Jordan was a pastor for 15 years and transitioned out of full-time ministry into buying a laundromat. His experience buying his first laundromat was not a good one. Instead of replacing his salary, as he expected, his laundromat lost $2,000 dollars per month for well over a year. Desperate to find help to turn his business around, he frantically searched for someone to guide him to profitability. He found no rescue. After finally stopping the bleeding, he decided to share the hard-earned (and expensive) lessons he learned on a blog. And then on a YouTube channel. And then, on a quest to find out how the best laundromat owners operated their businesses, he started a podcast interviewing laundromat owners and other industry professionals. Dave Menz is the kind of entrepreneur with real boots on the ground experience running a successful business. [3:11] “I grew up really poor as a young kid, in Flint, Michigan. And I was never very good at school, and I didn't see a traditional corporate path for me. It just wasn't in my DNA… I didn't know anyone that was an entrepreneur or a business owner. But I was always just, from afar, admiring people that were without knowing them.” [3:40] “I don't like limitations, I don't like people or organizations or things telling me that I can't accomplish x. I like to believe that if I spend enough time and gain the knowledge, and have the right mentors, and the right opportunities—good ol' fashioned grit plays a part in that, for sure—that I can accomplish almost anything that I want to. Or at least I'm going to die trying.” This mindset, Dave shares, is what he thinks called him to entrepreneurship. While he didn't start his path as a business owner right away, he always had a keen interest in how businesses were operated. This prepared him for one day taking over his own. When Dave knew he was ready to own his own business, he and his wife began saving and spent 3 or 4 years preparing for what would be their first laundromat. Craigslist Business Dave actually found his first laundromat on Craigslist, after time spent researching the kind of business he wanted to own. [11:45] “I just started down the path of due diligence with every business that I found on Craigslist or anywhere else. And every time… I came to a point where there was either a red flag or multiple red flags, that just said ‘this isn't for you.'” Dave views himself as being somewhere in the middle of analysis paralysis and reckless—he's a great, detail-oriented researcher, but he doesn't get too hung up on choices. He can recognize when it's time to move on from an idea. With the laundromat, there were no red flags he could find, so he just went for the deal. The Beginning of the Laundromat Millionaire When Dave bought the laundromat for $85,000, it was losing money. But he also saw an opportunity in the business, and he knew he could do something great with it. All the nearby laundromats were in similar or worse condition. [13:57] “I thought, well, I don't know a lot about business, but I do understand the laws of supply and demand. And I know my community. I've lived here for a long time. It's a thriving, growing suburb in Cincinnati. It doesn't appear that any of these laundromats are serving this community well, and so if I fix it up and make it a nice place, seems to me like it should grow and should become profitable.” Over the 4 years Dave and his wife had saved, they had $35,000. They used $20,000 as a down payment. However, they had trouble getting a bank to back them. In fact, they had 25 rejections. This prompted them to look for funding elsewhere, and they ended up getting an SBA loan through a local credit union. After about 11 months, the first laundromat began making 3-4,000 a month. On Rejection and Perseverance The rejections Dave faced are almost a story of their own—one of resilience.

This week's Misfit Entrepreneur is Dave Menz. Dave is known as the “Laundromat Millionaire.” He grew up in poverty and had to overcome tremendous challenge to find success. And he did it by doing something obvious, but unique – upping the game in an industry that was resting on its laurels, the laundromat space. He started by doing what I have come to call “chicken entrepreneurship,” building a business on the side while working a job. And now he's a millionaire multiple times over and the author of the forthcoming book, Laundromat Millionaire – the Grit to Elevate and Industry. Dave has a true rags to riches story that I cannot wait for him to share with you. www.LaundromatMillionaire.com Dave grew up poor in Flint, Michigan. He lived in a rough neighborhood but had good parents. They didn't have much money, but they had a good family. He learned that no one was going to hand him anything, but that he could make it happen for himself if he pursued it. He always had an entrepreneur streak in him, but as he grew up, he “took the bait” of corporate America and had the stereotypical middle-class lifestyle. It was in is late 20's that he realized that it really wasn't what it was cracked up to be. He had kind of sold out on his dream of being an entrepreneur. So, over the next 5 years he and his family lived well below their means and saved to buy a business. They didn't know what it was, but they needed seed money. Over those 5 years, he and his wife worked really hard at their plan and looked at every business he could find, but none of them checked all the boxes until he came across a laundromat a few miles from his house. He didn't see any red flags in his diligence, but he saw tremendous opportunity and he seized it. The laundromat was “a complete dump and losing money” when they bought it. After going to work, nowadays Dave owns 5 laundromats and the real estate with them and has built a multi-million-dollar business. They even had a laundry pickup and delivery service. Now Dave's personal mission is to elevate the industry. Why did you choose the laundromat business over all the others you looked at? A lot of the negative conceptions about laundromats as opportunities. Dave believes the laundromat business is the best small business in America. Laundromats are a simple cash business with no accounts receivable, no inventory, simple book-keeping, and minimal employees to manage. It is also a simple business to run that is steady. It is also a vital community resource that is recession resistant. It is a business about people who need a good service and that is the opportunity – where many owners just maintain a laundromat, it can be and do so much more. It can almost be boring because it is consistent, but not “sexy.” At the 10 min, Dave talks about being an entrepreneur in the general sense and the gift that it is. Dave would find that he was proud to be an entrepreneur and own a business, but when told people what kind it was, he could see the look on their face. He also talks about the laundromat business in general. What did you learn and do to differentiate your business? Most people that run laundromats treat it as a side hustle that they don't have to do much with. That sets the bar low. Dave treated it as a true business who cared for its customers. The bar was already set low for wowing people. For example, having a very clean and well-kept store. Having an attendant available to help people. Dave created standards such as high customer service, having attendants, and creating a better value proposition. It didn't happen overnight and he continued to work for almost 5 years at his job while putting every extra hour and extra dime into building and making the business better. Dave's philosophy: As a human being, he wants to be a better version of himself each day. A better husband, a better dad, and a better business owner. You found your business on Craig's List. Was that luck or is there still opportunity to find businesses to buy there? There is still opportunity there. It's an overlooked place At the 21 min mark, Dave talks about the love being an entrepreneur and running a good business, no matter what the product is. You can go onto Craig's List under the “Businesses for Sale” area and find many different ones there. There are “diamond in the roughs” to be found. You talk a lot about “Grit.” Define grit how you see it. The willingness to do anything that is legal and ethical. It is never quitting. It is not what you do, it is who you are. It is a mentality. There are lot of people out there that want to be an entrepreneur but aren't willing to do the things necessary. They just want the fun. They don't have the risk tolerance They aren't willing to delay gratification They don't understand everything that goes into it. At the 29 min mark, Dave talks about how he was grinding and pushing so hard, that he woke up one day and started getting ready for work and his wife looked at him and said, “What are doing? It is Christmas Day.” “To get things in life that most people in life don't ever achieve, you have to be willing to do things that other people are not willing to do.” What advice do you have for those looking to build their business while working a job? Sacrifice. You will have to sacrifice to make it. You will have to delay gratification and think long term. None of us are guaranteed a tomorrow, so we must make the most of it. Make sure you are living your authentic self. At some point, you will reach a point where you entrepreneur income equals you job income and that is freeing and empowering. For Dave, his job came first as his primary source of income, and he did whatever he had to give an honest day's work for an honest day's pay. Dave stayed longer than he had because he could do both well and it helped him to have extra cash to pay debt and other things. “When you start, you need your job. In the middle, you want your job. And in the end, you are done with your job.” How you make decisions in life is reflective of needs and wants and where your priorities are in life. Dave got to a point where he did not have to do overtime, etc. At the 38 min mark, Dave and I talk about self-education and the important of that journey in helping you as an entrepreneur. Don't every stop pushing the envelop when it comes to your self-development. If you want a successful business, you have to create jobs for people in a way that they love coming to work each day, even if they work in a laundromat. The Vertical Integration of Businesses Dave owns seven other businesses that include rental property, consulting, coaching, and his books – these are all associated with each other. For instance, his coaching business directly correlates to the knowledge and experience he continuously gains out of running laundromats. Hence, one feeds off the other. According to Dave, this vertical integration has become more powerful because of his strong passion for the first one. Elevate Your Industry You can leverage your knowledge and your experience by creating a coaching business. It's a win-win because you're bringing value and making a tremendous impact in your community, thereby elevating your industry. Why Start a Laundromat Business A laundromat business is a vital community resource. Would you rather be in a business that's wanted or a business that's needed? Would you rather be in a business that stays open during a nationwide pandemic because they're deemed essential, or would you rather be closed? Would you rather impact your community and make money or use your community and make money? Another reason it is a great business is that it is a simple cash business that makes it a fantastic starter business. There isn't a lot of accounts receivable and not a lot of inventory management, with little to no employee management. Finally, if you're looking to get into a retail business, there's really not a better business to do it. Because the bar is so low, you can operate within a year or two at a level that most people are not operating at. You can be "top of the industry" in just a few years if you just care about servitude, you're passionate about what you do, and you really want to do something. Dave grew up in poverty and overcame superhero-like obstacles. I grew up in Flint, Michigan, and while my parents provided a loving home, we were poor. The neighborhood I grew up in was rough and although my parents worked hard, we struggled. The good side of that experience is it ingrains in oneself a determination and grit to work for what you want and not expect you're entitled to anything. I also know there are other people out there that had it a lot worse than I did and never want to come across as complaining, but my experience shaped who I am today. While most entrepreneurs and business owners I know were raised by entrepreneurs and business owners, it was a pursuit that was discouraged in my home. My parents were convinced I needed to focus on my schooling, get good grades, go to college, and work as an accountant for 40 years. But I found the drive to be a business owner burning inside of me and never really liked the idea of working for someone else. Some people love the structure working in a company provides but for me it felt more like a cage. However, I also realized that working for yourself meant you were the one responsible for making things happen. After working in corporate America for a decade and starting a family, I realized if I didn't focus on my dream of becoming an entrepreneur it might never happen. So over the next few years, we saved as much money as we could and I began looking for businesses I could buy. After a lot of searches, I happened across a laundromat near my house that was for sale on Craigslist. In general, when people think of a laundromat they think “antiquated” and “rundown”. This is true for 70 to 75 percent of the locations across the country. My strategy has always been to buy the worst laundromat in the best location and then give it a complete makeover. There are seven reasons I believe a laundromat is one of the best small businesses to own in America. They provide a good return on investment, there is a relatively low barrier to entry, it is a vital community resource, a simple cash business, little to no inventory, low staffing requirements, and the business model offers flexibility so it can be done on the side while you work another job and scale.
