Economic risk is growing, and protecting/building your wealth could get more challenging. Stocks are overvalued, mortgage rates are high, and many Americans feel stuck without a good option. What's BiggerPockets CEO Scott Trench doing with his money to protect his wealth from inflation, recessions, and easy-money policies? Today, Scott shares his exact plan (and new investments!). Scott went on record a few months ago to talk about his big move—cashing out of much of his index fund portfolio. What, in hindsight, looked like perfect market timing was instead a defensive move to protect himself from growing irrational exuberance. Where did he put the cash he got from the sale? Right into real estate, and so far, it's working out quite well. Today, Scott talks about the exact property types he's buying, the best investing move for a beginner to make given today's challenging economic landscape, and the significant economic risks that could be coming in 2025 and 2026. Scott's putting his money where his mouth is, and, so far, he's been spot on. Would you take the same approach to protect your wealth? In This Episode We Cover What BiggerPockets CEO Scott Trench is investing in while stocks remain overvalued and economic risk grows The best real estate investments for someone starting in today's economic environment Growing economic risks from tariffs, a new Fed chair, and what's sparking new inflation fears Want lower interest rates? Stock prices are falling, and Americans are fearful. Tariffs, trade wars, economic tension, and interest rates are putting pressure on asset prices. Commercial real estate has already crashed, but the worst may be yet to come. Home prices aren't growing; in fact, small multifamily prices may even be declining. What should you do? We can't provide financial advice, but Scott Trench, CEO of BiggerPockets, is revealing how he's protecting his wealth in 2025.  A recession could be coming; we're all aware of that. But what does this mean for real estate, stock, crypto, and gold prices? The “irrational exuberance” bubble seems to have popped after stocks hit wildly high price-to-earnings ratios, Bitcoin soared to six figures, and gold began a massive runup. Things are about to change very quickly. Scott is putting his money where his mouth is, revealing the contrarian moves he's making to his portfolio to keep his wealth growing during this increasingly volatile period. He's giving his stock market prediction, interest rate prediction, and home price prediction and sharing where real estate investors should look for stellar deals as everyday Americans run away in fear.  Find investor-friendly tax and financial experts with BiggerPockets Tax & Financial Services Finder!   In This Episode We Cover Scott's exact portfolio allocation: what he's selling and what he's holding NOW The speculative bubble that could be very close to (if not already) popping Will interest rates rise further despite market volatility?  The biggest buying opportunities for investors to score killer deals on investment properties The critical risk to index funds that investors MUST be aware of  Could commercial real estate prices crash even more, creating substantial potential margins for investors?  And So Much More! Is it a good time to invest in real estate? Yes, and we have proof that real estate may be underpriced, even as we hover around the most expensive average home prices in history. How can real estate be undervalued when prices are at historic highs? Dave is sitting down with Scott Trench, CEO of BiggerPockets, who has condensed ten hours' worth of research into one episode to prove to you that, without a doubt, real estate will be winning over the next few years. Plus, he's about to make a BIG financial bet on it. We've been talking a lot about entering the “upside” era recently—the new cycle of real estate investing—and wanted Scott's take on it, too. He has invested in real estate for over a decade, reached financial independence through rental properties, and has been openly critical about multiple sectors of the real estate industry over the past few years.  Today, Scott makes a compelling case for real estate as a better investment than stocks, crypto, or gold. Some specific real estate niches could see prices drop even more, making 2025 (and 2026) phenomenal opportunities to buy. Are real estate syndications dead? Some multifamily syndicators are making capital calls and hiding information from investors who anxiously wait (and pray) for their money to be returned. A lot is going wrong, so should you pause investing in real estate syndications for now, or should you write them off entirely? Brian Burke, who saw it coming and sold almost everything before prices fell, is on today to give us his answer. Joining him is a fellow syndication investor and BiggerPockets CEO, Scott Trench, who's had his fair share of syndication headaches over the past few years. We're going back in time, talking about what exactly went wrong for multifamily syndications, why we saw a rise in untrustworthy/inexperienced syndicators entering the market, and why multifamily specifically is taking the majority of the headwinds. We're also sharing the numbers on the almost unbelievable amount of multifamily investors who have short-term loans coming due, all at a time when interest rates are still high and values are close to (if not at) the bottom. Look for operators with proven long-term track records close to the properties.Thoroughly analyze a syndicator's assumptions about rent growth, expenses, and exit cap rates. Be wary of overly optimistic projections just to show high IRRs. Commercial real estate is in for major pain as oversupply crashes into higher rates. Rents may not recover for years. The old ways of financial freedom are gone. Before, buying a rental or two and repeating the process for a few years was all you had to do to find financial independence and retire early, sipping fruity drinks on the beach without a worry in the world. But now, that's over. The days of easy passive income are gone, but a new path to wealth is beginning to emerge, one that will still lead you to millionaire status if you're strong enough (and smart enough) to take it.  It's the 900th episode of the BiggerPockets Real Estate podcast, and this is no ordinary show. We brought out the big guns this time. We're getting their takes on whether or not to wait for lower mortgage rates with monthly payments still sky-high, which strategies are working for them in 2024, which investors will get burnt during this investing cycle, and what a new investor can start doing TODAY to become a millionaire in the next decade. Plus, they share why investors should be fearful now more than ever and why the get-rich-quick influencers are about to get the wake-up call of a lifetime.  In This Episode We Cover Whether or not financial freedom is still achievable through real estate in 2024  Why waiting for mortgage rates to drop might not be the best move to make Investing strategies that are making money RIGHT NOW (and which to avoid) Why investors MUST have more “fear” if they want to survive in this market  The slow, steady path to building wealth with real estate (this WORKS in 2024) What new investors should do RIGHT NOW if they want to get in the game  And So Much More! SVB's (Silicon Valley Bank) collapse has more to do with the housing market than you think. With bank runs becoming contagious, Americans in fear of economic turmoil, and a recession now closer on the horizon, assets like real estate could be affected in ways that most everyday Americans don't realize. But, to understand what could happen to home prices and the US economy, we'll need to explain the entire situation. Back on as expert guests, J Scott, multi-decade investor, and Scott Trench, CEO of BiggerPockets, are here to share their takes on the SVB's meltdown. More importantly, they explain the events leading up to this bank collapse, how the pandemic created fuel for this future fire, and whether SVB's collapse could cause a chain reaction that leads to more bank failures, harder economic times, and, surprisingly, higher mortgage rates.  J and Scott debate whether or not more small banks are at risk, what could happen to HELOCs (home equity lines of credit), mortgages, and other financing options, and whether or not real estate will go down with the ship as our economic situation goes from bad to worse. And, if you've been saving up for your next investment property, stick around as J and Scott walk through how real estate investors should be using their money in troubling times like today. A commercial real estate crash is looking more and more likely in 2023. Rising interest rates, compressed cap rates, and new inventory about to hit the market is making commercial real estate, and multifamily more specifically, look as unattractive as ever to a real estate investor. But with so much money still thrown at multifamily investments, are everyday investors going to get caught up in all the hysteria? Or is this merely an overhyped crash that won't come to fruition for years to come?Scott Trench, CEO of BiggerPockets and host of the BiggerPockets Money Podcast, has had suspicions about the multifamily space since mortgage rates began to spike. Now, he's on the show to explain why a crash could happen, who it will affect, and what investors can do to prepare themselves. This is NOT a time to take on the high-stakes deals that were so prominent in 2020 and 2021. Scott gives his recommendations on what both passive and active investors can do to keep their wealth if and when a crash finally hits. But that's not all! We wouldn't be talking about multifamily without Andrew Cushman and Matt Faircloth, two large multifamily investors who have decades of experience in the space. Andrew and Matt take questions from two BiggerPockets mentees, Philip and Danny, a couple of California-based investors trying to scale their multifamily portfolios. If you want to get into multifamily the right way or dodge a lousy deal, stick around! In This Episode We Cover:The commercial real estate crash and bad news for high-interest rate investorsCap rate compression, rent stagnation, and red flags for the multifamily market Recommendations for both active and passive multifamily investorsHow to vet a real estate syndication deal when raising private capitalScaling from small to large multifamily and why the jump is easier than you thinkCash flow vs. appreciation and which is a better bet if valuations start to tankBalloon payments, adjustable-rate mortgages, and risky financing options putting new investors in a tough spotAnd So Much More!Links from the ShowFind an Investor-Friendly Real Estate AgentBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastBiggerPockets MerchListen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramDavid's YouTube ChannelUnderstanding Rental Property Depreciation—A Real Estate Investor's GuideHouse Hacking 101—What It Is and How to Get StartedYour Debt-to-Income Ratio Can Make or Break Your Investing CareerOn The Market Podcast 65 with Ben MillerOn The Market Podcast 71 with Brian BurkeBiggerPockets Real Estate Podcast 708BiggerPockets Real Estate Podcast 719Book Mentioned in the ShowThe Hands-Off Investor by Brian BurkeConnect with Andrew, Matt, Dave, and Scott:Andrew's BiggerPockets ProfileDave's BiggerPockets ProfileMatt's BiggerPockets ProfileScott's BiggerPockets ProfileClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-721Interested in learning more about today's sponsors or becoming a BiggerPockets partner yourself?
