Real Estate Market Update The real estate market is constantly changing, and one of the biggest shifts we're seeing is not necessarily that buyers have stopped buying it's that they are becoming more selective about what they are willing to buy. For several years, buyers often felt enormous pressure to move quickly. Competition was intense, inventory was limited, and when the right property appeared, there wasn't always time to worry about every cosmetic detail. Today, buyers are looking a little more closely. They're comparing monthly payments, neighborhoods, layouts, property condition, future resale value, and how much additional money they may need to invest after closing. At the same time, many sellers are hearing that buyers want completely updated, move-in-ready homes. There's just one problem: Not every seller can afford to renovate their house before putting it on the market. On a recent episode of Talk Real Estate Roundtable, Melissa Wallace sat down with Boston Connect Real Estate agent Susan Bollinger to discuss what they are seeing in the current South Shore real estate market—and why buyers and sellers may need to meet somewhere in the middle. Buyers Have More Time to Think About the Details During the height of the competitive market, buyers often had to make decisions quickly. A home was available, it fit the general criteria, and if they wanted an opportunity to own it, they needed to act. Today, buyers may be paying closer attention to details they once would have overlooked. Is there room for a dining table? Does the layout work for everyday life? How old is the kitchen? Will the bathrooms need to be updated? How much will new flooring cost? Does the property fit the lifestyle the buyer actually wants? Susan described today's buyers as less hesitant and more selective. Buyers are considering the total monthly cost of homeownership and asking themselves whether they want to take on additional projects after making a significant purchase. That shift matters for sellers. Buyers May Want Updated But Sellers Have Their Own Financial Reality It's easy for a buyer to walk through a property and say: “The kitchen is dated.” “The bathroom needs to be redone.” “I would replace these floors.” “The paint isn't my style.” Those observations may be completely valid. But there is an important difference between something being dated and something being nonfunctional. A kitchen can be older and still work perfectly well. A bathroom may not have the latest finishes, but it can still function exactly as intended. And while buyers may prefer a fully renovated home, sellers may not have tens of thousands of dollars available to renovate a property simply to put it on the market. For many homeowners, much of their wealth is tied up in the equity of the house itself. They may need the proceeds from the sale before they have access to that money. That creates a disconnect: buyers want move-in ready, but sellers cannot always afford to deliver every cosmetic improvement buyers would prefer. Sellers: Call Your Real Estate Agent Before You Start Renovating If you're thinking about selling and know your home could use some updating, your first instinct may be to start spending money. That isn't always the best strategy. Before replacing countertops, flooring, bathrooms, appliances, or other finishes, speak with an experienced real estate professional. Why? Because not every improvement produces a worthwhile return. Susan made an important point during the show: if you're planning to spend $10,000 preparing your property, the question isn't simply whether those improvements will make the home look nicer. The real question is: Will spending that $10,000 result in a higher sales price or a stronger market position? Sometimes the answer is yes. Sometimes the answer is no. And sometimes sellers choose improvements that don't address the things buyers care about most. Sometimes Pricing for the Condition Is the Better Strategy Not every home needs to be completely renovated before it can successfully sell. Instead of spending significant money updating a kitchen that a future buyer may want to redesign anyway, the better strategy may be to acknowledge the home's current condition and price accordingly. That means looking objectively at: Current comparable sales Competing listings Location Property condition Age of major systems Cosmetic updates Buyer demand Current inventory There is a buyer for homes in many different conditions. The key is making sure the price and the condition tell the same story. If the home requires cosmetic improvements, buyers need to see enough value in the asking price to justify taking those projects on themselves. What Improvements Are Worth Making? There is no universal answer because every property is different. However, preparation does not have to mean a complete renovation. Depending on the home, sellers may benefit from focusing on relatively manageable improvements such as: Decluttering Deep cleaning Freshening paint Improving landscaping Addressing obvious deferred maintenance Replacing badly worn flooring Updating inexpensive fixtures Improving lighting Staging key rooms Creating stronger curb appeal A real estate professional who regularly tours competing listings and sees what buyers respond to can help determine where your money will have the greatest impact. Susan shared that she has recently completed market analyses for homeowners showing them both an as-is value and what the property might be worth after certain improvements. In some cases, those homeowners chose to wait and complete selected projects before entering the market. Sometimes the Best Advice Is Not to Sell Yet A good real estate advisor's job isn't simply to convince every homeowner to put a sign in the yard. Sometimes selling isn't the best move. For example, if you're considering a relatively lateral move selling one home only to purchase something similar at a higher price and potentially a higher monthly payment it may be worth evaluating whether improving your existing home makes more sense. Maybe the better solution is: Updating your current kitchen Creating a first-floor bedroom Adding a bathroom Improving accessibility Reworking an existing space Staying where you are for another year Real estate advice should be about the client's overall goals not simply completing another transaction. First Impressions Start Online When sellers do decide to enter the market, preparation becomes especially important because today's first showing usually doesn't happen at the property. It happens online. Buyers are studying listings before they ever schedule an appointment. They are looking through every photograph. They are studying the floor plan. They are researching the neighborhood. They are looking at previous sales. They may already be estimating their monthly payment. That's why professional photography, thoughtful staging, accurate property information, floor plans, and strong marketing matter. Your listing needs to create enough interest online for buyers to want to see the home in person. As Melissa and Susan discussed during the episode, the first impression isn't at the front door anymore—the first impression is online. Pricing Correctly From Day One Matters Presentation gets attention. Pricing converts that attention into showings and offers. One of the biggest challenges for a listing can occur when it enters the market too high. Buyers immediately compare that property to everything else available. If the value isn't clear, they may dismiss it before ever seeing it. Then the seller lowers the price. And lowers it again. Eventually, the home may reach the appropriate price but now buyers are asking a different question: “Why has this house been sitting on the market?” That is why positioning the property correctly from day one is so important. Once buyers form that first impression, reversing it can be difficult. A Real-Life Example: 30 Grant Street in West Bridgewater During the show, Susan highlighted her listing at 30 Grant Street in West Bridgewater as an example of how market perception, pricing, and buyer behavior can intersect. The property had been extensively renovated, including a new kitchen, updated bathrooms, new flooring, siding, windows, driveway, septic system, and improvements to the detached garage. It offered the type of move-in-ready condition many buyers say they want. It also offered a private setting with conservation land behind the property and convenient access to Route 24 and nearby amenities. Yet the home had not immediately found its buyer. Part of the challenge was that it had originally entered the market with another agent at a price Susan and Melissa believed was too high. By the time the property was repositioned, buyers had already seen it. That earlier market history had become part of the property's story. Sometimes There Is Nothing “Wrong” With the House There's another psychological factor that happens when a home has been available longer than buyers expect. People start looking for the problem. Why hasn't anyone purchased it? What am I missing? Is there something everyone else knows that I don't? Sometimes the answer is simply: The right buyer hasn't come along yet. A home doesn't suddenly become defective because it has accumulated days on market. Susan described buyers touring 30 Grant Street, responding positively to the renovations, and even asking about an offer deadline only to go home and reconsider. That illustrates how much psychology can influence real estate decisions. There Is No Single “South Shore Market” One of the most important observations from the episode was that today's market cannot always be discussed broadly. The South Shore is made up of many smaller markets. Even neighboring towns can behave differently. During the show, Susan compared year-to-date figures she had researched for Plymouth County and West Bridgewater and found noticeable differences in closed sales, average prices, days on market, inventory, and months of supply. The takeaway wasn't simply the individual statistics. It was that local market conditions matter. A seller in Pembroke may experience a very different market than a seller in West Bridgewater. A condominium may behave differently than a single-family home. A certain price range may be moving quickly while another takes significantly longer. That's why broad statements such as “the market is hot” or “the market is slowing down” rarely tell the whole story. Buyers Need Representation for More Than Finding a House Today's buyers can find listings online themselves. But finding the property has never been the most important part of buyer representation. An experienced buyer's agent can help with: Understanding value Evaluating competing properties Identifying potential resale concerns Structuring an offer Navigating inspections Understanding contingencies Coordinating with lenders and attorneys Negotiating terms Managing deadlines Helping the buyer understand local market conditions Susan emphasized that simply bringing in an agent after finding the house misses much of the value that representation can provide throughout the search itself. Buyers and Sellers May Need to Meet in the Middle There is an interesting tension in today's market. Buyers are paying attention to higher monthly housing costs and may feel reluctant to spend additional money renovating after closing. Sellers may have substantial equity but not necessarily substantial cash available before the sale. So what's the solution? Often, it's flexibility. Maybe the seller doesn't renovate the kitchen but the home is priced appropriately. Maybe the buyer accepts an older bathroom because the home's major systems are strong. Maybe appliances become part of the negotiation. Maybe a seller offers a concession rather than completing a project. Almost everything in real estate comes back to understanding value and finding terms that work for both sides. The Market Is Changing Your Strategy Should Too The strategies that worked a few years ago won't necessarily be the strategies that work today. Buyers are thinking differently. Sellers are facing different challenges. Inventory varies dramatically from town to town. Interest rates and monthly payments affect purchasing decisions. Homes still sell. Buyers are still buying. But both sides need realistic expectations. For sellers, that means preparing strategically, pricing according to current conditions, and understanding that you don't necessarily need to renovate every room. For buyers, it means determining which updates truly matter, which are cosmetic, and whether the overall value of a property makes sense for your lifestyle and budget. Scam Alert: Protecting Yourself From Today's Most Common Scams Scams are becoming increasingly sophisticated, and unfortunately, they can happen to anyone. From fake rental listings and fraudulent wire instructions to phone calls, gift card requests, phishing emails, and even people pretending to own property they want to sell, knowing what to look for has become an important part of protecting yourself. On a recent episode of Talk Real Estate Roundtable, Sharon McNamara, Broker/Owner of Boston Connect Real Estate, and Melissa Wallace, Director of Operations, discussed scams they have encountered both personally and professionally and the warning signs everyone should know. While real estate scams were a major part of the conversation, the message applies well beyond buying and selling a home: when something feels unusual, urgent, or too good to be true, take the time to verify it before taking action. Fake Rental Listings: When a Home for Sale Suddenly Appears "For Rent" One of the situations that prompted the discussion happened right here on the South Shore. A property legitimately listed for sale by a Boston Connect Real Estate agent was copied and advertised online as a rental. The scammer used the home's listing photos and advertised it at a rental price designed to attract attention from people desperately searching for housing. Fortunately, a potential renter noticed several red flags. The advertisement didn't include a complete street address. The person communicating with her wanted to meet at the property or have her complete an application and send a deposit. Rather than continuing, she researched the property, compared the photos to homes actually listed for sale and contacted Boston Connect Real Estate directly. That's when she learned the truth: the property wasn't for rent at all. This is an important reminder for anyone searching for a rental. Scammers don't necessarily need their own photos or even their own property. They can copy photographs and information from legitimate real estate listings and create advertisements that appear convincing. Before sending an application fee, security deposit, first month's rent, or personal information, independently verify the property and the person representing it. Why Scams Work: They Create an Emotional Reaction One theme continued throughout the conversation: scammers frequently use emotions to get people to act before they have time to think. Fear. Urgency. Excitement. Sympathy. Trust. A rental priced far below everything else on the market creates excitement and hope. A phone call saying your bank account has been compromised creates fear. A message claiming a family member is in trouble creates panic. A utility shutoff notice creates urgency. Once someone is emotionally invested in solving the "emergency," they may be less likely to stop and question what they're being told. That's why one of the simplest ways to protect yourself is also one of the most effective: slow the situation down. Be Suspicious of Unexpected Phone Calls Phone scams remain extremely common, and the caller may claim to represent an organization you recognize. During the show, Sharon and Melissa discussed calls involving supposed bank fraud departments, tax or government agencies, Social Security, Medicare, utility companies, purchase verification and package delivery notifications. The safest response to an unexpected call is not to rely on the telephone number or information the caller gives you. If someone claims to be calling from your bank, hang up and contact your bank independently. If someone claims there is a problem with your credit card, call the number you normally use to contact your credit card company. Don't let the caller's sense of urgency prevent you from verifying the situation yourself. Gift Cards Are a Major Red Flag Another story shared during the episode involved an older gentleman who was being instructed over the phone to purchase a $500 gift card and provide the card number to the person calling him. The situation had clearly frightened him. Even when someone nearby tried to warn him that it appeared to be a scam, he believed he had to follow the caller's instructions. Similar scams may involve someone pretending to be a grandchild, police officer, employer, family member, or another trusted person. Businesses can also be targeted. The Boston Connect team discussed fraudulent messages appearing to come from someone within an organization asking an employee to purchase gift cards for a client or business purpose. The request may seem believable precisely because it appears to come from someone the recipient knows. If you're unexpectedly asked to purchase gift cards and provide the numbers, stop and independently contact the person or organization supposedly making the request. Email Scams Can Be Especially Dangerous During a Real Estate Transaction Real estate transactions can involve large sums of money, multiple parties, attorneys, lenders, agents, deposits and closing proceeds. That makes them particularly attractive targets for fraud. One of the most concerning examples discussed on the show involved someone gaining access to communications surrounding a real estate closing and creating an email address that appeared to belong to someone involved in the transaction. The fraudulent communication attempted to change how closing proceeds would be delivered. Fortunately, a phone call between the parties exposed the problem before the transaction went further. The lesson is extremely important: never assume that payment or wire instructions sent through email are legitimate simply because the email looks familiar. If instructions suddenly change or you're asked to send money somewhere you weren't expecting verify the request using a trusted phone number you already have. Look Closely Before Clicking Phishing emails and text messages can look remarkably convincing. Before responding, ask yourself: Does the sender's actual email address match the company or person they claim to represent? Is the greeting unusually generic? Are there spelling or grammatical errors? Is the message creating unnecessary urgency? Are you being asked to click a link unexpectedly? Does the request differ from what you previously discussed? During the show, Melissa emphasized the importance of establishing expectations ahead of time when legitimate electronic communication will be used. A phone conversation confirming what will be sent can make it easier for clients to distinguish an expected communication from an unexpected one. Vacant Land Can Be a Target, Too Scams aren't limited to houses and rentals. Sharon also shared an experience involving someone who contacted her claiming to own vacant land and wanting to list it for sale. The person claimed important ownership documents were unavailable and communicated through email. There was one major problem: Sharon happened to know the actual property owner. She independently contacted the owner's family and confirmed the property was not supposed to be for sale. The discussion highlighted why verifying ownership and identity is so important, particularly with vacant land and absentee owners. A scammer may specifically target property that appears to have had little activity for years. Technology Has Changed the Scam, but Not the Warning Signs Artificial intelligence, social media, text messaging, email and other technology can make fraudulent communication look and sound more convincing than it once did. But many scams still depend on the same strategy: getting someone to act quickly before they verify what's happening. Protecting yourself often comes down to a few simple habits: Slow down. Urgency is often intentional. Verify independently. Don't rely solely on the contact information supplied in the message. Don't send money because you're being pressured. Especially when someone unexpectedly requests gift cards, deposits or a wire transfer. Don't click unexpected links. Go directly to the company's website or account instead. Look beyond the display name. Examine the full email address and other details. Ask someone you trust. If something doesn't feel right, getting another person's perspective can make all the difference. Work with professionals you know and can verify. This is especially important when renting, buying or selling real estate. Your Instincts Matter Perhaps one of the biggest lessons from this episode of Talk Real Estate Roundtable is the importance of trusting that feeling that something isn't quite right. The potential renter who called Boston Connect could have ignored her concerns and sent a deposit. Instead, she researched the property, compared information and made a phone call. That extra step may have prevented a financial loss. Scams can happen to people of every age and background. Being targeted doesn't mean someone wasn't intelligent or careful. These schemes are deliberately designed to create believable situations and emotional reactions. Awareness and a willingness to stop and verify can be one of your best defenses. Four separate places treated Lindsay Clancy in the four months before January 24, 2023. Testimony on Day 10 of her Plymouth Superior Court murder trial established that none of them could read what the others were writing down.Aster Mental Health had her from September. South Shore's perinatal behavioral health program had her in November. McLean Hospital admitted her for five days in early January. A program in Rhode Island evaluated her in December. Dr. Jennifer Tufts, the psychiatrist who saw her most, testified she had no access to the records from any of the others and never requested them.That gap has a rule behind it. Under Massachusetts law, mental health information sits behind a higher wall than ordinary medical data, and a provider needs a signed authorization to reach across it. Tufts confirmed she never put that form in front of her patient.The consequences arrived in pieces. Tufts said she found out about the McLean admission only after discharge. She said she did not know Clancy had disclosed thoughts of harming the children, and that had she known, she would have been very concerned and might have contacted the state child protection agency.The afternoon brought Julie Paul, the psychiatric nurse practitioner who founded the South Shore perinatal program in 2018. Her testimony about how Clancy reached that program, what her screening actually scored, and how long she remained a patient there changes the shape of the whole November timeline.Tony runs the day the way it happened, including Judge William Sullivan's morning ruling permitting three additional defense doctors.Clancy has entered a plea of not guilty. Her attorneys argue postpartum psychosis left her not criminally responsible. The South Shore Cultural Center is a 65-acre park on Chicago's South Side that includes a secluded beach, a golf course, tennis courts and a nature sanctuary. The park's showpiece is a Mediterranean Revival building set at the end of a long drive. Formerly known as the South Shore Country Club, the first building was constructed in 1906 and was modeled after a club in Mexico City. That structure, and additions that came after, still stand today. He diligently searched online for any evidence that this was true, but came up empty. Lucy did grow up on the shores of nearby Chautauqua Lake in Celoron and spent many summers during the peak of her popularity escaping to Chenango Lake in eastern NY, but there is no official record of her hiding out at Bear Lake. Sorting Out Our Flight Paths: Later in the conversation, Bill referenced Darryl McGrath's excellent book Flight Paths: A Field Journal of Hope, Heartbreak, and Miracles with New York's Bird People and misidentified Hemlock Lake as one of the state's first eagle hacking (establishment) sites. While Bill was correct in remembering that Hemlock Lake was mentioned in the book, he was confused about the context. In reality, Hemlock Lake played a far more poignant role: it was the home of the very last known native nesting pair of bald eagles in New York State. By the late 1970s, chemical contamination from DDT had devastated the population, and that lonely Hemlock Lake pair was all that remained of our national bird in the entire state. (The pioneering hacking program Bill was thinking of launched nearby at the Montezuma National Wildlife Refuge).Why the South Shore of Bear Lake Stayed Wild: A major piece of that puzzle comes down to local history: from the 1920s through the 1970s, the land was home to a vibrant YMCA camp, and local authors Bob and Anne Deming (who Josh mentioned as key people in aiding the effort to save Bear Lake) published a book mapping out the camp's history. Originally inspired by a single chapter in their debut book, A History of Bear Lake (recently updated and re-released), they dove deeper into the archives to publish Camp in the Woods, a collection of photos and first-hand accounts from nearly 500 former campers and staff members.
