As a property investor, it is nearly impossible to go to new levels of success without the support of a top property manager. Jo Natoli explains why. Few recognise the wide-ranging role of a property manager. They need to get down and dirty, doing whatever it takes to inspect properties and deal with messes. They need to be a psychologist, counsellor and negotiator as they manage people and their emotions. They need to be a constant conflict manager, and are often everyone's punching bag. Think you can do it yourself? Good luck! So how do you find the best sustainable property manager, as distinct from the rest, to ensure your investment property continues to perform in order to achieve your long term lifestyle goals? This is where our guest Jo Natoli comes to your rescue. Jo has had her sleeves rolled up in the trenches of elite property management for over three decades, as the Founder of The Rental Specialists in NSW. She is also a current Real Estate Institute of NSW Board Member. In the wake of Culloden, much of Scotland was on its knees. Crippled by defeat and the subsequent backlash of the British government, along with famine and poverty, they were in dire need of new horizons. The nascent British Empire would provide it. The Scottish Highlanders had developed a fearsome reputation during their struggles against the English, and would prove just as indomitable fighting for Britain in India. Yet, in more ways than militarily, India was to become a treasure trove of opportunity, enrichment and conquest for the Scots. From their domination of the East India Trading Company, to some of the men credited with cementing imperial rule in India, and the Highlander Regiments who took on the ferocious Tipu Sultan in the South, Scots involvement in all spheres of the British Empire in India was momentous. It also made them very rich… how controversial, then, is Scotland's Indian involvement? In today's episode, William and Anita are joined by historian Andrew MacKillop to discuss the colourful history of Scots and India. The restaurant industry abounds in rags-to-riches stories, but few of the accounts illustrate the theme as vividly as the tale of Carl Karcher, the onetime feed store worker who founded Carl's Jr. In the process, he pioneered practices and policies that are still being adopted 83 years later. Ever wonder who came up with the standard fast-casual model of running orders to a fast-food customer's table, as designated by some sort of flag or table marker? Carl's Jr. was doing it decades ago. Indeed, Karcher's brainchild was in many ways the precursor of fast casual, a chain that sought to differentiate itself as a notch above traditional fast-food joints. But that's only a small part of the story. Karcher parlayed a $326 hot dog cart into a multi-billion-dollar empire, a history worth knowing, per se. But the twists to that account add plenty of drama and color. This week's edition of Restaurant Rewind traces Karcher's rise to riches, along with the bad moves that sucked them away. It's a cautionary tale for any business person, regardless of what trade they're in. Give a listen by pressing Play.

Another rapidly expanding part of his research looks at human-technology interactions and the ethics of automation, including self-driving cars. In this episode, we start by talking about cultural differences between East Asia and North America in how people react to robots, algorithms, and AI. We talk about the example of robot preachers and credibility-enhancing displays. We discuss people's belief in free will, and how it varies according to the situation and some individual traits. We discuss whether people always follow their own self-interest in politics. We talk about why people in the US love rags-to-riches stories, and whether people who became rich or the born rich support social welfare more. Finally, we discuss the phenomenon of moralization of effort, and what displays of effort signal socially. -- A HUGE THANK YOU TO MY PATRONS/SUPPORTERS: PER HELGE LARSEN, JERRY MULLER, BERNARDO SEIXAS, ADAM KESSEL, MATTHEW WHITINGBIRD, ARNAUD WOLFF, TIM HOLLOSY, HENRIK AHLENIUS, FILIP FORS CONNOLLY, DAN DEMETRIOU, ROBERT WINDHAGER, RUI INACIO, ZOOP, MARCO NEVES, COLIN HOLBROOK, PHIL KAVANAGH, SAMUEL ANDREEFF, FRANCIS FORDE, TIAGO NUNES, FERGAL CUSSEN, HAL HERZOG, NUNO MACHADO, JONATHAN LEIBRANT, JOÃO LINHARES, STANTON T, SAMUEL CORREA, ERIK HAINES, MARK SMITH, JOÃO EIRA, TOM HUMMEL, SARDUS FRANCE, DAVID SLOAN WILSON, YACILA DEZA-ARAUJO, ROMAIN ROCH, DIEGO LONDOÑO CORREA, YANICK PUNTER, CHARLOTTE BLEASE, NICOLE BARBARO, ADAM HUNT, PAWEL OSTASZEWSKI, NELLEKE BAK, GUY MADISON, GARY G HELLMANN, SAIMA AFZAL, ADRIAN JAEGGI, PAULO TOLENTINO, JOÃO BARBOSA, JULIAN PRICE, EDWARD HALL, HEDIN BRØNNER, DOUGLAS FRY, FRANCA BORTOLOTTI, GABRIEL PONS CORTÈS, URSULA LITZCKE, SCOTT, ZACHARY FISH, TIM DUFFY, SUNNY SMITH, JON WISMAN, WILLIAM BUCKNER, PAUL-GEORGE ARNAUD, LUKE GLOWACKI, GEORGIOS THEOPHANOUS, CHRIS WILLIAMSON, PETER WOLOSZYN, DAVID WILLIAMS, DIOGO COSTA, ANTON ERIKSSON, ALEX CHAU, AMAURI MARTÍNEZ, CORALIE CHEVALLIER, BANGALORE ATHEISTS, LARRY D. This is Zack Fuss. Today, we are breaking down Cintas Corporation. It is America's largest uniform rental company, and for around $1.50 per worker per day, Cintas will collect, clean, and replace uniforms for organizations in industries such as lodging, hospitality, entertainment, manufacturing, and retail. To help break down Cintas, I am joined by Delian Entchev, a portfolio manager at Aoris Investment Management. The company's origins trace back to the Great Depression, when its founder, who was a circus worker at the time, began a small business to reclaim and clean rags for local factories in Cincinnati, Ohio. Nearly a hundred years later, Cintas is set to approach 10 billion in sales at a 10% five-year CAGR and a 20% operating margin. It remains a family-owned business, with multiple generations of the Farmer family having held leadership roles at the company. Please enjoy this Breakdown of Cintas Corporation.
