Dave Menz, AKA the Laundromat Millionaire, wears many hats – successful business owner, author, podcaster. In this first of a two-part series, we talk about how his start in life in Flint, Mich. equipped him with the grit to overcome hurdles and achieve success on a variety of levels.

Dave Menz is the kind of entrepreneur with real boots on the ground experience running a successful business. [3:11] “I grew up really poor as a young kid, in Flint, Michigan. And I was never very good at school, and I didn't see a traditional corporate path for me. It just wasn't in my DNA… I didn't know anyone that was an entrepreneur or a business owner. But I was always just, from afar, admiring people that were without knowing them.” [3:40] “I don't like limitations, I don't like people or organizations or things telling me that I can't accomplish x. I like to believe that if I spend enough time and gain the knowledge, and have the right mentors, and the right opportunities—good ol' fashioned grit plays a part in that, for sure—that I can accomplish almost anything that I want to. Or at least I'm going to die trying.” This mindset, Dave shares, is what he thinks called him to entrepreneurship. While he didn't start his path as a business owner right away, he always had a keen interest in how businesses were operated. This prepared him for one day taking over his own. When Dave knew he was ready to own his own business, he and his wife began saving and spent 3 or 4 years preparing for what would be their first laundromat. Craigslist Business Dave actually found his first laundromat on Craigslist, after time spent researching the kind of business he wanted to own. [11:45] “I just started down the path of due diligence with every business that I found on Craigslist or anywhere else. And every time… I came to a point where there was either a red flag or multiple red flags, that just said ‘this isn't for you.'” Dave views himself as being somewhere in the middle of analysis paralysis and reckless—he's a great, detail-oriented researcher, but he doesn't get too hung up on choices. He can recognize when it's time to move on from an idea. With the laundromat, there were no red flags he could find, so he just went for the deal. The Beginning of the Laundromat Millionaire When Dave bought the laundromat for $85,000, it was losing money. But he also saw an opportunity in the business, and he knew he could do something great with it. All the nearby laundromats were in similar or worse condition. [13:57] “I thought, well, I don't know a lot about business, but I do understand the laws of supply and demand. And I know my community. I've lived here for a long time. It's a thriving, growing suburb in Cincinnati. It doesn't appear that any of these laundromats are serving this community well, and so if I fix it up and make it a nice place, seems to me like it should grow and should become profitable.” Over the 4 years Dave and his wife had saved, they had $35,000. They used $20,000 as a down payment. However, they had trouble getting a bank to back them. In fact, they had 25 rejections. This prompted them to look for funding elsewhere, and they ended up getting an SBA loan through a local credit union. After about 11 months, the first laundromat began making 3-4,000 a month. On Rejection and Perseverance The rejections Dave faced are almost a story of their own—one of resilience.
As of 2022, there are 18,264 laundromat businesses in the United States that generate about $5 billion in combined nationwide gross annual revenue. In this episode of The Agent of Wealth Podcast, host Marc Bautis is joined by Dave Menz, aka “The Laundromat Millionaire.” Menz is the Founder and Owner of Queen City Laundry, host of Laundromat Millionaire Show and the author of Laundromat Millionaire: The Grit to Elevate an Industry. In today's episode, you will hear Dave “Laundromat Millionaire” Menz share his leadership journey from being your everyday average high school student to becoming a millionaire business owner in an industry with a not so clean reputation. Arguably one of the less "sexy" kinds of businesses to own, laundromats have nonetheless been very good to Dave. His story showcases why sometimes going against the popular grain grants you the biggest harvest. Dave is a laundromat industry veteran and the owner of the Queen City Laundry Chain of Laundromats in Cincinnati Ohio. His inspirational journey from purchasing a struggling laundromat to becoming a millionaire has inspired many entrepreneurs to try and overcome their own obstacles while building wealth.
I had the great pleasure to chat with Dave Menz, a self-made man who dreamt about entrepreneurship as a kid. Dave experienced struggle and hardship early on but he never took his eyes off the prize. His tenacity and constant curiosity paid off as he found his calling in owning laundromats. Dave also knew that bringing a service business to the community meant ‘people first' and that success would follow with this business model. It certainly has! Dave Lukas, The Misfit Entrepreneur_Breakthrough Entrepreneurship
This week's Misfit Entrepreneur is Dave Menz. Dave is known as the “Laundromat Millionaire.” He grew up in poverty and had to overcome tremendous challenge to find success. And he did it by doing something obvious, but unique – upping the game in an industry that was resting on its laurels, the laundromat space. He started by doing what I have come to call “chicken entrepreneurship,” building a business on the side while working a job. And now he's a millionaire multiple times over and the author of the forthcoming book, Laundromat Millionaire – the Grit to Elevate and Industry. Dave has a true rags to riches story that I cannot wait for him to share with you. www.LaundromatMillionaire.com Dave grew up poor in Flint, Michigan. He lived in a rough neighborhood but had good parents. They didn't have much money, but they had a good family. He learned that no one was going to hand him anything, but that he could make it happen for himself if he pursued it. He always had an entrepreneur streak in him, but as he grew up, he “took the bait” of corporate America and had the stereotypical middle-class lifestyle. It was in is late 20's that he realized that it really wasn't what it was cracked up to be. He had kind of sold out on his dream of being an entrepreneur. So, over the next 5 years he and his family lived well below their means and saved to buy a business. They didn't know what it was, but they needed seed money. Over those 5 years, he and his wife worked really hard at their plan and looked at every business he could find, but none of them checked all the boxes until he came across a laundromat a few miles from his house. He didn't see any red flags in his diligence, but he saw tremendous opportunity and he seized it. The laundromat was “a complete dump and losing money” when they bought it. After going to work, nowadays Dave owns 5 laundromats and the real estate with them and has built a multi-million-dollar business. They even had a laundry pickup and delivery service. Now Dave's personal mission is to elevate the industry. Why did you choose the laundromat business over all the others you looked at? A lot of the negative conceptions about laundromats as opportunities. Dave believes the laundromat business is the best small business in America. Laundromats are a simple cash business with no accounts receivable, no inventory, simple book-keeping, and minimal employees to manage. It is also a simple business to run that is steady. It is also a vital community resource that is recession resistant. It is a business about people who need a good service and that is the opportunity – where many owners just maintain a laundromat, it can be and do so much more. It can almost be boring because it is consistent, but not “sexy.” At the 10 min, Dave talks about being an entrepreneur in the general sense and the gift that it is. Dave would find that he was proud to be an entrepreneur and own a business, but when told people what kind it was, he could see the look on their face. He also talks about the laundromat business in general. What did you learn and do to differentiate your business? Most people that run laundromats treat it as a side hustle that they don't have to do much with. That sets the bar low. Dave treated it as a true business who cared for its customers. The bar was already set low for wowing people. For example, having a very clean and well-kept store. Having an attendant available to help people. Dave created standards such as high customer service, having attendants, and creating a better value proposition. It didn't happen overnight and he continued to work for almost 5 years at his job while putting every extra hour and extra dime into building and making the business better. Dave's philosophy: As a human being, he wants to be a better version of himself each day. A better husband, a better dad, and a better business owner. You found your business on Craig's List. Was that luck or is there still opportunity to find businesses to buy there? There is still opportunity there. It's an overlooked place At the 21 min mark, Dave talks about the love being an entrepreneur and running a good business, no matter what the product is. You can go onto Craig's List under the “Businesses for Sale” area and find many different ones there. There are “diamond in the roughs” to be found. You talk a lot about “Grit.” Define grit how you see it. The willingness to do anything that is legal and ethical. It is never quitting. It is not what you do, it is who you are. It is a mentality. There are lot of people out there that want to be an entrepreneur but aren't willing to do the things necessary. They just want the fun. They don't have the risk tolerance They aren't willing to delay gratification They don't understand everything that goes into it. At the 29 min mark, Dave talks about how he was grinding and pushing so hard, that he woke up one day and started getting ready for work and his wife looked at him and said, “What are doing? It is Christmas Day.” “To get things in life that most people in life don't ever achieve, you have to be willing to do things that other people are not willing to do.” What advice do you have for those looking to build their business while working a job? Sacrifice. You will have to sacrifice to make it. You will have to delay gratification and think long term. None of us are guaranteed a tomorrow, so we must make the most of it. Make sure you are living your authentic self. At some point, you will reach a point where you entrepreneur income equals you job income and that is freeing and empowering. For Dave, his job came first as his primary source of income, and he did whatever he had to give an honest day's work for an honest day's pay. Dave stayed longer than he had because he could do both well and it helped him to have extra cash to pay debt and other things. “When you start, you need your job. In the middle, you want your job. And in the end, you are done with your job.” How you make decisions in life is reflective of needs and wants and where your priorities are in life. Dave got to a point where he did not have to do overtime, etc. At the 38 min mark, Dave and I talk about self-education and the important of that journey in helping you as an entrepreneur. Don't every stop pushing the envelop when it comes to your self-development. Best Quote: To get things in life that most people in life don't ever achieve, you have to be willing to do things that other people are not willing to do. Dave's Misfit 3: Be your authentic self. The beauty of business ownership is that you get to decide what your business looks like and what it doesn't. Be passionate about something. Live a fulfilled life. Do not be here to “exist.” Serve others. Look for opportunities to make a difference. Always do what is right. What makes Dave unique is the path he took to achieve his success. About:
Having worked and seen how customer service has become a lost art in the corporate world, Dave Menz is committed to creating an environment that wows the customers within just five steps of them walking in the door. Powered by his passion and grit to elevate the laundromat industry, Dave now owns a multi-million dollar chain of laundromat stores. Even though people come to do laundry, which is the second most hated household chore in America, his goal is to make it a positive experience instead of a dreaded, negative one. This episode is part of the Build Your Wealth series where we bring experts to share and offer insights, value, and lessons learned throughout their journey of building and creating wealth for themselves. Here are some power takeaways from today's conversation: Dave's eureka moment when he felt he was a sellout How he became the laundromat millionaire Wowing the customer by turning a negative experience into a positive The concept of vertical integration Leveraging your knowledge and experience through coaching Why get into a laundromat business Episode Highlights: Wowing the Customer Service and servitude must be at the foundation of any business. If you want a successful business, you have to create jobs for people in a way that they love coming to work each day, even if they work in a laundromat. The Vertical Integration of Businesses Dave owns seven other businesses that include rental property, consulting, coaching, and his books – these are all associated with each other. For instance, his coaching business directly correlates to the knowledge and experience he continuously gains out of running laundromats. Hence, one feeds off the other. According to Dave, this vertical integration has become more powerful because of his strong passion for the first one. Elevate Your Industry You can leverage your knowledge and your experience by creating a coaching business. It's a win-win because you're bringing value and making a tremendous impact in your community, thereby elevating your industry. Why Start a Laundromat Business A laundromat business is a vital community resource. Would you rather be in a business that's wanted or a business that's needed? Would you rather be in a business that stays open during a nationwide pandemic because they're deemed essential, or would you rather be closed? Would you rather impact your community and make money or use your community and make money? Another reason it is a great business is that it is a simple cash business that makes it a fantastic starter business. There isn't a lot of accounts receivable and not a lot of inventory management, with little to no employee management. Finally, if you're looking to get into a retail business, there's really not a better business to do it. Because the bar is so low, you can operate within a year or two at a level that most people are not operating at. You can be "top of the industry" in just a few years if you just care about servitude, you're passionate about what you do, and you really want to do something. Jeffrey Feldberg increased the value of his business by 10x in 2-years before selling. Jeffrey shared, up to 90% of liquidity events fail, and most of the time they fail due to a lack of preparation. However, even for the remaining 10% of events that are “successful” 50% to 100% of the deal value is left on the table. Given that selling your business is generally one of the largest most important transactions it pays to get it right. Listen to the full episode Mike Jesowshek showed us the sexy side of taxes, while sexy and taxes might not sound like they belong together here is what Mike had to say. The biggest mistake most people make when it comes to taxes is failing to plan. Most people only think about taxes during tax season, which means they are missing out on tax strategies they could leverage throughout the year to minimize tax liabilities. Filing returns should be the last step of your tax strategy, not the only step. Listen to the full episode Mike Michalowicz had early success building and selling businesses only to lose it all on a handful of businesses that failed to achieve profitability. Mike shared, 83% of businesses globally are in check to check survival which leads to a cash crisis. That doesn't mean entrepreneurs are incapable of being profitable but rather identifies a problem in the underlying business model we all learned. We're told profit comes last, sales minus expenses equal profit. So we flipped the formula to be sales minus profit equals expenses so that profit is baked into every transaction from the start. Listen to the full episode Chris Miles discussed the “popular” topic of cash flow and how the difference between making and not making in your business hinges on understanding this not-so-popular topic. Here is what Chris had to say, a lot of people think cash flow and revenue are the same but they are not. When you boil it down cash flow is your profit, it is what is remaining after you've covered expenses. The more cash flow your business has the more options you have to invest in and grow your business. Listen to the full episode Jim Johnson built and sold a successful contractor business and then started a coaching business to help other contractors achieve their version of success. Jim shared, the two biggest areas he's seen that cause a business to fail are leadership and financials. If you are leading a business you must be continually honing your leadership skills. The same goes for business acumen, while you don't have to become a finance expert you need to level up your knowledge on the topic. If you want to achieve financial freedom and your business to thrive you cannot ignore these two areas. Listen to the full episode Patrick McFadden was an audience favorite at the Thryv Connect conference and an expert in small business marketing. Here is what Patrick had to say, there is a process for how you should conduct marketing and a strategy for how to implement that process in your business. It starts with understanding who your ideal customer is, what problem you are solving for them, the customer journey they take when looking for a solution, and what makes your business different from the competition. Once you have the answers to these questions you will go from marketing being an expense to marketing being the fuel that grows your business. Listen to the full episode Jeffrey Shaw made a name for himself as a portrait photographer for the rich and famous. Now he coaches other business owners on how to find clients that are willing to pay for the level of service you deliver. Jeffrey shared, dive deep into what your best at and then ask the foundational question, what type of clients see value in that. Any product or service is sellable to someone, your job is to figure out who that person is and then market to them. Listen to the full episode Melinda Emerson, AKA the SmallBizLady, is one of America's leading small business marketing experts. Here is what Melinda had to say, in any business a successful marketing campaign starts with defining who you want to reach. Then you figure out what platforms and media they use, then you target your marketing efforts in the place your ideal customers are already engaged. Once you get a prospect interested you plug those leads into your CRM and automate as much of the follow-up communications as you can. Listen to the full episode Ross Kimbarovsky helps small businesses establish their brand identity and believes it is critical to building credibility and trust with your customers. Ross shared, every business has a brand, and building your brand a little each day will not only help you attract new customers but will lead to more referrals and repeat business. Listen to the full episode Erin Fults guides her clients towards a better brand image by following the Story Brand principles. Here is what Erin had to say, most brand messaging is all centered around the business, they are the hero of the story which is a turn-off for customers. Rather what you should do is talk about the problem your customers have and how you help solve that problem. Listen to the full episode Bernadette Doyle is a small business expert from Ireland that coaches businesses on how to improve their sales pitch, even if they hate selling. Bernadette shared, her primary business model is centered around helping her clients get more clients and make more money. While you might think if you had more clients you would make more money that isn't always the case if you have the wrong pricing model. Listen to the full episode John Jantsch is a marketing consultant, speaker, and best-selling author behind Duct Tape Marketing. Here is what John had to say, a good marketing plan starts with a strategy. You first determine who's in your target market and then you create messaging that speaks to the problem you will help them solve. For marketing tactics to gain traction you need to become known as the best at solving a particular problem. Listen to the full episode Brian Moran launched the Small Business Edge to provide advice and insights that help entrepreneurs manage and grow their companies. Brian talked about the value of having a business GPS plan, especially when things go off course. Brian shared, we often play the “what if” game with clients to help them think about in advance what they would do when things go off plan. While it can be frightening to think about, it is much less frightening when you have a plan in place to overcome those challenges. Listen to the full episode Tim Berry is an advocate for small businesses and a proponent for creating a lean business plan to help businesses run better. Here is what Tim had to say, a lean business plan includes your strategy, tactics, assumptions, and essential business numbers. However, the power of the lean business plan is not that you create one but that you review it regularly. No matter how pretty-sounding or looking your business plan is if it doesn't change your business for the better then it's not a very good plan. Listen to the full episode Mitch Joel has been called a visionary, digital expert, and community leader. Mitch talked about the power of creating great content and how small businesses need to leverage technology even more in a post-COVID era. Mitch shared, COVID pressed upon all businesses to become more localized in their customer offerings. This helps level the playing field for local businesses because they know their local markets best. Listen to the full episode Bill Flynn has spent years studying why businesses fail and how to turn it around by unlocking growth and increasing the odds of success. Here is what Bill had to say, start a business by falling in love with the problem you want to solve and the customer that experiences that problem. Starting a business can be hard and some days suck, but when you can get energy from solving a customer's problem you will get out of bed the next day and try again. Listen to the full episode Roland Frasier made a career out of buying and selling businesses and is convinced most businesses are leaving money on the table by not maximizing existing client value. Roland shared, don't spend all your time getting ready to get ready, and don't take money from other people to get started. Having to be scrappy in the early days to find the business model that works will force you to iterate faster than if you're sitting on a pile of cash. Listen to the full episode Jay Samit is a dynamic entrepreneur and intrapreneur who is widely recognized as one of the world's leading experts on disruption and innovation. Jay talks about how one day every business will face disruption and how every business should think about themselves as a high-tech start-up. Here is what Jay had to say, we are living in an era of endless innovation and you can choose to either be terrified by that reality or excited. So why not try to live a life of purpose and fulfillment by pursuing what is meaningful to you. Listen to the full episode Dave Menz grew up in poverty and overcame tremendous obstacles to become a successful entrepreneur, running the multi-store, multi-million dollar chain of laundromats. Dave's rags to riches story is inspiring to say the least but also something he believes is possible for anyone. Even as a young kid Dave found inspiration in the stories of other successful entrepreneurs that started with nothing and built a business from the ground up. So if they can do it why not me and why not you. Listen to the full episode Michael Haynes has worked with companies ranging from micro-businesses to large corporations in Australia and Canada. He talked about the importance of working on your business not just in your business. Michael shared when it comes to product-market fit, the simplest way to think about it is are you offering products or services that customers want to buy. What problems do they have and what types of solutions appeal to them. Listen to the full episode Rieva Lesonsky has been writing small business content for years that help entrepreneursstart and grow their businesses. Rieva shares why small businesses need to leverage software to modernize and automate their client experience. Here is what Rieva had to say if you don't accept digitization you are going to get left behind. What you have to realize is other businesses do what you do and the ones that digitize will be the ones that attract new customers and retain the ones they have. Listen to the full episode Ramon Ray is a leading expert on small business success and a best-selling author. Ramon gives us his take on what it means to build your personal brand and create a foundation of processes. In this episode, we are joined by Dave “Laundromat Millionaire” Menz sharing how his humble beginnings did not stop him from being successful as we discuss the topic from Poverty to Prospering. Here are three reasons why you should listen to the full episode: Hear how Dave Menz went from selling candy in school to a millionaire. Discover how Dave was able to make his business stand out and grow. Learn how sacrifice can pay off in business. Episode Highlights Who Is Dave Menz Dave shares that his family had very humble beginnings, which caused him to face several struggles growing up. He also shared that as a child in order to purchase snacks or treats, he and his siblings had to learn to be resourceful. He also shared that from a tender age in life, he developed an entrepreneurial spirit that has led him to where he is today. How Did Dave Begin? Dave shares that, growing up, he learned to survive on the bare minimum. That propelled him to start little business ventures such as mowing lawns and re-selling candy in school. He shared that as a youngster, he was stubborn and believed that he too could be successful and achieve the freedom and independence that came with entrepreneurship. He says that he was not encouraged to pursue entrepreneurship by his family but that didn't stop him from going after his goal. After having a regular 9-5 job for 13 years, learning valuable skills for business, and climbing the corporate ladder, Dave had an epiphany. He realized that he still wanted to be an entrepreneur and started working towards having his own business. The Business After making cutbacks in his personal and family life, Dave bought a laundromat, and through thorough research and commitment, he was able to learn the Laundromat business. He also shares that in his initial introduction he learned that people within the industry did not respect the laundromat business and its owners. Dave decided that he had to operate differently than other persons in the laundromat industry to make and be the change he wanted to see. Dave shared that he spent a lot of time and money reinvesting in his business and its operations. He has been able to expand and turn it into a million-dollar business. Dave's difference in approach to the laundromat business has opened many doors for him financially. He has since published a book and offers coaching to other persons in the industry so that they too can be successful in their business. Valuable Advice Dave says some of the most valuable lessons he has learned are that you should not allow other people to limit you, you should not do anything illegal or unethical and that delayed gratification will bring success. 3 Powerful Quotes from This Episode “If you want something in life you better go figure out a way to earn it.” “There are no limitations on what I can accomplish.” “Don't let others tell you what you can and can't do; don't let others put limitations on you.” About Dave Menz Dave grew up in poverty and overcame superhero-like obstacles. Dave grew up in poverty and overcame superhero-like obstacles. His story, revealed in his debut book, Laundromat Millionaire – The Grit to Elevate an Industry is a life and business journey that doesn’t stop at rags to riches. It begins with a stubborn and obsessive mission to be a business owner with a tenacious and genuine purpose to help others to do the same – even if you also do not have a college degree or perhaps because you have one. Dave teaches the principles of relentless studying of the greats to be a great, and knowing that even if an industry – like laundry – isn’t sexy, you can make it so. His initial foray into business ownership was a side hustle alongside his corporate gig with Cincinnati Bell. He found his first business on Craigslist. (YUP, I did, as Dave would say.) Once he owned it, he overhauled it from struggling, losing money and outdated, to one that was a valuable proposition to serve as a vital community asset. In essence, he cared – for those who needed this service and deserve it. His vision expands beyond only owning multiple businesses under the auspices of Queen City Laundry. He shares his wisdom on his podcast and is a sought after guest and coach. Always the student, he expands his business model – and reach – to serve needs discovered. As a picked on kid who was told he had limited options, to his readers, employees, fans and his children, Dave says, “If I can, you can. It simply takes grit.” It is with this fortitude, he forges forward in elevating an industry, and likely not only one. Certainly, more lives will be elevated as a result of his Menz-ism touch. Dave and his family live in Cincinnati, Ohio. He is a family man and a man of faith. I grew up in Flint, Michigan, and while my parents provided a loving home, we were poor. The neighborhood I grew up in was rough and although my parents worked hard, we struggled. The good side of that experience is it ingrains in oneself a determination and grit to work for what you want and not expect you're entitled to anything. I also know there are other people out there that had it a lot worse than I did and never want to come across as complaining, but my experience shaped who I am today. While most entrepreneurs and business owners I know were raised by entrepreneurs and business owners, it was a pursuit that was discouraged in my home. My parents were convinced I needed to focus on my schooling, get good grades, go to college, and work as an accountant for 40 years. But I found the drive to be a business owner burning inside of me and never really liked the idea of working for someone else. Some people love the structure working in a company provides but for me it felt more like a cage. However, I also realized that working for yourself meant you were the one responsible for making things happen. After working in corporate America for a decade and starting a family, I realized if I didn't focus on my dream of becoming an entrepreneur it might never happen. So over the next few years, we saved as much money as we could and I began looking for businesses I could buy. After a lot of searches, I happened across a laundromat near my house that was for sale on Craigslist. In general, when people think of a laundromat they think “antiquated” and “rundown”. This is true for 70 to 75 percent of the locations across the country. My strategy has always been to buy the worst laundromat in the best location and then give it a complete makeover. There are seven reasons I believe a laundromat is one of the best small businesses to own in America. They provide a good return on investment, there is a relatively low barrier to entry, it is a vital community resource, a simple cash business, little to no inventory, low staffing requirements, and the business model offers flexibility so it can be done on the side while you work another job and scale. Listen to Dave's insights on this episode of Winning on Main Street to hear how you too can find an opportunity in an unsexy business like laundromats and turn it into something great.
