That was what I was really worried about - what would retirement be like? So many people are rushing towards it, and they don't really think about what life will be like afterwards. And I was thinking a lot about how I would spend my time, what I would do, what the challenges might be, and what's caught me by surprise is just this feeling of joy. I feel like a kid on the first day of summer vacation, and I know this won't last. Everything changes. This is kind of the honeymoon period, but yeah, it's really fun.Well, I'm incredibly blessed and lucky that the financial stuff was in place. It was taken care of, and it allowed me to retire a little bit earlier than the norm. But again, the other thing that surprised me was how hard that decision was to make, because I really loved what I did...And then a friend and former colleague of mine died in a car accident. And he was only 61 and we'd spent a lot of time talking about what we were going to do in retirement. And it brought home the fact that we don't have infinite time." On Semi-Retirement - and Off-Ramps "I think it's the best option, especially, if you like what you do, and you have skills that can continue on in retirement where you don't need to work full-time. I had really wanted an off-ramp from my job at NerdWallet, and they didn't support working part-time. So that was kind of a difficult thing to wrap my head around and realize, okay, I don't have this option, so this was the next best. A lot of companies, though, do have some kind of off-ramp, and I think it helps people a lot because you keep your foot in the workplace, you can have continuing, you know, because social interaction is so important, you can have that part of your identity still remain intact so you have that sense of purpose. You're making some money, which for a lot of people is really important to make their money last, but you're starting the process of exiting. And just as a rant on the side,

Kenney Conwell is an Atlanta-based financial education coach and wealth strategist. He created MyMoneyEDU to help people learn how to fix, improve, and maintain excellent credit. His services help people reduce their taxes, increase their cash flow, and build their net worth. Unlike credit “fixes,” Kenney's educational resources teach members how to use proven wealth principles to make a long-term impact on their credit scores and financial success. From this experience, Kenney grew obsessed with learning everything he could about credit. He didn't just want to learn about credit scores. Instead, he uncovered strategies used by “insiders” on how to get credit, leverage it, and use that credit to build wealth. He learned to protect financial assets from loss using the same blueprint one-percenters use to grow their wealth. After learning everything he could about finances and credit, Kenney created MyMoneyEDU. This site offers financial education that shows people how to restore their credit. They learn the principles necessary to maintain excellent credit permanently. Kenny also works with high-level business owners, teaching them how to stop using their own money to grow their business. Instead, they learn how to use other people's money to expand or scale their businesses. MyMoneyEDU seeks to offer time freedom and financial freedom to first-generation millionaires. They do this by learning to leverage four resources: Leverage a cash flow system: members learn to focus on increasing personal income by starting their own business or working a side hustle. Leverage personal and business credit: although the saying is “cash is king,” the truth is that credit is queen. Use both personal and business credit to maximize your ability to generate wealth. Leverage the stock market: members learn how to invest actively or passively in stocks. MyMoneyEDU tells them to start by investing in companies they use every day (like their toothpaste company, streaming service, or favorite restaurant chains). Leverage tax planning: members learn that when tax planning is done correctly, they can avoid overpaying on taxes. This is known as tax avoidance, a strategy utilized by the wealthy to hold onto their wealth. Kenney manages his personal and business finance with the same tools and strategies provided to his members and clients. He really practices what he preaches. He's leveraged business credit to grow and scale his company. Cash flow management and asset appreciation have helped fund strategic growth. Kenney's vision for the future is bright. He hopes to eliminate the wealth gap in minority communities by 10% before he leaves this earth. His current target is to help a million members achieve a 700 credit score or better by 2030. We hope you enjoy this episode about Wealth Strategy, Education and Your Credit Score with Ben reinberg: I Own It ft Kenny Conwell.

You're almost ready to go out and start looking at properties! But, before you do, I would recommend getting something called an ‘agreement in principle.' (03:15 – 06:36) Your Credit Score & Credit File     I'd also like to discuss the difference between credit ‘scores' and credit ‘files.' Having a good one for both is great, but I would argue that a good credit score is slightly less important than a good credit file. Credit Files Your credit file contains all sorts of information about your credit agreements (e.g. loans, credit cards, car finance, store cards, phone and utility bills) and these will detail things such as payment history, balance, name of the lender, how well you've conducted it, credit limits, etc. It will also show if you are on the electoral roll and address history. Aliases will also show up on the credit file, if you've been known by different names such as maiden names, previous names, etc. If you've ever had a joint credit agreement or joint bank account with someone, it will show up and link you with that other person, even if you are no longer affiliated. It doesn't mean that it would adversely affect you if they had conducted their credit poorly. Things relating to courts also appear, such as a County Court Judgement. (Also known as a CCJ) Your credit file will follow you and go back for six years. If you miss a payment, for example, that will show up for this length of time and shows the importance of being careful. If you apply for credit, the credit lender can request to see your credit history to make a decision on whether they would like to lend it to you. There are two different kinds of credit search ‘footprints' that I see – a ‘soft' footprint search and a ‘hard' footprint search. The difference between these is simply that a soft footprint CANNOT be seen by a credit lender whereas a hard footprint CAN. (You can see all searches, soft and hard, when you view a copy of your own report) A one-off hard footprint credit search isn't usually a problem, but multiple on your record in quick succession may show that you are desperately trying to access credit, which in turn could reduce your chances of being accepted by a lender. (06:37 – 09:27) The Three Credit Agencies The three main credit reference agencies in the UK are: Experian, Equifax and TransUnion. These are all separate entities that hold info about you that credit lenders share with them. It's important to note that the three agencies use a different score to each other, so your credit score would vary depending on which agency you go to....

Welcome to the newest entrant to our Impact Radio USA stable of shows, with "Impact Interviews and Music". The title says it all, as we provide exhilarating interviews with some terrific people and, of course, we augment the interviews with great music! Each episode of "Impact Interviews and Music" airs LIVE every Monday, Wednesday, and Friday at 10:00 am ET, then repeats at 10:00 pm ET on the same date. On today's show, we spoke with Liz Weston and Libbie Hall: LIZ WESTON From Her Website: "I’m an award-winning** personal finance columnist, speaker, commentator and author of several books about money. I earned the Certified Financial Planner® designation in 2016.I write for the personal finance site NerdWallet, and my question-and-answer column “Money Talk” appears in newspapers throughout the country, including the Los Angeles Times, the San Diego Union-Tribune, Palm Beach Post, the Portland Oregonian and others. My book “Your Credit Score” is a national best-seller now in its fifth edition. The New York Times called one of my other books, “The 10 Commandments of Money: Survive and Thrive in the New Economy,” a “wonderful basic personal finance book…supportive of people struggling to understand these topics and trying to make ends meet.” LIBBIE HALL From Her Goodreads Page: "What do we do when life doesn't go as planned? What do we do when our choices and the choices of those we love negatively affect us? How do we respond when life hurts? How do we get out of bed in the morning, much less live out God's good and perfect plan for our life?  As Libbie Hall put one foot in front of the of the other she learned that all things really do work together for good for those who love Him. The decision to expose all that went on inside of her during one of the most difficult times of her life wasn't easy. Naturally, she was concerned for how she would be seen by others, but the drive to bring freedom for even just one other person spurred her on. She shares her experiences, thoughts and struggles over a four year period, and how her relationship with an overwhelmingly loving God helped her find hope in the midst of pain." And GREAT music selected just for you! Thank you for stopping in! Enjoy!

Almost everyone will need to make use of credit at some point in their lives, whether it’s by applying for a loan, credit card or a line of credit. There are many things that lenders take into account when you apply for credit, and the assessment of these will result in either a positive or negative lending decision.   Today, I am sharing insights into how a bank decides whether or not to give you a credit card, loan, or line of credit. I explain the 5Cs of credit and the evaluation process that takes place when you apply for credit from financial institutions or retail stores. I also share some best practices to help you stay on top of your finances and obligations.       “Character is often the big decider as to whether or not money is lent.” - Tracey Bissett      This Week on Young Money:  Understanding your debt service capacity and the Total Debt Service Ratio (TDSR).  How lenders score your financial reputation aka your credit score.  What role your character plays in the decision making process.  How lenders calculate your capital net worth.  What is collateral and its effect on the lending decision?        The 5Cs of Credit:  Capacity – can you pay back the money? Credit history – do you have a history of using credit responsibly? Character – what will you do when no one is looking? Capital –  what is your capital net worth? Collateral – what security do you have to provide?      Best Practices:  Check your credit score annually and address any errors with Transunion or Equifax.   Manage your finances and obligations in a way that you are proud of.   Calculate your capital net worth annually  - all your assets minus all your liabilities. If your capital net worth is getting bigger or less negative from the last time you calculated it, you are on the right track.         Resources Mentioned:  Send a voice message to Young Money podcast  EP007 - How’s Your Financial Reputation aka Your Credit Score?  EP018 - Cashflow Cookbook with Gordon Stein  EP023 - How to Protect Yourself from Fraud  EP037 - Cohabitate in a Financially Fit Way        Get Your Young Money Questions ANSWERED!  Want to learn more about your credit score and how you can stay financially fit? Leave a voice message to get all of your Young Money questions answered.  Remember - there is no silly question when it comes to your financial fitness.       Rate, Share & Inspire Other Young Millionaires-in-the-Making   Thanks for tuning into the Young Money Podcast - the advice show for young millionaires-in-the-making!
