The Elephant In The Room Property Podcast | Inside Australian Real Estate
NSW has moved fast to reform its planning system, promising to unlock housing supply through sweeping state-led controls. But zoning uplift alone doesn't build homes. In this episode, we ask the harder question many in property are thinking but few say out loud: is the system genuinely delivering housing, or quietly choking supply through feasibility constraints, delays, and unintended consequences?Joining us is James Oldknow, Special Counsel at Mills Oakley, who works daily at the sharp end of planning approvals, appeals, and the NSW Land & Environment Court. James breaks down why Transport Oriented Development (TOD) has produced little real-world uptake, while the Low-to-Mid Rise (LMR) policy is driving a surge of applications—particularly in Sydney's most expensive, tightly held suburbs. We unpack how affordable housing incentives are being used to make projects stack up, why premium locations like Mosman, Waverley, and Woollahra are seeing the most change, and how the new Housing Delivery Authority is fast-tracking large projects while sidelining local controls. Along the way, we tackle design quality, heritage, infrastructure strain, and the emotional toll these changes are having on established communities. For investors, homeowners, and anyone exposed to property in NSW, this episode is a reality check. And if you're wondering what could be coming in other states, this could be the canary in the coalmine. The reforms aren't a silver bullet—but they are already reshaping values, neighbourhoods, and long-term decisions for those paying attention.Episode Highlights00:00 — Introduction to NSW Planning System01:33 — Meet the Expert: James Oldknow04:41 — Challenges in TOD Applications08:33 — LMR Policy and Its Impact10:52 — Affordable Housing and Feasibility16:42 — Community Concerns and Planning Rigors26:53 — Development Typologies Across New South Wales28:59 — Concerns About Centralized Authority30:43 — Affordable Housing and Contribution Funds32:17 — Infrastructure and Traffic Concerns34:33 — Heritage and Environmental Considerations43:29 — Navigating Development Consents and Modifications45:29 — Final Thoughts and AdviceAbout the GuestJames Oldknow is Special Counsel in Mills Oakley's Planning and Environment team, specialising in planning and development law across New South Wales. He advises landowners and developers on projects of all sizes and regularly appears before councils, planning panels, and the NSW Land & Environment Court.Working daily within the approvals and appeals system, James sees firsthand where projects stall, why others succeed, and how state policies like LMR, TOD, and the Housing Delivery Authority operate in practice—not theory. His perspective is grounded in real projects, real constraints, and real outcomes, making him uniquely placed to cut through the policy noise and explain what NSW's planning reforms are actually delivering on the ground.Connect with JamesJames' LinkedIn Mills Oakley Website Mills Oakley LinkedIn ResourcesVisit our website:

Watch on YouTube Mosman Oil & Gas has released an internal best estimate for the helium resource at its Coyote Wash project in Colorado. Using a conservative methodology laid down by independent consultants Sproule, Mosman reckons the overall resource at Coyote Wash to be a little over a billion cubic feet of helium. That's big, chief executive Howard McLaughlin tells Vox, and there could still be some upside. Sproule will now come in to come up with a more official number, as Mosman presses on with further development work

Howard McLaughlin, interim chief executive of Mosman Oil & Gas, joins Vox for an update, following the release of a new independent consultant's report on its Sagebrush helium project in the USA. Significant helium is confirmed at Sagebrush, as well as substantial showings of natural gas and carbon dioxide. The potential dollar valuation of the project far exceeds the company's current market capitalisation, notwithstanding the recent share price surge.

Watch on YouTube Mosman's #MSMN interim chief executive Howard McLaughlin joins Vox to talk about Sagebrush, a helium and natural gas project in Colorado that looks highly prospective and which looks capable of generating early cashflow for the company. The project already has an existing well on it, which would have cost around $5 million to drill new, and this will shortly be flow-tested. In addition, consultants from Sproule are currently working on verifying the extent and scale of Sagebrush, and a resource and reserve update can be expected in due course. McLaughlin talks about the geology of Leadville, as well as the likely breakdown of the revenue stream from Sagebrush, and also touches on the existing helium production that's already taking place in the wider area.

Mosman Oil and Gas Ltd (AIM:MSMN) CEO Andy Carroll talked with Proactive's Jonathan Jackson about the company's evolving involvement in the Vecta helium venture in Colorado. A deal with Desert Eagle Operating LLC sees Mosman sell its stake in the Billy Goat project, in exchange for a 5% royalty over the project's future revenues, without any further outlay on the project. “Desert Eagle is the leading company in this area with a track record of drilling, developing, producing and selling helium,” Carroll said, underscoring Mosman's strategic alignment with the private operator. This structure enables Mosman to benefit from helium revenues without incurring the significant capital required for infrastructure and production facilities—estimated at around $10 million. Carroll highlighted that this decision preserves Mosman's working capital while still positioning it to gain from potential development success. The company expects active developments throughout June, with four wells to be drilled, each in different areas, and results anticipated soon after. Join Thomas Sims and Jonathan Vescio live as they dissect the first quarter of 2025 in the real estate world. Discuss top sales, hot suburbs, and what's next for Quarter 2!The Australian property market is showing fascinating movement in early 2025, with significant disparities between houses and apartments across the Northern Beaches and Lower North Shore. We've analyzed every sale, tracked every trend, and compiled comprehensive insights on what's driving these changes.Palm Beach and Whale Beach have emerged as the quarter's star performers with an astonishing 18.5% growth for houses, despite limited stock with just 11 sales recorded. Meanwhile, Narrabeen surprised everyone with 5.7% growth, signaling shifting buyer preferences. The affordability factor continues to drive interest in the Belrose/Frenchs Forest area, where houses have seen 4% growth and apartments a remarkable 10% increase, as buyers seek modern living spaces without the premium coastal price tag.The luxury market continues to break records, with Manly's Bower Street witnessing a jaw-dropping $22 million sale in just four days, while Mosman's apartment market topped out at $15 million for a spectacular penthouse in "The Castle." These sales establish new benchmarks that will influence surrounding property values throughout 2025. The current buyer's market presents genuine opportunities, but we predict a rapid shift post-election as interest rate cuts increase borrowing capacity and unleash pent-up demand. With housing affordability concerns persisting and international economic factors creating uncertainty, timing your next property move becomes crucial.Whether you're considering selling into the coming boom or looking to secure your next home before prices escalate further, reach out to us at Novak Properties. Our on-the-ground insights can help you navigate these dynamic market conditions and position yourself for success in what promises to be an exciting second quarter.

This episode is a conversation between James Powditch and Maria Stoljar in front of an audience at the Art Gallery of NSW, recorded by the Art Gallery Society James Powditch has always loved the movies. As a child in the 70s and 80s he would watch whatever he could get away with - from Taxi Driver to Deliverance. But in recent years, after being shortlisted in the Archibald prize with paintings of Labor leader (now PM) Anthony Albanese and journalists Kerry O'Brien and Laura Tingle he noticed other themes emerge; media and politics. In his most recent solo show at Nanda Hobbs Gallery he found a way to merge those interests. In Medium Cool: Journalism in Film, works took on titles of films in which journalism and politics were central themes. Beautifully composed assemblages incorporating found objects explored the ideas behind movies such as All the President's men and Network. James has exhibited in over 10 solo shows and has won the Mosman and Blake art prizes. He has been a finalist in the Archibald Wynne and Sulman prizes for a combined total of about 25 times. In this episode Maria has a vibrant (and often humorous) conversation with James in front of an audience at the Art Gallery of NSW as part of the Artists in Conversation series.
