Most people dream of breaking into luxury real estate, imagining a glamorous life of lavish parties, jaw-dropping listings, and red-carpet moments.  They see the glossy Instagram photos, the million-dollar deals, and the VIP lifestyle. But what they don't see is the grit, sacrifice, and relentless hustle behind the scenes. The truth is, success in luxury real estate isn't just about "looking the part", it's about building the skills, relationships, and experiences that get you in the right rooms. And yes, sometimes that means “faking it till you make it”, but in the right way.  One of the fastest ways to do that? Joining the right team.  When you're starting out, you might not have a portfolio full of luxury listings yet, but your team's reputation and experience can open doors you couldn't access alone.  By aligning with a strong team, you instantly gain credibility, mentorship, and access to higher-end deals that help you level up faster than you ever could solo. Today's guest, Julia Spillman, is the CEO of the Eklund|Gomes Team at Douglas Elliman, a powerhouse team that's shattered the billion-dollar sales mark and expanded across New York, LA, Miami, and beyond. In this episode, we dive into the real blueprint for making it in luxury real estate, the power of starting from the bottom, and the strategic use of teams to leap into higher price points.   Find the balance between being authentic and still selling to high end clients, looking luxury but also being very approachable. -Julia Spillman   Things You'll Learn In This Episode The right way to “fake it till you make it” How do ambitious agents break into the luxury market without being scammy, and why is teaming the ultimate shortcut to real success? Why teams are a launchpad, not a crutch What makes teams so powerful for growing your price point, client base, and credibility faster than you could solo? The myth of overnight success Why do people think luxury agents just appear out of nowhere? What does the real path look like behind the scenes? How your background becomes your superpower How did growing up in a tiny town, and working through the 2008 crash, prepare Julia for leading a billion-dollar brand today?   Guest Bio Julia Spillman is CEO of Douglas Elliman's celebrated Eklund|Gomes team. The Kentucky native is the architect of Eklund|Gomes' unprecedented nationwide expansion and in addition oversees all operations, sales and agent hires. Energetic, people-oriented and a brilliant communicator, Spillman has been with Douglas Elliman for a decade and has honed her abilities to tap networks, streamline data and watch markets at the micro and macro level. Her dedication and spirit have paid off – in 2018, she led the team to break a billion in annual sales. Spillman's past experience as a residential lender for firms such as HSBC and Merrill Lynch give her an understanding of the importance of providing service at every level of highly complex transactions. Her advisory of a customized Customer Relationship Management platform allows her and the Eklund|Gomes team to pick up precisely where they left off in any relationship or project. Her ability to cultivate and retain high-net-worth clientele is matched by her power to harness and interpret information and to balance a keenly held intuition with a trove of knowledge. Spillman's ambition is matched by her commitment to community. She has provided years of fundraising and service to Big Brothers, Big Sisters, Easter Seals, and the New York City Junior League. She is active with the American Ballet Theater and served as the Former 2015 and 2016 Junior Council Chair and Junior Chair of the 2014 ABT Spring Gala. Send us a textMoney troubles and mental health challenges form a devastating cycle that millions struggle to escape. When David and Matt dive into this critical relationship, they unpack eye-opening research showing that 46% of people with problem debt report mental health issues, while those with mental health problems are 3.5 times more likely to experience debt problems. This episode explores the harsh reality that mental health challenges often make it harder to earn and manage money. The startling income gap becomes clear as we learn people with mental health issues earn approximately $2,376 less annually than those without such challenges, with fewer than half maintaining employment. Most troubling is the revelation that individuals struggling with debt are three times more likely to contemplate suicide than those without financial difficulties. The conversation takes a thoughtful turn examining how government assistance programs, while necessary, often provide minimal support that barely addresses the underlying issues. Matt brings his 25 years of financial industry experience to the discussion, offering a nuanced perspective on how individual financial habits intersect with larger societal issues like income inequality. David highlights available community resources like Easter Seals and Community Care Services that provide mental health support for those with limited finances.Whether you're personally struggling with financial stress affecting your mental health, supporting someone who is, or simply interested in understanding this crucial societal challenge, this episode delivers valuable insights into breaking the money-mental health cycle. In 2016, Brad Miller, CEO of the Pinellas Suncoast Transit Authority (PTSA), had an idea. What if subsidized rides with Transportation Networking Companies (TNCs) like Uber and Lyft could help people in his community get where they needed to go. What if you could get a subsidized Uber ride at the end of your overnight shift when regular transit isn't running and be able to get home safely? This revolution in public transit and was seen as a model for transit innovation and quickly spread across the country. The next logical question was then: could we do the same for paratransit and offer better service to those riders and even at a lower cost? The answer was yes. And now across the U.S., paratransit riders can book a ride at the last minute—just like non-disabled people can—to get where they need to go. But all that could come crashing to a halt if proposed changes to the Federal Transit Administration (FTA) rules about using TNCs in public transit come into effect. This episode features Brad and other experts talking about how TNCs have helped the disabled community and what the impact on people's lives will be if transit agencies have to stop using Uber and Lyft for paratransit and other on-demand rides.Featured Guests:• Brad Miller: CEO of the Pinellas Suncoast Transit Authority (PSTA) in Florida. Brad shares his pioneering work in integrating TNCs into paratransit services, highlighting the significant benefits and cost savings achieved. He also discusses the looming threat posed by new Federal regulations that could disrupt these services.• Dr. Judy Shanley: National Director of Transportation, Mobility, and Youth at the National Office of Easterseals. Judy brings her extensive experience in advocating for individuals with disabilities and emphasizes the importance of innovative paratransit solutions. She voices concerns about how the proposed regulations could limit transportation options for people with disabilities.• Alex Elegudin: CEO of Wheeling Forward and former Accessibility Chief at the New York City MTA. Alex provides a legal and advocacy perspective, detailing his efforts to improve accessibility in transportation. He discusses his recent Newsweek article that highlights the challenges and potential setbacks of the proposed regulatory changes.• Jen Shepherd: Head of Uber's Global Transit Business. Jen explains Uber's role in supporting transit agencies and the potential consequences of the new regulations on Uber's ability to provide paratransit services. She underscores the safety measures Uber has in place and the broader implications for mobility if these services are curtailed.Link to the proposed rule changes on the U.S. Federal Register: https://www.regulations.gov/docket/FTA-2024-0020Coming up next week, we have the fourth of five episodes Paul recorded while visiting Australia. Home care is amazing! Older folks overwhelmingly fear loss of independence and institutionalization more than death.  Home Care can save the day for folks when they lose their ability to perform Activities of Daily Living (ADLs) independently.  Caregivers help with hygiene, nutrition, safety, cleanliness and so much more, all while allowing a person to stay in their home and the surroundings that they cherish.Adult Day Care is also Amazing: Another fear that outweighs death is the loss of family or friends. Day programs combat social isolation, provide nutrition, activity, movement, friends and a reason to get out of bed in the morning. When my mom started with adult day services, she told me "...and now I'm even going to camp."The first proposed titles of this podcast were "We are not enemies!" and "We are not competition."Powerhouse guest Liz Barnes, Vice President of Risk Management and Adult Day Services for Easterseals in the national capital area (Washington DC, Virginia, and Maryland) is a great proponent and advocate for all home and community based services. She has a wealth of knowledge and also a great energy and passion, and I especially loved two things about my interview with her:She answers everything from the perspective of the participantFor Liz, "taking care of people" isn't enough, she wants them to live their best lives.Coincidentally Liz is the Chair of the upcoming NADSA conference and comes bearing a Discount Code (Ankota20)It's not a coincidence that the timing of Liz's episode is just about one month before the National Adult Day Services Association (NADSA) conference. It will be held from September 18th - 20th in the supercool Buckhead neighborhood of Atlanta (Buckhead Marriott). When we recorded the episode, she mentioned that it was one day before the "early bird discount" was coming to an end. I had to share that sadly the episode wouldn't be reaching you until today, but Liz took care of you and arranged for the discount code Ankota20 that will get you 20% off conference admission.  You can register for the conference here. Please enjoy what Liz has to share.Liz also graciously shared that she loves helping Home and Community Based Service (HCBS) entrepreneurs and that you can reach her via email at ebarnes@eseal.org.Home Care Heroes and Day Service Stars is produced and sponsored by Ankota - If you provide services that enable older or disabled people to continue living at home , Ankota can provide you the software to successfully run your agency. At the age of 20, Joci's life took a dramatic turn when she became paralyzed due to a T12 spinal cord injury sustained in a plane crash. Despite the glaring absence of wheelchair users in her favorite movies and TV shows, Joci's determination to pursue her dream of acting never wavered. Her journey is one of resilience and unwavering commitment to advocating for equal and authentic representation of people with disabilities in the entertainment industry. --- Send in a voice message: https://podcasters.spotify.com/pod/show/lmbdl/message

Her commitment to helping people with disabilities and their families dates back to her ninth birthday when she met her cousin, Beth Ann, who had Down Syndrome.  From that day, Cathy formed the attitude that all people deserve the opportunity to feel productive, valued, and included in their communities. Cathy started at Easterseals as an Employment Specialist in 1995, learning first-hand how much being employed adds status, purpose, and relationships to people's lives.  She was promoted to the director of Workforce Development, and then to Vice President of Programs in the year 2000. As CEO, Cathy represents all facets of the organization throughout the state. She serves on several coalitions and Boards, and she is the current President of The Rotary Club of Silverdale. AI would just say, you should always seek out those opportunities to serve. Don't wait until you think you're gonna have time or you retire or whatever. Seek out those opportunities now to serve because it not only benefits the people you're serving, but you grow through the process. I'm all about service.
