Many of us find the concept of networking to be an intimidating endeavor. Even though it’s a vital element of business success, it can feel scary and shady and a little too sales-y. Join us to learn more about what you should be focusing on in your networking relationships. Our Featured Guest Patrick Casale, MA, LCMHC, LCAS Patrick Casale is a clinician in Asheville, NC. He provides coaching for clinicians who are transitioning from a group practice or agency to a solo practice. He’s here to talk about networking in authentic ways. We’ll discuss what authentic networking means to Patrick and how to make your networking relationships count. We will also examine different scenarios that might be a win-loss situation, a win-win situation, and the most common mistakes that happen in the networking space. http://www.casalecoaching.com/ (Casale Coaching)  http://www.resilientmindcounseling.com/ (Resilient Mind Counseling)  You’ll Learn ●     How clinicians aren’t taught to use collaborative communication to support each other’s businesses in reciprocal ways ●     What is networking? Getting to know people as people and learning about their lives and passions ●     Why networking can feel artificial, very “surface level,” and inauthentic ●     Some authentic questions to ask in networking situations include questions about family, passions, how they ended up here, fears of entrepreneurship, etc. ●     How to have reciprocity in relationships by making the other person the priority and supporting them ●     Why you should ask, “How can I help this person be successful? And not, how can this person help me?” ●     Why Patrick says, “A lot of networking opportunities feel like awkward first dates.” ●     Why a win-lose scenario would be talking too much about yourself and not listening actively; a win-win scenario means talking and getting to know each other with connection and trust ●     The most common mistakes in networking: ○     Not having clear strategy and intention ○     Scheduling too many networking events in one day ○     Making networking one-sided in your requests ●     Why your networking strategy should include colleagues who don’t work with the same client population, those who do work with the same , and client groups, and psychiatric providers ●     The best action step for you to take in applying the wisdom of today’s episode Today's Podcast Sponsor: Online Course School Online Course School: I know that many of us want to launch a successful online course whether it's to diversify our income or share our knowledge and serve others on larger levels. But I also know that the thought of launching an online course can be super intimidating whether it's the tech, the fear that no one will buy, or figuring out how to market and scale it in an honest and ethical way. I launched the Healthcasters online course back in 2015 and have learned A TON of lessons from the very first $297 sale to a course that will pass $200k in earnings this year (and currently brings in over $3k/month in recurring income). Online Course School is a live, 6 week experience we're launching in 2022 where we'll spend each week learning and implementing. It's a great chance to work with me and to join with other helpers/healers who are also launching online courses. Seats are going to be extremely limited (just so that I can give you personalized attention), and the cost will be around $997. Today we’re chatting with a true food pioneer, Patrick Smith, who is on a crusade to make wellness a sustainable, scalable business model that celebrates local flavors, local chefs, local ingredients, and small carbon footprints – one meal at a time.   “Helping people make the connection between food and health is one of the biggest challenges of the century.” –Patrick Smith   Patrick is the Founder and CEO of Territory Foods, and he’s using his expertise from the software space to develop a unique food delivery platform that’s doing more than just saving people time by providing delicious, ready-to-eat meals. It’s also increasing sustainability, reducing food waste, and fighting the chronic illnesses that accompany nutritionally incomplete diets (and cause Americans to waste millions of dollars every year).   So what can you expect when you order from Territory Foods? Local artisan chefs using fresh, local ingredients and assembling nutritional meals within minutes of their final destination. It is currently available near D.C., Dallas, Southern California, or the Bay Area.   “40 percent of the U.S. population is a member of a food tribe.” –Patrick Smith   We also discuss: What is a food tribe? The catalyst for starting Territory Foods Restaurants aren’t optimized for diet, they’re optimized for taste How the business model reduces food waste Aligning customer health & planetary health Why Territory has different menus in different areas of the country How ordering your meals on Territory works Why Patrick gives customers the option to purchase a la carte or by subscription Who makes up the local Territory Food teams How Territory uses data to optimize the service Patrick’s previous life as a social worker   “You start with culture, then you start with values, then you build a product, then you build a business.” –Patrick Smith   Resources: Learn more at territoryfoods.com Connect with Territory: Instagram | Facebook | Twitter Antifragile by NASSIM TALEB   Patrick Smith’s Bio: Patrick is the founder and CEO of Territory. A seasoned entrepreneur, Patrick has founded and built companies that at their core use technology to transform inefficient industries. He started Territory in 2011 to deliver delicious, healthy food that’s locally sourced and intentionally prepared by a network of independent chefs. Under his leadership, Territory has delivered more than 3 million nutritious and great-tasting meals to customers in more than 500 locations encompassing the San Francisco Bay Area, Los Angeles and south through San Diego, Baltimore and the Washington D.C. area, and Dallas/Fort Worth.   Prior to Territory, he previously co-founded and served as COO of Market Hardware Inc., a company that helps local service providers (e.g. doctors, lawyers, plumbers, electricians) transition to online marketing. The company was acquired by IAC subsidiary ServiceMagic.com in 2009. Patrick began his career as the co-lead of the software development practice of Adrenaline Group, which built eStudentLoan’s online marketplace as well as platforms for The Motley Fool, Linuxcare and PetSmart.   Patrick is a leader in the growing D.C. entrepreneurial community. He co-led the D.C. Lean Startup Meetup, one of the largest lean startup groups in the U.S. He also organized TEDxPotomac, a local TED event with 400 attendees and 20 speakers.   Patrick’s own health transformation, sparked by changes in his eating and fitness routines, led him to the idea for Territory and continues to fuel the company’s mission. Scott and Patrick talk specifically about the importance of acknowledging your sexual history. Group Questions: This episode uncovers some deep and hurtful experiences such as sexual abuse, same-sex attraction, and childhood abuse. If you are in a group setting, be aware that this is sensitive for many people to discuss. Reach out to the Southland staff if someone in your group wants or needs to discuss further. In Patrick’s book ‘Grace and Sexuality’ he says, “To be born into the American culture is to be born into trauma”. Do you agree with his thoughts? Why is there so much shame associated with our sexual history? Why do we want to hide and cover up? How early would you say your first sexual experiences occurred? Were you taught about your sexual desires as a child? Who talked to you about how to express them in a healthy way? If not, where did you learn from? There’s a big difference in these two sayings: “Sex is dirty and let’s not talk about it,” and  “God created sex. He created our bodies this way and he created marriage between and man and a woman. What a great God we serve!” Which view resonates with you? Why? Patrick said, “I am what happened to me, but what choices and decisions do I have now to glorify God?” How could that perspective help us move past our sexual histories? Read 1 Thessalonians 4:3-7. How can your sexual struggles help you put your trust in God rather than being a victim?

What gives a 27-year-old with no experience in apartment building investing the audacity to swing for the fence? Patrick Duffy grew up in Southern California before heading east for college. After graduating from Harvard in 2013, he returned to SoCal to work as a commercial real estate banker and later for a hedge fund, buying non-performing mortgages. He grew up around real estate, his family owning a multi-family property since the 1950's, and he had always intended to invest in apartments—as soon as he had the money to do so. Before long, Patrick was unhappy at his job, so he started reaching out to investors he had lent to in order to get clarity on how to analyze deals. Despite his lack of experience on the principal side of real estate, Patrick started studying LoopNet and set the goal of securing 100 units in two years. Eventually, he discovered Michael's Deal Desk resource, and used the Syndicated Deal Analyzer to get feedback on a 69-unit property in Memphis. The deal met Michael's criteria, and the two forged a partnership. Today Patrick explains the steps he took to research the Memphis market, how he made use of the act ‘as if' approach to secure a letter of intent, and his best advice for working with investors. Listen in as he shares the mindset that helped him swing for the fence on a multi-family deal and how doing his first deal has changed the game for Patrick, as he aspires to reach 1,000 units in the next 12 months.   Key Takeaways [3:30] How Patrick landed on the partnering strategy to finance multi-family Briefly considered flipping single-family Preferred multi-family, but biggest block was capital Looked at creative financing options Partnering seemed like most feasible route Goal to secure 100 units in two years [6:04] How Patrick found the Memphis deal Clarity re: how to analyze deals Practiced via LoopNet (comparing markets, packages from brokers) Underwriting to get feedback Memphis market seemed ideal (cap rates, unit sizes, price) Reached out to learn about Memphis market Found 69-unit deal on LoopNet Submitted to Syndicated Deal Analyzer Positive feedback from forum Called broker on New Year's Eve [9:23] Why Patrick continued to move forward Nothing to lose Deal met criteria for partnering via Deal Desk Act ‘as if' approach to secure LOI [11:13] Michael's partnership with Patrick Impressed by Patrick's thorough research Surprised by return (Memphis not one of published geographies) Got contract from seller, proposed changes Built team as went (property manager, lawyer) Patrick took initiative Under contract with seller Wire EMV Collect due diligence docs Financial due diligence process Create investor package Met in Memphis to look at property Michael sent sample deal package to investors Acquired financial commitments Hired SEC attorney Started appraisal process [13:18] Patrick's experience working with investors Michael's network eager for deals that fit criteria Addressed questions about specifics of market SEC attorney had drafted necessary documents Used DocuSign to track eSignatures [15:23] The closing process for the Memphis 69-unit deal Loan approved, investors wired funds Patrick received acquisition fee of $23,000 Also reimbursed for expenses incurred during due diligence [16:25] The impact of doing your first deal Only so much can be taught re: what to expect Once learn to partner, can scale quickly Feel more comfortable and taken more seriously Brings down barriers Patrick under contract on 196-unit deal two weeks later Expects to hit 1,000 units in next 12 months [19:50] Why size isn't a factor for Patrick It's about process Anything under 500 units is viable Don't worry about equity Finding deal is the issue (not money) [21:35] Patrick's advice for aspiring multi-family investors Take advantage of Deal Desk resources Does require high level of commitment Hard work is worth it Connect with Patrick Email: pduffy32@gmail.com Resources Deal Desk Syndicated Deal Analyzer Ultimate Apartment Investing Course The Financial Freedom Summit Live LoopNet DocuSign Free eBook: The Secret to Raising Money to Buy Your First Apartment Building
