Newmarket's Broadway precinct has in the past been a go to for shoppers. About five years ago it even got a brand new upmarket Westfield mall, but still had a mix of one off boutiques and stores including Karen Walker and Kate Sylvester, on the main strip and surrounding streets. Now there are multiple ghost shops on Broadway, displaying signage of stores that no longer exist and with a heavy sprinkling of "for lease" signs. Mark Knoff Thomas from the Newmarket Business Association spoke to Lisa Owen.
It's a tough time for business in one of Auckland's top shopping districts, with many empty shopfronts lining once-bustling streets. Newmarket businesses say high rent, a tight economy and changing shopping habits have all contributed to a difficult environment. They say the many empty buildings on Broadway and the surrounding streets aren't a good look for attracting customers, and the area sometimes feels like a ghost-town. Luka Forman went for a visit.
Returning guest Rich Mironov is a B2B product management legend, long-time blogger and author of "The Art of Product Management". He's recently moved to Portugal to sample the best of European product culture, and is currently actively coaching and mentoring product leaders. His goal is to help them understand what business leaders really care about and ensure that they make an impact by speaking the same language as the rest of the executive suite. Episode highlights: 1. No one in the leadership team cares about how products are made; they care about making money We product people can often be so in love with our craft and our terminology that we forget that no one else wants to hear it. We need to craft a narrative that moves beyond esoteric, fuzzy concepts about delight and happiness. These are important, but not as important to the leadership team as how those things make money for the company. We need to get off our high horses and meet our stakeholders where they are, just like we would with our users. 2. Product Managers need to know how their product and their company make money Too many product managers are not aware of how their company makes money, how things are priced and packaged, and the effect that this will have on the types of decisions they can make. We need to up our game when it comes to financial literacy and understand the growth levers that we can pull if we want to have an impact at the top level. 3. It's important to build internal coalitions to get support early, rather than being the one person who dissents It's always hard when there's a seemingly blockbuster deal on the table that has big revenue numbers attached, but is going to derail the roadmap for months. It's important to understand the positions of other non-product stakeholders and get their buy-in so that you're not the only person against the deal. Make sure you build bridges with your colleagues and go in with a united front. 4. Learn to tell "Money Stories" to get alignment around your roadmap and calculate the true cost of trade-offs There are four different types of money stories: Cost savings, Upselling, New Market and Customer Satisfaction. These all use simple heuristics to sense-check the revenue impact of any initiative. Product people can get obsessed with accuracy, but your colleagues are guesstimating all their numbers, so get comfortable with directionally correct numbers. You can still make prioritisation debates clearer by "counting the digits" or comparing orders of magnitude. 5. Organisational context is everything, so you need to understand it There are big differences between how Private Equity-funded and Venture Capital-funded startups work. They have different timeframes, different goals and, ultimately, a different mindset. There's no right or wrong here, simply an acknowledgement that your company's investment context will dramatically impact the types of decisions the leadership team will make. The new President of Shannon Chamber claims the institution has been "Shannoncentric" and "elitist" in the past. Former Managing Director of Dromoland Castle Hotel, Mark Nolan, has been appointed the new President of Shannon Chamber, succeeding Eoin Gavin of Eoin Gavin Transport who held the office for three years. Nolan has been a director of the chamber of commerce since 2009 and is also the founder of Hallmark Management Limited which undertakes small design and fit-out projects for five-star hotels. He says areas like Newmarket-on-Fergus deserve the chamber's full attention.

Concerns are being raised over proposed traffic calming measures in Newmarket on Fergus. The proposed works centre on the R458 and R470 roads in the centre of Newmarket on Fergus will involve the construction of a raised tabletop to incorporate three junctions in the time, and the realignment of kerb lines at Main Street. A public consultation on the proposed measures will be held in Newmarket on Fergus Community Hall on Tuesday, the 6th of May (4-6pm). One of Clare's sporting stars is hoping the message of this year's Pieta House Darkness into Light walk will encourage people to reach out for support in any aspect of their lives. Pat Shanahan, executive director of the Wild Alaska Sole Association, says the light, mild-flavored fish with a flaky texture is the complete package of what consumers are looking for in a protein option today. "It has that protein that doesn't weigh you down, but it offers really superior sustainability and nutrition characteristics," Shanahan says. "It's a wild-capture fish, but it's very abundant. It's the second largest federally managed fishery in Alaska and averages around 200,000 metric tons per year, which is a very large fishery."She says wild Alaska sole is independently certified sustainable.On the nutrition side, wild Alaska sole is an excellent source of lean protein, offering high levels of omega-3 fatty acids for a low fat fish, Shanahan says. "It's quite unusual to find the levels in mild, low-calorie, low-fat fish, like wild Alaska sole. So we're really excited to share that kind of information, too, for those consumers and buyers that are looking for really healthy options or superior kinds of health benefits."

A former Mayor of Clare claims the county is "going backwards" when it comes to adequately funding roads maintenance. Shannon Municipal District's elected representatives are the latest to condemn the proposed funding for their area's municipal district works programme, after seeing their allocation slashed. It's the last of this county's municipal districts to hold a special meeting to discuss roads funding for the coming year. At the meeting, councillors have heard that €2.92 million is the proposed funding for Shannon's programme this year, which is 7% below the 2024 figure and accounts for just 10% of the total budget. It's also the smallest allocation of any MD in Clare. The Municipal District Works programme budget applies to works on regional roads and while Shannon has the second-smallest share of roads of this type, the argument has been made that its roads are some of the most heavily-trafficked. Sixmilebridge Fine Gael Councillor John Crowe says while the network has improved over the past 25 years, Shannon's roads funding needs to be going up instead of down. The meeting has also heard that due to funding constraints, staffing levels within the Roads Department with respect to Shannon may have to be examined. It's been confirmed, however, that the municipal district intends to proceed with its plans revealed last year to hire four additional staff in the Shannon area, with two already hired and a further two to be appointed imminently. Newmarket-on-Fergus Fianna Fáil Councillor David Griffin says having an adequate level of staff is crucial due to the importance of proper maintenance to the public.

Clare County Council's roads maintenance budget for this year has seen the Shannon Municipal District's funding allocation slashed by 7% to €2.92 million. It means Clare's second most populated municipal district accounts for just 10% of the overall budget. Newmarket-on-Fergus Fianna Fáil Councillor David Griffin says it's unacceptable that the "thriving economic base" has seen its funding cut.
