In the latest episode of Get Your Fill, host Christine McCarron chats with Mike Zlotnik—aka Big Mike, CEO of TF Management Group and a full-time real estate fund manager since 2009. After a successful but burnout-prone IT career, Mike jumped ship right after the Great Financial Crisis, inspired by his earliest wins: snagging his first Brooklyn apartment at a steep discount in 2000 from a motivated seller, then buying eight more units in the same building from an 85-year-old eager to relocate. These deals revealed real estate's “inefficient” market, where buyers can build huge margins of safety on acquisition rather than hoping for appreciation. What started as family partnerships quickly scaled into his first fund, turning a passion for predictable passive income into a professional operation—complete with one rare, speculative Manhattan townhome redevelopment that he admits is pure excitement, not core strategy.

Richard McGirr interviews Mike Zlotnik, announcing a strategic shift toward more solo, educational monologue episodes while remaining highly selective about guest interviews. Richard explains why his deep-dive capital raising content has resonated with listeners and how it's sharpened his own thinking as a fund manager and marketer. He then introduces Mike Zlotnik as a long-time fund-of-funds investor and capital partner who has been active since 2009. The conversation reframes the value of fund-of-funds investing, moving beyond improved economics to focus on control rights, deal intervention, and protecting LPs when investments go sideways. This episode dives into advanced, 201–301 level insights on how experienced capital partners can materially improve outcomes for investors. In this episode of The Legacy Podcast, I sit down with longtime friend and lender Mike Zlotnik (‪@TempoInvestments‬ ) to break down how experienced operators are navigating today's real estate market. Mike and I go deep on what's actually working right now — why heavy value-add and new construction have burned so many investors, how interest rates reset the entire multifamily landscape, and why capital is flowing toward industrial, open-air retail, and long-term leases instead. We also talk candidly about investor psychology after the 2020–2022 run, what LPs are demanding today, how to think about risk vs. reward as your portfolio matures, and why staying in your lane matters more than ever in volatile cycles. This is a conversation for serious investors who want to protect capital, generate real income, and build wealth that lasts through multiple market cycles. Topics we cover: Why chasing upside is costing investors money How interest rates reshaped multifamily, retail, and industrial The importance of positive cap-rate spreads What predictable cash flow looks like today Investor sentiment after the last market peak Staying focused instead of chasing shiny objects Connect with Mike: Website & Podcast: https://bigmikefund.com Want help building a more predictable real estate portfolio?

Mike Zlotnik - Tempo Funding On Investment Advice: "At the end of the day the best risk mitigation strategy is prudent diversification." Investing in real estate is often thought to be a great place to grow your wealth.  But often investors have other things going on and they don't want to deal with tenants, paperwork, searching out properties and all of the headaches that come with doing your own real estate investing. What if there were a way to invest in real estate in other ways?  Investing in the loans other people have on real estate, or investing with a group and getting into large commercial properties with leases that run decades long? Mike Zlotnik started Tempo Funding to help investors grow their money with real estate, without needing to get their hands dirty.  He shares his journey in the tech world to discovering the power of passive real estate investing, buying his first apartment in Brooklyn back in 2000, and growing into large-scale commercial projects like industrial facilities and open-air shopping centers. He explains Tempo Funding's focus on marrying “money and opportunity,” helping individuals, often those who have exited businesses or cashed in on appreciated assets, find reliable income streams backed by real estate. I was doing well, but I was a little burned out. I spent almost 15 years in technology. I had great friends. I liked it. Technology. Felt like I wanted something that I really didn't have to work all the time, something that I can make investment decisions and the money could work for me. So I discovered real estate passively in year 2000, buying my first apartment in Brooklyn. Mike Zlotnik [00:00:25]: And then I continued to buy more and passively. And today we're welcoming Slash, preparing to learn from Mike Zlotnick of Temple Funding. That's TF Management Group. Is that safe to say, Mike? Mike Zlotnik [00:01:01]: Yeah, yeah, but the easier way, people call me Big Mike. I am six four. So Big Mike. James Kademan [00:01:05]: Well, you can't tell on the screen, so. All right, that is a. That's a Big Mike. Big Mike, indeed. So, Big Mike, what is Tempo funding? Mike Zlotnik [00:01:15]: We are the best way to describe Tempo funding. We marry money and opportunity. We are a platform for folks with capital to invest, typically in real estate, kind of. I don't want to call myself exactly one trick pony, but I am mostly one trick pony. It's real estate. We have a team, we have organization that focuses real estate projects, industrial, open air shopping, multifamily, et cetera. James Kademan [00:01:42]: Okay. Mike Zlotnik [00:01:42]: And then we have folks with capital who sold businesses, they've sold highly appreciated stock, they sold bitcoin, whatever, they made their money and then now they're looking for steady, predictable income. And that's what we try to bring them. That's kind of what we do for many, many years. James Kademan [00:02:01]: You mentioned steady predictable income. And can you elaborate on that? Because sometimes in the real estate world that's not always the case. Mike Zlotnik [00:02:08]: Yeah, so today the world's changed quite a bit and we really gravitated towards predictability. I literally have an article that I wrote and a video comparing high IRRs versus predictability. Wide majority of people, especially with monetary event where they've got significant lump sum, they're looking for predictability. So what is predictability? So normally it means the assets themselves have a great engine, how they generate predictable income. Take an example, triple net industrial. This is just a simple way to explain. It's right before the call we were talking about made in China versus made in America. Well, there's a renaissance now to build in America. Mike Zlotnik [00:02:50]: Made in America and industrial production in America is welcome. So quite often there are companies that manufacture here and the real estate underneath it gets sold by the owner of the business. They sell the real estate, lease back and stay in that property. So where does predictability come from? Well, that business has been there for 60 years. They sell real estate, they use capital for further investment or to pay their parent company and then it's a mission critical property. And to make long story short, they're there, they have a 20, 25 year lease and it's triple net, meaning that all the expenses, taxes, insurance, everything else is covered by the tenant. So as a landlord you collect rent and every year it goes up between 2 to 3%. So you have high predictability of outcome simply because it's contractually guaranteed with a credit quality tenant with long term lease, with rent escalation clauses, with triple net structure. Mike Zlotnik [00:03:50]: So you're collecting this, you're an equity investor, but you're collecting it like a bond. You get your coupon today, this year. So what does that coupon look like? For example, year one you could start with 7%, maybe even higher. And year two goes up, and year three, it goes up. So it begins to look like a predictable investment because it's so contractually built to be predictable. So you know, initial cash flow, you know, year two cash flow, year three, year four, year five. And then that increased NOI drives forced appreciation. Because in commercial real estate, the price of the asset is a function of net operating income. Mike Zlotnik [00:04:24]: You hear these fancy terms, cap rates. All the cap rates describe is what do you pay per dollar of income. The lower the cap rate, the higher the price per dollar of income. So as interest rates obviously impact cap rates, but in general, the structure itself grows. Niy, if interest rates don't do anything, they stay flat. You're still growing the value of the asset because the NOI is growing. That's a predictable structure. You see these structures in real estate quite a bit. Mike Zlotnik [00:04:50]: And I'll shut up for a second, let you chime in more questions because I can talk on this probably for hours. James Kademan [00:04:55]: No, that's awesome. That's awesome. It's interesting you mentioned real estate that's essentially large scale commercial. It sounds like you're talking manufacturing. Yes, this isn't just the small mom. Mike Zlotnik [00:05:06]: And pop house, it is a manufacturing facility quite often gets bought for $25 million. There are of course bigger projects, but the sweet spot is anywhere from, you know, 10, 15, 20, 25, 30, $30 million small manufacturing. I'm not talking about AI data centers that are getting built for a billion dollars, not, not for that. James Kademan [00:05:29]: Okay. I guess, I think as you're talking here, I'm thinking south of me on the north way north of Chicago is Belvedere, Illinois, which has a car manufacturing plant that I think since I've been driving to and from Chicago every once in a while, I want to say that thing has changed hands four or five times. And that thing, that property, I don't know if it's necessarily one building, but that complex, it's probably the size of a small city. Sorry, it sounds like you're getting into stuff that big. Mike Zlotnik [00:06:04]: Not that big, but an example, we do have an asset in New Castle, Indiana, again, Midwest. And it's a, you know, it's called $25 million asset. It is a multi acre property and it produces stainless steel and it's been in that business and that location over 60 years. So that kind of a facility. All right, not a small city, but for that local town, it's a significant manufacturer and industrial facility. James Kademan [00:06:32]: Oh, I bet it's huge. And for something like that. Do you. I mentioned the equipment goes with the building. Just because it took so much to get that equipment in there, it's like an old pool table. To get it out is a big deal. Mike Zlotnik [00:06:45]: They end not moving so effectively you own real estate as an investor, but they've made so many tenant improvements themselves over the years for their own business, plus all the equipment, everything else. They're going to stay there, they're going to continue to.

In this episode of the Massive Passive Cashflow Podcast, I sit down with Mike Zlotnik, widely known as "Big Mike," CEO of TF Management Group, LLC, full-time real estate investor since 2009, and host of the Big Mike Fund Podcast, ranked in the Top 10% of podcasts globally. With a background as a mathematician and tech professional, Mike brings a disciplined, numbers-first approach to real estate investing—focusing on risk-adjusted returns, fund structuring, and predictable income. Mike shares his journey from immigrating to the U.S. from Moldova (formerly part of the USSR), building a 15-year career in technology, and transitioning into full-time real estate investing. After purchasing his first Brooklyn apartment in 2000 and going active in 2009, Mike has gone on to oversee a diverse portfolio of growth-focused and income-producing real estate funds. We take a deep dive into today's macroeconomic environment, including interest rate trends, inflation, and the massive impact of AI on productivity and employment. Mike explains why he is cautiously bullish on the next real estate cycle and how AI is becoming one of the most powerful deflationary forces influencing markets today. Mike also delivers a clear, practical breakdown of the capital stack, including senior debt, mezzanine financing, and preferred equity, explaining how each layer works and how investors can use them strategically in today's tighter lending environment. We explore the real differences between debt vs. equity investing, how to think about private credit, and how to position a portfolio for both current income and long-term appreciation. The conversation also covers today's strongest-performing asset classes, including industrial, open-air retail, and discounted multifamily, along with challenges in self-storage and highly operational niches like car washes and senior living. Mike shares why diversification is critical, what went wrong for many investors during the last multifamily cycle, and how to properly structure portfolios moving forward. Finally, Mike reveals how investors should evaluate syndications vs. funds, why many investors are shifting back to deal-level clarity, and what institutional-quality investor terms look like today. He also shares key red flags to watch for when underwriting both operators and opportunities in today's market. Whether you are an active investor, passive investor, or real estate professional looking to build reliable income with less volatility, this episode is packed with high-level strategy and real-world execution to help you invest with clarity and confidence.     What You Will Learn: How Mike transitioned from tech and mathematics into full-time real estate investing And how a data-driven mindset helped him scale intelligently since 2009. Why Mike is cautiously bullish on today's real estate market And how interest rates, inflation, and AI are shaping the next investment cycle. How AI is transforming real estate operations and productivity From legal documents to underwriting, marketing, and strategic planning. A simple breakdown of the capital stack Including senior debt, mezzanine financing, and preferred equity—explained clearly for investors. How to choose between debt and equity in today's market When private credit makes sense—and when long-term equity may be safer. Which asset classes offer the best predictable cash flow today Why industrial and open-air retail continue to outperform—and how multifamily has become a deep-value opportunity again. Why many investors were hurt in the last multifamily cycle And the hard lessons on leverage, overbuilding, and lack of diversification. How to properly evaluate syndications vs. real estate funds Why transparency, operator experience, and clean legacy portfolios matter more than ever. What strong investor terms look like in today's market Why preferred returns and profit splits are now shifting back in favor of investors. How to think like a fund manager—not a gambler Why predictability, conservative leverage, and disciplined operators win long-term.     Links & Resources: Email: mike@tempofunding.com Phone Number: mike@tempofunding.com Website: mike@tempofunding.com LinkedIn: https://www.linkedin.com/in/mzlotnik/ Facebook: https://www.facebook.com/TFmanagementgroup Youtube: https://www.youtube.com/@tempofunding     Attention Investors and Agents: Are you ready to scale your real estate business and connect with like-minded professionals?

Ben Brady, CEO of Harcourts Auctions, sits down with Mike “Big Mike” Zlotnik — CEO of TF Management Group and host of the Big Mike Fund Podcast — for a wide-ranging conversation on the trends shaping real estate, private credit, and the broader economy heading into 2026.Mike shares how his journey from Moldova to New York City, combined with a background in mathematics and technology, shaped the analytical lens he now uses to manage real estate funds and evaluate national market cycles. He breaks down why some markets are softening, why others remain surprisingly resilient, and how Wall Street wealth continues to buoy the luxury sector even as affordability hits historic lows. The episode then turns to one of the biggest unknowns in today's economy: the rapid surge of AI investment and whether we're entering a bubble similar to the dot-com era. Mike explains how a correction could ripple into real estate — from capital flows to job stability to long-term demand — and why commercial assets, particularly triple-net industrial and retail redevelopment, may be positioned to benefit either way. You'll also hear Mike's take on the $90 trillion intergenerational wealth transfer, the psychology behind renting vs. owning, and why private credit has exploded as banks have tightened lending. Whether you're a residential agent, a commercial investor, or someone trying to decode the next cycle, this conversation offers clarity on the forces driving the market and the opportunities emerging within them.⏱️ Timestamps & Key Topics[00:00:00] – Introducing Mike “Big Mike” Zlotnik & his investment background[00:02:00] – From Moldova to Manhattan: math, tech & real estate fund management[00:05:00] – NYC real estate: appreciation, cash flow, and political risk[00:08:20] – Why some U.S. markets are declining while others are thriving[00:10:00] – Rent drops in the Sunbelt vs. growth in the Northeast[00:11:40] – How AI investment compares to the 1999 dot-com bubble[00:13:00] – What happens to real estate if a tech bubble bursts[00:15:20] – Opportunities in commercial: cap rates, distress & tailwinds[00:17:00] – The $90T wealth transfer: will younger generations sell real estate?[00:20:00] – Renting vs. owning: affordability, emotion & long-term behavior[00:22:00] – Inside The Big Mike Fund Podcast & how Mike evaluates deals[00:23:30] – Why private credit is booming & where the risk sits[00:25:00] – Triple-net industrial vs. private lending: yield, tax, and stability[00:27:00] – How to approach homeownership in a high-rate environment[00:31:00] – How to invest with Mike & access deal opportunities[00:33:00] – Mike's books, frameworks & upcoming resources

In today's episode of Zen and the Art of Real Estate Investing, Jonathan welcomes Mike Zlotnik, a real estate fund manager and the CEO of TF Management Group, who is widely known in the real estate investing community as “Big Mike.” With over two decades of experience in finance, technology, and real estate, Mike offers a clear and structured approach to helping investors understand how to diversify their portfolios, manage risk, and build long-term wealth through funds and syndications. Jonathan and Mike begin by discussing the fundamentals of how funds differ from single syndications and why investors might choose one vehicle over the other. Mike explains how funds offer built-in diversification across asset classes and geographies, while syndications allow investors to be more selective with specific deals. He emphasizes the importance of understanding an operator's track record, the alignment of incentives, and the mechanics of preferred returns when evaluating any investment. The conversation moves into the role of debt, interest rate cycles, and how professional managers mitigate risks in uncertain economic environments. Mike provides real-world examples of how funds structure distributions, manage cash flow, and use conservative underwriting to protect investors' capital. He also emphasizes the importance of tax efficiency, particularly in relation to depreciation and its impact on an investor's overall returns. For listeners looking to grow their real estate portfolios, Mike highlights the strategic advantage of investing through funds that allow participation in multiple projects at once. He also explains how smaller investors can still access institutional-quality deals by leveraging fund structures managed by experienced operators. Throughout the episode, Jonathan pushes Mike to translate technical details into actionable takeaways that any investor can apply, making this conversation both approachable and highly informative. By the end of this discussion, listeners will come away with a stronger understanding of how to evaluate funds and syndications, the critical role of trust and alignment with operators, and the importance of long-term strategy in real estate investing. In this episode, you will hear: Diversification through funds versus deal-by-deal syndication The importance of operator track record and investor alignment How preferred returns and profit splits are structured Managing debt and interest rate cycles in uncertain markets Tax efficiency and the role of depreciation in returns Why funds give smaller investors access to larger opportunities The value of conservative underwriting and capital protection Follow and Review: We'd love for you to follow us if you haven't yet. Send us a textThe commercial real estate landscape is evolving, not dying, and Mike "Big Mike" Zlotnick is at the forefront of connecting passive investors with lucrative opportunities. His simple yet powerful philosophy? "We marry money and opportunity."Contrary to popular belief, many commercial property types are thriving post-pandemic. Open-air shopping centers have become particularly attractive investments as supply remains constrained while demand grows. Even previously online-only retailers like Warby Parker have opened hundreds of physical locations, recognizing that customers still want in-person experiences for certain products. Meanwhile, industrial properties continue seeing strong demand due to reshoring initiatives and manufacturing needs. Multifamily remains a necessity-based investment that performs well across economic cycles. Not all commercial property is created equal, however. Zlotnick candidly warns about office space being a "danger zone" due to remote work trends. This level of transparency characterizes his investment approach, which prioritizes downside protection over home runs. "I would rather never lose money than make 10 home runs and 10 strikeouts," he explains, echoing Howard Marks' definition of risk as simply "the possibility of loss."For those interested in commercial real estate syndication, Zlotnick breaks down the essentials: typically, investors need to be accredited ($200,000 annual income or $1 million net worth excluding primary residence), with minimum investments around $100,000. The syndication structure allows investors to participate passively while experienced operators manage the properties, providing both cash flow and potential appreciation.Perhaps most compelling is Zlotnick's perspective on the educational journey of investing. He poses a thought-provoking question: "Are you learning to invest, or are you investing to learn?" This dual nature of investment education underscores that every decision provides valuable lessons, regardless of outcome.Ready to explore commercial real estate investing with a focus on predictable outcomes? Is now the best time to buy commercial real estate? According to Mike Zlotnik — known as “Big Mike” — the answer is a resounding yes. In this episode, Dave Dubeau sits down with the seasoned fund manager and syndicator to unpack “deep value buying” and why today's market conditions may offer a historic opportunity for savvy investors. Mike explains how his team at Tempo Family Office connects capital with opportunity, leveraging significant negotiating power to secure investor-friendly terms. He breaks down the fundamentals of deep value acquisitions, from targeting motivated sellers to understanding cap rate spreads, leverage strategies, and light value-add opportunities. They also explore current market stress in multifamily, the resilience of open-air shopping centers, and the rise of private credit as a lucrative, secured investment option. Mike shares practical examples of deals, the importance of conservative underwriting, and why reducing risk — not taking more of it — can lead to higher returns. If you've been wondering how to invest wisely in uncertain times, this conversation offers the insights you need to spot deals that others might overlook.   - Get Interviewed on the Show! - ================================== Are you a real estate investor with some 'tales from the trenches' you'd like to share with our audience? Key Takeaways Real estate investment is not one size fits all; it's essential to find a model that aligns with your values and business approach. Operating virtually in real estate is not only feasible but can be advantageous, leveraging technology and avoiding physical constraints. Mezzanine debt provides equity-like returns with a safer position, offering a bridge for deals facing challenges like rising interest rates. Prudent preparation involves considering multiple scenarios, both optimistic and pessimistic, to navigate uncertainties in the market. Lesson number one, diversify. Lesson number two, diversify in time. Diversify among many dimensions of diversification. Where you invest, location, who do you invest with, what kind of strategy. In this episode, Jason interviews Mike Zlotnik from the Tempo Family of Funds https://tempofunding.com/ to gain insights into the current state of the real estate market. Mike discusses the impact of high-interest rates on commercial and residential properties, particularly in the retail and office space sectors. He mentions that transaction volumes have significantly declined, with some properties being sold at a distress due to the need for immediate sales. However, multi-family apartments and self-storage properties continue to perform relatively well. Mike highlights the challenges faced by value-add projects that were acquired with bridge loans and are now reaching maturity. These assets may need to be sold at a discount if refinancing is not feasible. Additionally, he mentions the difficulty in raising cash for refinancing within syndications, as investors may not be willing to contribute more funds. Despite the challenges, Mike believes that the market may improve if interest rates stabilize or decrease.  They also discuss various economic topics, including unemployment, inflation, central planning, entitlements, and the real estate market. They touch upon the impact of technology and artificial intelligence on employment, the shortage of workers in the housing construction sector, and the shift from fix-and-flip properties to new construction properties in the real estate market. They also mention the decline in hard money loan volume for fix-and-flip projects and the need for more distressed properties in order to stimulate the market. While they have different perspectives on how these issues can be resolved, they agree that the current economic situation presents challenges and uncertainties. #realestate #marketupdate #commercialproperty #residentialproperty #transactionvolume #interestrates Key Takeaways: Jason's editorial Jason's editorial 0:27 Greetings from the beautiful Danube river 1:12 Shortage of houses affecting people and areas harder than other 2:53 We have 700 videos on our Main YouTube channel https://www.youtube.com/@JasonHartmanRealEstate/videos 3:22 Itinerary for the next few weeks Mike Zlotnik interview 5:00 Welcome Mike Zlotnik; an overview of different asset classes 8:10 Transactional volume for office space is down by 75% 9:12 The residential market trend is going down 11:30 Extending or renegotiating deals 14:10 The banks and the creature form Jekyll Island 15:45 Prediction on what the FED is going to do 18:32 Commercial Mortgage Backed Securities, residential market and the overall economy 21:22 Entitlements and a giant shortage of workers especially in the housing sector 23:03 Hard money lending, the build-to-rent model and the shortage of inventory 27:57 Awesome mortgage rates equals non-distressed home sellers 30:42 Home builders are starting at such high prices 32:07 Being opportunistic in this current environment and buying build-to-rent properties   Follow Jason on TWITTER, INSTAGRAM & LINKEDIN Twitter.com/JasonHartmanROI Instagram.com/jasonhartman1/ Linkedin.com/in/jasonhartmaninvestor/ Call our Investment Counselors at: 1-800-HARTMAN (US) or visit: https://www.jasonhartman.com/ Free Class:  Easily get up to $250,000 in funding for real estate, business or anything else: http://JasonHartman.com/Fund CYA Protect Your Assets, Save Taxes & Estate Planning: http://JasonHartman.com/Protect Get wholesale real estate deals for investment or build a great business – Free Course: https://www.jasonhartman.com/deals Special Offer from Ron LeGrand: https://JasonHartman.com/Ron Free Mini-Book on Pandemic Investing: https://www.PandemicInvesting.com

Jason discusses various topics related to the housing market and investment strategies. He covers issues such as the housing shortage, market trends, and the importance of understanding real estate investment math. He also touches on the significance of increasing one's failure rate to achieve success. He then emphasizes the need for proper analysis when investing in income properties and addresses concerns about potential market corrections. Additionally, he mentions the challenges of high interest rates and how they impact the real estate market. He closes about the ongoing shortage of housing inventory in various regions of the country- most especially in New York. He then goes to part 2 of his interview with Mike Zlotnik of TempoFunding.com. They discuss the current housing market situation and the significant shortage of entry-level home construction due to various factors like high construction costs, labor shortages, and regulations. The demand for new homes has increased during the COVID-19 pandemic, but the supply remains limited. Jason then touches on topics like the aging construction workforce and the difficulty in finding young people willing to work in construction. He predicts a housing shortage for decades unless there are significant changes in government policies, labor markets, or construction technology. They also mention rising property taxes and insurance costs, with Jason noting that many of the rental properties his company deals with are new constructions and not affected by high insurance costs. They also briefly discuss the idea of converting office buildings into housing to increase housing supply but note the challenges and costs involved.
