Here Are the Show Highlights: Jimmy Cotty has been executive director of the Georgia Manufactured Housing Associaton (GMHA) since April, 2022. (Jimmy, 1:13) Jimmy was previously executive director of the Georgia Ready-Mix Concrete Association for 12 years. Before that, he was with sister organization, the Georgia Construction Aggregate Association. So, going back to 2006, Jimmy has significant relevant association experience in the state. (Jimmy, 1:52) Jimmy sees his primary mission as making the state more business-friendly to the manufactured housing industry in general. (Jimmy, 3:43) Coming out of the last recession, former Governor Nathan Deal made it his mission to make Georgia more business friendly, and current Governor Brian Kemp has continued that tradition. As a result, over the last eight or ten years the state has earned the number one ranking for business friendliness from a number of leading business publications and economic development organizations. (Jimmy, 7:17) More growth means more jobs, and not just in the major cities, and an increased need for affordable housing throughout the state. (Jimmy, 8:20) The state needs to develop a housing policy in which housing needs are broken down geographically, so that workers don't have to live some two hours away from their jobs. (Jimmy, 9:11) Builders are eager to build the $400,000 to $500,000 homes, but where is more affordable housing being developed? That's where manufactured housing and communities come in. (Jimmy, 9:47) The loss of laborers and tradespeople is hurting the home construction industry too. (Jimmy, 10:49) Research from Max's sister company, Mobile Home Wholesalers, has shown that one in ten people nationally live in a mobile or manufactured home. In Georgia, the rate is one in eight, making the state one of the highest in terms of residents living in manufactured housing. One result of that statistic is that there are some 4,000 used mobile home sale transactions conducted monthly in the state. So there's great opportunity here. (Max, 11:54) The first challenge to the industry is perception. Local communities are taken in by the stereotype of trashy mobile home parks, and don't see today's quality housing construction in manufactured homes. (Jimmy, 13:27) Local zoning ordinances can make it difficult to nearly impossible to establish manufacturing home communities in some places in the state. (Jimmy, 14:10) State taxes on home sales are also a challenge. Working the tax into a monthly house payment makes the manufactured home unaffordable to some prospective homeowners, so we've got to look into how we can tax these homebuyers more fairly. (Jimmy, 15:33) Some county tax commissioners have a better understanding than others on the value of affordable property taxes that encourage the establishment of new and higher quality mobile homes over the older and less attractive stock. (Jimmy, 19:43) Max saw, in talking with industry people in Alabama, that a big obstacle everywhere within the industry is the lack of home movers and installers. Most are getting p into their sixties or beyond and retiring or dying. Greater effort must be made to bring younger people into the trade. (Max, 20:41) Those who remain in the moving/installation industry can charge outrageous rates, which can make mobile homes beyond the means of many residents. (Max, 21:58) Jimmy has found the absence of commercial truckers to be an impediment in every industry he's been in. He's talked to insurance commissioners about it, and sees it as a further knock on the quality of the mobile home housing if the stock isn't installed right. (Jimmy, 23:59) The GMHA has added quality healthcare benefits as an additional incentive to join the association. (Jimmy, 25:13) Cybersecurity is another feature of membership they're exploring, for members who must use digital programs to handle sensitive personal information to pre-qualify tenants. They're also looking into the possibility of offering property insurance to members. The more services and features GMHA can offer, the more they can increase membership. (Jimmy, 26:12) GMHA is also establishing chapters across the state so more people can meet face-to-face regionally. (Jimmy, 27:12) The GMHA has, and continues to build upon, a great and fruitful relationship with the state's Realtors Association. (Jimmy, 28:54) The GMHA is also working on building connections with the Georgia Association of Tax Officials and the Georgia Association of Code Enforcement in order to make mobile home ownership fairer and easier. (Jimmy, 30:05) GMHA is further working to raise local awareness of the Abandoned Mobile Home Act, which would make it easier to remove eyesores and replace them with new and attractive mobile homes, for the benefit of all. Time to explore the wonderful surroundings of Westonbirt, the National Arboretum as RNIB Connect Radio's Toby Davey joins one of their recent Sensing Nature Guided walks lead by two visually impaired Volunteer guides. The Sensing Nature Guided Walks were also part of 'Westonbirt Unseen', a collaboration between Westonbirt, Andy Shipley of Natural Inclusion, Sarah Bell of Sensing Nature, and the University of Exeter. This initiative is part of the wider ‘Re-Storying Landscapes for Social Inclusion' project funded by the Economic and Social Research Council. Through the Sensing Nature Guided Walks Westonbirt's visually impaired guides lead bookers through an immersive and interactive sensory experience that aims to shift their perception, enjoy the arboretum at a slower pace and explore the trees of Westonbirt through their nonvisual senses. Toby's visit to Westonbirt begins with an interview with Mark and Mike the two visually impaired Volunteer Guides to find out why they wanted to get involved with the project and lead sighted people around Westonbirt on The Sensing Nature Guided Walks. Their involvement in the setup of the walks and how much of a collaborative process it was working on the walks with input from everyone involved. Then Mark and Mike went on to explain a bit more about the exercises that participants get involved in on the walks to use their senses apart from their sight to get closer to the trees, smells and sounds that are all around them in Westonbirt. Toby also captured elements of the sensing Nature Guided Walk along with some of the exercises mark and Mike invited bookers to do on the walk such as closing their eyes, feeling the ground through their feet, feeling the wind, listening to the sounds around them along with the smells of the trees, grass and leaves. In another exercise where Mark asked bookers to take a picture and memory of Westonbirt by looking around them and then closing their eyes and putting the images of what they saw into their memory to recall later and one exercise where bookers were invited to take a walk around the low branches of a tree to gage it's height. At the end of the sensing Nature Guided Walk, Toby caught up with Cotty and Nick, two of the sighted bookers, to find out what the walk was like for them, how they found the whole walk and the exercises that Mark and Mike asked them to do. Whether being asked to close their eyes and using their other senses gave them a different and maybe better experience of Westonbirt. Also for Cotty and Nick having just spent over an hour and a half on the walk with Mark and Mike did they feel that they had a better understanding around what life might be like for someone who is blind or partially sighted. Andrew Cotton is a big wave surfer and Red Bull athlete. Growing up in North Devon, he started at 7 and it became his life. He left school and worked in a local surfboard factory until the age of 25 to fund his surf trips. At this point he figured it wasn't going to sustain him financially so he re-trained as a plumber but this made it clear to him that his real passion lay in big wave surfing. So, with a friend he set about creating online content which, combined with his talent, led him to picking up some sponsors which enabled him to follow his dreams.He spends much of his time in Nazare in Portugal which is home to the biggest surf able waves in the world. It was there in November 2017 that he broke his back surfing a 75ft wave in a huge wipeout. Thankfully he made a full recovery and a year later her was back surfing those mammoth waves.Cotty and I met at a Wings for Life event, which is the Red Bull charity who's goal is to find a cure for spinal cord injury where he ran a breathwork session. It was here I experienced first hand the effects that the breath can have on your mind and your physiology - truly feeling ‘high on my own supply.'We speak about how he gets into a flow state and about the power of the breath in pushing through the limits we set ourselves. We talk about fear and how he overcomes its and doesn't let his mind ‘get in the way' when tackling the biggest waves ever surfed.His advice felt totally applicable to life in general, from treating the journey like a marathon not a sprint, embracing failure and surrounding yourself with great people that inspire you and help you move forwards. Andrew Cotton, who sits down with Don Letts for this episode of Joining the Dots, is a humble young surfer from North Devon - an unlikely member of this rarified subculture. ‘Cotty’ shot to surf world fame in 2016 when, in front of a battery of lenses at Nazare in Portugal, he rode one of the biggest, most spectacular waves ever documented. When he sat down in the Letts bunker, Cotty was strapped up and healing from a broken vertebrae suffered whilst plying his madcap trade and hoping to recover for the coming big-wave season. For this podcast and the upcomind Part 2, I had better questions to ask, and we nailed it. In Part One, we talk about how he found his dream job early on, but unknowingly started planting seeds that would grow into his own gig. Why is this worth listening to? Because it shows that even if you really enjoy your job, sometimes you need to reevaluate your personal goals and make sure they're aligned with your current heading. It also illustrates how you can start the process of launching your own company way, way before jumping ship, how you can leverage your experience to become a consultant or contractor for your former employer, and learn the skills you need in the future while still on someone else's payroll. It's the long game, but it makes jumping ship a lot less scary and keeps the income flowing while you start up. Garrett was in London for a few days during mid November 2017, so I sat down with him for an hour and look back over his storied, spectacular career. And what stories these are. Whether it's growing up surfing Halewia and then pioneering the outer reefs, or dedicating his life to Nazare, Gmac's life story reads as a guide to big wave surfing's recent history, and in this chat we cover the lot. As it was a week after Cotty's slam at Nazare, we hear Garrett's perspective on that, as well as the details of new Fearless project with Pablo Garcia, and some fascinating stuff on how recovering from his own death-defying wipeout at Mavericks left him facing the biggest emotional and physical test of his life. Along with his close friend Garrett McNamara, he’s one of the handful of surfers to pioneer the notoriously heavy beachbreak Nazare in Portugal. His feats, such as towing Garrett into what is considered one of the largest waves ever ridden, back in 2011, routinely make headlines around the world – especially in the UK where he’s achieved some level of mainstream notoriety as much for the fact that he’s a qualified plumber as for his big wave charging. As ever with mainstream media coverage of action sports, these descriptions of Andrew’s feats are massively reductive. Because the reality is that Cotty is one of the most respected watermen in the world today, and he’s travelled a long, hard way from his surfing beginnings on windswept Saunton Beach near where he grew up in Devon. In this conversation, recorded at Red Bull Studios in London in early 2017, we cover a lot of ground – his early surf apprenticeship, his first exposure to really big waves, and his early years working in a surfboard factory and – yes, as a plumber. Endurance cyclist, hardman extraordinaire, and all-around badass, he's also the man behind the Col Collective—inspiring and educating cyclists while riding some of the most beautiful climbs in the world. You could probably draw his butt from memory. Mike and his crew provide much of the footage for the descents you're treated to during those all-too-brief rest periods in some of the Sufferfest videos. My guest today Mike Cotty is a legend in the worldwide cycling community for his marathon cycling efforts, having ridden astonishing feats of endurance - non stop rides across entire countries, and even continents - his longest being a 50hr and 29 minute non-stop epic 1,021km across the Dolomites, Eastern Alps and Swiss Alps. On this ride he conquered over 21,250m of brutal mountain climbing, or 2.4 “Everests”. However Mike is also a brilliant marketer, and he is now director of Media-24, a Cycling Media consultancy company here in Europe. Throughout this conversation, Mike shares his story, and brings some insight to not only how he was able to achieve such astonishing goals of endurance, but how the limitations that we give ourselves are often just a label and way, way lower than what we can actually achieve.
