Go here: https://easybuttonrealestate.com/Join Easy Button Real Estate LIVE in San Diego: https://easybuttonrealestate.com/liveSummary:We're back after a little hiatus, and we're not holding back. In this episode, Tucker and I catch up on what's been going on in our worlds: Tucker's pushing through his $5-6M spec build in Naples, I recently welcomed my first kid (and survived the first two weeks), and we both weigh in on where this market is actually headed right now: interest rates, the 10-year bond, geopolitical tension, and all the weird signals that make it nearly impossible to read the tea leaves right now.But the real conversation? We get into the Brandon Turner situation, one of the biggest real estate syndication stories circulating online right now. Whether you've been following it or this is your first time hearing about it, we break down the real lessons behind it: what happens when you skip too many rungs on the investment ladder, how social media celebrity can fast-track your way into deals you're not ready for, and why the people who truly build lasting wealth in this game rarely, if ever, make the news. If you're wholesaling, flipping, or thinking about raising capital, this one's for you.Connect with Cole Ruud-JohnsonInstagram: https://www.instagram.com/coleruudjohnsonTwitter: https://twitter.com/coleruudjohnsonLinkedIn: https://www.linkedin.com/in/coleruudjohnsonTikTok: https://www.tiktok.com/@coleruudjohnson

Even in seasons that feel dark or uncertain, hope is never out of reach. God's plan is bigger than what we can see in the moment, and His faithfulness continues to shine through every circumstance. True peace is found not in changing conditions, but in trusting the One who holds all things together. When we listen for His voice and follow His lead, we discover security, purpose, and lasting hope.

(5) Timothy Ryback recounts how the November 1932 defeat leaves the Nazi Party in a state of gloom, leading many to believe Hitler is "washed up." However, political desperation drives Franz von Papen to reach out to Hitler, hoping to salvage his own unpopular chancellorship by forming a new alliance. Hindenburg meets with Hitler a second time in a congenial but ultimately fruitless exchange of war stories. Internal party tensions escalate as Gregor Strasser advocates for conciliation while hardliners like Goebbels demand total power, leading to Hitler's infamous "nightshirt" scene where he was pulled off a train in Jena by his own lieutenants.1939

0:00 - Last night's Avs loss stings. Losing to Vegas is never fun, especially at home in Game 1 of the Western Conference Final. But the Avs did a lot of things right. There are PLENTY of positive takeaways. They need to tighten up their execution, put more pressure on Carter Hart, and figure out their line combos without Makar. But make no mistake. They WILL respond and win Game 2. 12:32 - Are you panicking about the Avs right now? Hop on a flight on Moser Airlines. He'll be your flight attendant for today. He'll guide you through these turbulent skies.30:56 - Oh, by the way...Aaron Rodgers officially announced that 2026 will be his final season in the NFL. Brace yourself for the upcoming retirement tour. Oh, by the way...Bill Barnwell wrote a list of every team's best and worst offseason moves so far. What did he choose for the Broncos? Oh, by the way...the Avalanche set out playoff t-shirts for their fans to wear at last night's game. And no one worse them. Why are the Avs a pom pom fanbase but not a t-shirt fanbase?
Governor Reynolds signed the property tax bill into law, and Chris Hagenow and John Hendrickson are here to put a bow on it. The 2% revenue cap takes effect July 1st, with estimates putting the relief at $4 billion over six years. The response from local governments has ranged from genuine concern to full-blown hysteria — pools, libraries, trails, economic development, and public safety all reportedly on the chopping block because government spending is being slowed down, not cut. Chris and John's response: that's the point. The legislature heard from voters, stood up to significant lobbying pressure, and passed a real reform. When local governments have to reprioritize, that's a feature of this bill, not a bug. And compared to what other states managed — Minnesota offered a one-time $173 property tax rebate, Tennessee couldn't pass a cap at all, Kansas had its reform vetoed — what Iowa did is genuinely significant. With the primary three weeks out, the governor's race is the other main story. The carbon pipeline and eminent domain — the defining issue of the early campaign — has largely faded from paid media. Congressman Feenstra is running as a Trump-aligned fighter, heavy on border security, women's sports, and his tax record. Zach Lahn has carved out an "Iowa First" lane — Iowa schools, Iowa jobs, Iowa farmland — and is raising harder questions on agriculture, cancer, and water quality that don't fit the typical Republican primary mold. Adam Steen is putting money behind going after Feenstra directly while appealing to the evangelical conservative base. Brad Sherman leans into his biography and anti-establishment framing. Nobody is breaking away — Chris expects a closer than expected finish. A quick look elsewhere: the Democrat Senate primary for Joni Ernst's seat — Josh Turek with establishment backing versus Zach Wahls aligned more with the progressive wing — mirrors the same national tensions playing out in blue primaries across the country. And from Minnesota: 17 cities in one county have voted to fly the old state flag, rejecting the redesign pushed by the current governor. Sometimes the best local control stories come from next door.0:01:35 - Welcome Back to the Hendrickson Library0:03:37 - Trivia0:05:23 - Governor Signs the Property Tax Bill0:06:48 - Local Government Doom and Gloom — Is Any of It Real?0:10:17 - That's the Point: Why the Complaints Are Actually Good News0:14:22 - The Legislature Stood Up to the Lobby — And That Matters0:18:14 - How Iowa's Reform Compares to What Other States Got0:22:17 - Governor's Race Check-In: What's on TV and Why It Matters0:24:11 - Randy Feenstra0:25:58 - Zach Lahn0:30:40 - Adam Steen0:31:29 - Brad Sherman0:32:22 - Can Anyone Break Away? Activists are looking to inspire joy as they work to heal a warming climate. The AP's Jennifer King reports.
The wonder of the gospel is that God fulfilled what was spoken of long ago, accomplishing His purpose and plan, even in the midst of man's failure to recognize it, and this is what we see spoken of by Isaiah in our text today. In this passage, Isaiah speaks of the mysteries of God's plan. He declares his faith in God's promise. He calls out the gloom and the darkness of sin. And he presents us with the hope of God's promise to break that gloom through Christ the King.

The RAM-apocolypse continues of course, with hints of it hitting general manufacturers, and delay of gaming systems and even spinning harddrives. At least Micron is making some PCIe 6 drives you cannot have. Also, since we are sometimes audio geeks as well as PC, we talk about some bananas. Seriously. You'll just have to listen to get the scoop on bad Chrome extensions, bad Copilot, and bad password managers. 1. Welfare System Fraud and Structural Issues Based on an op-ed by Phil Gramm and John Early in The Wall Street Journal titled “The Biggest Fraud in Welfare”. Key points: U.S. welfare spending has skyrocketed 765% since the mid-1970s, now totaling $1.4 trillion annually. If distributed evenly among the 19.8 million families classified as poor, each would receive $71,000 per year. The government fails to count non-cash benefits (Medicaid, housing subsidies, food stamps) as income, creating a distorted picture of poverty. Example: A single parent earning $11,000 annually can receive benefits worth $53,128, bringing total resources to $64,128, well above the poverty threshold. Criticism of the system: It traps people in dependency instead of promoting self-sufficiency, contrasting with Trump-era welfare reform that moved 7 million people off food stamps into the workforce. 2. Massive Fraud in Minnesota’s Medicaid and Welfare Programs Federal prosecutors allege up to $9 billion in fraud since 2018, possibly 50% of the $18 billion spent on 14 programs. Fraud described as “industrial scale”, involving fake companies and individuals exploiting housing and autism assistance programs. Some funds allegedly funneled to Al Shabab, a Somali terrorist organization. Criticism of Minnesota’s Democratic leadership for lack of oversight and alleged vote-buying incentives. Prediction: Similar fraud likely exists in California, New York, and Illinois. Media accused of downplaying the scandal; local CBS reports highlighted the severity. 3. Strong U.S. Economic Performance Under Trump Latest GDP report shows 4.3% growth in Q3, the strongest in two years, beating expectations of 3.2%. Growth driven by consumer spending, healthcare, tech, and AI-related investments. Inflation reportedly down to 1.6%, signaling economic stability. Commentary contrasts media narratives predicting economic collapse with reality of strong holiday spending and trade policy success. Trump’s supply-side policies (tax cuts, deregulation) and trade strategies credited for economic boom. Please Hit Subscribe to this podcast Right Now.
