WESLACO, Texas - A senior executive with Killam Development says demand for industrial real estate in Mexico and the southern US is accelerating with his company receiving inquires from Alaska, Indiana and Illinois.Rene Alcalá, director of business development, RGV leasing and sales for Killam, was a panelist at the recent State of the RGV Real Estate Forum hosted by the Rio Grande Valley Partnership and RGV First. Killam is developing a large industrial park near the Anzalduas International Bridge in Mission.“The demand for industrial real estate in Mexico and the southern US is accelerating as we saw with Carlos Marquez' and Carlos Telles' presentations,” Alcalá said.Industrial real estate specialists Carlos Marquez and Carlos Telles were on the same panel as Alcalá.“Within the next five to ten years we expect to see an interconnected web of manufacturing, assembly, warehouse logistic facilities emerge as these corporations seek to optimize their supply chains,” Alcalá said.Alcalá asked those in the audience if they remember watching news during COVID and seeing shipping containers stretched out for miles at sea trying to get into the Port of Los Angeles. Supply chains were disrupted and some products were unavailable in the stores, he recalled.“So that is what we want to avoid. The risk mitigation of having to depend on sea transportation of these products rather than buying land (along the border of the US or Mexico). (It) is a lot easier (to buy landO and a lot more cost effective. The distances are shorter. Timestamps: [01:10] Laura: Talk us through your journey to Berkadia.  I left Love Funding (Dwight Capital) when the company was bought by a bank and the culture started to change.   The unique culture and technology blew me away when I met with Berkadia's senior management team.   [02:50] Neda: Talk us through your journey to Berkadia and what your role entails.  I joined Berkadia about 9 years ago because we decided to relocate to the Philadelphia area.  I was really impressed with Berkadia's leadership and that is why I joined the company. And the best part is that I have had the opportunity to do several different roles.  I started in compliance then slowly moved into the data and data science group and then evolved into the product team and through that continue to develop the data analytics tools that Berkadia has developed.  [04:20] Neda: Talk us through the digital transformation at Berkadia.  Berkadia is sitting on a lot of data, we service over $350 billion in our servicing portfolio right now as well as over 100 bankers and investment sales advisors.  We have the ability to gather a lot of data from all of the markets across the US and we combine that with other demographics and have built-out a big base for us to build our tools on.  We started to see, how do we bring value with this data and how do we transform our managers directors into advisors, more so than transaction managers.  How do we help our clients make sure that they have the right investment strategies through data-driven analytics? [06:00] Can you give a couple examples of your clients?  Real Estate Investors of all sizes.  Mid-market and institutional investors.  [09:50] Your workforce has doubled, where have you seen the biggest growth at Berkadia? In Berkadia's technology team, we have had exponential growth over the last few years.  Berkadia is a privately held company so when there is any type of downturn, we are able to take advantage and attract good talent to accelerate the company's vision.  [11:15] Can you expand on how Berkadia is engaging with people at different levels in the education system?  We have an employee resource group called Be United, a summer internship program and we are participating in a work-study program.  [13:05] How do you attract people to your teams, what initiatives are working at Berkadia at the moment?  The DIB initiative has launched and it is management's commitment to diversity.   Berkadia's commitment is not just about women but all backgrounds. Lester Founder & Chief Executive Officer, Princeton Enterprises, L.L.C. In 1994, Matthew B. Lester founded Princeton Enterprises, L.L.C., a privately held real estate acquisition, development, and property management company based in Bloomfield Hills, Michigan. To date, Princeton's portfolio consists of over 150 properties with an aggregate value in excess of $1 billion and operates nearly 25,000 apartment units, office, industrial, storage, and other commercial facilities located in fifteen states and Canada. Over the years, Mr. Lester has been personally involved in numerous community service programs by devoting his time and financial assistance to countless organizations that support the health, education, and economic well-being of those experiencing hardships. Mr. Lester is the current President of the Jewish Federation of Metropolitan Detroit and Co-Chair of the Jewish Federation's Annual Campaign. He is a Board Member for the American Joint Distribution Committee (JDC); a member of the Collections Committee for the Detroit Institute of Arts; and a member of the Greater Detroit Campaign Leadership Council for the University of Michigan. Mr. Lester is a former President of the Jewish Senior Life of Metropolitan Detroit and has formerly served as a Board Member for Kadima; BBYO; the Detroit Maccabi Committee; the Jewish Fund; Forgotten Harvest; and the Jewish News Foundation. In addition to holding those positions, Mr. Lester has also served as a Board Member and Chairman for the Detroit Symphony Orchestra; a Chairman of the Financial Oversight Committee for the Jewish Community Center of Detroit; a past Advisor to the Executive Director for YAD EZRA; and a past member of the Sherman Campaign and Blumenstein Leadership Groups. She created from scratch and ran many large servicing shops before creating 1st Service Solutions in 2005. She has been an intentionally integral part in shaping the CMBS industry since its inception. Ann founded 1st Service Solutions in 2005 to address what she saw to be a gaping hole in CMBS.  Unlike ‘on book' commercial real estate loans, there is no ‘banker' for the borrower to speak to after securitization.  In creating what was to become the first borrower advocacy space in commercial real estate, Ann has grown 1st Service Solutions into what is now known as the preeminent CMBS Borrower Advocate practice. The company has been featured on William Shatner's ‘Moving America Forward' show as a company changing the business landscape in America. Ann has been and continues to be highly involved in industry leadership as a featured keynote speaker at conferences across the country speaking on CMBS structure, CMBS workouts, assumptions, and hot topics in the general CRE industry. Vice President of sales and marketing at Knight Homes, Biff Driver, joins co-hosts Carol Morgan and Todd Schnick on Radio for the first time. Driver discusses Knight Homes' developments and what makes its communities stand out from the competition on this All About Real Estate Segment of Radio. Driver joined the home building and real estate industry in 2000. He has been in and out of sales and management, but his passion is in new home sales. Founded over 40 years ago, Knight Homes has since sold over 8,000 homes. Knight Homes builds primarily south of Atlanta and in 2018 was awarded Builder of the Year by Metro South Chapter of the Greater Atlanta Home Builders Association. The company has already closed on 400 homes this year and is expected to grow 30-40% this year despite COVID-19. The quality of Knight Homes is what makes it stand out from the competition. “I'll put us up against any of the competition,” said Driver. “When you walk in their home and then our home it feels like walking into a starter home and then a custom home. Mike Smith, owner of Harcrest Homes, joins Atlanta Real Estate Forum Radio on today's episode of All About Real Estate Radio. Mike Smith, a Georgia native, grew up in Conyers before attending Georgia Southern University. After earning a degree from the local university, Smith started a career in homebuilding to create homes for other Georgia residents. Harcrest Homes was originally founded in 1977 by Carl Riden. Smith began working for Riden in 1991 and eventually formed a partnership with the previous owner in 1998. Riden retired in 2004, leaving Smith the sole owner of Harcrest Homes. Harcrest Homes builds in Hall, Forsyth and Gwinnett County areas. Harcrest Homes' largest subdivision project is in Sterling on the Lake in Hall County. In addition to building in larger neighborhoods and communities, Harcrest Homes also builds custom homes all around metro Atlanta. Most products range in price from the mid $400,000s to upwards of $1 million. Homes typically range in size from 3,000 to 4,000 square feet. Sterling on the Lake in Flowery Branch holds over 2,000 homesites. Harcrest Homes just recently opened a model home at The Preserve at Sterling on the Lake. The model home features the Waterstone plan and is the third model home the builder has opened in the past three years. Homesites in the preserve range in size, averaging over one acre of spacious land. The Sterling on the Lake model home is situated on a one-acre homesite and starts from $579,900. The home features five bedrooms and four bathrooms spread across 3,600 square feet. The second floor boasts the master's suite, along with a vaulted bonus room. She was also awarded the Davie/Cooper City Chamber of Commerce 2015 Small Business Person of the Year.   Today we visit Pennsylvania and I chat with Ryan Miller, the newly named Executive Vice President of NAI Global for the Eastern Region of North America. After a 10-year plus career as a broker for CBRE, Ryan now serves as more of a business development manager on behalf of NAI Members. Ryan's role is to develop strategy to maximize resources that will drive business and build the NAI Global brand. Ryan is a member of CoreNet Global and the International Council of Shopping Centers (ICSC). He was also recently named one of the Real Estate Forum’s Top 50 under 40 industry professionals.   During the course of our talk Ryan and I discuss his transition from brokerage to management and broker support. He endorses the importance of specialization. He shares some wins both in brokerage and his new role at NAI and also gives some strong advice for newer brokers. .
