“My mission is to empower people to take control of their own health, well-being and fitness using simple breathing exercises proven to improve body oxygenation”.Patrick McKeown Most people take their breathing for granted. Why shouldn't they? They have been doing it since birth without any effort.  But my guest, Patrick McKeown, takes breathing very seriously, and he is convinced that breathing correctly can change your life. Patrick McKeown has written seven books on improving your body's oxygen use. His latest book, "The Oxygen Advantage," is a simple yet revolutionary approach to improving your body's oxygen use. Furthermore, his book explains why chronic over-breathing can contribute to problems such as anxiety, asthma, fatigue, insomnia, obesity, and heart problems. Today Patrick shares why one of the biggest obstacles to better health and fitness is how we breathe. Also,  he shares breathing exercises to help increase endurance, weight loss, and improve cardio-fitness. I am very happy that Patrick was willing to share his expertise in lung health, breathing, and oxygen use. Because,  as we all know, Covid-19 is a respiratory disease. The virus affects cells in the airways, from the nose and throat down to the lungs. Therefore,  learning techniques to help us breathe better during this outbreak is more crucial than ever. Your organization is awesome. But sometimes you want to be even awesomer! The Official Do Good Better Podcast is here to help! Each episode features (fundraising expert, speaker, event creator and author) Patrick Kirby interviewing leaders and champions of small and medium nonprofits share their successes, their impact, and what makes them a unicorn in a field of horses. Patrick will also answer a fundraising question, and most importantly, showcase how you can support these small nonprofits doing great big things! You have to listen just for the name!Today Patrick is joined by Yvonne Coombes, Co-Founder of Operation Deploy Your Dress. (ODYD). ODYD began at Fort Bliss in late 2015, when founders Renee Chapman, Ronya Rendon, Yvonne Coombes, Liz McKenrick and Melissa Riely decided to organize a dress swap among their units’ spouses, as a way to defray the costs associated with purchasing formalwear for holiday balls. It wasn’t long before the idea became an organization, run entirely by volunteers. With the support of Fort Bliss’ Garrison Command and the Fort Bliss Spouses’ Club, ODYD set up a location next to the thrift shop. Soon, other installations expressed interest, and within one year, ODYD opened at Fort Eustis, VA, and Joint Base Lewis-McChord, WA. ODYD is now a well-organized boutique, albeit one that “sells” its goods for free. Military servicewomen and military spouses can come to ODYD and select one dress and one accessory per year. They simply present their military ID card and sign the record book, and they can walk away without spending a dime. Yvonne’s BIG QUESTION is: “After 2+ years, there’s still so much we’re not sure about...Patrick, what do YOU think?” Learn More: www.OperationDeployYourDress.org Email Yvonne: yvonne@operationdeployyourdress.org #militarysupport #operationdeployyourdress #militaryfamilies #militaryspouse #ODYD #fortblissLove the show? While it may only take a great idea to start a business, it takes a heck of a lot of hard work to build a successful one. Five years ago Patrick Coddou was unhappily working at his corporate job when he had an idea, spurred by personal passion and necessity. That idea eventually got off the ground with two successful Kickstarters, and recently landed Patrick and his wife and co-founder, Jessica, on Shark Tank, where they got backing from Robert Herjavec. Well today’s interview is pretty special because I get to tell you about a movie that is launching this week, that I was asked to play a small role in. The movie is called Money Revealed, and it was produced by my friend Jeff Hayes, and his business partner Patrick Gentempo who is our guest today. Patrick has a fascinating story as a once-upon-a-time chiropractor, who eventually became a filmmaker on a mission… And that mission is to produce films that wake up and educate the the world when it comes to the truth… The truth about vaccines, the truth about GMO’s, the truth about addiction, and now, the truth about money… So Patrick and Jeff reached out to me last year and asked me to participate in this documentary, because educating the middle class about the real way money works has been a life-long mission of mine as well. Together, I’m joined by Robert Kiyosaki, Paul Zane Pilzner, the Founder of Whole Foods John Mackey, the Founder of Overstock.com Patrick Byrne, and some other amazing entrepreneurs and investors who are incredibly passionate about this topic. Today Patrick is going to give you the behind the scenes journey of how and why they made this documentary, and we’ve also got a really neat surprise for you as well, which is the fact that you can get the entire docu-series for free at MoneyRevealedMovie.com. In total, they have broken up the movie into 8 episodes, and you’ll find my contribution in Episode 4. I have to say this this entire series is amazing… Not only will it give you a world-class education on how to make and invest your money like the rich, but you’ll also learn how to protect yourself from future market downturns, and profit from my favorite topic these days, the future of money… crypto-currencies. So please welcome Patrick Gentempo, and then head to MoneyRevealedMovie.com to get completely free access to the entire docu-series. What gives a 27-year-old with no experience in apartment building investing the audacity to swing for the fence? Patrick Duffy grew up in Southern California before heading east for college. After graduating from Harvard in 2013, he returned to SoCal to work as a commercial real estate banker and later for a hedge fund, buying non-performing mortgages. He grew up around real estate, his family owning a multi-family property since the 1950's, and he had always intended to invest in apartments—as soon as he had the money to do so. Before long, Patrick was unhappy at his job, so he started reaching out to investors he had lent to in order to get clarity on how to analyze deals. Despite his lack of experience on the principal side of real estate, Patrick started studying LoopNet and set the goal of securing 100 units in two years. Eventually, he discovered Michael's Deal Desk resource, and used the Syndicated Deal Analyzer to get feedback on a 69-unit property in Memphis. The deal met Michael's criteria, and the two forged a partnership. Today Patrick explains the steps he took to research the Memphis market, how he made use of the act ‘as if' approach to secure a letter of intent, and his best advice for working with investors. Listen in as he shares the mindset that helped him swing for the fence on a multi-family deal and how doing his first deal has changed the game for Patrick, as he aspires to reach 1,000 units in the next 12 months.   Key Takeaways [3:30] How Patrick landed on the partnering strategy to finance multi-family Briefly considered flipping single-family Preferred multi-family, but biggest block was capital Looked at creative financing options Partnering seemed like most feasible route Goal to secure 100 units in two years [6:04] How Patrick found the Memphis deal Clarity re: how to analyze deals Practiced via LoopNet (comparing markets, packages from brokers) Underwriting to get feedback Memphis market seemed ideal (cap rates, unit sizes, price) Reached out to learn about Memphis market Found 69-unit deal on LoopNet Submitted to Syndicated Deal Analyzer Positive feedback from forum Called broker on New Year's Eve [9:23] Why Patrick continued to move forward Nothing to lose Deal met criteria for partnering via Deal Desk Act ‘as if' approach to secure LOI [11:13] Michael's partnership with Patrick Impressed by Patrick's thorough research Surprised by return (Memphis not one of published geographies) Got contract from seller, proposed changes Built team as went (property manager, lawyer) Patrick took initiative Under contract with seller Wire EMV Collect due diligence docs Financial due diligence process Create investor package Met in Memphis to look at property Michael sent sample deal package to investors Acquired financial commitments Hired SEC attorney Started appraisal process [13:18] Patrick's experience working with investors Michael's network eager for deals that fit criteria Addressed questions about specifics of market SEC attorney had drafted necessary documents Used DocuSign to track eSignatures [15:23] The closing process for the Memphis 69-unit deal Loan approved, investors wired funds Patrick received acquisition fee of $23,000 Also reimbursed for expenses incurred during due diligence [16:25] The impact of doing your first deal Only so much can be taught re: what to expect Once learn to partner, can scale quickly Feel more comfortable and taken more seriously Brings down barriers Patrick under contract on 196-unit deal two weeks later Expects to hit 1,000 units in next 12 months [19:50] Why size isn't a factor for Patrick It's about process Anything under 500 units is viable Don't worry about equity Finding deal is the issue (not money) [21:35] Patrick's advice for aspiring multi-family investors Take advantage of Deal Desk resources Does require high level of commitment Hard work is worth it Connect with Patrick Email: pduffy32@gmail.com Resources Deal Desk Syndicated Deal Analyzer Ultimate Apartment Investing Course The Financial Freedom Summit Live LoopNet DocuSign Free eBook: The Secret to Raising Money to Buy Your First Apartment Building

Most of us didn’t get into filmmaking in the first place to take on clients and run businesses. When we picked up a camera for the first time and were captivated by what we could do with it, it was because we ourselves had something to say. Our own story to share. The deeper into the world of film we dove however, the more we realized that it seems all but impossible to bring our passion projects to life in a sustainable way. Sure, we could invest thousands of hours and vast amounts of money to complete a project, but most of us will never see enough return on that investment to justify ever undertaking another one. This sucks. For all of us. Patrick Moreau is racking up his Studio Sherpas frequent flyer miles and returning to the podcast to share how he and his team are bringing their new original content series The Remarkable Ones to life. Patrick knows a thing or two about heartbreak and failure when it comes to creating original content and putting it out there. His feature documentary Stand With Me - despite touching deeply pretty much everyone who viewed it - was a commercial failure for the team and made them question whether there was a way to create original content that they were passionate about in a sustainable way. Today Patrick shares what they learned from the failure of their last project, and what they’re doing differently this time to make the most of the series. Do you have a passion project that you’ve released or are wanting to create? What are the biggest obstacles in your way? In this episode: - The 80/20 rule applied to content production, and how most of us get it backwards - How a project can be incredibly powerful and moving to viewers, but still be a failure - How The Creative Bias keeps us from making the most of our creations - The specific budget and scheduling details behind The Remarkable Ones Quotes: “If you keep the dream, and you always say ‘I’ll do it tomorrow’ then the dream can never die. Actually putting the skin in the game and going out there and doing it is the moment you can truly fail. And that causes so much paralysis for so many people.” [28:43] Find the original post at: https://studiosherpas.com/category/podcasts

My guest this week is Patrick Sweeney, an Olympic athlete turned technology entrepreneur turned full time adventurer. Patrick chases adventure for a living, propelled by a passion to help others do the same through corporate speaking engagements and network television appearances, plus an upcoming book in 2017. Patrick grew up a working class Irish kid outside of Boston, and was shaped by a dramatic life experience he’ll share in our talk. He finished 2nd in the 1996 Olympic trials rowing the single scull and won international races from Canada to Norway. After attending a top business school, he built multiple ground-breaking technology companies, earned six patents, wrote two award winning books and appeared on media outlets from CNN to Bloomberg, CNBC, and The New York Times. One day, though, while working the 80-hour weeks and living the intense life of an entrepreneurial leader, Patrick got a wake-up call in the form of a life-threatening illness. When he recovered, he took his first steps toward finding his own adventurer again, unlocking a passion and energy for life all too often lost in the pursuit of material wealth. Today Patrick’s focus is on breaking world records and embracing every day as if it were his last. In Feb 2015 he became the first person to bike to Everest Base Camp in Nepal, and has now become the first to attempt cycling the Seven Summits. His mission is to help millions around the world find their adventurer within, and our second segment today focuses on the process of overcoming fear that’s central to achieving that or any goal in life and in business. This conversation is a fascinating one about breaking through what he calls the “fear frontier,” covering ground from startups to parenting, the limiting functions of our lizard brains, and the journey to find the “genius” we all have at the intersection of our passion and our vocation. WISH Radio: Straight Talk for Women’s Health

Patrick Timpone has been in radio since 1967 where he waited out the war playing Frank Sinatra records on Armed Forces Radio on Johnston Island, 50 miles south west of Hawaii. In 1978, he fell madly for a beautiful lady who had the most amazing clear blue eyes he’d seen. And she’d eaten a vegetarian diet since birth, which inspired Patrick’s quest into health. Since then he has been interviewing countless experts and constantly experimenting with his own diet and superfoods. Today Patrick’s diet consists primarily of whole foods. The spiritual, emotional, and mental connection to health is on the top of his interests. Patrick launched a show on One Radio Network in March of 2008.  Patrick has interviewed countless of experts including many dentists and he constantly experiments with his own diet and super foods. We are interviewing Patrick as part of our summit on oral care because he is deeply aware of the toxicity of modern dentistry and he, himself has been through revisionist dentistry. He has gotten to the root of his root canals, he has had mercury fillings removed and he’s here to share the process and his learning with us in this interview.
