID-19 pandemic situation. Joe also thought the same thing in 2011! The internal stories you tell yourself can (and will) shape your future. Joe has completely unplugged from the news. Why worry about something you can't control? The fear sells! That's why the news is going crazy. Sit back, relax, take a deep breath, and take action! Don't act out of fear, but from a place of Faith! Even if you're not religious, read the Gospel of John. Some powerful lessons there. Joe has been getting the news from his other friends who have boots on the group and are having deals fall through. The worst mistake people can make right now is quit their mastermind or group coaching programs that they're in. Joe's family is looking to him for leadership and it hasn't always been easy. It's important to create instead of consume when you're locked in quarantine. You have to be a leader for your kids right now. Stand up and be strong for them. It's easy to fall into the trap that our sellers are our customers. Not the case. Our buyers are our true customers. Focus on Buyers! We have shifted from a sellers market to a buyers market. Look at who's buying properties in the last 30 days. Call your realtors! See what they have to say. Tip: Call your network and ask them two questions: Do you have a house you're looking to sell? And, Are you looking to buy a house right now? Chances are you know someone who will answer at least yes to one of those questions! Connect the two and, boom, you've already made your commission. By having relationships with your buyers, Joe went from 3-4 deals a month to 3-4 deals a week. If you're a realtor, think about becoming a tenant leasing agent for investors. Joe believes this is a big opportunity! Bandit Signs still work really well (for buyers). Be proactive in your sales training. Always sharpen that axe because you will need it. Sales is the million dollar skill. You need to know how to close deals over the phone, especially now. Tip: Send offers in the mail! For Keith Sant, Kind House Buyers is more than just the name of his business, it is how he conducts business and his life. I first got to know Keith just a few weeks ago at our most recent CarrotCamp, and right away I was struck by his hunger, drive, and gratitude. These are the things that have led him to create a very successful wholesaling business in the Pacific Northwest. Keith believes in treating everyone the same. He talks to his sellers the same way he talks to investors. He grew up not having much, so his sincere gratitude for all he’s achieved shines through when you talk to him about his business. A while back, Keith heard a podcast I did about CarrotCamp, the benefits, the highlights, and what people could expect to take away from the event. He knew it was something he needed to attend, but he wasn’t making the 100k per year that he needed to qualify… yet. “Don’t wish it were easier. Wish you were better.” - Jim Rohn Instead of feeling defeated, Keith got down to it and closed the deals he needed to. He was able to close 8 in one month, in a very competitive market nonetheless. Needless to say, Keith made it to the next CarrotCamp, and we were thrilled to have him join us. In The Beginning In order to get where he needed to be, Keith knew he had to buckle down and do the work. Before real estate, Keith was working in screenprinting. He never referred to himself as an entrepreneur, but he has always known he wouldn’t be able to work with someone who didn’t value him or his contribution. Eventually, Keith went back to school. There isn’t a degree for entrepreneurs, so he studied marketing instead. Why? Because he didn’t think he was that great at it, so he figured he should learn. Real estate was always an interest, but the entry barrier seemed too high. He had a friend in Texas doing flips and wholesaling houses. Keith worked with him for a while, then brought his business to the Pacific Northwest. He worked hard, got his first wholesale deal, and it was on from there. This year he’s looking at doing about 25 deals, with an average profit of $15,800. Initial Marketing Bandit Signs Keith started with bandit signs and a lot of them. To be effective, the signs needed a few key elements. Keith got an easy to remember, repeating digit phone number The phone number was HUGE so people could see it He included his website as it was something people could remember and look-up when they got home He was strategic in where he put the signs. He didn’t put them in downtown Seattle. He put them on the outskirts of town He put a sign in the middle of nowhere that turned into a 30k deal. On average, Keith drops 120 signs per month. His rule is to put out 2 signs whenever he goes out. Having a website up before making his big marketing push was important. People told him he didn’t need a site or that a basic one-page site would do. However, Keith knew that a great site would showcase his message, mission, and sincere intent to help others. His site looks great on mobile devices, catching the attention of all those people who may be interested in his offer as they drive by. The Craigslist Strategy Craigslist is still one of the best ways to generate cheap leads. Keith’s strategy included a few key steps. He had two different versions of his ad. One introduced his company and services, the other was a bit more personal. He posted in the services section under real estate services, moving services, and other places where his competition wasn’t. He posted one ad every Friday, with each ad being up for 4 weeks. At any time, Keith would have 4 ads up in one place or another. Keith set up a separate phone number for Craigslist, helping him to know where the leads were coming from. His first check was for $8,900. Keith’s Marketing Mix Today Keith’s marketing strategy today still incorporates Craigslist and bandit signs, but he’s added a few other elements to his marketing strategy. Today, Keith’s leads come from a variety of places. Bandit Signs Craigslist Investor Carrot Ringless Voicemail Social Media Facebook Marketplace Organic Traffic Paid Ads - PPC PPC has been instrumental for Keith. He’s been able to close 1 in 10 leads this way. Recently, PPC costs have driven people away from this method of marketing. This has opened the doors for people who want to use PPC to drive more high-quality leads to their websites. The Importance of Mindset Throughout Keith’s journey in real estate, he’s learned that he needs to keep the right mindset. By consistently doing all of the small things each day, Keith was able to build a business that he is proud of. He went to school, he learned the business, and he got to work. He didn’t give up and that is what has led him to the life he’s leading today. The way he operates his business is simple. He wants to work with people he likes, doing deals that really help everyone. He knows people may take advantage of his kindness, but the way he looks at it is that it’s an inexpensive way to weed out the bad people from his life. I recently challenged our listeners to do some push-ups each day, doing one more than they had the day before. I’ve watched Keith crush this challenge, putting up his videos and numbers each day. It is this mindset that is helping him to grow his business into something bigger. Consistency is inspiring. While the flash in the pan is eye-catching, the person who is doing the work day in and day out, will ultimately be the bigger inspiration to those around them. They may not have been inspiring others on day one, but when they are doing 150 push-ups in a row, people are going to notice.
