Send us a textIn 2010, PTA mom Kelli Peters, messed up.  Admittedly, pretty badly too.During an after school program called ACE at Plaza Vista Public School, in Irvine California, Kelli had accidentally left a 6 year old child out back, when he failed to line up with the rest of his peers in a timely fashion.  VERY unfortunately for Kelli, this child mom, was 1 half of a marriage, of two, very powerful, very intelligent attorneys.  Her name was Jill Easter, and naturally she was horrified about what happened to her young child.Jill tried, over and over to get Kelli to admit, that the reason her son was actual left out side, was more nefarious than it was neglectful, but after apologized profusely, and even embracing the 6 year old and apologizing to him directly.  Kelli, informed Jill that she had to walk away.......  something that Jill was NOT OK with.  As Jill turned to leave, her calm and smiley demeanour, changed and she turned to Kelli, and asked her how she slept at night....she then left her with one sentence.     "I'll get you'The next year of Kelli's life was filled with harassment claims, lawsuits, death threats, demands that Kelli be removed from her position in the PTA......  and just when Kelli felt as if it was beginning to die down,  maybe Jill and her husband Kent were getting bored... a 911 call was placed, and Officer Charles Shaver would arrive at Plaza Vista School, to speak with Kelli.......  and her life was never going to be the same.Support the showIf you're interested in receiving bonus episodes, early release dates, an everything scary sticker and ‘thank you' as well as a shout out on our regular feed! On today's show we are looking at a study that was authored by three researchers at Purdue University, The College of William and Mary, and The Chinese University of Hong Kong.  The purpose of the study was to examine the impact of short term rental bans on the long term rental market.  There are many different type of ordinances affecting short term rentals. But the truth is, most municipalities do not enforce these ordinances. The end result most of the rules are ignored by landlords.  This particular study zeroed in on Irvine California which is one of a few communities that actually does enforce its ban on short term rentals in properties that have residential zoning. If you've spent any time in southern California, you know that the entire area is essentially one continuous city. The only way you know that you're now in another city is because there is a sign welcoming you to the new city. Otherwise, there is no obvious boundary. If you work in Irvine, you would happily drive from Costa Mesa, or Newport Beach, or Laguna Beach, or any of a number of communities in the area if you can find a place to rent at a respectable price.  The study found that the actual contracted rental prices reflect the supply demand equilibrium whereas the asking rents are generally higher than the actual contracted rent.  The study found that in the case of Irvine, the number of Airbnb listings declined by 27% within two years of the ban.  The study also examined short term rental activities in the neighbouring cities where there was no short term rental ban in effect.  The study found that within three years of the ban, enough new supply had been brought back into the market that there was an observed decline of contracted rental pricing of 3% or the equivalent of $114 per unit across the entire market.  The academic paper is about 32 pages in length, and no doubt will be cited by numerous advocacy groups around the nation as a quality piece of research.  The authors of the paper were very focused on reduction of short term rentals as  the primary source of supply entering the market. As developers, we know that construction is another source of supply entering the market.  It is possible that maybe Irvine had more rental housing constructed during that time period compared with the surrounding cities which contributed additional supply to the market. We just don't know because the researcher failed to consider that aspect. We know that rental pricing follows the laws of supply and demand. If you're going to look at the supply side and assess the impact of the STR ban, then you need to look at all sources of supply entering the market, not just STR to LTR conversions.  Unfortunately, the paper made no reference to new supply. ----------- Host: Victor Menasce email: podcast@victorjm.com

This week we will discuss a rare type of cancer.  Our guest on today's show is Chris White.  Mucosal melanoma is a rare but aggressive disease usually diagnosed in advanced stages. Unlike most melanomas, which start in the skin, mucosal melanoma starts in the moist membranes that line the inside of the body, including the digestive tract. All melanomas start in pigmented cells called melanocytes. Mucosal melanoma accounts for 1.4 percent of all melanomas, according to a 2018 review in Melanoma Management. ​Most mucosal melanoma cases start in the lining of the head, neck, anus, vagina or vulva. Cases inside the gastrointestinal tract are less prevalent. The disease may be called invasive if it's spread deep into the tissue and metastatic if it's spread to distant parts of the body, such as the liver or lungs. ​​Mucosal melanoma hasn't been linked to any specific causes. Generally, older people are diagnosed, with the median age being 70. While the rate of skin melanoma cases has risen in the past 20 years, the rate of mucosal melanoma has always been fairly similar over time. ​ More About Our Guest Chris's story begins in Colorado Springs where he was born in 1982. His parents and two siblings moved to Irvine California where he grew up before moving to North Texas. He received his Associates of Arts degree at Collin College, followed by his BA at University Texas Dallas in 2005. After college, his career path included time in the in the oil and gas industry, working with independent SAP contract consultants as well as working in the Golf department at Gleneagles Country Club in Plano, Texas. His career path took a turn in 2016 when he worked in the home building industry as a construction manager. An avid snowboarder, he has always been active, enjoying outdoor activities. His cancer journey began in the summer of 2018 when what he had believed was a hemorrhoid actually turned out to be cancer. Not just any cancer, but the diagnosis was Anorectal Mucosal Melanoma which is an extremely aggressive cancer with a low survival rate.  The following months included multiple surgeries, immunotherapies, chemotherapy and radiation. Despite the treatments, the cancer had metastasized throughout his body to his lungs, liver, kidneys and brain. His health was declining rapidly, and without any other options, he was fortunate enough to qualify as the last patient admitted to a TILs Therapy Clinical Trial at the University of Colorado Health Cancer Care located at the Philip Anschutz Medical Campus in Aurora Colorado. The TILs therapy was done in January of 2020 and within less than a year the tumors were gone. Not in remission but gone. The TILS therapy is revolutionary in that it eradicates the tumor rather than leaving it dormant. This clinical trial for TILS therapy saved his life. He was able to go back to work in homebuilding but realized his passion is sharing his cancer survival story. Currently he works as a Certified Melanoma Educator through the Melanoma Research Foundation. He is involved with many melanoma patient advocacy groups throughout the world listening to other stories while sharing his own via group chats, industry panels and forums any format that can offer some patient the comfort that there may a cure for their cancer.
