Today on Too Opinionated, we sit down with Emmy Award-winning filmmaker Nicole Betancourt whose documentary film THE UNFIXING premiered at CINEQUEST in Silicon Valley on Saturday, March 15th. The film is a poetic exploration of a mother's journey from illness to healing, framed by the intensifying global climate crisis. It presents a richly textured visual diary, capturing the intimate moments of Betancourt's personal struggles with a debilitating illness and the ripple effects on her family, all while engaging with larger ecological questions. As her body begins to break down, so too does the planet – both requiring a radical transformation and renewal. The film contains undercurrent themes pertaining to mental health, healthcare, and the environmental impacts of humanity. Nicole's creative projects have earned her many festival awards and recognition from The New York Times, Variety, and The Oprah Winfrey Show. Her work has led to thousands of community events and discussions and she has spoken on panels and conducted workshops for numerous institutions, including the Sundance International Film Festival, Independent Feature Project, Ford Foundation and Columbia University. She is a Sustainability Leaders Network Fellow and has served on juries and panels for film institutions and competitions including the Emmy awards and New York State Council of the Arts. Nicole also served as Vice President of Membership for the board of New York Women in Film and Television. Want to watch: YouTube Meisterkhan Pod (Please Subscribe)

Christina's journey with cannabis is anything but ordinary. Growing up in Washington DC and initially shying away from the plant due to severe reactions, she never imagined it would play a pivotal role in her life. Yet, as she stepped into the cannabis business world, she rediscovered cannabis through a lens of wellness and mindfulness. Together, we unravel how understanding dosages and product sources transformed her perspective and how staying true to one's mission can guide intentional and meaningful cannabis use. The ever-evolving concept of wellness takes center stage as we explore its intersection with the cannabis industry. Drawing from my experiences with Conscious Capitalism and the founding of Rooted Therapeutics, we reflect on how business can indeed be a force for good. We also spotlight the efforts of Standard Wellness in Maryland, as we discuss the importance of empathy, open-minded parenting, and how personal definitions of wellness can shift over time amidst commercial pitfalls. Cannabis is more than just a plant; it's a tool for creativity and stress relief, especially within Black and Latino communities facing historic challenges. Christina and I delve into how changing the narrative can promote participation and self-expression in these communities. We also tackle leadership challenges, particularly the balancing act between personal wellness and organizational demands. From making tough decisions to maintaining community connections, we highlight the necessity of intentional wellness efforts, supportive networks, and the ongoing journey of achieving balance in a demanding world. Guest Bio: Christina Betancourt Johnson is the founder and chief executive officer of Standard Wellness Maryland (SWM), the first African American and Latina majority-owned vertically integrated cannabis company in the United States, and the first vertically integrated social equity licensee to launch in Maryland. Christina brings more than 15 years of executive leadership to the cannabis industry and holds leadership roles on the U.S. Cannabis Council and the National Hispanic Cannabis Council's Board of Directors. In Maryland, she serves as Vice Chair of The Maryland Wholesale Cannabis Trade Association (CANMD) and was recently appointed by Governor Wes Moore to the Advisory Board on Medical and Adult-Use Cannabis. Every person brings their own cultural background into their encounters with the healthcare system. But this doesn't mean that every healthcare provider needs to develop an encyclopedic knowledge of every culture in order to provide equitable, high-quality care to every patient. “The truth of the matter is: that could never be done. I'm Puerto Rican, Latino, and even among Puerto Ricans, there's a great difference in lived experience, exposure to health care and the like,” says Dr. Joseph Betancourt, president of the Commonwealth Fund. But there will be times when a person's cultural background affects their ability to access the health care they need. In those cases, Betancourt says it's important that providers be equipped with the right tools and resources to assess how those cultural factors may come into play. Health Disparities podcast host Dr. Mary O'Connor speaks with Betancourt about the importance of culturally competent care — what it is, and what it's not. They also discuss the need for ongoing training to address cultural differences and structural barriers, and share about recent developments in health policy and health care that give them hope. On a national level, Fannie Mae is predicting the multifamily market to remain subdued in 2024. Ever since interest rates began to rise, multifamily transactions have slowed considerably. Kim Betancourt, Vice President of Multifamily Economics and Strategic Research at Fannie Mae, joins us to share the findings of a recent multifamily report. Kim knows that there are oversupplied multifamily markets across the country. Cities like Austin have become the poster child for what oversupply can do to home and rent prices. However, Kim argues that this is only a fraction of the overall housing market, and many markets are in need of more multifamily housing. So, if much of America is still struggling with having enough housing supply, shouldn't rents be on an upward trend? Kim shares her team's findings and rent forecasts, explaining when rents could begin to climb, which multifamily properties will experience the most demand, and why we need MORE multifamily housing, not less. In This Episode We Cover Fannie Mae's 2024, 2025, and 2026 rent growth forecast for multifamily A “tale of two markets” and why the “oversupply” narrative isn't the whole story Property classes and why B/C-class properties are seeing such strong demand The one metric that points to a growing or shrinking multifamily real estate market Why so many millennials are “stuck” as renters and can't become homeowners How rising rents could affect multifamily prices and boost valuations across the country And So Much More!
