Jason discusses various topics related to the housing market and investment strategies. He covers issues such as the housing shortage, market trends, and the importance of understanding real estate investment math. He also touches on the significance of increasing one's failure rate to achieve success. He then emphasizes the need for proper analysis when investing in income properties and addresses concerns about potential market corrections. Additionally, he mentions the challenges of high interest rates and how they impact the real estate market. He closes about the ongoing shortage of housing inventory in various regions of the country- most especially in New York. He then goes to part 2 of his interview with Mike Zlotnik of TempoFunding.com. They discuss the current housing market situation and the significant shortage of entry-level home construction due to various factors like high construction costs, labor shortages, and regulations. The demand for new homes has increased during the COVID-19 pandemic, but the supply remains limited. Jason then touches on topics like the aging construction workforce and the difficulty in finding young people willing to work in construction. He predicts a housing shortage for decades unless there are significant changes in government policies, labor markets, or construction technology. They also mention rising property taxes and insurance costs, with Jason noting that many of the rental properties his company deals with are new constructions and not affected by high insurance costs. They also briefly discuss the idea of converting office buildings into housing to increase housing supply but note the challenges and costs involved. The idea of dollar-cost averaging. What are some examples of cyclical markets and why is Mike staying in them? And now is one of these times where volatility is up and certainty is up, and we're certainly adjusting as well.” – Mike Zlotnik“We believe in quality information on a periodic basis. It's called the Phillips Curve.” – Mike Zlotnik“We provide updates to investors as much as we can without making this a continuous process of just updates, updates, updates. We all know that when interest rates go up, borrowing money becomes more expensive. This also has a profound effect on properties, because the more expensive borrowing becomes, the less debt the property can substantiate, in turn decreasing the property value. As those property values decline, cap rates will continue to climb, meaning that as interest rates rise, cap rates increase as well. What do those rising interest rates actually mean for real estate investors? Our guest for today is Mike Zlotnik who is the CEO of Tempo Funding and the Founder of TH Management Groups, which are real estate investment companies. He has been a debt and equity investor in real estate since 2000 and has always had a passion for it because of its predictability of outcome and well-understood risks. Mike is also a member of multiple real estate and investor mastermind groups including Collective Genius and hosts a podcast called Big Mike Fund.   Today we are going to discuss... Why watching unemployment is critical if you are going to try to predict anything about interest rates Why rising interest rates can significantly impact most US citizens, even if they aren't buying a house Our guest's prediction about the outcome of the unheard of monetary policies which started in 2008 Learn more about our guest: Website: BigMikeFund.com   Subscribe in iTunes. Welcome back to another episode of the Profit Masters Podcast Series. Today Cory welcomes Mike Zlotnik, a private lender for real estate investments, to the show. He joins Cory today to discuss the ups and downs of “marrying money with opportunity.” Mike offers private loans for real estate projects that allow project managers to buy and repair homes. These improvements ultimately improve communities. Borrowers of this “hard money” have two options to pay back the loan, such as: Sell the house. Rent the house out. Mike got started in real estate by buying his first apartment in 2000. He joined Tempo in 2008 and began his career in real estate. It hasn’t all been smooth sailing, Mike learned about fraud and the pain of huge money loss. But he has learned how to be more aggressive in his lending and how to choose the right borrower. Mike stresses the importance of patience in business. Weigh out business decisions in pros and cons and exercise patience in your choices.
