Welcome back to the Multifamily Collective with Mike Brewer!Today's tip cuts to the core of modern property operations: “Reputation Management is Asset Management.” Period. Full stop. This isn't marketing fluff. This is about protecting NOI, influencing investor confidence, and accelerating leasing velocity — all through how you handle online reviews. Here's what you'll take away:Why reviews directly impact leasing and renewalsHow owners and investors do read those Google reviews (yes, all of them)Why your response style must be stoic, empathetic, and intentionalHow to use reviews as operational intelligence — not just PR noiseAnd why reputation should live under operations, not marketingMike doesn't pull punches in this one. If you're still thinking of reputation as a side task or a “marketing thing,” it's time to reframe.Own it. Respond with poise. And fix what the feedback reveals.Because in this new world, your star rating is just as important as your occupancy rate.
Welcome back to another episode of the Multifamily Collective with Mike Brewer!Today's tip takes a swing at one of the most crippling blind spots in property management leadership: confusing urgency with importance.Let's be honest — how many strategic initiatives did you plan at the start of the year… only to watch them vanish under a mountain of “urgent” distractions? Here's what Mike unpacks in this episode:-The hidden cost of always reacting-Why long-term priorities die in the face of short-term noise-How strong operators protect time for things like training, process improvement & team development-The irony of neglecting important work until it becomes an emergency-A simple daily system to keep you focused on what actually moves the needleRemember: Urgency feels productive, but importance builds systems that last. One keeps you spinning. The other makes you unstoppable. This series is building toward a full book release in Spring 2027 — packed with practical wisdom for every multifamily operator. Make sure you're subscribed so you don't miss an entry.
In this episode of the Multifamily Collective, Mike Brewer takes a bold stance on a hot topic: Lease Audit AI.Inspired by a sharp LinkedIn post from the always-insightful Whitney Kidd, Mike unpacks the future of lease audits — and why they might not be a long-term necessity. Here's the big idea:AI and automation are evolving fast enough to eliminate human error at the source — data entry.Mike covers:Why lease audits exist today (and how human error creates the need)How automation and AI are already removing the weak links in the workflowWhy “governance” and “auditing” may soon be AI-managed and self-correctingThe implications for due diligence, leasing workflows, and data integrityAnd why it's critical to get humans out of the data entry business entirelyIf your team is spending hours cleaning up mistakes, you're solving the wrong problem.Automation isn't just faster. It's flawless (almost). And as workflows evolve, audit tools may vanish before they fully take off.Tune in and reframe the future of operations — where precision is programmed, and humans focus on what matters.MultifamilyCollective Blog: https://www.multifamilycollective.comThe Daily Collective Book: https://amzn.to/3YI6BDaHosted by: https://www.multifamilymedianetwork.com
Welcome to the February 17th entry of the Multifamily Collective with Mike Brewer — where we talk shop, sharpen leadership, and tackle operations one practical insight at a time.Today's tip?Metrics without context are dangerous. Here's the truth:That “response time” report might look bad on paper — but was it pulled during a storm, a staffing crisis, or a tech outage?Numbers don't think. Leaders do.In this episode, Mike breaks down:Why good leaders interpret, not just reportHow context protects morale and guides better decision-makingWhy numbers should start conversations, not shut them downThe three tools you must pair with your metrics:Situational AwarenessEmotional IntelligenceProfessional JudgmentIt's not about dismissing data — it's about demanding clarity around it. Leading with curiosity (not judgment) creates space for truth, trust, and transformation.Because in a world where AI handles the hard skills, it's your soft skills that will drive the performance needle.Want to lead smarter? Start with curiosity. This is one page in a growing series of operations insights being compiled into a full Multifamily Collective book — coming Spring 2027.MultifamilyCollective Blog: https://www.multifamilycollective.comThe Daily Collective Book: https://amzn.to/3YI6BDaHosted by: https://www.multifamilymedianetwork.com
Welcome back to the Multifamily Collective with Mike Brewer.Today's operations tip delivers a clear message:Dashboards are tools — not operators. You can stare at data all day, but until a human takes action, your property won't move an inch.Mike explores:Why dashboards only highlight, not solveThe danger of outsourcing leadership judgment to softwareHow dashboards support prioritization, but not decision-makingWhy context, nuance, and empathy still belong to humansHow engaged leadership turns dashboards into leverage — not crutchesIt's tempting to say, “That's what the numbers said.”But smart operators stay curious, ask better questions, and take responsibility for the outcomes.Dashboards are only as powerful as the leaders interpreting them. This is one of many tips being compiled into a 2027 desk reference for multifamily professionals who are serious about leading with intention.MultifamilyCollective Blog: https://www.multifamilycollective.comThe Daily Collective Book: https://amzn.to/3YI6BDaHosted by: https://www.multifamilymedianetwork.com
Welcome to the February 19th entry of the Multifamily Collective with Mike Brewer.Today's tip tackles a critical tension in modern operations:Automation can scale your business — but it can't replace judgment. In a world full of smart systems, here's what still matters:Nuance: Automation handles rules. Humans handle gray areas.Discernment: Not every decision should be defaulted to a machine.Responsibility: You can't outsource accountability.Trust but verify: The same principle that applies to people also applies to technology.Ongoing refinement: Set-it-and-forget-it is a myth. The best leaders monitor and adjust.Strong operators understand this: technology should enhance human decision-making, not replace it.The future of multifamily doesn't belong to automation. It belongs to the leaders who know when to override it.And that's where your professional judgment still wins the day.MultifamilyCollective Blog: https://www.multifamilycollective.comThe Daily Collective Book: https://amzn.to/3YI6BDaHosted by: https://www.multifamilymedianetwork.com
Welcome back to the Multifamily Collective with Mike Brewer.Today's tip cuts to the core of every failed initiative:Most ideas don't fail because they're bad — they fail because nobody adopts them.Change management is the real work.Mike breaks down what too many leaders overlook:-Adoption fails when the why behind the what isn't clear-Teams resist what they don't understand or weren't part of shaping-Real change is emotional, messy, and built on trust-Technical setup is the easy part — human behavior is the hard part-Leaders must tolerate disruption and support new habits through the “messy middle”Want to implement a new tool, system, or strategy?Don't just “roll it out.”Manage the change. Lead the hearts and minds. Build the trust. And prepare for resistance.Because the path of least resistance — old habits — is always lurking. This isn't soft stuff. It's the real stuff. And it's what separates implementation from transformation.MultifamilyCollective Blog: https://www.multifamilycollective.comThe Daily Collective Book: https://amzn.to/3YI6BDaHosted by: https://www.multifamilymedianetwork.com
Welcome back to another episode of the Multifamily Collective with Mike Brewer.Today's tip challenges a common leadership misconception:Resistance doesn't mean stubbornness — it often signals experience.Mike unpacks the critical idea that pushback from your team is valuable intelligence, not a threat to authority. Here's what you'll take away:Resistance usually stems from poor past rollouts, not attitudeStrong leaders confront hesitation in the moment of truth, not two weeks laterAddressing resistance with curiosity reveals risks leadership may have missedThe goal isn't instant agreement — it's making people feel seen and heardRational resistance often shows you exactly where to refine your strategyYou don't overcome resistance by powering through it — you navigate it with empathy, curiosity, and presence.Because the smartest signal in change management? Is the one most leaders ignore: the pause before the pushback.
Welcome to the Multifamily Collective with Mike Brewer.Today's tip is a powerful reminder that real momentum doesn't come from big, flashy rollouts — it comes from small wins and early involvement. Here's what Mike unpacks:Buy-in can't be demanded — it must be earned through inclusionInvolve your team from the start, not halfway throughLet people shape the change — especially your biggest resistorsShare results — the good, the bad, and the messyForced compliance leads to short-term movement and long-term resistanceOwnership, on the other hand, builds lasting adoptionBonus concept: Slow down to speed up — go slow now, implement fast laterIf you're launching anything new — tech, policy, process — bring your people to the table early.Especially the ones most likely to push back.People support what they help build. And small wins at the front end? They make the big wins possible on the back end.
You don't need another “industry podcast” that talks around the work while your onsite teams carry the weight.Mike Brewer welcomes Carlyle Swafford to the Multifamily Media Network, and you immediately hear why this show matters.Carlyle built his career the hard way.He started in property management in 1990 as a maintenance tech.He worked his way through engineering, leasing, property management, regional leadership, and VP roles, and now sits as a COO.That path gives him the one thing most leadership content lacks.Credibility with the people actually doing the work. Here's the answer to what Carlyle's podcast is built to do.Multifamily Ethos exists to equip the site-based professionals and regionals who drive outcomes. Not the title-chasers.Not the “policy says so” crowd. The people who solve real problems under pressure. What does “ethos” mean in multifamily leadership?Ethos is the set of principles and practices that show up as character, integrity, and trust when the job gets messy. It's how you lead a team. It's how you make decisions when the script fails. It's how you build confidence in yourself before you ask anyone else to believe in you.Carlyle's angle is simple.Every level has challenges.Maintenance has pressure.Leasing has the race to the bottom with concessions.Managers carry the team.New regionals go from one asset to eight and realize they're not “doing the work” anymore. They're leading the people doing the work. And that transition breaks a lot of talented operators. This is where the episode hits. You can't answer residents with “corporate office said so.”You have to think. You have to choose. You have to own the outcome. And you have to learn without calling every miss a failure.Carlyle doesn't use “failure.”He calls them opportunities. That matters because language shapes identity. If your team believes one bad call means they “broke the company,” they stop making decisions. If they learn that one person can't break a company, they start building judgment. The most operator-real moment is this.Titles can become a roadblock. When a COO walks onsite, people see the title before they see the human.Carlyle wants to flatten that.Same level conversations.Same respect for every role.Different responsibilities.Same importance.Where to find Carlyle.LinkedIn: Carlyle SwaffordEmail: Carlisle.Swafford@multifamilyethos.comCall to action.Subscribe when Multifamily Ethos drops. If you lead onsite teams or regionals, this is the show that will sharpen your judgment and strengthen your people.MultifamilyCollective Blog: https://www.multifamilycollective.comThe Daily Collective Book: https://amzn.to/3YI6BDaHosted by: https://www.multifamilymedianetwork.com

Here's the hard truth:Silence speaks. And in multifamily, it says the wrong thing—every time.In today's Multifamily Collective entry, Mike Brewer puts the spotlight on a common leadership blind spot: not communicating. When leaders go quiet, teams, residents, and owners don't stay calm. They fill in the blanks. They write scripts in their minds. And those scripts? Usually worse than reality.
Let's be honest, most escalations don't start at the end. They start at the beginning, when expectations weren't set, when communication didn't happen, and when silence was mistaken for service. In today's Multifamily Collective tip, Mike Brewer shines a light on a silent killer of trust: missed expectations + no updates = guaranteed escalation.Clear timelines.Proactive updates.Visible ownership. When these are missing, even your best systems fail—and guess who gets the angry email? Leadership. The real breakdown? It often begins long before that final phone call. Here's the kicker:People will fill in the silence with assumptions. And those assumptions almost always spiral toward frustration.Mike's tip? Overcommunicate. Even when there's nothing new to say.“Still no update, but we haven't forgotten you.”“Just checking in, we're still working on it.”That little moment of reassurance can stop a full-blown escalation in its tracks. And remember this powerful visual from Mike:If you let your emotions run wild, you're handing the string to someone else, letting them jerk you around.Instead, stay grounded. Stay calm. Stay clear.Because provocation sparks escalation.Clarity and tone create resolution. You don't need to solve everything in one call. But you do need to be the steady voice that cools the heat and earns trust.Like what you're learning from Mike?Subscribe to Multifamily Collective.Tap Like. And go update that resident, even if the update is “we're still on it.”MultifamilyCollective Blog: https://www.multifamilycollective.comThe Daily Collective Book: https://amzn.to/3YI6BDaHosted by: https://www.multifamilymedianetwork.com

You ever wonder what happens when you mix AI, multifamily real estate, and a bit of jet lag?In this episode, Mike Brewer welcomes Dan Smith — the man who's turning global PropTech upside down. From student housing in the UK to shaking hands in Dubai, Dan shares his journey from launching gin distilleries to launching VerbaFlow, an AI-driven communications platform revolutionizing how we operate multifamily communities. You'll hear how Dan went from sports travel to student housing and landed right in the heart of real estate tech — and how he's using AI to actually solve problems, not just throw buzzwords at them. They unpack:The true power of AI in streamlining operations and enhancing resident experienceWhy staffing strategies must evolve (and how AI gives time back)What today's operators can learn from startups with zero legacy systemsThe future of centralized systems, open APIs, and AI-first operationsWhy community and hospitality are more vital now than everDan also sounds off on leapfrogging legacy tech, the critical role of empathy in leadership, and how multifamily pros can gear up for what's not just a transformation — but a metamorphosis.Oh, and yes, he does look tired. And no, it's not because of his baby — it's because he's singlehandedly bringing AI to the global stage.Smash that like button if you believe the future of multifamily is more human because of AI — not in spite of it.
You spent the time. You wrote the SOPs.And now—they sit.Unopened.Unread.Unfollowed.That's shelfware. And in multifamily, shelfware SOPs are silent killers of consistency, trust, and performance. In today's episode of Multifamily Collective, Mike Brewer lays it out: SOPs fail when they're static. The market moves. Regulations shift. Teams evolve. And if your SOPs don't change with them, they stop being relevant—and start hurting your credibility.Real talk:If a process can't be followed on a chaotic Friday afternoon, it's not done.If your SOPs don't reflect reality, they'll be ignored. And if outdated steps make your team look foolish? You'll lose trust. Internally and externally. So how do you fix it?Mike shares a practical gem:
Sometimes, the boldest move you can make is simply telling the truth. In today's Multifamily Collective tip, Mike Brewer reminds us that boldness is transparency. When residents, team members, or owners ask hard questions, you don't have to know everything. But you do have to be clear.-
You meant well. You wanted to help. But now you're a one-star review. In today's Multifamily Collective tip, Mike Brewer unpacks the hidden cost of overpromising—a silent trust-breaker in property management. It feels good in the moment. You say “yes” with the best intentions. But when reality hits and delivery falls short, you go from hero to zero in the blink of a review. Here's the truth:Residents don't need lofty promises. They need follow-through.Strong operators know this. They underpromise, then overdeliver. They communicate early when plans shift. They keep residents in the loop—even if the news isn't great.Because silence?Silence kills trust.Mike's tip:
Here's a truth bomb: Your residents don't need you to be perfect. They need you to be reliable. In this Multifamily Collective tip of the day, Mike Brewer zeroes in on the real trust-builder in our industry: consistency.Because guess what?Inconsistency breaks trust faster than mistakes. It's not about always getting it right. It's about always showing up.Consistency shows up in:Response timesTone of communicationFollow-throughDecision-makingEven when outcomes fall short, predictability builds confidence. And that confidence is what makes residents renew, teams stay engaged, and communities remain stable, even when emotions run high.Mike drops this gem: Perfection is fragile. Consistency is durable. In a world full of emotionally charged moments—whether with residents, team members, or vendors, how you show up matters. The space between the catalyst and the outcome is called choice. And in property management, that choice defines your leadership.Stay calm.Stay consistent.Deliver even when it's hard.Because of your ability to handle tough conversations with grace, clarity, and confidence? That's the glue that holds your community together.Like the way Mike breaks it down?Hit Like. You don't have an effort problem. You have a clarity problem. In this February 3rd edition of the Multifamily Operations Tip of the Day, Mike Brewer unpacks the real reason performance suffers across properties and teams, and it's not what you think. When expectations are murky, people improvise. And when they improvise, performance becomes unpredictable. Everything becomes messy and chaotic! Mike breaks down:- Why unclear expectations lead to rework, frustration, and unnecessary escalations- How accountability feels personal, not professional, when clarity is absent- Why “what good looks like” must be observable and measurable- The difference between reactive chaos and proactive leadership- And the true job of a CEO — protecting culture and fueling clarityThis episode is a wake-up call for anyone in a leadership seat. Here's a truth bomb we all need to hear: If everything is a priority, then nothing is.In this February 25th, 2026 edition of the Multifamily Operations Tip of the Day, Mike Brewer breaks down why firefighting isn't leadership—it's a sign of a broken system. We've all seen it. That team member who thrives in chaos. The one who looks busy but never gets to the root of the issue. The one rewarded for surviving dysfunction instead of fixing it.But here's the kicker…A high-performing multifamily operation should be boring. Not chaotic. Not reactive. Boring—in the best, most systematized sense of the word.In this episode, Mike shares:Why “heroics” should not be your operating strategyHow broken systems fuel burnout and bad habitsWhy strong leaders fix processes instead of praising panicHow AI and modern tools can create calm, not chaosIf your site is constantly in triage mode, it's time to ask the hard questions.
When budgets tighten, what's the first thing to get cut?Training. And that's exactly where multifamily leaders get it wrong. In this January 31, 2026 edition of the Multifamily Operations Tip of the Day, Mike Brewer flips the script on traditional budget thinking. He makes the case—clearly and convincingly—that training isn't a cost center, it's a performance engine. Here's why smart operators double down on training when the pressure's on:Well-trained teams make fewer mistakesThey solve problems fasterThey elevate the resident experienceAnd yes—they protect the bottom lineYou'll also hear:Why real-world training beats workshops every timeHow to blend AI with human trainers for high-impact learningAnd why “learning is the work, and work is learning” is the new mantra for modern property managementIf you want predictable outcomes, you need to invest in predictable capabilities.
Control fees safe! In this February 2nd, 2026 edition of the Multifamily Operations Tip of the Day, Mike Brewer challenges a widespread myth in property management: that control is the key to results. Spoiler alert: it's not. Clarity is.Here's what you'll walk away with:- Why command-and-control leadership (especially in centralization) doesn't scale- How whack-a-mole management exhausts teams and breeds chaos- Why emotional maturity is the root of consistent leadership- How to replace micromanagement with clear standards and success metrics- A better way to assess whether a breakdown is from a lack of effort or a lack of understandingIf your organization feels like a constant fire drill, this is the reset you need.Because great leaders create clarity, not chaos.Like, subscribe, and share if you're ready to replace control with confidence—in your people and your systems.Blog: https://www.multifamilycollective.comBook: https://amzn.to/3YI6BDaSupport comes from: https://www.365connect.com/?utm_campaign=mmn

You ever walk into a property and feel like you're stepping into a different company—even though the sign out front says otherwise? That's why SOPs still matter. In this episode of Multifamily Collective, Mike Brewer brings the heat with a clear reminder: Standard Operating Procedures (SOPs) aren't constraints—they're clarity. They're the guardrails that keep your multifamily machine running smoothly, especially when results fluctuate by site, season, or staff.Let's be honest: property management isn't black and white. It's a business full of gray zones, shifting expectations, and day-by-day dynamics. That's why solid SOPs are gold. They reduce dependency on heroics. They eliminate micromanagement. They ensure leasing doesn't hinge on who picked up the phone. But SOPs don't replace judgment—they free it.So your teams can think critically, act swiftly, and deliver consistently.Mike's tip of the day? Show up. Be consistent. If you're seeing wildly different results between properties—or even within the same property—it's time to ask: Have we clearly communicated our expectations? Or are we assuming everyone's on the same page?Customers see consistency as trust.Trust leads to renewals. And trust is built every time your team follows through—one SOP at a time.
What if you could eliminate hours of busywork, replace third-party tools, and unlock operational efficiency all with tools you already have?In this episode of the Multifamily Collective, Mike Brewer welcomes Jonathan Buckelew, co-founder of the CRE AI Studio, to share real stories, live demos, and practical tools that are reshaping how multifamily operators work.We discuss tactical ways to use AI in Excel, Google Gemini, and Microsoft Copilot to streamline leasing, budgeting, asset management, and more.Jonathan walks us through:- How he saved $5K per property by using AI to generate exterior design mockups.- What 200+ PropTech vendor calls taught him about the difference between promise and performance.- Why your AI output is only as good as your input strategy and how to personalize models like ChatGPT or Claude for your business.- How to build automations and custom dashboards without knowing how to code.- The key reason AI won't replace humans but will replace those who don't use it.This conversation is for the curious operator, the skeptical owner, and anyone serious about staying relevant in an AI-powered industry.Hit that subscribe button to keep your edge sharp. Leaks rarely scream. They whisper — quietly racking up damage until it's too late.In today's Multifamily Operations Tip of the Day, Mike Brewer shines a light on one of the most overlooked threats to your asset's value: slow water leaks. They usually start as tiny usage anomalies. A slight uptick in flow. A bubbled bit of paint. Soft spots in the floor. By the time it shows up on a ceiling, it's already too late. But the game has changed. With sensor tech — the Internet of Things — paired with AI-powered monitoring, leaks don't stand a chance. These smart systems detect issues in real time, before a resident even spots a problem. This is especially critical in older buildings where undetected leaks can cause expensive structural damage.Still, the most powerful leak detection tool isn't tech — it's people.Eyes. Ears. Common sense.Train residents to speak up about strange noises, damp floors, running toilets, or dripping sinks. Combine that awareness with your tech stack, and you've built a true early warning system.Because early detection = asset preservation = long-term value. If this resonated, like this video, subscribe, and share your favorite leak prevention tactic in the comments.
Want to know how your residents really feel?Watch the door swing open when a maintenance tech walks in.In today's Multifamily Operations Tip of the Day, Mike Brewer puts the spotlight where it belongs — on the most under-celebrated, yet most impactful member of your onsite team: the service technician. It's not the leasing agent. It's not the community manager. It's the person with the tool bag and shoe covers.Resident sentiment is shaped in those quiet, unscripted moments when life is disrupted by a broken faucet, a faulty HVAC, or a leaky fridge. How your tech enters, greets, and resets the space says everything about your brand. Shoe covers? Respect. Friendly hello? Warmth. Clean up after the fix? Professionalism.Mike's message is clear: every micro moment is a brand-building moment.Service techs are your frontline. They carry your reputation into every home. They deserve training, support, recognition, and most of all, gratitude. If you're serious about five-star reviews and long-term resident retention, start by celebrating the people who make homes livable. If this message resonates, like the video, subscribe, and tag a service team member who deserves the spotlight.Blog: https://www.multifamilycollective.comSupport comes from: https://www.365connect.com/?utm_campaign=mmnHosted by: https://www.multifamilymedianetwork.com
What if the real disruption in multifamily isn't AI leasing agents or automation? What if it's the entire hierarchy of your organization? In today's episode of the Multifamily Collective, Mike Brewer reflects on an eye-opening piece by KP Reddy — “The Four Birds of Industry Metamorphosis,” and delivers a powerful perspective: we're not in an era of transformation. We're in the early stages of a complete metamorphosis.AI and agentic workforces aren't just tools. They're the early building blocks of a radically different operating model. Forget org charts filled with titles like CEO, RVP, VP of Ops. That entire structure? It's on the verge of collapse and not in chaos, but in clarity. Replaced by digital governance. By intelligent agents delivering real-time answers. By streamlined decision-making and trust built into the tech stack itself.Mike ties it all back to a hike with KP years ago in Phoenix. From Camelback Mountain to Substack insights, the thread is clear: companies that survive this shift will be the ones that rethink everything — especially how they lead.Read the article. Rethink the model. And start planning not just for transformation — but for metamorphosis. If this hits home, like the video, subscribe, and share your thoughts: is your org structure ready for the age of agentic workforces?Article mentioned in post: https://insightsbykp.substack.com/p/the-four-birds-of-industry-metamorphosisBlog: https://www.multifamilycollective.comSupport comes from: https://www.365connect.com/?utm_campaign=mmnHosted by: https://www.multifamilymedianetwork.com

Unbilled utilities don't scream. They whisper and slowly drain your NOI while no one's looking. In today's Multifamily Operations Tip of the Day, Mike Brewer unpacks a silent but costly threat in property management: unbilled utilities. It's one of the easiest ways to bleed margin — and most teams won't notice until it's too late. Faulty meter reads. Sloppy allocation. Gaps in billing during unit turns. It all adds up. And here's the kicker: AI is your best defense.AI can run a real-time audit of your utility billing processes, flagging mismatches between usage and charges the moment they happen. I guarantee you've dealt with pests in multifamily at some point — but you've probably never thought about how broken the system really is.In this video, Mike Brewer sit down with Landon Cooley, fourth‑generation pest‑control pro and co‑founder of Pest Share, to unravel why pests aren't just a headache — they're a silent drag on occupancy, retention, and ultimately NOI. We walk through how traditional pest control in multifamily is fragmented, reactive, and often ignored until it becomes a crisis. Then we shift to the future: a tech‑enabled, centralized PropTech solution that puts control in the hands of residents and property managers — turning pest control from liability to amenity. If you manage multifamily properties or invest in real estate, this could dramatically change how you think about maintenance, retention, and resident satisfaction. If you care about reducing turnover and protecting NOI, make sure you subscribe — because this is one of those conversations you don't want to miss.Pest Share is a tech-driven platform founded in 2019 that modernizes pest control for the rental housing market, allowing property managers to automate service requests through integrations with their systems and offering residents easy, on-demand access to vetted national pest control providers. Co-founded by CEO Landon Cooley and brothers Justin and Tom Clements, who have deep industry experience, Pest Share aims to solve the administrative burden of pest control for managers while creating recurring revenue streams and improving resident satisfaction.
A new dog spa. A fresh coat of paint on the fitness center. A yoga room nobody uses.Sound familiar? In today's Multifamily Operations Tip of the Day, Mike Brewer calls out the trap of "amenity wars"—the misguided belief that more perks equal more leases. Truth is, amenities don't create loyalty. Community does. You don't need another amenity. You need a connection.Mike riffs on what really makes a property stand out in 2026: spaces that foster belonging, interaction, and purpose. He explains how thoughtful, human-centered design (such as a shared bike room instead of private balcony storage) transforms passive amenities into active engagement hubs.If you're chasing upgrades without curating community, you're just polishing glass. This one's a must-watch for property managers, asset leaders, and anyone ready to shift from transactional to transformational in the multifamily space. This tip will be part of a 366-day series, leading to a full book release in Spring 2027.https://www.multifamilycollective.com
Forget the bounce house and bland pizza. In this Multifamily Operations Tip of the Day, Mike Brewer flips the script on resident events and shows you how purpose-driven programming becomes your stickiest amenity. Here's the truth: Residents don't stay because of granite counters. They stay because they feel like they belong.Mike unpacks how simple, consistent, and intentional events—think coffee mornings, food trucks, or volunteer days—become collision points for connection. That word matters. Because connection builds friendship. And friendships build retention. No need for a big budget. No need to overthink it.Just create real moments that turn neighbors into community. This tip is #11 in a 366-entry series, all headed toward a book release in Spring 2027.https://multifamilycollective.com/
You've got one shot to make a lasting impression, and if it smells like a script, your prospect's baloney meter will redline in seconds. In today's Multifamily Operations Tip of the Day, Mike Brewer unpacks the real secret to leasing success in 2026 (and it's not in your CRM's templated call flow). It's authenticity.Forget robotic routines. Ditch the “features and benefits” firehose. If you're still handing your team scripts instead of teaching them to ask one simple question, "What's most important to you?" you're leaving leases on the table.Mike makes the case for curiosity over canned lines. Human connection over hyper-polished pitches. And presence over performance.Yes, being human is making a comeback in leasing, and that's the edge the best teams are doubling down on.This is part of Mike's 366-day journey to a book to be released in Spring 2027.Tune in. Here's the truth no one wants to admit:Churn doesn't come out of nowhere. You just weren't listening. In this episode, Mike Brewer unpacks why resident retention isn't a renewal event—it's a daily listening exercise. Residents give you clues. Warning signs. Sentiment. And if you're not picking up what they're putting down, you're already behind.Mike shares how AI-driven sentiment analysis is becoming the front line in retention strategy—capturing mid-lease concerns, maintenance feedback, and even social media chatter before it becomes a 60-day notice. But here's the kicker...Listening without action is just noise.Retention starts when you hear—and act on—the subtle signs. Whether it's a leaky faucet that keeps getting missed or a negative vibe posted online, the organizations that listen well will keep their best residents longest.
Let's be real—service is no longer the differentiator it once was. It's expected. What wins today? Resident experience. In this tip, Mike Brewer challenges us to rethink the old model of measuring service. Experience has replaced service as the defining metric for success in multifamily operations. And here's the kicker—experience is proactive. Not reactive.Mike breaks down why it's no longer enough to simply fix what's broken. You have to anticipate problems before they arise. You have to map the entire resident journey—from prospect to move-out to alumni—and intentionally design each moment. From AI-driven sentiment analysis to thoughtful touchpoints, it's all about creating that feeling that someone actually thought about them. That's CSX—Consumer Sentiment Experience.Start building communities that feel trusted. That feel curated. That feel like home—because someone cared enough to plan the journey.
Let's talk real money.Every day your unit sits vacant, you're not just losing rent—you're lighting cash on fire. Literally. In Atlanta, the average unit bleeds $51.68 a day when it's sitting idle. That's a $50 bill, a $1 bill, and some change... torched. In today's tip, Mike Brewer lays out three simple, no-fluff tactics to slash your turn time—and build real momentum in your operations:Pre-walk units before move-outPre-stock essential materialsSchedule with urgency—and drive the process dailyAccountability is the name of the game. Mike shares why most turn processes stall (hint: poor coordination and weak communication) and tells a story about a supervisor who literally walked all day long to keep turns on track. This is leadership in motion.Want to boost NOI? Start with your turn process.
Want to know what separates an average apartment community from a memorable one? It's not the pool. It's not the gym. It's not even the upgraded finishes. It's your turn process. In today's Multifamily Operations Tip of the Day, Mike Brewer shares why the make-ready process is the clearest indicator of your brand's operational excellence. From spotless surfaces to the subtle shine of a fresh bead of caulk—every detail matters.Residents may not compliment your craftsmanship out loud, but their brains are taking notes.Move-in day impressions last. Delays, missed details, and sloppy finishes silently tell the story of disorganization and lack of care. On the flip side, a clean, on-time, on-budget turn sets the stage for long-term trust and future renewals. And Mike riffs on a personal story—straight from the early days in his career—that perfectly captures why pride in craftsmanship isn't optional. It's branding. Pure and simple.Come back tomorrow to hear three simple ways to cut your turn time in half.
The front desk is dead.Let's be honest—we don't live in the “tour the clubhouse” era anymore. In today's Multifamily world, your leasing agent doesn't sit behind a desk—they live on your website. Your first impression isn't curb appeal—it's your digital curb appeal. Prospects are vetting your community online, building opinions before they ever set foot on site... if they even do.In this episode of Multifamily Operations Tip of the Day, Mike Brewer unpacks a seismic shift: leasing has gone from feature dumping to lifestyle storytelling.Modern leasing pros aren't selling space—they're narrating experiences. Conversion metrics matter more than call logs. Data beats gut instinct. And your online presence? It's now your #1 closer. If you're still treating leasing like a front-desk gig, you're already behind.Let's talk about what it takes to compete today—and win tomorrow.
Are your tech stacks getting too tall to stand on their own?Hey, it's Mike Brewer—and in this episode of the Multifamily Collective, I'm unpacking two compelling headlines shaping our industry right now.Donald Davidoff's “AI Acceleration and the New Reality for Multifamily Operators.” It's not just about flashy tools. It's about the fatigue we're all feeling. From tangled tech stacks to vendor overload, Donald lays out what every owner and operator needs to hear. And guess what? We're tackling this head-on at the 2025 Cultivate Conference—my talk is all about tech fatigue. Then we pivot to the 2026 Property Maintenance Forecast from PropertyMeld. No fluff here—just pure insight. Want to know what separates the operational winners from the laggards? It's not just speed. It's early maintenance quality, intake accuracy, and vendor performance. Predictive maintenance is evolving, and if you're not evolving with it—you're falling behind. But here's the kicker: None of this matters without intentional organizational design. You can't automate your way out of chaos. You need alignment. You need clarity. You need the right people in the right seats. So, if you're leading in the Multifamily space—or want to—this one's for you.Like what you hear? Send us a textIt was a real pleasure to sit down with the legend that is Mike Brewer at the NEC Classic Car Show. We recorded this live, in front of lots of people, so please excuse the blip in sound quality - we've done the best with what we had. Things start off with a real 'one off' hat flying out the car and back in again earliest car memory, before we hear about the custom cars his Dad built, including the Ford Pop called 'Pinball Wizard' which has been replicated a number of times in tribute. In later life Mike recounts the tale of sourcing a sensible car for his Dad to drive his Mum around in. He delivers a Ford S-Max, but his Dad isn't impressed. However, it only takes a few miles and he's smitten, a few months later he's modified it... lowered on split rim wheels, carbon bonnet and mirrors! He just can't stop it!! We hope you enjoy this episode, and please do take a moment to look up Mikes TV program Born Dealer which we reference a number of times whilst chatting.
