On a recent segment of "Hidden Killers", host Tony Brueski, delved into the chilling narrative surrounding the alleged serial killer Rex Heuermann. Brueski discussed the subject with former Federal Prosecutor and Personal Injury Attorney Eric Faddis. The conversation focussed on Heuermann's puzzling choice of crime locations, ranging from his home in Long Island to Las Vegas and South Carolina. Faddis offered his professional insight, stating, "Long Island is home base for him. He knows the lay of land there. Vegas is notorious for sex work. I'm wondering if he picked these locations, set up shop, got his residence there, a place where he could carry out these gruesome acts allegedly." Faddis noted the way Heuermann seemingly managed to control his environment, allegedly committing these heinous acts without interference from others, primarily when his family was absent. He suggested that Heuermann's decision to execute his criminal acts within the confines of his residences may have allowed him to avoid immediate suspicion. Adding further intrigue to the story, the family has remained largely silent, with the wife filing for divorce. Brueski probed whether families are often oblivious to such dark secrets. In response, Faddis posited, "It's easy for family members to look through rose-colored glasses at their loved one and say, 'Oh gosh, little Johnny could never have done anything like this'." When asked if family members could be held culpable for harboring a criminal if they overlooked clear indications of criminal behavior, Faddis responded that specific laws vary by jurisdiction. Drawing upon a recent case where a school shooter's parents were charged, Faddis commented, "Local prosecutors have to go over with a fine-tooth comb and make judgment calls in terms of who needs to be held culpable for these egregious things that happen in our society." Faddis argued that the line between ignorance and willful blindness is thin and complex. He remarked, "Simply having an ignorance of the ultimate final act or the severity of the ultimate final act is not necessarily a defense." This statement throws light on the complex nature of criminal liability, as well as the role and responsibilities of those closely associated with the accused. Perhaps the most intriguing element of the story is Heuermann's first words upon his arrest: "Is it in the news?" Brueski and Faddis speculated about the meaning behind this question. Faddis mused, "To ask if it's in the news seems a little more consistent with what some people view as a serial killer profile where they're narcissistic, they kind of like the fame, they like the notoriety." In today's deep dive, we'll learn about a study that looks at the potential impact of the Supreme Court’s recent ruling on abortion rights.
While the U.S. Supreme Court has overturned Roe v. Wade, the right to abortion is protected under Washington state law. But Democratic Gov. Jay Inslee and fellow abortion rights supporters are looking for ways to strengthen that protection.
On today's podcast episode, I talk about the opportunity that will be created as a result of the ending of the foreclosure moratorium. The Foreclosure Moratorium ended in September 2021, however the CDC recommended that banks not pursue homeowners in foreclosure until the end of the 2021. Most banks waited until the end of last year. Many States require a 120 day "grace period" before the bank can sue or foreclosure on an individual that is not paying their mortgage. That expired at the end of April 2022. So we are now going to see many homeowners who have not been paying their mortgages start receiving notices of default (NOD) or Lis Pendens (foreclosure lawsuit). The net result is that many of these homeowners will have to face some hard realities. They will have to either sell their home or lose it to foreclosure. These homeowners who have not been paying their mortgage (some since March of 2000) are going to have only 3 choices which are: 1. Have the bank agree to a loan modification 2. Sell their home before the bank takes it 3. Don't pay and lose their home to foreclosure The net effect is that we should be seeing more inventory from these pre-foreclosures, as well as more short sales, and more homeowners listing their home for sale on Zillow. The end result will be foreclosure auctions at the court house which turn into bank owned properties. In many ways, this is a perfect storm. Interest rates have increased by 2 percent in just the past few months. War and inflation have created havoc in the financial markets. It will be very hard for real estate to remain resilient in the face of all this. I anticipate more foreclosures, more short sales and ultimately more bank owned properties. The net result will be more inventory along with less demand. As an investor, you should start by learning how the foreclosure process works in your State and you should start marketing to motivated homeowners that in foreclosure. This is also a good time for you to learn how to buy pre-foreclosures, and how to complete a short sale package. Start learning how to buy bank owned properties and get familiar with the sites that banks use to liquidate these properties. The opportunity is coming. Are you going to be ready?
