John Buran is President and Chief Executive Officer of Flushing Financial Corporation and Flushing Bank ($FFIC). He joined the Bank as Chief Operating Officer in 2001 and has served on the Board of Directors since 2003. During his tenure as President and CEO, Flushing Bank has grown from $2 billion in 2005 to over $8 billion in total assets. John's banking career began in 1977 at Citibank where he held a variety of senior management positions. John is Chairman of the Board of the Federal Home Loan Bank of New York, a position he has held since 2018. He has been a Director there since 2010. He is past Chairman and current Board member of the New York Bankers Association. He is a former member of the Community Depository Institutions Advisory Council of The Federal Reserve Bank of New York where he served six years. John is also a former member of the Nassau County Interim Finance Authority where he served eight years. Mr. Buran has devoted his time to a variety of charitable and not-for-profit organizations. He has been a Board member of the Long Island Association, both the Nassau and Suffolk County Boy Scouts, EAC, Long Island University, the Long Island Philharmonic and Channel 21. He was the fundraising Chairman for the Suffolk County Vietnam Veteran's War Memorial in Farmingville, New York and has been recipient of the Boy Scouts' Chief Scout Citizen Award. His work in the community has been recognized by the Family and Children's Association, and the Gurwin Jewish Geriatric Center. He was also a recipient of the Long Island Association's SBA Small Business Advocate Award. Mr. Buran was honored twice with St. Joseph's College's Distinguished Service Award. The racially-charged NIMBY, or ‘not in my backyard', phenomenon is at the core of zoning laws, particularly in the greater New York City area. In this episode, I take us back to the early 1900s to look at the nation's first zoning resolution and examine how it continues to affect communities today. I also revisit a conversation with developer Johanna Anderson, the executive director of Ithaca Neighborhood Housing Services, to learn more about a mixed-use affordable housing development in upstate New York. Founders Way is a mixed-use structure that boasts two separate wings with a new addition of studios to four-bedroom homes, as well as office space for rental and for sale. With a project of this size, Johanna discusses how she involved the community to preserve the existing design of the neighborhood and enhance structures, without creating a stark difference in architecture. We also touch on some barriers to housing such as racial disparity and affordable housing stigma. We define what exactly these concepts are and the impact they've had on Ithaca, as well as how climate change has affected housing in the area. Today on Midday, guest host Emily Sullivan, the enterprise City Hall reporter for The Baltimore Banner, takes a closer look at the annual Baltimore City tax sale. Let's say you're a homeowner who had a tough year – and you don't pay your property tax bill. The city can place a lien on your house…and auction off that lien at the annual tax sale each May. (The online auction is scheduled this year for May 21.) An investigation by WYPR's news partner, the Baltimore Banner, found that roughly 41,000 homes have been through the tax sale process since 2016. Debts attached to these properties have gone up for auction at a public, online process where individuals or LLCs can bid to purchase the liens. The buyer clears the debt with the city and state…but the homeowner now owes the third-party who purchased their debt. If the third-party remains unpaid, they can charge the homeowner steep interest…and eventually, can begin a foreclosure process to claim the property as their own. Joining Emily to discuss the problems created by the tax sales — and potential solutions — are three guests with unique perspectives on the issue:We begin with Baltimore Banner housing reporter Sophie Kasakove, who's worked on the Banner's investigative series. Topic: When we take a deeper look at the home appraisal industry, it doesn't take long to realize that there's an apparent correlation between the value of your home and your skin color. And unfortunately, when trying to sell a home - the darker your shade, the less you'll get paid. Perhaps it's because the home appraisal industry is mostly white, male and aging: the Bureau of Labor Statistics says that of the 75,000 appraisers in the United States, 97 percent are white, and other surveys show that nearly three-quarters are both male and above the age of 45. Lydia Pope, president of the National Association of Real Estate Brokers, an advocacy organization for Black professionals in the industry, joins Tavis for a conversation on the lack of representation among real estate professionals, the growing issue of flagrant bias in home appraising, and discusses the solutions that may be at hand when facing appraisal prejudice. Bio: Lydia M. Pope is the current National President of the National Association of Real Estate Brokers, Inc. (NAREB) and sits as the 3rd female president since 1947 its founding. Many Americans are driven to use expensive alternative financial services, including check cashers, payday lenders and pawn shops that charge high fees for financial services that fail to help people get ahead. Without a checking account, families wind up paying too much for basic financial transactions and are hard pressed to build savings and assets.Quick Facts:• Close to 5% of U.S. households (approximately 12 million adults) are “unbanked,” without a checking or savings account.• Almost 11% of U.S. households (approximately 24 million adults) are underbanked, meaning they still use some fringe financial services.• Nearly 34% of unbanked and 45% of underbanked households earn less than $30,000 per year.• Nationally, 48% of Black households and 42% of Hispanic households are unbanked or underbanked, compared to less than 14% of white households.Why do basic transaction accounts matter?A basic transaction account is an important first step in establishing a mainstream banking relationship, depositing earnings securely, accessing credit and saving for the future. Unbanked and underbanked individuals lose the cost savings and stabilizing benefits such an account provides, such as:• Cost savings: The average unbanked person spends 5% of net income on unnecessary fees for alternative financial services. This can amount to $40,000 over a lifetime—a significant amount for those who can least afford it.• Asset building: Without a bank account, a family lacks the ability to save reliably or automatically, or establish a banking relationship that can lead to accessing affordable credit for opportunities like a car, small business, or home mortgage.• Public safety: Without a safe place to deposit their money, unbanked people are more likely to be victims of crime because they often carry large sums of cash with them or keep cash in their homes. As the advocacy manager, Jett builds the ACLU's public education and advocacy programs through coalition-building, leadership development, communication, and lobbying. They ensure that supporters of the ACLU of South Dakota have the tools, information, and opportunities to be effective advocates on issues like LGBTQ+ and Two Spirit rights, Indigenous justice, and criminal justice reform.Prior to joining the ACLU, Jett served as an AmeriCorps VISTA and Public Ally in their hometown of New Haven, Conn. During their program years, they worked in community organizing and capacity building for New Haven Legal Assistance Association and Neighborhood Housing Services of New Haven. They also volunteered with community placemaking organizations and engaged in organizing around ending police violence, increasing access to safe and truly affordable housing, and decriminalizing homelessness.Jett recently graduated with a master's degree in public administration from Syracuse University's Maxwell School of Citizenship and Public Affairs. At Maxwell, Jett worked on initiatives aimed at developing anti-racism and anti-oppression curriculum for the Public Administration and International Affairs Program. After several extensions of the state's eviction moratorium, Illinois Governor JB Pritzker issued an executive order last Friday that allows eviction filings to begin on August 1. Both the state and city have available rental assistance, and housing advocates are doing their part, too. Neighborhood Housing Services of Chicago expects close to 100,000 applications for some help. And while that program has been traditionally been focused on homeowners, they're helping renters and small unit landlords because they say evictions on this scale will harm the entire housing system in Chicago. We talk to NHS about what services are available for those who could be facing houselessness. The collaboration to help Veterans is not complete without you! Veterans played their part protecting our country. That’s a big act of love. Now you are invited to volunteer this summer in Operation Renovation, a collaborative project with Little Acts Of Love and Neighborhood Housing Services. Volunteers are needed to make minor repairs to veterans’ homes. The work will be done July 6 through July 11. Veterans needing minor home repairs can call 610-372-8433. Operation Renovation is Free for all veterans and their families. Volunteers and donations are still needed. Alice Moyer, Executive Director of Little Acts Of Love joined forces with Neighborhood Housing Services to help get the job done. She shares some background about the project along with Ron Miller, Executive Director of NHS and Kelley Coates, Director of Neighborhood Building for NHS. Tune in and join Operation Renovation.
