As the price of Bitcoin climbed to $57,700, the Bank of England deputy governor Sir Jon Cunliffe said Cryptocurrencies need regulation as a "matter of urgency". Crypto technologies do not pose a risk to financial stability at the moment, but there are "very good reasons" to think that this might not be the case for much longer, Sir Jon said in a speech. A future collapse in the price of cryptocurrency could spread through markets, he warned. A severe fall in the value of crypto-assets - for example, to zero - could force investors who have taken on debt with brokers to have to find cash or sell other assets to pay them. "Similarly, there is the possibility of contagion," he said. "A large fall in crypto valuations could affect investor risk sentiment more broadly, causing investors to sell other assets that are judged to be risky and those perceived to have a similar investor base." "Interconnectedness creates the possibility that shocks are transmitted through the financial system," he added. In the past year, crypto-assets have grown around 200% in value from just under $800bn (£580bn) to $2.3tn (£1.7tn). While this is relatively small in the context of the $250tn global financial system, the 2008 financial crisis was triggered by the sub-prime sector which was valued then at $1.2tn, Sir John said. Most crypto-assets, such as Bitcoin, are not backed up in the real world by assets or commodities, but strings of computer code, and make up 95% of the $2.3tn. As a result, they are volatile, he said. Connections between cryptocurrencies and the traditional financial system are also growing as big investors, hedge funds and banks become more involved, Sir Jon said. "Bringing the crypto world effectively within the regulatory perimeter will help ensure that the potentially very large benefits of the application of this technology to finance can flourish in a sustainable way," he added. Source: BBC. China recently banned all Crypto trading, having previously outlawed Crypto, mining to avoid a similar risks as well as any challenge to their markets and own digital currency. Central banks and major governments will not allow Cryptocurrency to replace the currency which they control. Crypto is not recognised or even taxed as currency. The Bank of England previously advised that people should only invest money into Crypto that they could afford to lose. When you borrow to buy Crypto or other volatile assets such as stocks and shares – a practice usually known as gambling - you risk losing more than your original stake. Before the 1929 stock market crash, people were able to borrow to buy stocks using the stock as collateral. When the price dropped by 70%, the broker made a margin call demanding repayment which pushed thousands of people into bankruptcy. With inflation eating away the buying power of savings where can you invest for higher returns without risk? The answer is that all investment carries a degree of risk. Even money on deposit in a bank is at risk if the bank fails, although most governments have some sort of deposit protection scheme in place. Cryptocurrency is a high-risk investment, and some would call it speculation. Investing in the stock market can also be risky, as values can go down as well as up. Blue-chip shares, in major well-established companies, are less risky than smaller companies or start up tech firms for instance. There are many wise investors out there who know the power and the benefits of investing in property as an asset class. However, while a lot of them have that wisdom, and also the capital at hand to make such investments, they simply don't have the other resources to be able to pull the trigger and enjoy the incredible returns that are possible. Time is the biggest hurdle for them. Having or finding the time to be able to properly and fully assess each asset (the property) and run all the required due diligence to protect their investment. Lacking contacts is another obstacle. The various estate agents, letting agents, solicitors, brokers, accountants, tax advisors, builders, trades, planners, architects, engineers, and other various specialist professions that swarm the property world in different scenarios. And lacking the specialist knowledge and skills can be the investor's biggest hurdles; consciously and unconsciously. Some foolishly think that having binge-watched "Homes Under The Hammer" is enough to arm them and ensure they're able to protect what can be very sizeable sums in this investment field. Other wiser investors, have the awareness to understand they simply "don't know what they don't know." How to source the right assets, running deep due diligence, organising the various professionals to acquire, add value, maintain, hold, and sell the property. Not to mention the other connected matters such as tenants, agents, certifications, compliance, lending, and insurances. And that's not even covering the various strategies, tactics, and tax-efficient processes to structure the investment in the best way possible. Specialist in Property Portfolio Building, Director of 3 Property Investment Businesses, Sole Director of 1 Successful Estate Agency Anthony ‘Tony’ Fairs is 32 year old entrepreneur from Fenham, Newcastle Upon Tyne where he lives with his wife Rebecca and springer spaniel Bobbi. He started his property journey at Northumbria University where he studied a BSc Hons in Estate Management. The business is registered with The Property Ombudsman and currently manage in the region of £12million of property assets on behalf of clients. His company are also responsible via there power team for the maintenance of these properties from small jobs through to full home renovations. Tony has no shortage of contacts in the property industry that include estate agents, auctioneers, deal packagers, surveyors as well as tradesmen such as electricians, plumbers, etc. In late 2018 Tony formed a joint venture with a client and in the space of 15 months has created a portfolio valued in excess of £1million using the buy refurbish refinance strategy with 100% of cash invested back in the bank which will fund future purchases and help grow the portfolio. In today's episode, Kevin is joined by former Royal Navy communicator, corporate world project manager, Serviced Accommodation expert and Progressive Property VIP, Dan Eaton. Dan first attended a “Multiple Streams Of Property Income” event back in 2017 and since then has gone from strength to strength in the property industry and is now a full-time property developer and serviced accommodation provider. Listen in today as he describes his journey to success as well as providing top tips on how to make it in the property industry. KEY TAKEAWAYS: Tell us a little bit about what you were doing before you came to progressive? About 2 years ago, I came to progressive along with a friend. At the time I was a project manager in the corporate world, prior to that I had been in the Royal Navy for 10 years. Before this had you ever invested in property before? No not at all, I had watched ‘Homes Under The Hammer” but I was always under the impression that you needed to have money to do property. You attended the multiple streams of income event in 2017, what did you do off the back of that event? I signed up for some of the training courses that Progressive have to offer and I attended the masterclass and the serviced accommodation course. You decided that you wanted to do serviced accommodation, how did you do it? In the training we learned about rent to serviced accommodation, meaning borrowing a house or accommodation from the landlord and using it for serviced accommodation. We then found some properties in Cheltenham that we could do that with and we went from there. How critical do you think networking is to build your property business? It is absolutely essential. I met my business partner Andrew through networking, we took on his SA units. Then through other networking events, I've met others, the four of us are now in a partnership where we're doing a six house new build. It is absolutely imperative. Two of my deals now are off-market deals, because of my contacts through networking. What are your plans going forward? To be honest, it is more of the same. Our services accommodation is up and running, we have systemized a lot of that so I don't spend much time with that. I do the commercial conversion side and development side and the next 12 months, is just more and more of the same. We want to take on more SA units, we want to take on more commercial conversions some used for services accommodation and some used as starter homes. Why is the progressive property community so helpful? Coming from the commercial world where everybody is out for themselves, I couldn't believe how helpful people were in the property industry. I think it stems from whoever started doing property in the past, they had been successful, decided to help some people out and decided to pay it forward and it built into this massive community. The market for property is so vast, there are hundreds and thousands of houses. There is enough out there for everyone and I think the property communityrealisethat and want to help. What are your top tips for people who are interested in getting into property? Think about what it is that you want to achieve. Think about how you are going to achieve it. Start going networking and find people willing to help you. Get the education to make sure you are doing it properly. Attending progressive property events to help gain knowledge of the industry. Take action to implement. Join the VIP programme which will help keep you accountable. What do you say to people wondering if they are capable of being successful in property? I would say ‘Yes you can be successful', one thing I have learned is that you can achieve a lot of stuff, not necessarily straight away, but it is a simple process that you just need to follow.
