Join me and Vince as we chat with David Pere about his journey going from being in the military to successfully getting into real estate and eventually starting The Military Millionaire Podcast. David is an active-duty Marine who dived into the real estate business in 2015. From house-hacking a duplex with FHA loan, and buying a 10-unit apartment in Missouri while stationed in Hawaii, he has definitely come a long way! He made it his mission to teach personal finance and real estate investing to service members and the working class! From Military to Millionaire Just like most people who have gotten into the industry, David attributes the beginning of his real estate jump to the book “Rich Dad, Poor Dad”. In less than 3 months from reading it, he decided to house-hack a duplex and figured that it works, and that he wants to keep doing it. He realized that he prefers the buy-and-hold approach in investing because once the property is purchased, and you have a good team in place, you don't have to do very much with it, and it will grow over time. Since then, he had purchased several buy-and-hold investments and has started his own company.  To him, real estate investment is not that complicated and anyone who wants to try it, should just go for it and make that jump. However, he pointed out the importance of learning everything you can about the industry and setting your goals from the beginning. Getting into Podcasting David shares how his desire to document what he was doing was what got him to start on podcasting. He thought about starting a blog but couldn't think of anything else to talk about. And then, out of nowhere, The Military Millionaire Podcast was born with the goal of teaching service members and veterans how to build wealth through real estate investing, entrepreneurship and personal finance. #99: Thirteen years ago, Joshua Dorkin's friends teased him about starting a website that seemed to have no future. "I would get calls from my buddies who would literally call me on my cell phone [and say] 'Hey Josh, we just walked past a penny on the ground. We were thinking about picking it up and mailing it to you." At the time, Dorkin had just launched BiggerPockets, a then-nascent website about real estate investing. "I was working a full-time job making no money as a teacher," Dorkin says, "... and then [I] quit that job, reliable income, to blindly create this platform for other people. And I was helping other people get rich, and I was broke." Dorkin spent the next 8 years working mostly as a one-man operation as he tried to monetize a fledgling website. "We were struggling and scrapping by on every AdSense check that we could collect," Dorkin says. "The business really wasn't making serious money for probably getting close to a decade." The story has a happy ending. Today, BiggerPockets has grown to more than 870,000 members. The podcast has almost 250 episodes and the blog features more than 8,100 articles. In today's episode, I have a heart-to-heart with BiggerPockets founder Joshua Dorkin about the blood, sweat and tears that's required to start a successful online business. What lessons did he learn along the way? What regrets does he hold? And what advice would he share with other aspiring online entrepreneurs? Years ago, the vast majority of people were content simply to own their own home. Today, however, more and more people are exploring the possibilities of real estate investing. Even after the harsh lessons of the 2008 real estate bubble, today's consumers increasingly have access to an incredible amount of data and financing options to invest in a second home, a rental property, or a fixer upper. Nevertheless, it wasn't always so easy. Twelve years ago, Joshua Dorkin was a real estate investor struggling to find the tools and resources he needed to keep up with his properties and make smart financial decisions. The pickings were slim. “I felt like there was no credible place that I could go to learn about real estate investing, without spending a fortune with some guy that just got out of some kind of snake oil class,” Joshua told us. After coming up short, Joshua decided to take matters into his own hands and start his own website. Today, BiggerPockets is a thriving community of over 500,000 experienced and aspiring real estate investors with a wealth of content around buying, managing, and selling investment properties. BiggerPockets isn't just for consumers, either, Joshua explained. “I don't think somebody goes into being an agent saying, ‘Hey, I wanna be an agent for the rest of my life,'” he said. “We're all doing this to build wealth.
