To watch a video version of this podcast, click here: https://youtu.be/vwDEHoyPgG4 In this episode, Reuben Saltzman, Tessa Murry, and Eric Houseman share some of the most memorable and unusual service inquiries they've encountered in the home inspection industry. From clients complaining about issues already documented in the inspection report to hidden defects concealed behind artwork and inaccessible attics, the conversation explores the challenges inspectors face when managing expectations after a home purchase.TakeawaysManaging client expectations before, during, and after an inspection is critical to customer satisfaction. Many service inquiries originate from misunderstandings about what a home inspection can and cannot uncover. Home inspectors are not required to move personal property, remove artwork, or access concealed areas that are not readily accessible.Hidden defects behind furnishings, artwork, insulation, or inaccessible spaces often become points of contention after a sale. Contractor opinions provided after an inspection do not automatically mean the inspector made a mistake. Home inspectors are not code inspectors, and older homes often contain conditions that would not meet current codes but are still functioning. Strong documentation, photographs, videos, and clear report writing help protect inspectors when questions arise later. AI can be a valuable quality-control tool by reviewing inspection reports for inconsistencies, missing comments, and reporting standards.Structure Tech has begun implementing an AI-powered report review process using uploaded procedures, style guides, and inspection requirements. Even experienced inspectors occasionally miss obvious issues, which can impact client confidence in the report. Showing up, listening, and communicating directly with clients often resolves concerns better than lengthy back-and-forth correspondenceMost home inspection complaints are relatively rare, especially when a company has strong training, processes, and quality control systems in place. A dedicated service manager can help objectively handle complaints without the emotional attachment inspectors may have to their own reports. Building trust through transparency and responsiveness is often more important than determining who is right or wrong.Continuous improvement through technology, training, and customer feedback strengthens both inspection quality and customer experience. Grant shares the real origin story—growing up around dirt bikes and construction with his dad, the moment a tensioned bungee cord sunk into his father's hand, and how that gap in the market stuck with him for years. After becoming a dad himself and feeling limited in the trades, he dug the old "Grant Strap" idea out of his phone notes during COVID and decided to actually build it. They dig into the messy reality of inventing and launching a physical product: the prototype phase with Home Depot parts and Alibaba springs, finding the right tension (about 120 lbs on the first model), avoiding the "mailbox money" invention scammers, making and selling the first ugly versions yourself, and why "people don't buy ideas—they buy products." Grant explains how the spring-loaded design works, the continuous polyester limiter band for safety and load rating, why it stays tight when loads shift or compress (coolers, cardboard, UTVs, Jeeps), and the three models (1", 1.5", and the 2" Pro with ratchet) that cover everything from college moves to Moab trailers. The conversation also covers the less glamorous side of business—patent threats that turned into nothing, copycats, why building a strong brand and customer service is better protection than a patent alone, working-load math that goes beyond just vehicle weight, all-weather durability, proper care for lifetime performance, pack sizes, lengths, and extensions. Grant talks about his Invent With Me podcast (helping inventors avoid the same pitfalls he hit) and what's next for TorkStrap: more trade shows, social content, and partnerships rather than diluting the core product. If you've ever cursed a ratchet strap in the rain, watched a load loosen on the highway, or thought about turning a simple idea into a real business, this one's for you. **Timestamps** 00:00 AI Sign Language for Deaf Viewers 00:41 Early Inspiration for Better Cargo Straps 02:36 Childhood Prototypes Reveal Market Gap 04:10 COVID Motivation to Launch Business 07:04 Inventor Licensing Pitfalls and DIY Sales 09:48 Prototyping, Sampling, and First Customers 11:52 Designing the Spring-Loaded Torque Strap 14:06 How Torque Straps Work and Their Benefits 22:48 Creative Branding Ideas for Torque Straps 24:05 Facing Competition and Patent Infringement 27:33 Defending the Product Against Patent Claims 28:12 Commitment to Quality and Customer Support 29:10 Competing with Copycats and Maintaining Reputation 30:05 Encouraging Ethical Purchasing 30:58 Patent Vulnerabilities and Enforcement Challenges 35:53 Introducing the Invent With Me Podcast 37:17 Calculating Load Ratings and Strap Sizing 44:28 All-Weather Durability and Maintenance 45:30 Spring Longevity and Packaging Options 47:02 Pricing Packs and Managing Expectations 48:04 Customizing Strap Lengths for Use 49:01 Strap Longevity and Care Guidelines 50:50 Subscription Idea Mentioned 51:04 Social Media Presence and Promotion 54:35 Upcoming Marketing Focus for Torque Strap 56:09 Shift from Engineering to Marketing 56:40 Humorous Product Concepts and April Fools 57:08 Closing Remarks and Podcast Promotion 57:42 Final Thoughts and Gratitude **Key takeaways** - Just pull—spring tension adapts to load shift or compression so you rarely (or never) have to stop and re-tighten. - Continuous polyester strap carries the actual load rating; the spring is the adaptive element with a limiter. - Three models cover light-to-heavy needs, including a 2" Pro with ratchet for vehicles and heavier cargo. - Lifetime warranty when treated with respect; average "cheap strap" life is ~2 years because people leave them in the bed. - Best protection in business isn't always the patent—it's being the guy who answers the phone, honors the warranty, and shows up every day. What is The Autism Report 2.0 really about? In this episode of Nephilim Death Squad, David Lee Corbo (The Raven) and TopLobsta welcome back Austin Picard for an in-depth discussion that moves far beyond headlines into the hidden systems of psychological operations, MKUltra, social engineering, occult symbolism, intelligence agencies, media manipulation, and the spiritual implications behind modern culture. The conversation begins with updates on Brohemian Grove before diving into Austin's recent research, including discussions surrounding The Finders, the Oklahoma City Bombing, intelligence connections, and historical operations that continue to shape public perception today. From there, the discussion expands into how propaganda, entertainment, advertising, and even language can function as tools of influence.Throughout the episode, the hosts examine topics including MKUltra, Project Monarch symbolism, CIA influence in culture, ritual symbolism, magic and performance, method acting, predictive programming, psychological conditioning, and how modern media may be designed to alter perception rather than simply entertain. The conversation also explores New Age spirituality, consciousness, occult philosophy, and why Christians should exercise discernment when evaluating modern cultural movements.Rather than approaching these subjects from a purely conspiratorial perspective, the discussion continually returns to a Biblical worldview, emphasizing spiritual warfare, deception, truth, and the importance of testing ideas against Scripture. Whether discussing government programs, historical events, intelligence operations, or entertainment, the central question remains: how should Christians understand deception in an increasingly manipulated world? If you're interested in MKUltra, The Finders, CIA history, occult symbolism, predictive programming, conspiracy research, Christian apologetics, spiritual warfare, and biblical analysis, this episode is packed with thought-provoking discussion. What stood out to you most? I am super excited for our conversation. You guys are going to love and absorb a lot of great information of how you're going to become more efficient in your product sourcing, product development, three PL storage, all of that good stuff. And we've got an expert here to talk about that. I'm excited to introduce you to Afolabi Oyerokun. This is him coming back for a part two series because his first interview went so well. But he is the co-founder of Honu Worldwide in Innovative Product development, sourcing and three PL company based in Pennsylvania, USA. Afolabi has always been passionate about finding things, haggling and negotiating prices. His obsession with finding good quality products at bargain prices led him to help several seven and eight figure brands increase their profits and scale rapidly by buying smart from Asia and the US. He is behind the successful launches of several multimillion dollar products on Amazon and other retail channels. An entrepreneur at Heart Lobby owns and has sold a few seven figure private label brands. He loves helping people design, develop and manufacture innovative products.Josh 00:01:15 He is also the creator of the Sourcing Mastery course, which teaches people the best practices for product development, sourcing and supply chain management. So with that introduction, welcome back to the podcast.Afolabi 00:01:30 Thanks, Josh.Afolabi 00:01:31 I'm happy to be back. I really enjoyed our past episode and I'm really excited and pumped up, you know, to continue on this point.Josh 00:01:40 Are there any sneak peeks that you could give us of kind of the best tips? You know, if you are working directly in terms of how do you make sure you, you know, you're not getting you know, there's not going to be fraud. They take your money and run or what are some tips in terms of, I think, most importantly, getting the best price possible without sacrificing quality. Do you have any tips or sneak peeks that you could give a give us from your course? Because it relates to, you know, working directly with the manufacturer?Afolabi 00:02:11 Yes, one of the great. One of the funniest and, interesting things I put on the course is to set up a bidding war with, your suppliers.Afolabi 00:02:23 how I do it is. So when I'm sourcing products, I sourced product from, let's say, five different suppliers. Sometimes it could be up to ten suppliers, and then they give me the pricing. I don't negotiate at the first time. I wait till the end before I negotiate my prices. And then when I get all this prices from the suppliers, then I call for a video or, or image samples. I'm like, let me see you samples, do a video or do a photo. I see that, oh, okay. From the ten suppliers I might shortlist only 5 or 6. So from the six I said, okay, can you send me samples? I need physical samples. They say, oh, you got to pay for sample, no problem. Update. So I pay them for sample or pay for the sample shipping. They send me the samples and I take a look at them. And maybe I like only three out of the six people, six suppliers that sent me their samples.Afolabi 00:03:16 So I cut off three, I keep three, so out of the three I would say something like, hey, without them knowing, see, they don't know that all these three, all the suppliers don't know each other and they don't know I'm getting samples from different suppliers. So let's say one comes up at $2, another one comes up at $1.50, another one comes up at $1.75. So I know okay $1.75 is the middle range $1.50 I look at the quality of the $1.51. It's almost the same quality as the $2 one okay. That means this product can actually go with go for $1.50 or less. Then I look at how can I create a bidding war with these three guys and still get what I want in terms of product quality? I want product quality. So I would use two and two things. I'll use quantity purchases and I'll use price match. So I'll say to the one, let's say the 175 one has the best, quality. I'll say, hey, well I looked at your product and other suppliers product.Afolabi 00:04:31 I like your product, but your price is way more than other suppliers. and it's going to come back to me and say, what are they quoting you? Okay. I'm trying to get to $1.25 for this. And if you can do a $1.25, I'll give you a 5000 piece order right away. I'll choose you if you can beat the prices. So it's going to come back and say, Well, let me talk to my boss and said, okay, no problem. And then he says, well, we can only do $1.45 or a dollar, whatever. Okay, that's a good one. I know I can actually buy it at $1.50. Right. Because the lower range of my price is $1.50. I'm like okay. All right. Dollar 45 is fine, I say. But so when it gives me a price of $1.45, I keep quiet. I don't reply him anymore and it's going to keep blowing up my phone, my email, because he can't wait. He knows he's at the tipping point.Afolabi 00:05:33 It's at the at the point is about I'm about to hand him money because I already showed him money. I'm like, I'm going to order 5000 unit, but I want it at $1.25 and it comes, it comes back with $1.45. I'm like, okay, I keep quiet, okay. And it's going to start saying, hello, how are you? How are you there? I'm are you there? I'm like, I want people ask me, how long do I keep quiet? Sometimes a week or more. I just don't see anything...

Hospital ransomware fallout, blockchain botnet C2, and AI agent loose in Thailand's Finance Ministry. South Carolina's AnMed reopened some physician offices four days into a ransomware attack with phones, internet, and systems still offline, forcing manual processes and in-person medication refills, as broader healthcare ransomware totals hit 410 attacks worldwide in the first half of the year and a HIPAA Security Rule update was delayed to 2027 while class-action efforts began. Researchers report the Dysphoria IoT botnet moved command-and-control to blockchain name services and victim relays, making takedowns harder, with estimates above 200,000 bots and DDoS offerings up to 4 Tbps. Shared Claude chats were briefly indexed by Google, exposing sensitive data via public share links, before results stopped appearing. Hunt.io found attackers running a Hermes autonomous AI agent in Thailand's Finance Ministry, plus new "Hades" malware, suggesting reconnaissance. Celebration as Christopher and Natalie hit a milestone most podcasts never reach: episode 150. In this unscripted, no-notes conversation, they pull back the curtain on what it's actually taken to keep Dating Intelligence going — the burnout, the format pivots, the moments they almost quit — and why the real work was never about dating advice, it was about doing the inner work themselves first. They talk candidly about authenticity versus performance, building community that actually sticks, and how personal transformation shows up in everything from relationships to money to how you show up on camera. Then they shift gears entirely: road trip stories, DJ Nani makes an appearance, and a reminder that even people who talk about relationships for a living are still figuring it out in real time. The latest episode of The Chad & Cheese Podcast kicks off with hosts Joel Cheesman and Chad Sowash diving into a massive recap of the World Cup tournament, complete with a look at the spectacular multi-artist halftime show, light political jabs, a hilarious Taco Bell fast-food mishap, and a celebratory beer for a record-breaking Scottish runner. After sharing details on how you can score a free podcast t-shirt, the boys move straight into their high-stakes "Buy or Sell" segment, where they aggressively debate the business prospects of recent major industry acquisitions and funding rounds involving Signal Labs, BrassRing, Adzuna, JobLift, and the controversial candidate-pays model of Refer. The main events of the episode take an even sharper turn into major industry compliance, legal drama, and worker rights. First, Chad and Joel unleash a highly critical teardown of the brand-new terms of service rolling out from Indeed, exposing massive financial and legal implications for both employers and job seekers. Next, they tackle the legal spotlight hitting LinkedIn, debating whether a high-profile investigation by the Texas Attorney General is necessary platform accountability or just pure political theater. Finally, the hosts wrap up by throwing their support behind a massive internal worker movement at Google, analyzing whether a new 4,500-employee petition will actually force the tech giant's hand or simply stall out. Guest: Dr. Mike Farrar, Booz Allen HamiltonWeather forecasting has come a long way—from hand-drawn maps and limited observations to a world driven by supercomputers, satellites, and real-time data. But as technology continues to evolve, so does the challenge of making forecasts faster, smarter, and more useful for the people who rely on them every day. Today on Weather Geeks, we're joined by Dr. Mike Farrar, whose career has spanned research, operations, and leadership across the meteorological community. His company has been tasked to help modernize the National Weather Service, and with that he's helping shape what the future of forecasting could look like for both meteorologists and the public alike. We'll talk about the biggest challenges facing weather operations today, how emerging technologies like AI and cloud computing are changing the forecasting landscape, and why communication and public trust remain just as important as the science itself.Chapters00:00 Introduction and Career Background of Dr. Mike Farrar01:30 The Evolution of Weather Forecasting Technologies04:18 Transformational Advances in Meteorology09:15 The Private Sector and Meteorology's Growth12:16 Break 112:19 The Impact of AI and Cloud Computing19:28 Modernizing the National Weather Service22:55 The Role of Human Forecasters in the Age of AI26:51 Break 228:01 The North Star of Meteorology: Science and Service30:18 Skills for Future Meteorologists33:50 Embracing Change in the Meteorological Field34:29 Closing Remarks and Resources ResourcesBooz Allen Hamilton - https://www.boozallen.comNOAA's National Centers for Environmental Prediction - https://www.weather.gov/ncep/American Meteorological Society - https://www.ametsoc.orgAWIPS (Advanced Weather Information Processing System) - https://vlab.noaa.gov/web/nws-heritage/-/introducing-awipsNCAR (National Center for Atmospheric Research) - https://ncar.ucar.eduGuest linksLinkedIn - linkedin.com/in/mikefarrar-wxSee Privacy Policy at https://art19.com/privacy and California Privacy Notice at https://art19.com/privacy#do-not-sell-my-info.

This is kind of a new, new one for us. He doesn't just have expertise in the e-commerce space. Instead, he has a much broader landscape in the mindset shifts and tools he's going to be able to share with us. I know are going to be able to have a tremendous impact on your business. Today, I'm excited to introduce you to Mario Lanza, a high performance coach, a TEDx speaker with over 1 million views, and a conscious leader, Mario Lanza. He travels the world helping entrepreneurs make more money in half the time through building an unstoppable mindset from CEOs to Olympians and mission driven entrepreneurs. Mario helps high achievers all across the world gain the mental clarity and focus necessary through his masterclasses on conscious leadership and next level mindsets. So with that introduction, welcome to the show, Mario.Mario 00:00:58 Josh, thank you so much for having me on the show. I'm really excited, and I think you and I were going to have a powerful conversation filled with lots of value for your listeners.Josh 00:01:07 One of those inner thoughts in my mind, when I'm having to make either a difficult decision or I have to slow down in order to like create an SOP or to hire a team member because, you know, that's that's the next step. That's what needs to happen. My frustration is I think that those should what are the things I know I should be doing? And it's more along the lines of, I should have a $100 million business. I look at all the other successful e-commerce businesses. I feel like I'm just as capable as they are, but I'm doing something wrong. I'm spending too much time on these little tasks and I'm making this a little decision, like, why am I not at that $100 million already? And what what would you say to that? Like, I feel like that's what's kind of like deep down. Like I have this vision of I love my potential, but I'm not there yet, right? And so I beat myself up.Mario 00:02:07 Yeah. This is a classical one.Mario 00:02:09 And again, I want to honor you for stepping one step further out. And I think a lot of your listeners will be will resonate with that because they look at where they are and then they tell themselves, I'm not where I'm supposed to be. There's so much inside of me that can be brought up. And, you know, it's true. There is so much more inside of you that can be brought out. But the reason it's not already out is because actually, you do not want the 100 million. Because if you have the 100 million, you know that there's something that's going to increase. Often in a mental perspective, the amount of problems will increase, right? That's why they say biggie made the song. More money, more problems, more responsibility, more, more being on your own because, you know, you climb the mountain even higher and so. Less people to relate to. If you're the 100 million guy, maybe in your family, you're the only one. And so nobody really, truly knows how Josh feels when Josh is by himself.Mario 00:03:09 And so all of that is what I call a self-sabotaging mechanism, where you tell yourself consciously, yep, I want the $100 million business. But unconsciously you are scared of that. Because here's the thing what a self-sabotaging mechanism is. It's your conscious mind working against your unconscious mind. And if you've ever seen the picture of the iceberg where you know, you see the tiny peak above the water and the huge body underneath, your unconscious mind makes up about 95% of everything. So if you are like, yes, I want that $100 million business, your unconscious mind. No bro no no no no no, not gonna happen. That's way too much. So first of all, I would have you look at the reality of the way that you're showing up and divorce this idea that what you want is the $100 billion business. Because if your behavior shows the opposite, what you really want is you want to stay safe. You want to stay in control. You want to stay in your comfort zone. And there's nothing wrong with that.Mario 00:04:12 That's the first realization that I would bring in. And then second is to look at what is it that's missing for you if you truly want to get to that $100 million level, there are certain needs that you have that are currently not being fulfilled. It might be more of a support system. It might be someone like a coach or a...
