But instead of treating that as a death sentence, Sal breaks down exactly how he and his team are future-proofing themselves by mastering the 203K renovation loan — an FHA product that lets buyers purchase and renovate a home simultaneously with as little as 3.5% down. We dove deep into how this product creates supply in markets starved for inventory, how realtors can use it to close deals they would have otherwise lost, how homeowners can renovate without selling their low-rate mortgage, and why the most complex, human-intensive deals will always need a skilled loan officer who knows what no AI ever will. Amid the rise of sustainable architecture, mass timber has become a powerful symbol of progress — a material that marries renewable design with modern efficiency. Yet, in the damp climate of Vancouver, BC, sustainability meets its match: moisture. Managing humidity levels in large-scale wood construction isn't just a matter of comfort; it's about protecting structural integrity, schedule, and long-term performance. For the University of the Fraser Valley's new student housing project, these challenges were amplified by the region's relentless rainfall and the building's unique E-shaped design, which trapped moisture in stubborn corners.Enter Polygon — and more specifically, Sean Smith, the company's Vancouver Branch Manager. Tasked by Clark Builders to safeguard the project, Smith and his team engineered a fully integrated moisture control system that turned real-time data into action. Over 50 sensors were installed across the site to monitor both ambient conditions and the internal moisture levels of the CLT (cross-laminated timber) floors. These sensors communicated directly with an intelligent network of desiccant dehumidifiers and heaters, automatically adjusting output to maintain optimal conditions.The result? A system that not only protected materials but also optimized energy use and streamlined workflow. Manual moisture checks were replaced by live dashboards, and project teams gained confidence backed by data, not guesswork. What could have been weeks of weather-induced delays turned into a masterclass in proactive environmental control.To understand how smart systems and strategic thinking kept this mass timber project on track — and why automation may be the future of construction moisture management — we turn to Sean Smith, Branch Manager at Polygon, who helped lead the charge on the University of the Fraser Valley's student housing project.

It's Acadiana: Out to Lunch

If you’re going to run a good business, you’ll need to know the tools of your trade, literally and figuratively. Sometimes it’s knowing how to find talent. Other times it’s owning the crane nobody wants to buy. Because here’s the thing: every project needs both muscle and machines. And neither comes cheap these days, especially in the world of construction. The U.S. construction industry needs around 439,000 new workers this year just to keep up with demand, according to some estimates. So when someone says “tools,” they might mean manpower — or literally heavy machinery. If you’ve taken on a home renovation project recently, you might have noticed that it can be hard to find the guy or gal for the job. Grant Alexander is Board President of the Master’s Guild of Acadiana, an organization set up to train people for the trades and fill the skills gap. Grant was born in Gulfport, lived in Lafayette, and studied communication at UL. While running an insulation business, he saw firsthand that having tools means nothing without people who can use them. Later, Grant opened a local home fixtures franchise and again ran into the same roadblock. They had the supplies, but not the skilled workers to install them. That experience inspired the Master’s Guild of Acadiana. Now, the Master’s Guild teaches everything from basic construction skills to job-readiness. The goal is to help budding builders hit the job site ready to work. Even a skilled worker needs the right tool. And sometimes, the right tool is an excavator. Troy Dowling is Branch Manager at SitePro Rentals in Broussard. SitePro offers the machines tradespeople need but often can’t justify owning. Troy was born in New Iberia, and spent six years in the Marine Corps after which he carved out a career at Haliburton. He retired after 30 years, but he couldn’t sit still for long. He got a job at SitePro where oversees a tool-fleet valued at over $14 million, with everything from skid steers to massive booms, serving both contractors and DIY folks who don’t want to buy but need to lift. There can be a lot of satisfaction in doing home repairs and renovations yourself. If you know what to do you can go on down to Site Pro, see Troy, and get the tools you need to do it. If you don't know what to do, satisfaction is replaced by frustration and it's better, faster, and ultimately cheaper to get someone who does know what they're doing to come do it for you. Years later, Michelle  recollected the story of the Chinese restaurant dinner with the Washington Post…in her own words…she said… ‘I don't want to go to bed with you,' And he says, ‘Just like I hired you, I'll fire you. Just like I made you, I'll break you, and if you don't do what I say then I'll have you killed.' … And that's how it started.”As we continue our HR Stories of Court Cases and Laws that made HR today we look at the very first case that eventually reaching the U.S. Supreme Court on June 19, 1986, Meritor Savings Bank v. Vinson. It was the first of its kind to redefine sexual harassment in the workplace. It established the standards for analyzing whether conduct was unlawful and when an employer would be liable.The court, ruled unanimously (9–0) that sexual harassment that results in a hostile work environment is a violation of Title VII of the Civil Rights Act of 1964, which bans sex discrimination by employers.
