For Keith Sant, Kind House Buyers is more than just the name of his business, it is how he conducts business and his life. I first got to know Keith just a few weeks ago at our most recent CarrotCamp, and right away I was struck by his hunger, drive, and gratitude. These are the things that have led him to create a very successful wholesaling business in the Pacific Northwest.    Keith believes in treating everyone the same. He talks to his sellers the same way he talks to investors. He grew up not having much, so his sincere gratitude for all he’s achieved shines through when you talk to him about his business.    A while back, Keith heard a podcast I did about CarrotCamp, the benefits, the highlights, and what people could expect to take away from the event. He knew it was something he needed to attend, but he wasn’t making the 100k per year that he needed to qualify… yet.    “Don’t wish it were easier. Wish you were better.” - Jim Rohn   Instead of feeling defeated, Keith got down to it and closed the deals he needed to. He was able to close 8 in one month, in a very competitive market nonetheless. Needless to say, Keith made it to the next CarrotCamp, and we were thrilled to have him join us.    In The Beginning   In order to get where he needed to be, Keith knew he had to buckle down and do the work. Before real estate, Keith was working in screenprinting. He never referred to himself as an entrepreneur, but he has always known he wouldn’t be able to work with someone who didn’t value him or his contribution.    Eventually, Keith went back to school. There isn’t a degree for entrepreneurs, so he studied marketing instead. Why? Because he didn’t think he was that great at it, so he figured he should learn.    Real estate was always an interest, but the entry barrier seemed too high. He had a friend in Texas doing flips and wholesaling houses. Keith worked with him for a while, then brought his business to the Pacific Northwest. He worked hard, got his first wholesale deal, and it was on from there. This year he’s looking at doing about 25 deals, with an average profit of $15,800.    Initial Marketing   Bandit Signs   Keith started with bandit signs and a lot of them. To be effective, the signs needed a few key elements.    Keith got an easy to remember, repeating digit phone number The phone number was HUGE so people could see it He included his website as it was something people could remember and look-up when they got home He was strategic in where he put the signs. He didn’t put them in downtown Seattle. He put them on the outskirts of town He put a sign in the middle of nowhere that turned into a 30k deal.  On average, Keith drops 120 signs per month. His rule is to put out 2 signs whenever he goes out.    Having a website up before making his big marketing push was important. People told him he didn’t need a site or that a basic one-page site would do. However, Keith knew that a great site would showcase his message, mission, and sincere intent to help others. His site looks great on mobile devices, catching the attention of all those people who may be interested in his offer as they drive by.    The Craigslist Strategy   Craigslist is still one of the best ways to generate cheap leads. Keith’s strategy included a few key steps.    He had two different versions of his ad. One introduced his company and services, the other was a bit more personal.  He posted in the services section under real estate services, moving services, and other places where his competition wasn’t.  He posted one ad every Friday, with each ad being up for 4 weeks. At any time, Keith would have 4 ads up in one place or another.  Keith set up a separate phone number for Craigslist, helping him to know where the leads were coming from.    Investor Carrot offers to help you kick off your Craigslist campaign to generate quality, low-cost leads.    “When others were out drinking on a Friday night, I was putting up signs or home placing Craigslist ads.”    All of Keith’s hustle worked. His first check was for $8,900.    Keith’s Marketing Mix Today   Keith’s marketing strategy today still incorporates Craigslist and bandit signs, but he’s added a few other elements to his marketing strategy. Today, Keith’s leads come from a variety of places.    Bandit Signs Craigslist Investor Carrot Ringless Voicemail Social Media Facebook Marketplace Organic Traffic  Paid Ads - PPC   PPC has been instrumental for Keith. He’s been able to close 1 in 10 leads this way. Recently, PPC costs have driven people away from this method of marketing. This has opened the doors for people who want to use PPC to drive more high-quality leads to their websites.    The Importance of Mindset   Throughout Keith’s journey in real estate, he’s learned that he needs to keep the right mindset. By consistently doing all of the small things each day, Keith was able to build a business that he is proud of. He went to school, he learned the business, and he got to work. He didn’t give up and that is what has led him to the life he’s leading today.    The way he operates his business is simple. He wants to work with people he likes, doing deals that really help everyone. He knows people may take advantage of his kindness, but the way he looks at it is that it’s an inexpensive way to weed out the bad people from his life.    I recently challenged our listeners to do some push-ups each day, doing one more than they had the day before. I’ve watched Keith crush this challenge, putting up his videos and numbers each day. It is this mindset that is helping him to grow his business into something bigger.    Consistency is inspiring. While the flash in the pan is eye-catching, the person who is doing the work day in and day out, will ultimately be the bigger inspiration to those around them. Welcome to Episode 23 of Real Estate Mastery - How To Create A Life That Doesn’t Require Your Presence.    Today I wanted to give a bit of a “market update” on things I have recently read and heard about pertaining to the real estate world. In previous podcasts, you’ve likely heard me talk about the massive changes taking place in the real estate market. If agents aren’t offering options, they may be in trouble. Many agents are beginning to offer direct-buy solutions so they are not beaten out by iBuyers.    The CarrotCast Podcast   One podcast I often listen to is hosted by Trevor Mauch of Investor Carrot, you may have heard me interview Trevor back in Episode 11. In my interview with Trevor, we discussed this very thing. I recently heard him bring it up again in a more recent episode of his own podcast stating that successful agents and home buying companies will need to begin offering multiple solutions if they want to survive.   One story he mentioned discussed a stock market crash we had back in 1987. It shook up the whole market, ultimately changing how people bought stock. It went from calling up your stockbroker which could often be expensive, to utilizing technology and being able to buy and sell stock on your own. Trevor likened this to what is currently happening in the real estate market. People are turning to technology to buy and sell homes, and if agents and homebuyers want to stay afloat, they will need to change with the times to stay competitive.    MarketWatch    Marketwatch recently posted an article about the same thing. They discussed how technology and the rise of iBuyers are changing how people buy and sell real estate. In the article, they talk about how buying and selling a house can now be a simple as trading stocks. The article discussed how these iBuyers are jumping in and helping to solve the “pain” of selling a house. Sellers don’t necessarily want to list their house. The idea of someone walking through their home and invading their private space is often overwhelming. Direct buyers and iBuyers now entering the scene eliminate this part of the process, which sellers will really like, unfortunately, agents don’t always see this.    As someone who buys homes myself, I specialize in helping people who need to downsize. I know that I need to improve my game and what my company is able to offer. I work with agents, investors, and people who need to sell their homes. I'm crazy excited about today's guest. Let me introduce you to Tyler Ford because his story is exactly why we do what do here at Carrot. People ask us why we do what we do. Hello, and welcome to Episode 13 of our Real Estate Mastery podcast. In this episode, I want to veer a little off-topic to discuss something that is near and dear to me. At the time of this recording, it is around July 4th, which has me feeling grateful for all of the gifts and opportunities our country provides.    If you recall, in episode 12 I discussed my recent 7-week excursion with my family. In our travels, we got to see and explore many beautiful areas, and I got to learn and grow while attending Carrot Camp in Roseburg, Oregon.    After attending the two-day camp, my family and I spent about a week in Seattle. While in town we visited the Bill and Melinda Gates Foundation. As we toured the building and learned about the many great projects the foundation sponsors, one plaque, in particular, stood out to me.    “What would your foundation do?”    Imagine you were the head of a large charitable foundation that could really make a difference in the world. What would you choose to work on? What projects would you support?    2018 was the best year for my company financially. As such, my family and we able to make sizable contributions to charities we support. When I say sizeable, I mean more than what we had been able to give in years past. For us, there are two organizations we choose to support.    The Children’s Hospital in Omaha The Shriners Hospital in Minneapolis   These entities are special to our family as they have done so truely wonderful things for us. When I read the plaque, it really made me think. Going forward, our team will be dedicated to helping these two hospitals in particular.    Don’t Wait To Give   One of my favorite podcasts to listen to in Carrot Cast, hosted by Trevor Mauch, founder of Investor Carrot. One thing he has brought up in the past is that people tend to wait to give. They wait until they hit a certain dollar amount or success level within their business. Maybe they don’t think the small amount they can afford will make a difference, but I promise you it will.  For us, our company gives a certain amount based on how many houses we are able to purchase each month. So more business equals more donations.    If you have a charity that means something to you and want to give, but haven’t yet, I suggest you start. Hello! I am Ben Souchek, and I’d like to welcome to episode 12! I have taken a few weeks off from recording and have decided to rename the podcast “Real Estate Mastery.” While the goal is still to help you create a lifestyle that doesn’t require your presence, I feel this new title will help me find the right audience, leading me to the people I am hoping to communicate with. The people I am hoping to help include real estate agents, people who want to be agents, real estate investors, and people who want to become more involved in real estate investment. In some of my previous episodes, I have discussed the importance of the investor/agent relationship. As the market changes and evolves, agents need to be able to do the same in order to provide their clients with the best service possible.    Where I’ve Been…    For the past 7 weeks, I have taken some time off to travel with my family. During this time, I was fortunate to attend Carrot Camp in Roseburg, Oregon, an event help by Investor Carrot, the company who creates and hosts my real estate websites. I attended Carrot Camp last year and was extremely impressed with all I learned. This year, I wanted to be able to take my family with me, showing them this beautiful part of the country.    Our trip began with a few days in Heber City, UT, before heading up to Oregon to spend a couple of weeks in the Roseburg and Eugene areas. From there, we visited Newport then on to Seattle for a few days. We then spent several days in Montana, near Yellowstone, heading home only last weekend after sharing many wonderful moments with my family. I feel very fortunate to be able to do this.    I am able to do this because I have a great team, helping me with many facets of my business. I can work from wherever I am, allowing me to travel, yet still run a successful business. This is the freedom that I wish to help others achieve. Real estate, for me, means freedom in your lifestyle. The goal is to build your business to make your life better. You do not want to build a business that traps and consumes you.    Lessons From Camp…    Some of these lessons are exactly what was discussed during Carrot Camp. If you haven’t attended in the past, Carrot Camp is a gathering like-minded individuals to share information, learn from each other, and grow both personally and professionally.    There was a great group of people at Carrot Camp this year. Both agents and investors were in attendance, allowing us to share what was working for us, what wasn’t, and working together to find the inspiration to create new ways of doing business.    One thing everyone agreed on, is that you don’t have a business if you aren’t able to step away, letting things run on their own. If you have to be there to make things work, you don’t have a business, you have a job. Personally, I am not quite there yet. One of my goals and reasons for attending camp was to get feedback and ideas on how to find the person who can run my business going forward. In order to make things work, I need to provide the right training and the right environment. I need to let go and force myself to step aside and count on the team to run things. With the right training, I am certain they will make the business even better.    Trevor Mauch, the founder of Carrot discusses this quite often in his podcast. He often talks about finding freedom in your business, doing something that brings positivity, not something that ultimately consumes you.    If you haven’t joined a mastermind group or found a team of individuals with whom you can share thoughts, ideas, and questions, with, I highly suggest you get out there and find them. Some people avoid networking because it takes them away from their business. However, it is good practice to step away from your business, spending time working on it, not in it.    We will pick back up in Episode 13 with more information from the events attended during our excursion, as well as more tips to help you build a lifestyle that doesn’t require your presence!   Let me know what you would like to hear! We did things a little different today. We sat down with Trevor Mauch from Investor Carrot, to discuss the shifts happening in the real estate world, both home values and with technology.    Trevor and his team work with agents and investors all over the country. As such, they are able to keep their finger on the pulse of what is happening in the real estate world.    Some of the topics discussed include:    How the market is changing How it’s impacting real estate agents  How it’s impacting investors What’s shifting,  What agents need to do to stay competitive   While market shifts are quite common, some of the major shifts we are seeing today involve technology and the change in business models. There is more competition out there with more and more people becoming investors or jumping into the market as an agent.    What’s changing?   Well, for starters, companies like Opendoor, Offerpad, Keller Williams are offering property owners more than a listing, they are offering to buy the property outright. Not only are people able to list, but they are able to get a fast cash offer too.    “We are at a market shift and also at a technology shift. When that happens, some big disruptions can happen.”   As these things shift, it’s important for agents to refine what they are doing, creating their own niche. A great way to stand out is to offer services that others do not. Agents will often push homeowners into a listing, but is it always the best option for your clients?   While agents are involved with about 90% of home sales, that number is expected to drop with the recent disturbances to the market. The smart thing for agents and investors to do is to partner up! An investor can serve the people who aren’t able to wait, while an agent is able to serve the clients who can hold out for retail. A traditional sale will take anywhere from 3-8 months, whereas selling to an experienced investor is typically a much faster process.    When a home seller reaches out to us, they don’t always want to sell directly, sometimes they would rather list with an agent. When this happens, we are able to work with agents in the seller’s specific market who can help them reach the goals they have set. This can also happen in reverse. Sometimes a seller will need to fix up the property for the MLS, but they don’t want to spend the time and money before selling. In this case, working with an investor can be the best decision possible!    Nowadays, to be successful in real estate, you need to be an agent or work with one. Or be an investor and work with one.    Offering multiple options is in your clients best interest. Being able to offer both a listing or a direct sale allows agents to monetize leads from all angles. On this podcast episode, I walk you through a 90 day plan on how to get started wholesaling houses. STEP ONE - CASH BUYERS The first thing that you want to do is start out by building your cash buyer's list and talking to cash buyers. the best way to do this is by posting properties for sale on your website. If you don't have properties to post, then network with other wholesalers that do have properties and get permission from them to market their deals to your cash buyers. For the website I recommend that you use Investor Carrot (www.lexlevinrad.com/carrot) because it and is already set up with lead capture forms that capture buyers information when they visit your website. Carrot websites are also great for SEO and will integrate very easily with mail chimp for email broadcasts. This will come in handy when you want to start marketing wholesale deals to cash buyers via email. I highly recommend that you consider getting your real estate license before you start marketing properties since you are required to have a license in order to be marketing real estate. Bandit signs are a great way to market directly in the area of the properties that you have under contract to flush out cash buyers. Try and aim for 10 new cash buyers per day. If you do this consistently then you will have 900 cash buyers in your database after just 90 days. And when you market a wholesale deal to these 900 buyer's, you will not have a problem selling your deal. STEP TWO - LEARN WHAT A DEAL IS If you are going to be talking to cash buyers, you will need to know the after repair value of houses (what the house could be sold for after being repaired) and you will need to know how to estimate the repair costs. Buyer's will ask you questions like "how much is it worth" and "what does it need". What they are really asking is what is the ARV (after repair value) and how much repairs does it need. If you don't know the answers to these basic questions then you will not be able to sell properties to cash buyers. If I asked you this question and your answer was vague I would not answer the phone again when you called. STEP THREE - MARKET TO SELLERS Once you have cash buyers, you will need to have properties to sell to your cash buyers. In order to have a consistent pipeline of leads you will need to be consistently marketing to motivated sellers. the key word is to be CONSISTENT with your marketing. It does you no good to start and stop your marketing. This marketing can be bandit signs, Facebook Ads, or Direct Mail. But you must be marketing. And when you get a seller that wants to sell and you need to make an offer then you need to know how much to offer. And this is where understanding what a deal is become so important. You need to understand the ARV and the repairs (step two above). If you don't know how to estimate what a house is worth or how to estimate the repairs then I highly recommend that you come to my Wholesaling Real Estate Boot Camp (which is held in May and September). I take my students to bank owned properties and show them on site how to estimate what the house is worth and how much repairs are needed and how to calculate how much to offer. John and Ryan debate the merits and drawbacks of various deal sourcing techniques to find dynamite real estate deals in a competitive market.   (Transcript below.)   Ep. 4 - Sourcing Real Estate Deals - Transcript Ben Shelley: [00:00:07] Welcome to the Brick x Brick Podcast where we take you from the ground up on all things real estate. I'm your host Ben Shelley. We are fortunate to have Ryan and John back with us today. The focus of this episode is another common investor question. Where do I begin to source deals for my own real estate investments? For this discussion our focus will be on different ways you can source your deals as well as strategies on where you can start your search on your way to finding diamonds in the rough. Gentlemen let's jump right into it. John why don't we start with you.   John Errico: [00:00:39] Yeah it's a great topic and it's a great question. I think from a very high level deal sourcing for real estate investing is sort of the lifeblood of investing. And I think even as we discussed in a previous podcast the really good wholesalers which are the class of people that we'll talk about that find deals will often go on to be investors because it's such an important facet of finding deals. But very broadly so when I first started getting involved in real estate investing the most obvious place to look for deals is sort of where everyone would go to turn to for buying a house which is a real estate agent. So a real estate agent will have access to something called the MLS which is the multiple listing service. There are actually many multiple listing services in any geographic area in any given house might not be listed on all of them for that area. I think in North Jersey alone there are at least three that I'm aware of possibly more.   John Errico: [00:01:33] And so the the MLS is a database that is controlled by realtors. And when someone is selling a house and use a realtor they will put that house, the realtor will put that house on to the database the MLS and then you as a buyer either as a buyer for your own living purposes or as an investor will have access to the MLS through your realtor. You'll see all the properties that are available. So the first house that I bought was off of the MLS and I think for some real estate investors using the MLS to source deals has like a bad name because they think oh it's just very overpriced or it's you know quote unquote market price because it's on the MLS. But you know four or five years ago in northern New Jersey you know we're talking like 2013esque when the real estate market was still quite poor you could literally throw a dart on the MLS and find an amazing great deal and that's how I found my first deal which is still proudly one of the best deals I've ever found. So the MLS is something that I still consult.   John Errico: [00:02:35] I still look at it for deal sourcing and finding deals but there are more and many many many more ways to find. I'll let Ryan chime in because he's perhaps much more so than me and much more creative about finding has been much more creative.   Ryan Goldfarb: [00:02:50] Yes I'll start by saying that while I try to avoid the MLS at all costs nowadays my first few deals I did procure from the MLS. Nowadays I tend to use the MLS more so as a data source than as a source of deals. More recently I have been sourcing from a variety of other channels. One of which it has been from wholesalers as John alluded to earlier. I've also I've also found some deals through SEO which is search engine optimization that is organic. SEO is the means by which a site like Google ranks websites, ranks results based on certain keyword searches. So for SEO I have targeted specific keywords to generate what should be a targeted seller profile to drive traffic to the website to ultimately lead someone to reach out to me as a potential buyer for their distressed property. Similarly there's also what is called pay-per-click which is generally abbreviated as PPC. That's what you see. Those are the page search results that you see on platforms like Google, Bing, Facebook and those are sponsored listings that investors, business owners, what have you will essentially bid up to get their name in front of you as the search, you as the seller or the target customer. So I've I've had some degree of success sourcing deals via SEO and by pay-per-click. Those are the main. Those are the main channels online. I know other people also have leveraged social media like Instagram for deal sourcing as well though I would argue that's a little bit tougher in the real estate space than it is for let's say a consumer facing business.   John Errico: [00:04:47] So I think to clarify you actually just said that people understand what SEO and pay-per-click means in this context. Ryan actually operates a Web site that is not necessarily affiliated with doesn't say like Ryan Goldfarb on it but it's a Web site that he runs. And I think you use a company right to help you run - InvestorCarrot, right?   Ryan Goldfarb: [00:05:07] So they are one of several options in the space. They have templates for... They have templates for Web sites that are tailored specifically to real estate investors. So it comes with content packs and it comes with templates that are already specifically tailored to this use. So it's somewhat of a plug and play option though it does require some degree of refinement especially in areas where you're facing a lot of competition.   Ben Shelley: [00:05:31] So before we jump in because I think the listeners would benefit a lot from hearing some specific examples from you guys on how you've used these methods to secure net positive deals in the marketplace. But I just want to clarify just sort of separating the three things that you guys just talked about. So when you talk about purchasing or finding a deal sourcing a deal via the MLS you're really talking about using a broker and their access to the MLS to secure the deal. When you're talking about a wholesale purchase you're talking about really not needing necessarily to use a broker though there are wholesale agents in order to secure a property, usually I would say at a discount to market. And then when you talk about SEO optimization you're talking about using a Web site and keying in on sort of key search terms to allow for search engines to move your listings or your site up the ladder when people are doing generic searches to click on you and bring deals to you as the investor is that generally correct?   John Errico: [00:06:27] Yeah. And I think that you bring up an important dichotomy between agents and kind of deal originators. So there is as you mentioned there's a class of real estate agents and those people normally get deals from the MLS but they could have found deals from other places. There's also a class of wholesalers which are also functionally agents, though they are not maybe regulated as that way but they also originate deals through whatever means that we're talking about. And one of the ways that they could originate deals is by their own SEO or pay-per-click both real estate agents and wholesalers take advantage of that. So there's the sort of agency class which is brokers and wholesalers and then there's like the originating class which is as Ryan said before pay-per-click, SEO optimization than other techniques that we can that maybe Ryan can allude on to.   Ryan Goldfarb: [00:07:13] And then separately from all that there are some other ancillary means of sourcing deals just off the bat leveraging your own network. If you know people who are willing to sell or are interested in selling or if you know people who know people who are looking to sell that can be a great way to find deals. We actually had a deal come through recently that came through someone who we know who noticed that their neighbor had been cleaning out the house and presumably prepping it for sale turned out it had been in an estate somebody had passed recently they were cleaning it out and getting ready to list it and we were able to swoop in and buy it before it hit the market. In addition to that there are Sheriff auctions or sheriff's sales, property auctions. They have different terms in different states based on the means of foreclosure but that those are broadly speaking classified as foreclosure auctions. We've also dabbled in the tax lien space and we've obtained property through tax lien foreclosure more recently that's a little bit more of a niche product but nonetheless that is a that is a way to procure deals. There are also valuable relationships you can cultivate with attorneys whether they are bankruptcy attorneys or foreclosure attorneys or estate attorneys all of which can...   John Errico: [00:08:33] Divorce attorneys.   Ryan Goldfarb: [00:08:34] Divorce attorneys... [banter]... All of which can be a good gateway to real estate opportunities so you can get creative with this. I mean there are plenty of options outside of what we discussed just now. But the key is finding and sourcing deals in ways that the masses probably are not.   Ben Shelley: [00:08:57] So maybe to to sort of help this come alive for listeners particularly those who are looking to become investors and are still asking themselves the fundamental questions about how they want to go about sourcing their deals. We've just given them a lot of helpful context here. But you both said that the first deal you guys closed was through the MLS. So can you talk about in context why was it that you went in that direction first based on maybe where your the amount of capital resource you had on hand at the time. And how is your network grown from there. From a deal sourcing perspective.   John Errico: [00:09:28] Yes. So the reason why I went to the MLS initially was because I didn't know any other information at the time. And I had a real estate agent that was that I still trust and is great and was very helpful had access to the MLS and she would feed us listings and say oh this is great. At the time this is I bought my first place in 2013 2014 essentially the market. There were so many foreclosures that were working their way through the system and many of them were appearing on the MLS that as I said before it was really like you could throw a dart and you could find a great deal. The second deal that I found was actually a for sale by owner deal. So that would be kind of like a like an originating process. I ultimately went through my agent but my then girlfriend now wife were walking down the street and we saw a For Sale sign in a house and we called up the number and it turned out that they were didn't have an agent at the time but were wanted to sell it. And so I went to my realtor and said hey can we set this up and I think she ultimately probably made some nice commissions from that but I did a few more deals in the MLS as well just because again it was so easy to find stuff. The numbers made so much sense and then you know I too as Ryan alluded to before I've I've bought things from sheriff's sales which are foreclosure auctions. I we both have tried this originating tactic which is talked about extensively in places like BiggerPockets which is direct mail and cold calling and you know door to door sale I've never actually done door to door or cold calling but I've certainly tried we both have tried and have had varying success with direct mail and direct mail is essentially going to a company that will print letters for you based on your search criteria and there are a bunch of them companies that provide you with data and then we'll actually do the printing on the mailing. But it's literally finding people that meet some criteria maybe they're older maybe they don't have a mortgage or have a big balance on a mortgage or live in a different state and saying hey I want to buy your house. I'm an investor. Anyone who owns a house is probably seen these. They're also the same type of people that do bandit signs which are signs that say you know I buy your house for money or for cash and a condition called this number. So I've tried that a little bit I've actually never purchased a property from I don't know if you have room I actually bought a property from that.... From your own direct mail?   Ryan Goldfarb: [00:11:49] Yeah we have actually bought, I think, it has been just one. And we were close on a second one that deal fell apart but actually our first rental property that we still have to this day that was purchased by direct mail.   Ben Shelley: [00:12:02] Well I think it's interesting too because what you realize I think a lot of people they almost think cold calling direct mail those kinds of methods are almost old news. They think oh you know maybe it worked in a bygone age but it can't possibly work for me now and you realize when you actually do it you pick up the phone and you make those calls and you send out direct mail, yeah, may be out of a thousand calls nine hundred ninety seven people tell you to go you know what yourself but that three that one two or three deals you could get out of it could be quite substantial so Ryan I'd love to hear from you sort of your origin story how you sort of went through the deal sourcing process.   Ryan Goldfarb: [00:12:35] So similar to John I bought my first two deals off the MLS and again similar to John it was mostly because I just didn't know any better. And it was the path of least resistance. Since then I have experimented with direct mail. I've cultivated relationships with wholesalers. I've attended sheriff auctions but have not purchased through their sheriff auctions. I have received referrals through my network for people who know of potential deals that have ultimately panned out. I have chased plenty of leads that did not work out. I bought a portfolio of tax liens and a number of the liens ended up being ripe for foreclosure and there didn't seem to be a redemption coming anytime soon and that seemed like the most logical course of action to protect our own interests. So we ended up I think at this point we've gotten eight properties back through tax lien foreclosure. And the online route I've now purchased a few properties through either pay-per-click or SEO marketing. And all of these, all of these have been validated enough in my own mind that I see them as a viable path towards sourcing deals in the future. But each of them come with certain drawbacks. Each of them have certain benefits one of which I one of which Ben alluded to earlier when you're sending out direct mail or your cold calling you get plenty of rejection and you get plenty of plenty of angry rejection from people who feel like you are overstepping boundaries by reaching out to them in somewhat of an unsolicited fashion. Conversely one of the things I like about marketing online is most people are seeking you out as opposed to you seeking them out. So there tends to be a little bit better of a tone to the conversation and people tend to be a little bit more amiable towards working something out because they're a little bit more motivated and if they've gotten to you they've gotten to you on their own accord and they're a little bit more cordial.   Ben Shelley: [00:14:44] So now getting a better sense of both of your individual organic paths through various deals sourcing methods what would you guys say is the best path forward for both a beginning investor, a mid-level investor, a high end investor and do you see a difference between these different methods that you guys have talked about?   Ryan Goldfarb: [00:15:05] Well I've definitely noticed a difference in the various channels towards deal sourcing. Having said that I don't think there is a way to break it down that works best for a beginning investor, a mid-level investor, and a more sophisticated investor. I think the goal of every investor should be to source deals off market and to source the best kind of deals you can find whether that's online whether its share of auction whether it's through your network. I think that should be every investor's goal and the reason for that is not that you can't find good deals on the MLS but what I've found and maybe John feels differently about this is that the good deals on the MLS are in front of so many investors that whatever margin there was or whatever price it was listed at that made it a good deal in the first place is quickly quickly vanishes because it gets bid up by the plethora of investors whose plate it comes across. So, there's an element of time associated with all of this. If if I have to look at 10 or 20 quote unquote good deals on the MLS to actually land one then that's not the best use of my time and that's not the ideal deal sourcing channel for me. So I prefer these other methods specifically online, direct mail, networking with wholesalers who I have established a relationship with and who don't function in a manner akin to the MLS with thousands of eyes on every one of their deals. And the main reason for this is I like control and I like knowing that I'm in the driver's seat. I prefer the channels where I'm not competing with investor A, investor B, and investor C where I'm not wasting my time kicking spinning the wheels and trying to find trying to make a deal work that I may not ultimately land at the end of the day anyway.   Ben Shelley: [00:17:06] And just as an example of the way they know that you leverage your people network through the increased level of deal sourcing that you've maintained over the course of your career I know you have a wholesale broker who you work with for example who himself John alluded to this as well who himself uses SEO systems to bring in deals and oftentimes funnels that to you because he knows you're an active qualified buyer and it's just an example I think of how all this can maybe be tied together as well. John your closing thoughts.   John Errico: [00:17:32] I think Ryan brings up a great point and a major observation that I have had is when I first started with real estate investing I think I felt maybe that I was almost too good to do some of the things that are involved in finding deals. So I thought of myself as well. Once I find the deal I can do all the stuff related to the deal but I want to be the guy sending out you know emails or cold calls or direct mail whatever or I don't want to deal with wholesalers because generally the class of wholesalers frankly is humungous. It is a huge variation so there are some wholesalers that are great and there a lot of wholesalers that have no idea where they're doing that will just literally find deals on the MLS and say I'm wholesaling to you for five thousand dollars more than what you could just find on the MLS. So if you're going to be a serious real estate investor particularly in the residential sector which is what we invest in it is really important to take the time to learn how to source and find deals whether it be you go to a broker class like an agent or a wholesaler or you yourself find the sorts of deals that that class identifies like Ryan said direct mail, SEO, sheriff's sales, relationships, for sale by owner whatever it is it's very important to learn those skills because those as I said I think when the very first things we were talking about is that finding deals is the lifeblood of your investment and if you want to really succeed it's important to either control that or know how it's done.   Ben Shelley: [00:19:00] Guys I know I appreciate this. Don’t market only when you need a deal.  This is the biggest mistake I see newer real estate investors make. I call it the “real estate investing hangover.” New investors run around, market, find a great deal, then stop marketing. These investors spend all of their time on the fix and flip or on trying to wholesale the property. Then, all of a sudden, they wake up one day with no deals.This is the real estate hangover I’m talking about. You get paid for the deal you just closed only to realize you don’t have any other deals in the works. In order to get face to face with motivated sellers, you must be constantly marketing. Don’t just market when you need a deal; you need to market all the time. 2. Don’t market to the same list as everyone else. Lists of absentee owners, notices of default, and people behind on their mortgage are the same lists that everyone else will be pursuing. In fact, so many people market to these lists that your odds of getting a deal from them are very low. The name of the game in real estate investing is to have as little competition as possible on a home sale. Instead of buying a motivated seller list, you should build a database of the homes in your market that you want to buy. To do this, you’ll first need to create a property avatar—a list of all characteristics of a home. In other words, make a list of the property characteristics that you like. Then, add the avatar of the particular seller. Ask yourself, what kind of sellers tend to sell to you? For me, the people who sell to me generally have equity and have lived in their home a long time. When you make a list of the kinds of properties you like and a list of the kinds of sellers who are likely to make a deal with you, and then combine those lists, you are setting yourself up for success. Don’t just market when you need a deal; you need to market all the time. 3. Don’t buy a super expensive website. This is one thing I see newer investors doing all the time. As someone who has made this mistake myself, I can tell you that the thousands you’re spending aren’t worth it. You may end up with a gorgeous website, but this shouldn’t be the goal of your online presence. Your website needs to convert leads. Of course there’s nothing wrong with having a website that looks nice, but it isn’t entirely necessary. The main focus should be capturing contact information from people who visit it. Personally, I use Investor Carrot. Investor Carrot is a website company that creates sites specifically for real estate investors. Investor Carrot sites are designed to convert. Also, using Investor Carrot is actually less expensive than hiring a website developer. 4.  Don’t spend your marketing dollars on mass media campaigns. When you advertise on television, radio, and billboards, you’re paying to reach people who have homes you don’t even want to buy. Instead of mass media advertising, focus your money and energy on targeted advertising. Utilize mailers, cold calling, and internet ads to generate leads. 5. Don’t drive for dollars. If you aren’t familiar with the concept, driving for dollars is when you drive through neighborhoods you'd like to buy in to find beat-up properties. Doing this is a huge waste of time. There is no correlation between a beat-up property and a seller who wants to sell at a discount. When you target beat-up homes, you’re cutting out your very best deals. In this market, your best deals are actually sellers who are willing to sell at a discount and whose properties are actually in decent shape.Motivated sellers sell based on a specific life situation, not because their home isn’t in good shape. So, don’t drive for dollars. Instead, spend hours actually prospecting to the people in your database. All of the mistakes I’ve shared today are things that have cost me money in the past. Adrian Nez is a real estate investor and works with Trevor Mauch at Investor Carrot. He is an expert at online lead generation and conversion optimization. On today's episode, Alex decided to split Adrian's interview into two parts. This first part dives into Adrian's personal journey. He reveals that he stopped trusting in God when he became successful and that was a big, big mistake. The second episode dives into Adrian's expertise, inbound marketing, and how he uses it to grow his business. Who is Adrian and how did he get into real estate? Adrian's inbound marketing career started at Investor Carrot, which is Trevor Mauch's company (Trevor has been a guest on the show). Anytime you serve, you're sowing seeds for your future. When you have faith in God, He will always deliver. It wasn't easy for Adrian to pack up and move to West Virginia, but he knew he had a calling and God was sending him a message. He believes sometimes people ignore those messages because they're afraid of the unknown. You need to have faith He will take care of you. With that being said, Adrian was working very hard and he began to lose focus on what really mattered. The relationship with his wife ended up suffering for it. Unless you keep a solid relationship with God, everything else begins to crumble and that was Adrian's downfall. He stopped trusting in God. Adrian trusted Him when he didn't know where to go, but then when success came his way, he lost his way. It's important to surround yourself with the right people who share your same values and understand what it's like running a business. It's also important to be transparent about the struggles you're going through. It helps others not feel ‘so alone.' Sometimes people don't share these personal struggles because they feel as though they need to think positive, but Adrian admits that's just not the reality for people going through hard times. You gotta talk about it and get support. Adrian highly recommends watching the ESPN documentary about Ric Flair. His passion ended up being his disease. Any business owner can relate to Ric's story. Find a mentor that's 2-3 years ahead of you. They can still teach you what they're great at because it's so fresh for them. Today’s episode is full of pure nuggets of awesomeness – you’ll get to hear Tom Krol conduct a Q&A session with one of his students about creating a list, the challenges of living in a small territory, and the real purpose of a script.   IN THIS EPISODE YOU’LL LEARN: How to set your list criteria What you can do when you live in a small territory Why it is so important to stick to the script   How to Set List Criteria  When you are creating a list of properties using Find Motivated Sellers Now, there are two important search criteria: Vacant Property High equity (or free & clear)   Wholesaling in a Small Territory Even in a small market, it’s helpful for a new Wholesaling business to first get a good foothold locally. After you know how to Wholesale, it is easier to get into virtual wholesaling or extension markets.   The Real Purpose of the Script The more you read your script, the shorter your phone calls should be. If your phonecalls are getting longer, that’s not a good thing. You will improve your lead generation process if you stick to the script.  Your script is not to build rapport – the purpose of your script is to separate the good eggs from the bad eggs.   We’ve been working on a new concept to improve your lead generation process: Assume that, if they call, they have some level of motivation. Try not to spend too much time on the phone – get through the script, classify them, and then figure out what you will do next. Don’t make too many assumptions about how motivated they are from the phone call.
