Diane Brennan, host of the show with Coldwell Banker Realty, talks about being sick last week and how in her line of work there really is no "day off" when it comes to being under the weather. On this episode Diane talks in depth with Tom Ross, with Bay Equity Home Loans about the breakdown of the Arizona real estate market. The numbers are mind blowing. There are currently just over 5,000 active listings on the MLS. The typical number of listings is several times that number. Interestingly, there are at this moment more active real estate brokerage firms licensed in Arizona than there are active listings! Demand is outweighing supply by a huge margin. Tom talks about the change in the conversation when it comes to his clients making decisions on "when" the right time to buy or sell a home. They work the numbers now for clients to help them come up with a decision. They talk in depth about how your interest rate is calculated and tips for how to manage what that number means. "Diva" Danielle talks about a fun thing to do with the Waste Management Phoenix Open, and a great volunteer opportunity with STARS, which helps the aging community with disabilities.
Today I am joined by my good friend and all-around AMAZING person none other than DIVA Danielle. She is a motivational speaker, comedian, and Stage 4 Lung Cancer Warrior! After living a life on fire she received what many would consider "earth-shattering" news, a diagnosis of Stage 4 Lung Cancer. What she did next surprised everyone including her physicians. Instead of being sick and sad, she chose to chase joy and significance by becoming an advocate for those suffering in the world. Enjoy this conversation as we discuss how to shine bright and continue to shine your light regardless of what obstacles you are faced with. Trenton Edward and his wife Gretchen with The Bid Group will talk about third party debt collectors who have bought up charged off debt for very low cost. Many of these homeowners first find out by receiving a notice that their home is being put up for auction! We'll talk all about that. You can reach Trenton at 480-828-2005 or trentonedward78@gmail.com. I'm joined of course by Tom Ross with Bay Equity who joins the discussion and talks about some of the nuances about how this is happening, to whom, and why. "Diva" Danielle talks about Arizona State Fair Concerts IN YOUR CAR! Really interesting concept, and you can find out more at ConcertsInYourCar.com/Arizona. Tom Ross with Bay Equity and I get into concerns about panic about real estate prices dropping. "Diva" Danielle talks about GenuWine Arizona, a fun thing to do in the Valley. Today we'll dive into some interesting details when you're working on the lending part of the home buying process, and Tom Ross with Bay Equity will talk to Courtney Crowder, part of the Bay Equity team. Tom Ross can't say enough good things about her, and in today's show we sit down with her and get her take on some of these important topics. "Diva" Danielle will tell us about an amazing volunteer opportunity with the Phoenix Rescue Mission, that describes themselves as a place of hope, healing, and new beginnings for men, women, and children in our community struggling with homelessness, addiction, and trauma. They have a food pantry on 35th Avenue south of Buckeye and their food bank is on 35th Avenue and Luke. They are in need of volunteers, and you can sign up online at PhoenixRescueMission.org. Danielle's fun thing to do is at JP's Comedy Club in Gilbert! You can also check them out and their events on Facebook by clicking here.
What an episode! When borrowing money for a home there are some pitfalls and tips that are critically important for you to know! We have our lending expert, Tom Ross with Bay Equity Home Loans here to give you some of the most important things to keep in mind when borrowing money for a home loan. We jump into a new version of "Defend the Caveman", and we'll let the guys choose... Spitting or Bad Breath.. We have Jennifer Caraway in studio with us. She's part of "Diva" Danielle's segment focusing on a charity here in the Valley that you can help with. Today we dive into our program for unsung heroes. I'll start by telling a nightmare date for one of my friends, and get Tom Ross and our producer Jason's assessment of the situation - it's pretty funny. Tom Ross with Bay Equity and I are part of an Unsung heroes program. It's not just your typical "slight" discount for service members. Tom and I will discuss how it works and who is covered. Another aspect of this is that we also cover 911 operators, who are largely overlooked with typical programs like these. Tom will also talk a bit further in depth about the following; A general overview of lending Problems he's seeing in the marketplace Mistakes borrowers should avoid "Diva" Danielle talks about the Modern Instrument Museum (MIM) and what you can do there, and talks about a volunteer opportunity called "Days for Girls". The problem with job displacement in the new world of COVID-19 is very real, and very hard on families. Women, if you're displaced from your job or find yourself having to scramble and switch gears in your career, this episode is for you! I'll talk about having to pivot with jobs, how you can plan with a revised resume (and what to expect with "key words" in it), how interviews have changed and MUCH more! On today's episode, we dive right in and talk about a showing I took a client to. We went into the garage as part of the tour (of course) and were met by a wall of marijuana! Not exactly the way someone should show a home. Today we talk to Nicole Evans with Leidan Mitchell Salon. She's my personal hairdresser and image consultant. She'll talk about makeup, looking your best, and much more. If you'd like to reach her, check out her Instagram page @believing_in_beauty, or call her at 360-521-6465. He and I will talk about the real estate market, and specifically the performance of the greater Phoenix area. We'll talk about the monthly average sale price per square foot, why it's up, and what it means. I talk about Sedona, my Achilles heel injury, and the HCG diet. "Diva" Danielle talks about Sedona Air Tours, and we all talk about some incredible (and frightening) experiences in a helicopter. We learn that it's not for everyone, especially our in studio guest! Maureen Dorman is with Dress for Success - they are a wonderful organization that helps serve women looking for work by providing them business appropriate attire in a competitive job market. We'll talk about who they serve, what you can donate, and ways you can help. Danielle is performing Wednesday night, August 5th, at the House of Comedy. Visit their website for more details!
Today we dispel a mistaken assumption that the real estate market is crashing. We are in the trenches and have the Cromford Report data on our side that tells us a very different story. We'll dive into that and we believe you'll agree - it's a seller's market and there are lots of opportunities in this market! Tom Ross with Bay Equity dives further into it as we go into determining mortgage payments, and why mortgage calculators might not be a good idea compared to asking your lender specifically. There are some factors that a lot of calculators just don't have. We also talk about appraisers and some of the challenges when dealing with big banks that use appraisal methods that are less than honorable. I'll share an example of an appraiser that gave an estimate because he "used to live near there in college". "Diva" Danielle, our community director tells us about several farmer's markets that have opened back up, where they're at, and when they're open! She also shares the volunteer opportunity of the week and details about NoAbuse.org. It's a wonderful organization in need of help! We'll also talk about skin care - and we're going to chat with Stephanie Kuershner- an RN with Summit Aesthetics here in the Valley. Stephanie is a wealth of knowledge and demonstrates some specific misconceptions about UV rays and skin cancer, talks about Botox, and several other procedures, as well as a deeper dive into applying products, removing products, and more!
What a fun episode we have for you!! The regular cast of characters is here, but we got to sit down with some former NFL players and talk about body recovery and self-care. Jude Adjei-Barimah and Gabe Martin with Pro Recovery Zone at the Biltmore Fashion Park are in studio with us today! Ladies we’re going to learn why what you do after exercise may be just as (if not more) important than your workouts. Danielle and I did a body restoration experience last week and we must talk about it! Everything from calorie burning, fast healing, and several modalities that they focus on are part of the conversation. We talk to Tom Ross with Bay Equity about working with certain banks and how they approach Arizona when they are out of state. I'll talk about the City of Chandler, and besides a fun bit of historical trivia about the city, we'll give you some data from the Cromford Report that talks about home prices there. "Diva" Danielle will talk about horseback riding as a fun activity to do, and a wonderful volunteer organization called Zuri's Circle that helps families, homeless, and seniors!
I’m your host Diane Brennan – Realtor with Coldwell Banker, and on today's episode we're NOT going to have the pleasure of having Tom Ross of Bay Equity in the studio. He is lost somewhere on a big adventure in the Northern California wilderness. He wanted to give me some wild, exciting excuse like that (actually, he’s really visiting his 92 year old uncle and has no reception to call or use his computer, but don’t tell him i told you that). So while he is risking his life….we continue on….in his honor hoping and praying that brave man is safe…wrestling lions and tigers and bears in the redwoods of Big Sur. "Diva" Danielle will tell us about an amazing spot in Prescott to get away from this heat, and an amazing foster and adopt organization for cats and dogs you'll want to hear about! I'm going to dive into some CRITICAL facts about "new builds". New home construction in the Valley is a really great way in some cases to get an immediate increase in equity. I'll talk about great times to buy, what you want to look out for, the importance of having a Realtor who can help you know exactly what you're getting into, and make sure you're getting all of the incentives you deserve! We'll talk about the hot Laveen, Arizona market as well, and some of the new builds going on there.

What she lacked in height, she made up for in red-headed fury and soon got off the dance floor and got behind the decks! With a fierce desire to promote women in music alongside an affinity for unicorns, Danielle trail blazed her way through the California music scene with a self-dubbed brand of ‘Music 4 Unicorns’. Much like the mythical creature, divaDanielle is one of a kind. And some of the biggest names in Dance Music have taken note of that fact as she has garnered support from the likes of Krafty Kuts, TJR, DJ Dan, Christian Martin, DJ Icey, and many more. In 2012, she released her first original remixes, ‘$pend My Money (divaDanielle Remix)’ and ‘Can I Get a…Shadow (Unicorns ♥ Booty Mash-Up)’ which both took dance floors by storm. In 2013, she put her spin on 2 Chainz’ ‘Birthday Song’ and Lorde’s ‘Royals’. By 2014 Diva joined the InStereo Recordings family with her debut tune, “GhettoWork” which resided for a month in the Beatport Top 50, gaining high regards throughout the House Music community. Her follow up, “Work, Walk, Jack” also hit the House 100. And her most recent release, “I Got A Man,” with DJ Dan is now in the Beatport House Top 10 and the Overall Top 40! Will Levine, from the Ninjaskillz crew, sent over a new deep house mix he recorded recently and asked if I'd be interested in turning it into soup. I said yes, of course, without even listening to it, knowing Will would deliver the goods. And, as you would surmise, he does. This marks Will's 2nd mix for Beat Soup. His first round was episode #79 almost exactly one year ago. Check it out, contrast and compare! BIO: It all began around the time of Burning Man 2009 when DJ Saynt decreed that Will Levine would one day become a DJ! I watched the sunrise on Wednesday morning and I felt a little twinge of nervousness in my stomach. I mean, here I was at sunrise and I was going to be opening at DISTRIKT, my favorite camp hands down, at 11am. WOW! Actually, let me say it one more time WOW!!! I had no idea what to expect. What happened turned out to be one of the most fun, uplifting DJ sets I have ever played. My friend, 6ix Seven, tagged with me. We moved from house & tech house into electro and ended with 2 of my favorite tracks ever. It was an amazing time! I was overwhelmed as people from the camp made their way back stage to say "hi" or bring us drinks or say they loved a track. I felt immediately welcomed into the family. To look out of the booth and see all my friends showing up on the dance floor and new faces cheering just put a smile across my face. I feel blessed to have had Burning Man in my life for 11 years now. Each year it gets better and better. Thank you so much to everyone at DISTRIKT for letting me be a part of your experience and for inspiring me to just keep getting better and better. You people are amazing and create a vibe that I have never seen anyone else capture. As a DJ and as a burner, THANK YOU! This little pink unicorn loves you!

Summer is heating up and BM is fast approaching. That means fundraising is well underway for many theme camps and art projects. Today's guests Diva Danielle and Poncho Andy dj'd at a benefit for the Ouija Says Ouija Board and the Cloud 9 Art Car (which was featured in last week's episode). Specifically, the benefit was entitled "The Incredible 2nd Annual Costume Exchange" in which those in attendance had an opportunity to trade playalicious playwear and costumes for years' past. Our first guest, DJ Diva Danielle is raising funds for Gnome Camp, her theme camp at Burning Man. She¹s done a special mix that follows her interview in this podcast. Our second guest, DJ Poncho Andy, has headed up Burning Do-gooders, which likened to the LA regional chapter of Burners Without Borders. Poncho has also created a special mix for this podcast as well.
