This Thursday, we're talking about how former Nissan Chairman Carlos Ghosn was ordered to hand his superyacht over to Nissan, Walser Automotive's partnership with Wichita State University Tech, and the effects of retailers putting products behind locks.Show Notes with links:In a long-standing legal dispute, Nissan secured a court victory against its former chairman, Carlos Ghosn, who was found to have illicitly used company funds to buy a luxury yacht. The British Virgin Islands court ruling requires Ghosn to surrender the 121-foot superyacht "Shachou" and pay millions in damages.The court found Ghosn funneled $32 million from Nissan's CEO Reserve Fund through intermediaries, including Nissan Middle East, to purchase the yacht.The Custom Line Navetta 37 yacht features five main cabins, four crew cabins, and seven bathrooms.Ghosn, who fled Japan in 2019 to escape criminal charges, now lives in Lebanon under an Interpol red notice and denies all accusations, stating he will appeal the ruling.Nissan lauded the decision as part of its broader legal efforts to recover funds misappropriated by Ghosn.“Nissan will continue such efforts to make Carlos Ghosn accountable for his misconduct,” the company said in a statement.Walser Automotive Group took a major step in addressing the nation's skilled automotive technician shortage by partnering with WSU Tech to renovate its automotive service facility in Wichita, Kansas.The Walser Automotive Service Lab is part of a $3 million renovation at WSU Tech.The new 30,000-square-foot space includes expanded automotive program capacities and a heavy truck area.Walser referenced a study showing a 3-to-1 demand-to-supply ratio for technicians, with over 600,000 needed by 2024.Many other Walser employees in Wichita also receive continuing education through WSU Tech."WSU Tech has been a vital partner in supporting our techs' growth. Strengthening our relationship with WSU was an easy decision." said Randy Lammle, Walser SVP of dealership operations.In response to rising concerns about shoplifting, many retailers have resorted to locking items in display cases. Heather & Vincent, November 2018 Heather Rasmussen was born in Santa Ana, CA in 1982 and lives in Los Angeles. She received a Master of Fine Arts from the California Institute of the Arts, Valencia, CA in 2007 and a Bachelor of Fine Arts from the University of California, Irvine, CA in 2004. She grew up dancing classical ballet spent summers at intensive programs around the country. While in high-school, she was part of the professional company, Ballet Unlimited, who participated in the Southwest Regional Dance America Festivals. While at UC Irvine, she discovered photography and left the dance world. She was encouraged to apply to CalArts, where she was then was mentored by the artist Allan Sekula. She currently works in the mediums of photography, video, sculpture and installation. Rasmussen’s work has been the subject of one-person exhibitions at the Weingart Gallery, Occidental College, Los Angeles, CA (2015); California Museum of Photography, Riverside, CA (2015); and Angels Gate Cultural Center, San Pedro, CA (2012) and a three-person exhibition at The Art Institute of Chicago, IL (2011). Solo gallery exhibitions include Pile/Plié at The Pit, Glendale, CA (2018) and Body Variations at ACME., Los Angeles, CA (2017). A vegetable echoes a limb, something cumbersome becomes sexual, something inanimate becomes invigorated. Sometimes just the act of moving a mirror so it reflects a fragment of a photograph on the opposite wall of the studio changes the content of an image. Recently Rasmussen photographed her changing body through the stages of pregnancy and post-birth, linking further the relationship of life and death with the life cycle of the large vegetables. She gains inspiration from the artists Hans Breder, René Magritte, Simone Forti, JoAnn Callis, Yves Tanguy and Andre Kertész. Notable awards include an Emergency Grant from the Foundation of Contemporary Art in 2014 and the Dean’s Reserve Fund award for the School of Art at CalArts in 2007. Press includes reviews in 2017 in the Los Angeles Times and Hyperallergic.com and ArtSlant, as well as The New Yorker in 2015. Rasmussen’s work can be found in the permanent collections of the Art Institute of Chicago, Chicago, IL and the Los Angeles County Museum of Art, Los Angeles, CA. Get a Home Price EvaluationAs we’ve discussed before, Homeowners Associations come with many pros and cons. Before you decide to purchase a property within an HOA, you need to review the financial documents during your contingency period. You want to make sure you are moving into a community that is financially secure. Obviously, there’s an HOA fee due. Whether that fee is $50 or $350, you need to know what that money is going toward. What are you getting for that fee? The HOA fee covers amenities such as parks, pools, and landscaping, but a portion of that money goes to the reserve fund.“Pay attention to the reserve fund.”As time goes on, fences, roofs, and landscaping may need extra repairs. The reserve fund is there for any major repairs. Every year, the HOA conducts a reserve fund study. Look at those studies to see how the reserve fund is doing so you know what is going on in the community in the long run. If your reserve fund is 50% funded, 100% funded, or 150% funded, you’re in pretty good shape. If the reserve fund is only at 35%, that is a red flag. The HOA may even need to order a special assessment and, depending on the number of homes in the community, that could run a few thousand dollars. They may even plan to raise the dues, so definitely pay attention to the reserve fund and special assessments. If you have any questions, give us a call or send us an email.
