Investing in real estate as a nomad might sound impossible. When you're traveling all the time, how can you buy a property, fix it up, find renters, and manage it? As it turns out, there is a way, and it doesn't involve renovations or interviewing potential tenants—or require you to be local to the property. Simply deciding where to travel as a nomad can be tricky. Every country has different entry and visa laws, and it's easier to travel with some passports than others. Unfortunately, people who have to apply for a visa to go almost anywhere face an unnecessary and unfair barrier to seeing the world. Finding a forever home certainly isn't a priority for all nomads. While some are on an intentional search, others actively spurn the idea of home—or they end up finding it when they least expect it and a location they visit just suddenly clicks. As I always say, there's no one way to approach the nomad journey. As we enter a new year and the podcast hits 200 episodes, I'm reflecting on my own Nomadtopia journey. I invited my friend Jill Sessa back to interview me on my experiences as a nomad. We’re tackling nomad relationships because it’s Valentine’s Day, and we’re hashtag topical. Bob and Fara Grim quit the 9-to-5 grind to Travel the World on a $100 a day budget. To do this they needed to make a plan. Bob was working as a Software Developer and Fara was in the Telecom industry so they used their two incomes to save every penny to prepare for their launch. This conversation is a continuation from one 6 months ago when they emailed into the show detailing their pending ripcord and how the podcast encouraged them to go nomadic. We added a ‘pulling the ripcord’ segment with them at the end of episode #56 and you can check it out here. They carefully planned everything and most importantly how they were going to pay for it. They estimated that they were going to spend $100/day while traveling so they developed a mantra that gave them a gut check every time they were thinking about spending money. That mantra set them up to be temporarily retired in their early 40s and have enough money to travel on while they discover and create their next income streams. In 2013, Katrina left a well-paying corporate job to take a yearlong career break that ended up lasting 20 months. She returned to the corporate world to be able to finish paying off her debt (and completed her coach training at the same time), and is on the cusp of quitting her job once again to live her Nomadtopia as a location-independent life coach. Amy embarked on her first solo trip when she was 28 years old. When she came back home nine months later, she was a different person with a new perspective on how she wanted to live her life. I caught up with Brittany while they were taking a break in France after extended travels in Africa and the Middle East.
When a friend invited Emily to travel with her in Paris for a month, Emily decided to take it to the next level. A location-independent lifestyle had been on Emily’s mind for years, and she took this invitation as a sign to finally take the plunge. In 2004 she was working as an editor at a travel publishing company in the San Francisco Bay Area when she decided to take quit her job and travel the world. She created her own editing company Nomad Editorial to fuel her journeys through Latin America and Southeast Asia. During this time she discovered that although editing was paying the bills, she wanted to do something with more purpose. She then started Nomadtopia, the blog and podcast about making location independent income while traveling the world.
Although today's episode is all about being location independent, it's not all about giving up your home and traveling full time. Whenever people tell me they can't (or don't know how to) live their Nomadtopia because they have kids, I tell them about Greg and Rachel Denning, who are slowly traveling overland from Alaska to Argentina (and beyond) with their six children, world-schooling as they go. Greg joined me from their current base in Costa Rica to talk about his family's adventures learning, exploring, playing, and making a positive difference in the world.
For those of us who are daydreaming about places like Thailand, France, Iceland, South America, there is Amy Scott of Nomadtopia, who can help us take those daydreams and maybe, possibly start to see how we can make them a reality.
