First home buyers are finally getting a bit more breathing room, but that does not mean every scheme is a green light. In this Australian Property Podcast episode, Chris Bates sits down with Jack Elliott, National First Home Buyer Specialist at Alcove, to unpack what changed after the Budget and how buyers should think about grants, guarantees and shared-equity options in 2026. Jack explains why some first home buyers are seeing less competition at opens and auctions, how changes to investor borrowing power may be shifting the market, and why waiting for the perfect headline can be just as risky as rushing in too early. The bigger question, according to Jack, is whether you are actually ready: know your numbers, stress-test your budget, understand your pathway and buy with the next five to ten years in mind. They also break down the main paths into the market, including the 5% deposit scheme, LMI waivers for certain professions, guarantor loans, Help to Buy, and gifted money. Plus, they cover what to watch with stamp duty concessions and the First Home Owner Grant, and the trap of letting a short-term incentive drive a long-term property decision. If you are trying to work out whether to buy now, which scheme fits your situation, or how to avoid the biggest first-home-buyer mistakes, this episode is for you. Within 72 hours of the federal budget announcement, the property narrative flipped. Buyer's agents who once championed established homes began pushing new builds.SMSF strategies resurfaced. High-yield “manufactured” deals came back into focus. The question is—did the fundamentals change… or just the incentives? In this episode, we break down what's really driving this sudden shift in property advice. From the two-speed market created by negative gearing changes to the re-emergence of developer-led stock, we unpack how quickly “strategy” can become sales when business models are under pressure. More importantly, we challenge whether investors are being guided toward better outcomes—or simply redirected toward whatever still pays.We also dig into the hidden risks behind today's most heavily marketed plays: new builds with impaired resale markets, SMSF property strategies being pushed without proper advice, and high-yield assets that sacrifice long-term growth for short-term numbers. These aren't new ideas—they're recycled playbooks dressed up for a new policy environment. If you're feeling the pressure to act post-budget, this episode is your reset. Because when incentives change, behaviour follows—but that doesn't mean you should. The smartest move right now? Understand what's really driving the advice before you follow it.Episode Highlights02:05 – The Two-Speed Market Explained04:04 – When Buyer's Agents Follow the Money09:29 – The Resale Trap No One's Talking About12:16 – Does Negative Gearing Actually Work?18:44 – The Rise of Dangerous Tax Advice Online21:37 – The Hidden Risk of One-Stop Property Shops23:18 – SMSF Property: Lessons from Past Disasters24:45 – The Mortgage Prisoner Risk Explained27:42 – The Comeback of “Manufactured Yield”31:50 – When Investor Demand Becomes a Trap34:16 – The Push Into Commercial & Regional Plays36:50 – Who Really Wins This “Fairness” Budget?41:35 – First Home Buyer Schemes: Hidden Downsides44:25 – The Upgrade Loophole Most Buyers Miss46:13 – What Smart Investors Do NextAbout the HostVeronica Morgan is one of Australia's most respected property experts, with decades of experience across property investment, buyer advocacy, and market analysis. The trench coat is back, the mask is on, and Ben Reilly is officially back in the web-slinging saddle—even if his superhero rust just accidentally saved a mob boss. This week, we are breaking down a massive double-header: Episode 2 ("Tread Lightly") and Episode 3 ("Double Cross") of Spider-Noir.We dive deep into the expanding, gritty landscape of 1930s New York, tracking the clues from Flint Marko's ransacked apartment all the way to the Hooverville raids.Inside This Week's Briefing:The Relapsed Hero: Ben poses as a spectacled plumber to get his gear back, puts Silvermane on notice, and then... completely ruins a police stakeout. We break down that glorious, chaotic car-surfing action sequence and Nic Cage's peak Bogart voice.Sympathy for the "Villains": Spider-Noir is flipping the script on classic Spidey rogues. We react to the live-action debuts of a deteriorating Flint Marko (Sandman) and Lonnie Lincoln (Tombstone) being portrayed as tragic, protective figures rather than outright monsters.Robbie Robertson on the Beat: Robbie gets a firsthand look at the corruption plaguing the city, only for the Daily Bugle to twist the narrative into anti-powered propaganda. We discuss how deep Mayor Morris and Silvermane's ties really go.Cat Hardy's Double Game: Is she a client, a victim, or the mastermind who leaked the liquor transfer in the first place? We map out the clues pointing directly back to The Alcove.Listener Question of the Week: How do you feel about the show turning Sandman and Tombstone's comic book reputations into in-universe political propaganda? The end of negative gearing for established property could become one of the biggest turning points in Australia's housing market—not just because investors may lose tax deductions, but because of the ripple effects it could create across buyer behaviour, borrowing capacity, property values, and the types of housing that get built in the future. But if these changes are designed to improve affordability, who actually benefits—and what could break in the process? In this episode, Veronica and Chris unpack the federal government's proposed changes to negative gearing and capital gains tax, exploring why the real risks may lie in the unintended consequences. From investor pullback in regional markets and apartment-heavy precincts to the growing pressure on first-home buyers and developers, they examine how markets driven by investor demand could respond if the economics of property investing fundamentally change. They also dive into what they call the “secondary market problem” —the possibility that properties built to attract tax-incentivised investors today could struggle to attract buyers once those incentives no longer apply to future owners. The conversation also explores the broader forces already weighing on the market, including inflation, interest rates, lending conditions, and weak consumer confidence. Rather than reacting emotionally to the policy changes, they challenge listeners to think more strategically about asset quality, long-term demand, and what sustainable investing could look like in a post-negative gearing environment.Episode Highlights01:57 – The Negative Gearing Changes Explained04:19 – Why Chris Says “Everything Gets Repriced”06:37 – Who Wins From the Grandfathering Rules?10:40 – The Borrowing Capacity Squeeze Ahead12:21 – Which Regional Markets Are Most at Risk?17:39 – The Mining Boom Mistakes Repeating Again21:22 – Property Changes Meet Economic Headwinds26:04 – Could Investor Sell-Offs Accelerate?28:02 – Why Negative Gearing Created Scarcity32:04 – Could Investors Need Another Bailout?33:27 – The Owner-Occupier Data Nobody Sees37:41 – Rental Demand, Bonds & Market Pressure38:56 – Will First Home Buyers Finally Benefit?41:35 – Why Australians May Need New Wealth Strategies44:22 – Which Property Segments Get Hit Hardest?46:17 – The Tax Structure Problem Few Discuss48:04 – How the Property Industry Will Pivot Next50:37 – Final Warnings for Buyers and InvestorsMentionsInvestopoly (Podcast) with Stuart Wemyss & Campbell WallaceAbout the HostVeronica Morgan is one of Australia's most respected property experts, with decades of experience spanning property investment, buyer advocacy, market analysis, and consumer education. Property investing has rarely looked more seductive—or more dangerous. In this episode, Veronica and Chris unpack the growing gap between how property portfolios are being sold and how risk is quietly stacking up beneath the surface. As regulators tighten lending rules and banks pull back, the question isn't whether the rules are changing—it's whether investors are paying attention. The conversation dives deep into aggressive lending practices now under scrutiny: trust lending, SMSF borrowing, equity extraction, and the promise of “instant equity” through optimistic bank valuations. Veronica and Chris challenge the idea that buying multiple properties fast is a strategy, exposing how many portfolios are built on valuation certificates rather than fundamentals—and what happens when interest rates rise, rents soften, or lending conditions tighten. They also examine the uncomfortable incentives driving this behaviour: buyer's agents rewarded for volume, brokers pushed to maximise borrowing capacity, and everyday Australians—often in their late 40s and 50s—being sold complex structures they don't fully understand. From regional markets distorted by borderless buying to SMSFs loaded with illiquid property, the risks are not theoretical—they're already unfolding. This episode is a warning shot. If your strategy relies on constant refinancing, rising valuations, or ever-looser lending, this conversation will force you to rethink it. Because when the cycle turns, the consequences won't be shared evenly—and paper equity won't save you.Episode Highlights00:00 — Introduction to Property Investing Risks01:11 — Regulatory Crackdown on Risky Lending01:46 — The Role of Buyer's Agents and Brokers03:19 — Trust Lending and Self-Managed Super Funds12:19 — Instant Equity and Market Manipulation18:40 — The Pitfalls of Following Bad Advice24:28 — Questionable Advice from Buyer's Agents25:32 — Judging Awards and Industry Practices26:16 — Vulnerable Investors and Risky Promises27:13 — APRA's Role and Investor Lending Trends29:31 — Superannuation and Property Investments35:32 — Private Lending and Market Risks42:53 — Cross Collateralization and Loan Structuring48:54 — Conclusion and Final WarningsAbout the HostChris Bates is a mortgage broker and co-founder of Alcove, working with clients across Australia to help them navigate complex property and lending decisions. As 2025 comes to a close, property headlines are once again filling with bold predictions about what 2026 will bring. But rather than playing the forecasting game, this episode takes a more grounded approach — examining the forces already in motion and how they're likely to shape buyer, seller, and investor behaviour in the year ahead.Chris Bates and Veronica Morgan unpack what's really driving the market right now: persistently high interest rates, fast-rising lower-quartile prices, tight rental conditions, weak construction pipelines, and a supply side that simply isn't recovering. They explore why listings remain constrained, how first home buyer incentives and investor lending are colliding in the same price brackets, and why borrowing capacity — not confidence — is doing most of the heavy lifting. The conversation also digs into buyer fatigue versus genuine market softening, the growing influence of global uncertainty on local decision-making, and why some cities and sub-markets may actually accelerate rather than cool. Along the way, they challenge the idea that 2026 will somehow be “easier,” especially for buyers waiting for perfect clarity before acting. If you're considering buying, selling, upgrading, or investing in the next 12–24 months, this episode offers a clear-eyed framework for thinking strategically — without hype, predictions, or false reassurance.Episode Highlights00:00 – Introduction: Current State of the Property Market01:04 – Factors Shaping the Market in 202601:48 – Interest Rates and Market Predictions03:59 – Regional Market Variations05:58 – Investor and First Home Buyer Dynamics16:59 – Impact of Development and Zoning Changes22:54 – Work from Home and Regional Market Trends25:15 – Helping You Make Better Property Decisions26:07 – Introduction to Property Moves and Finance26:22 – Regional Markets Post-COVID27:14 – Current Market Sentiment and Interest Rates28:52 – Generational Wealth and Property Ownership32:00 – Bank Lending and Credit Growth36:51 – Auction vs. Private Treaty Markets43:00 – Renovation Trends and Challenges45:35 – Long-Term Property Investment Strategies49:48 – Conclusion and Future EpisodesAbout the HostsChris Bates is a mortgage broker and co-founder of Alcove, working with clients across Australia to help them navigate complex property and lending decisions. In an increasingly digital world, the concept of family connection is evolving. The rise of virtual reality (VR) technology is transforming how families interact, particularly for those who may be separated by distance or life circumstances. Sara Thyden, a brand communications manager at Rendever, illustrates the profound impact of VR on fostering familial bonds through shared experiences. By leveraging innovative tools like the Alcove Sanctuary and AI companions, VR is not just a technological novelty; it is a powerful medium for connection, reminiscence, and emotional support.VR Connects Families Through Shared ExperiencesAt the heart of Rendever's mission is the desire to bring seniors together through virtual reality, creating shared experiences that transcend physical limitations. The Alcove Sanctuary, introduced at CES, exemplifies this vision by offering users a customizable virtual environment where they can interact with loved ones and an AI companion named Nova. This experience is not merely about entertainment; it is rooted in the emotional and psychological benefits of connection.Thyden highlights how users can engage with family members in real-time, regardless of geographical barriers. For instance, a grandmother can join her grandchildren in a virtual space, allowing them to explore new educational experiences together, such as a virtual tour of Paris while learning French. This ability to share experiences, even from afar, reinforces familial ties and creates lasting memories.Reliving Family MemoriesMoreover, Thyden emphasizes the emotional depth of these interactions. The Alcove Sanctuary allows families to upload personal photographs and reminisce about shared memories in a virtual setting. This feature not only enhances the experience but also serves as a tool for healing and nostalgia. She recounts a poignant moment where she and her mother were able to revisit their childhood home through VR, seeing their late pet immortalized in Google Street View. Such experiences evoke powerful emotions, reminding users of the importance of family history and the bonds that endure despite physical absence. The ability to relive cherished moments can provide comfort and joy, particularly for seniors who may feel isolated.Furthermore, the foundational research behind Alcove Sanctuary, which is based on the world's largest clinical trial focused on connecting families through VR, underscores the effectiveness of this technology in facilitating meaningful interactions. The emphasis on clinical validation highlights the serious consideration given to the emotional and psychological impacts of VR experiences. By grounding their product in research, Rendever demonstrates a commitment to creating tools that genuinely enhance family connections rather than merely serving as entertainment.AI Enhances the ExperienceThe integration of AI, represented by Nova, further enriches these interactions. Nova is designed to recognize and respond to users' emotional states, suggesting activities based on their mood. This capability transforms the experience from passive engagement to active emotional support. For example, if a user is feeling down, Nova might suggest revisiting a beloved childhood home, facilitating a moment of joy and connection. This personalized approach not only enhances the user experience but also illustrates the potential of AI to foster empathy and understanding in familial relationships. Conclusion: VR Can Bridge Physical Gaps Between FamiliesIn conclusion, Rendever illustrates the transformative power of virtual reality in connecting families through shared experiences. By creating immersive environments where loved ones can interact, reminisce, and support each other emotionally, VR transcends the barriers of distance and time. The Alcove Sanctuary and its AI companion Nova exemplify how technology can be harnessed to strengthen familial bonds, fostering connection and healing in an increasingly fragmented world. As VR technology continues to evolve, its potential to enrich the human experience and deepen our connections with one another remains boundless.Interview by Scott Ertz of F5 Live: Refreshing Technology.Sponsored by: Get $5 to protect your credit card information online with Privacy. Send us a textAndrew Sturtz has written songs for over twenty years, releasing projects but never focusing on touring those projects. He's lived in Boulder for nearly a decade, and through playing open mics and other events in the town, he met people who have since become close musical and personal companions. Now, Sturtz has christened a group with his last name, a quartet that includes himself on guitar, Courtlyn Carpenter on cello, Will Kuepper on bass, and Jim Herlihy on banjo. All four provide vocals, with Sturtz providing lead vocals. The band spent a month coming up with their name, even creating a spreadsheet including dozens of potential band names (including Slow Drive, Alcove, Topiary, and Incongruity). However, the group eventually realized that Sturtz served as a perfect name for the group, which focuses on new arrangements of the namesake's original material. An award-winning childhood grief expert shares clinically-informed advice for supporting kids and teens through difficult times--from family deaths and lost pets to unexpected moves, and beyond. A necessary and impactful guide to understanding children's grief from the inside and to guiding children through loss, from the death of a parent and other family members, to the loss of friends, pets, and even the family home. Dr. Masur, an award-winning clinical psychologist specializing in grief and mourning, describes how to understand, help, and guide children at each age and stage of development and uses her own childhood experience with loss through empathetic yet clinically informed advice. When Dr. Masur was fourteen years old, her father died. Like most children and teens facing loss, Masur didn't know how to handle her grief, and she was never encouraged to acknowledge or share what she was feeling with her family, teachers, or friends. Her experience of shock and emotional paralysis around her loss is what led her to become an expert in childhood grief in order to help grieving children and to help others to support the children in their lives who have experienced loss. As a psychologist and child psychoanalyst, Dr. Masur has helped many children recognize and express their feelings after loss. In How Children Grieve: What Adults Miss, and What They Can Do to Help (Alcove Press, 2024), Masur shares her expertise with caregivers of all kinds, giving them the tools they need to help a child or teenager mourn, move forward, and make meaning of terrible loss. Prior to a high school teaching career, Judith Tanen worked in the visual arts field. Still, her educational pursuits have been driven by a passion for language in its varied forms, specifically, communication, intersubjectivity and the hidden worlds inside our minds. These interests prompted this current pursuit: travelling into the psyche and gaining insight into the complicated, inexplicable and always enlightening ways of living and making sense of experience -- indeed, life itself.
