On this episode of the Best Ever CRE Show, Joe Fairless interviews David Saxe, co-founder and managing principal at Calvera Partners. David shares how he and his co-founders transitioned from working at the $30B institutional fund manager CIM Group to launching Calvera in 2010. They began by investing in small rent-controlled multifamily assets in Silicon Valley and have since scaled to syndicating large 150–300 unit value-add projects across the Sunbelt. David also touches on the institutional foundations of their strategy and how their hands-on experience across asset management, acquisitions, and investor relations shaped their approach. Escucharemos las bandas sonoras que escribió Bernstein para películas como “VALOR DE LEY”, “LOS COMANCHEROS”, “EL CAMINO DE LA VENGANZA”, “LOS HIJOS DE KATIE ELDER”, “LA BATALLA DE LAS COLINAS DEL WHISHY” o “WILD WILD WEST” y terminaremos con una especie de suite que hemos hecho con algunos de sus temas para su saga de “LOS SIETE MAGNÍFICOS”. 00h 00’00” True grit – Elmer Bernstein 00h 02’06” Presentación 00h 03’56” Cabecera 00h 04’32” 1971 EL GRAN JACK 00h 04’32” Main theme 00h 09’03” Little Jake again – Going home 00h 20’03” 1973 LA SOGA DE LA HORCA 00h 20’03” Main title 00h 22’12” Cemetery 00h 26’34” Necktie party 00h 30’21” 1957 CENIZAS DE ODIO 00h 30’21” Prelude 00h 33’54” Love and justice 00h 38’35” 1965 LA BATALLA DE LA COLINAS DEL WHISKY 00h 38’35” Overture 00h 41’56” The battle of whiskey hills 00h 45’49” Hallelujah trail 00h 48’15” 1958 MÁS RÁPIDO QUE EL VIENTO 00h 48’15” Tony’s smile - Saddle the wind – Lover’s quarrel - Going to town 00h 52’38” 1961 LOS COMANCHEROS 00h 52’38” Main title 00h 54’13” Attack 00h 58’52” 1968 EL CAMINO DE LA VENGANZA 00h 58’52” Prologue 01h 01’59” Fast talkin’ man 01h 05’25” 1976 EL ÚLTIMO PISTOLERO 01h 05’25” Main title 01h 09’41” Ride 01h 12’22” Shootout 01h 15’42” 1965 LOS CUATRO HIJOS DE KATIE ELDER 01h 15’42” Main theme 01h 17’56” The sons of Katie Elder – Ernie Sheldon 01h 20’26” Memories of Clearwater 01h 22’57” 1957 CAZADOR DE FORAJIDOS 01h 22’57” Prelude – A stranger in town 01h 26’04” Kip’s half-injun 01h 29’33” Good Indian 01h 32’25” 1974 THE TRIAL OF BILLY JACK 01h 32’25” How I need you – Michelle Wilson 01h 35’02” Billy and Jean reunion 01h 39’00” 1969 VALOR DE LEY 01h 39’00” True grit – Glen Campbell 01h 40’56” Runaway races away – The chase on their way 01h 44’47” Mattie and Little Blackie 01h 45’50” 1999 WILD WILD WEST 01h 45’50” Main title 01h 48’45” Of Rita, rescue and revenge 01h 54’23” 1960 LOS SIETE MAGNÍFICOS 01h 54’23” Main title 01h 56’27” Worst shot 01h 59’26” Calvera’s return 02h 01’55” El Toro 02h 05’17” Petra’s declaration 02h 08’01” I can give you anything but 02h 10’18” 1966 EL REGRESO DE LOS SIETE MAGNÍFICOS 02h 10’18” Main theme 02h 12’45” Defeat 02h 16’04” 1969 LA FURIA DE LOS SIETE MAGNÍFICOS 02h 16’04” Main title 02h 19’22” Father and son 02h 21’11” Cantina rushed 02h 24’53” Guitar source 02h 27’35” 1972 EL DESAFÍO DE LOS SIETE MAGNÍFICOS 02h 27’35” Finale
In this first guest episode of Series 5 of the GowerCrowd.com podcast, The Real Estate Reality Show, you're going to be meeting with David Saxe. David has lived through prior real estate downturns at major institutional commercial real estate companies. He discusses how distress is filtering its way into the CRE investing world and we look at the impact of rising interest rates on cap rates, asset values, and how this is leading to an increased flow of distressed opportunities across all asset classes. David shares his insights into how sophisticated sponsors mitigate risk in their underwriting and in their operations, and he also discusses how less experienced players get complacent during good times in a way that can lead to critical failures when times turn bad. You'll hear how assumable loans appear to be artificially propping up asset values in some cases, and you'll also learn about the risks and benefits associated with bridge loans. *** In this brand new podcast series at GowerCrowd, The Real Estate Reality Show, we take a realistic view of commercial real estate investing, providing pragmatic insights for passive investors who are looking for sponsors they can trust and distressed opportunities they can invest in. You'll find no quick fixes or easy money ideas here, no sales pitches, big egos or hype. You'll learn how to build your wealth while protecting your capital investing as a limited partner in commercial real estate investments, even and especially during an economic downturn. Zdravo.
Detection of the extended γ -ray emission from the high Galactic latitude Calvera's SNR candidate by Yuliang Xin et al. on Monday 21 November We report the extended GeV $gamma$-ray emission that spatially associated with the high Galactic latitude supernova remnant (SNR) candidate - Calvera's SNR with the Pass 8 data recorded by the {em Fermi} Large Area Telescope. The $gamma$-ray spectrum of Calvera's SNR between 100 MeV and 1 TeV shows an evident ($sim$ 3.4$sigma$) spectral curvature at several tens of GeV. The multi-wavelength data can be fitted with either a leptonic model or a hadronic one. However, the leptonic model exhibits the inconsistent between the flat radio spectrum and the hard GeV $gamma$-ray spectrum of Calvera's SNR. For the hadronic model, the spectral index of protons should be harder than 1.6. And the total energy of protons is fitted to be more than one order of magnitude higher than the explosion energy of a typical supernova, which also challenges the hadronic model. The evident spectral curvature and the absence of non-thermal X-ray emission from Calvera's SNR makes it to be an interesting source bridging young-aged SNRs with bright non-thermal X-ray emission and old-aged SNRs interacting with molecular clouds. arXiv: http://arxiv.org/abs/http://arxiv.org/abs/2211.10016v1
Episode Notes Things are getting exciting in here with 1960's western classic The Magnificent Seven. Yul Brenner and Steve McQueen lead an all-star gunslinger gang against Eli Wallach's Calvera. Quippy, smart, with deep pathos and fun action, this movie is what this list is all about. Recommendations: Stranger Things (Netflix) and Is It Cake? Dana and Tom follow up last week's Seven Samurai discussion with the American adaptation that is the second-most often show TV movie behind on the Wizard of Oz, the Magnificent Seven. Directed by John Sturges and with a Star-Studded cast of Yul Brynner, Steve McQueen, Charles Bronson, and Eli Wallach, get to know the original team-up movie. Plot Summary: A gang of bandits led by Calvera (Eli Wallach) periodically raids a poor Mexican village for food and supplies. After the latest raid, during which Calvera kills a villager, the village leaders decide they have had enough. On the advice of the village elder (Vladimir Sokoloff), they decide to fight back. Taking their few objects of value, three villagers ride to a town just inside the United States border hoping to barter for weapons. They are impressed by Chris Adams (Yul Brynner), a veteran gunslinger, and approach him for advice. Chris suggests they instead hire gunfighters to defend the village, as "men are cheaper than guns." At first agreeing only to help them recruit, Chris eventually decides to lead the group. Despite the meager pay offered, he finds five willing gunmen. At a time when gunslinging days are reaching an end, Adams helps recruit a band of men each with their own reason for taking on what appears to be a lost cause.
