I was taught very early in my career not to sit around and wait for the phone to ring, go out, and knock on doors. If you think about what would qualify as a great tenant, it would have other locations, someone that's paying another landlord rent. How easy is it? This is why I love retail, It's just great to be able to go within 1 to 2 hours from your property and knock on doors of retailers to see if they're interested in expanding or opening in your shopping center.Canvassing tips and examples:- I was sitting at a red light, and there was a van across the way from me. On the bottom of the van, there was a plumbing supplies company, and they had five locations listed. What I always tell my students or my leasing agents who work for me is this: if someone has one location, it's a 50/50 shot if they want a second; if they have three, four, or five, they want more – they're in the expansion business. That is why I took a picture of that van, saying, "Hey, everyone, open your eyes, this is a business; they have five locations, here are their locations." Now, I know that one of my shopping centers was a hole in their doughnut of locations. I called the place, and they said they weren't interested in my area, but they gave me two other areas, and I have no friends that own properties there, so I sent my friends the information.- There are prospects everywhere. There are prospects on bus benches, where you're driving down and it reads "Hey, have a smoothie!" and they list multiple locations under the bus bench. I love getting the little magazines that they hand out at doctors' offices or pediatrician offices, where it's the little community magazine. I grab those, and then on the weekend, I go through them, and I have found tons of prospects, because what does it tell you if they're advertising in a magazine? They've got money because we know the first thing that goes, if attendance is not doing well, a business isn't doing well, is marketing. They have another location, and they have money to spend on marketing, so I'll call them.- I just did a deal with a men's clothing store that I found an ad in a magazine and called them up. I said, "Hey, I've got this property; we'd love to have men's clothing," and they were very interested. Within 90 days, they opened in one of my properties. - I have an assignment that I'm working on in Cleveland, where I took over a 15% occupied mall and we have signed 49 leases in two years. I've met over 1800 businesses in Cleveland personally in two years. That's how you sign 49 leases. I realized that because the property was in downtown Cleveland, with lots of office buildings around and the food court had only two or three tenants, but because we got their sales, we knew that they were doing very well. I created a flyer that showed a picture of the nine available food court spaces. I said, "Food court spaces are available. I think it's a great rate, utilities included." Then I asked, "Which ones had hoods and which ones had refrigeration?" And I went and handed it out to 50 restaurants like fast-casual restaurants. Within 90 days, we leased five of them. Flyers—where the guy can come into the store and the gatekeeper goes, "Oh, this lady dropped this off, but...

How to find a retail deal, negotiate, buy, develop all while dealing with all the curveballs that are thrown at you? Beth Azor, CEO of Azor Advisory Services, has been investing in retail for the last 36 years and shares one particular deal from beginning to end. Read this entire interview here: bit.ly/3kFdS5R Let's talk about a deal of yours, how did you find it and what happened throughout the deal if you still own it? I'm going to talk about B&B Plaza. I was at a City Commission meeting and they outlawed strip clubs, immediately my brain went to a strip club on Main and Main. It was going to happen 24 months from then. The next morning, I look up the tax rules on the address of the strip club and I found out this 80-year-old couple, I called them and said, I'm calling you about your building where Eden's nightclub is located, last night at the town of Davies commission meeting, they outlawed strip clubs, so 24 months from now, there will not be a strip club there, would you like to sell me your building? They said, no, we don't believe you, we get $10,000 per month in cash from the strip club. I sent them the minutes of the meeting, we started having a dialogue and they were not jumping up and down to sell me the building. The two-year mark comes, the strip club closes, and exactly my prediction happens, four competitors of mine swoop in, they were very aggressive with these people because they didn't understand them, and didn't know them. I got a call from their son. They had been very ill, and that they're definitely going to sell and I'm coming to town to meet five of you. I said okay, can I be the last person? He said yes, my parents really liked you so you have the jump ball. The next day he calls and says if you pay 3.4 million, it's yours. I said done. He says, how fast can you close? I said 24 hours. The reason why I could afford to pay more is because I had great relationships in the market. I had called a friend of mine who had a property across the street and she had just done a renewal for 5,000 square feet with a national company at $50 a square foot. My two shopping centers down the street: one was at $30 and one was $40. The fact that she had $50 rent and it was behind our parcels, was very good market intel. I went through three project managers to build it. After we built it, everything was opened, Starbucks, Blaze Pizza, Select Comfort. A day before Verizon moved in, they told us that there is no RTU's in the building (air conditioner units). My air conditioning guy puts the air conditioning units on the roof, he doesn't pull a permit and he gets caught. I get a call from the city, with whom I have a phenomenal relationship saying you have an illegal vendor on your roof and he doesn't have insurance. I had to pay $27,000 in late fees to Verizon and I had penalties from the city because I tried to do it without a permit for speed purposes. It was a very expensive lesson. My NOI today is $660k, on average $66 a square foot, it's probably worth 12 to 14 million, we paid 3.4 million, the construction was probably another 4 million. And so I have a goal to get that to 10% by 2030. 23:10 There's a Harvard study that that says that 90% of the salespeople will call once 70, we'll call twice 50 will call three times 30 will call for, like, by the fifth or sixth time it's 2%. And the buyers buy after the sixth or seventh touch.25:26 100% leased screams to me the rents too low. If it's in a good market. 45:31 I put women on stage that are investors, because what I've learned in my surveys is that women are afraid. They think investing is too complicated. And they don't know other women that are doing it. So there's a saying, if you see it, you can be it. Women investing in Commercial Real Estate are rare. Why is that? Beth Azor, “The Canvassing Queen”,principal at Azor Advisory Services, is a rare bird in commercial real estate. She is a full time Commercial Real Estate Broker, Developer & Investor. Residential Real Estate Beth grew up with two residential real estate agents for parents. As soon as she turned 18, she got her real estate license and dabbled in real estate. After college, she worked for a non profit that paid very little. To make additional income, she worked as a real estate agent on weekends. In two years her non profit salary doubled, but she still made more money working weekends in residential real estate, but real estate was so boring. The residential developer she worked for had Beth hold an open house in a luxury home development. She spent most of her time reading People Magazine while waiting for prospects to show up for a tour of the model home. When a friend suggested she consider commercial real estate, she thought why? How much more boring could raw land be than residential housing? Then she learned about the possibilities in commercial real estate. She could help developers and investors solve problems, create wealth and achieve the American Dream. Commercial Real Estate Beth thrived in commercial real estate. The commercial real estate firm she started with provided a rich environment where she could grow and become a commercial real estate professional. In eighteen years, the firm grew from 11 to 125 people and she became the president of the firm. During her time with this firm, she found a passion, teaching agents how to lease vacant spaces. She also invested in multiple commercial real estate properties as a passive investor with her partner. At the end of run, she was a single mom of a 4 year old and recognized that the demands of running a large firm did not match her desire to be active in her kid’s lives. In 2004, Beth started Azor Advisory Services where she took the lead on investing in commercial real estate. Also, because she was recognized as an expert in leasing, other commercial real estate firms reached out to her to teach their agents how to become experts in leasing. Retail Leasing Beth is known by her fellow CRE professionals as the “Canvassing Queen”, referring to her constant canvassing for prospective tenants in her retail centers. She regularly teaches courses on how to lease space, and has written two books on the subject. Don’t Say No for the Prospect - how-to manual on overcoming fear and negative self talk. The Retail Leasing Playbook - step-by-step guide book offers clear instructions that every aspiring retail leasing agent can adapt to jumpstart their own career. Retail real estate has changed dramatically since the invention of the internet and Amazon. The Amazon effect has disrupted retail businesses and their need for a brick and mortar location. The days of going to the mall to find your pair of shoes have mostly been replaced by shoppers scrolling their computer screen, Retail is Not Dead Beth assures us that Retail is not dead. Instead, shoppers are going to the mall for an experience, looking for something they cannot buy online. Retail product sales has gone on line. Amazon’s biggest seller is shoes since they purchased Zappos. People are short on time and looking for a friction free solutions. Retail is now made up of the five “F” words. Food; restaurants. For the first time in history, restaurant sales exceed grocery sales! Beyond the eat in, carry out, Uber Eats, GrubHub, food delivery is dominate. Many restaurants now have multiple parking spaces in front of their restaurant for delivery vehicles to pick up their order for delivery. Fun: Competitive socializing. Barcade; this is the combination of arcade with the bar, ie: ax throwing. Kids gaming, ie: bounce houses, trampolines, escape games, i-Fly. Fitness: Fitness boutique; gyms, martial arts studios, pilates studios, etc. Physicians: Urgent care, Physical Therapy, Podiatrist, Chiropractor, Drug stores Furniture: Specialty furniture sales. Women Investing in Commercial Real Estate Where are women investing in commercial real estate? Commercial real estate has provided Beth with substantial growth opportunities. She invested passively in multiple properties while at the firm she started with. When she started Azor Advisory Services she was the lead investor/ sponsor responsible for finding the deal and the investor capital. Over time, Beth has acquired a portfolio worth over $80 million of cash flow producing real estate. When she talks with other women, she asks them, why are you not investing in real estate? Sadly, she finds that women have numerous excuses for not investing in commercial real estate, from “I’m not smart enough” to “I’m not good with numbers”. When she travels to conferences, she finds that less than 10 % of attendees are women, and that most female attendees are the spouse of an investor. Even in the deals that Beth raises money for, most investors tend to be male. To combat this, Beth has created The Commercial Real Estate Investment Symposium for Women. There will be multiple successful women real estate investors speaking on topics including: How we have invested How we found the deal How we raised the money Overcoming limiting beliefs Tips for Women Women have to grab hold of the opportunity in real estate. If they lack education, get educated. Are you are scared? Then find someone who has invested and get their help. Don’t follow the herd. When Beth ask women how does the stock market work, they don’t know, yet they defer to investing in their 401k. They do not understand that they will have to sell their stock in order to get their money. Cash flowing real estate produces cash and appreciates in value. So get educated and get in real estate. BIGGEST RISK Each week I ask my guest, “What is the Biggest Risk Real Estate Investors face?” BIGGEST RISK: I think the BIGGEST RISK is lack of knowledge. And we luckily live in a world where we can mitigate that, but that does take time and effort and work to do so. So and you don't know what you don't know. So when I was building my when I developed my first shopping center, which was about five years ago, I bought I bought a strip club and knocked it down and built a strip center. The municipality loved me. But I had never built anything before. And I was very nervous. And I and I had one partner in that deal. And I kept telling him, you know, I don't know what I'm doing. He said, don't worry, you'll figure it out. But I hired people that didn't know what they were doing to consult with me and teach me. And I read a lot of books. I listen to podcasts. So the biggest risk is the lack of education. But particularly you don't know what you don't know. And being wise and astute and I'm just a big believer in continually learning. I probably listened to three or four podcasts a day and I'm constantly reading. So that's how I mitigate that potential lack of knowledge. And that helps. But there's things, you know, our retail industry is going to be just lambasted by self-driving cars. So I'm fascinated and I'm reading all about that because if I I'm fifty nine. So if in the next ten years the self-driving car thing happens, our industry is going to shift again. So I'm trying to stay on top of it, but I don't know what I don't know. And so that's how I mitigate it. So that's the biggest risk, not knowing what you don't know.
Beth Azor is a 33-year veteran of the commercial real estate industry and owns Azor Advisory Services, which specializes in consulting services in training, sales, leadership, coaching, acquisition, due diligence, and market analysis. Beth owns and manages a US$79 million portfolio of commercial retail properties in southeast Florida and recently wrote and published a book called Don’t Say No For The Prospect, a collection of stories from her career, and her career as a retail leasing rock star. She is also a frequent guest on business and commercial real estate podcasts has her own Retail Leasing for Rockstars podcast and hosts the Rockstar Book Club Monthly Call, where she and guests review nonfiction, business-related books. A graduate of Florida State University (FSU), she is also chair emeritus and founder of the FSU Real Estate Foundation. “Timing is the key and I would rather go for it and make mistakes, and even lose money than to never go for it ever.” – Beth Azor Lessons learned Timing is everything, but arrogance can the cause of failing to act in a timely fashion. Beth waited too long and rejected another, a cheaper offer that could have saved her in the long run through the 2008 real estate crash in the US. Pay very close attention to due diligence. In this case, it was due diligence about the location of her property and its demographics. Beth failed to appreciate the negatives about the location, which was surrounded on three sides by unpopulated areas. Andrew’s takeaways 1. Never underestimate the quagmire that bankruptcy swamp you in. Whether it is you as a company or you as a person, bankruptcy courts can change things suddenly and for the worse. At the bang of a gavel, a judge can make a judgment on bankruptcy that you really can go against an investor. 2. Arrogance and overconfidence is among the most prevalent of the mistakes investors make. a. Macro factors are a major thing investors should always think about when investing. Sometimes it’s about preparing for events, such as the 1997 financial crisis in Asia, or the 2008 global financial crisis, which in a way started in Beth’s world with real estate. 3. Andrew recommends people follow his six-step investment process. a. Find an idea b. Research the return c. Assess the risks d. Create a plan e. Execute the plan f. Monitor the progress All those suggestions apply, whether it is a land investment or a stock investment.
