Filling a hotel with furniture is about more than just picking the right chair, it's about working with your client to get the right product set up the right way for them. Our guest this week is a well rounded hospitality professional and expert in all things FF&E. Joining the show is COO - FF&E Division & Partner at The Parker Company, Mitch Parker!Mitch sits down with Host Dan Ryan to dive into all things procurement. Mitch outlines the importance of planning for proper time, the intricacies that go into furnishing a hotel, and the need for designers to design for the requirements of the hotel.Takeaways:  Hospitality is all about service. In a hotel, it's providing a place for others to feel comfortable. In procurement, it's about providing efficient service that helps your client complete their project on time and under budget.  With every item, there is often an unseen level of customization behind the scenes. Multiple locations may use the same chair, but the color, texture, and finish can vary. Managing these changes is a behind the scenes responsibility of procurement.  Design never happens in a vacuum, but is shaped by the bounds of what you are designing for. When designing furniture for hotels, an aesthetically pleasing design isn't enough, it needs to also meet the functional requirements of the hotel.  While it's important to meet client needs, you also need to open a hotel on time. To help stay on schedule, highlight the importance of making decisions to clients, and try to reduce the number of 3rd party decision makers.  As a leader of a business you need to balance employee agency with your own oversight. It's important to give your employees agency to make their own decisions, but you want to be involved enough that when problems arise, you are able to help out.  When furnishing a hotel, you need to understand how all the parts and pieces play into the overall guest experience. A single element can turn a positive experience negative for a guest, preventing them from returning to your hotel.   As a purchaser, time is your best friend. It's common for clients to change their mind or ask for revisions half way through the process. By building in a buffer, you can meet client requests without delaying the project.   Quote of the Show:“You can have a beautiful design, but if it can't be executed, you have a problem.” - Mitch ParkerLinks: Website: https://parkerinternational.com/  Website: https://wazi.com/  Shout Outs: 01:02 - Leonard Parker 04:23 - The Maxwell Company 06:39 - The High Point Furniture Market: https://www.highpointmarket.org/  09:13 - Marriott Courtyard: https://courtyard.marriott.com/  09:43 - Four Seasons: https://www.fourseasons.com/  09:44 - Rosewood: https://www.rosewoodhotels.com/en/default   09:46 - The Ritz-Carlton: https://www.ritzcarlton.com/  33:45 - Carole Monestime: https://www.linkedin.com/in/carole-monestime-5aa4192b/  34:11 - Linda Hein: https://www.linkedin.com/in/linda-hein-6a49a423/  34:13 - Marilyn Webb: https://www.linkedin.com/in/marilyn-webb-a4024511/  47:38 - Gregg Parker: https://www.linkedin.com/in/gregg-parker-418a1131/  48:33 - Philip Parker: https://www.linkedin.com/in/philip-parker-6b281a2a/  48:39 - Doug Parker 48:43 - Brad Parker 48:55 - Camp Waziyatah: https://wazi.com/  01:01:58 - American of Martinsville: https://americanofmartinsville.com/  Ways to Tune In:  Spotify: https://open.spotify.com/show/0A2XOJvb6mGqEPYJ5bilPX Apple Podcasts: https://podcasts.apple.com/us/podcast/defining-hospitality-podcast/id1573596386 Google Podcasts: https://podcasts.google.com/feed/aHR0cHM6Ly93d3cuZGVmaW5pbmdob3NwaXRhbGl0eS5saXZlL2ZlZWQueG1s Amazon Music: https://music.amazon.com/podcasts/8c904932-90fa-41c3-813e-1cb8f3c42419

Those purchases ultimately led me to obtain a real estate license for both my own transactions and to help teach others how to build wealth through real estate. After a decade selling on the client side, I transitioned to working with developers in 2017, assisting in the sales and marketing of large scale residential developments. From successfully selling out a unique seniors housing development marketed as a passive, fully managed investment to getting stalled developments back on track to hit critical sales milestones, I've quickly made a large impact in the industry utilizing and expanding my wide range of skills.   Contact Mitch: Website LinkedIn Facebook Instagram Twitter

Many organizations leverage regulations and standards to help them define their security and privacy programs, and in doing so, spend time and money creating policies, implementing controls, and monitoring for exceptions. But what happens when the regulation or standard changes? There's a seemingly constant barrage of change in the law and standards—and even in the supporting management/controls frameworks. Depending on where the company is headquartered, where it does business. Also, where its customers reside, where the customers' data resides, what type of customer data the company holds and interacts with—and what industry sector(s) the company operates in. All of this determines which of these regulations and standards they must adhere to. A change in any of these elements means a re-evaluation of the organization's risk profile and implementation of the mitigating controls. This probably makes sense to many reading this. But what's missing from this equation? More than you may think. To uncover the potential impact of the business operations, risk management program, security operations, and ultimately the business's bottom line, Sean Martin has a 1:1 chat with Indiana University Health CISO, Mitch Parker. The two look at the  v4 PCI-DSS update, currently in development and due to release sometime in the middle of 2021, as the driver for this conversation. There's a lot to consider—and plan for—when changes occur. What you’ll learn in just 17 minutes from today’s episode: Learn and understand how preconstruction condos work from an investor, buyer, and developer’s point of view  Learn how to leverage from purchasing pre-construction condos  Find out the pitfalls when diving into this investment strategy so you are forewarned at the onset Resources/Links: www.hersh.ca Summary:  Mitch Parker is an energetic and passionate, real estate sales and investment expert. He is the Vice President of Sales and Marketing with Hersh Condos; a real estate brokerage specializing in marketing and selling some of the top new developments in the Greater Toronto Area. He’s been investing in real estate since 2006 and has transacted hundreds of millions of dollars of property for both clients and himself while becoming a go-to media expert featured on Canada Am, CTV, SiriusXM, Toronto Sun, Huffington Post, and more. In this episode, Mitch shares what goes into the whole process of preconstruction condos, the timeframe with which it can be livable from inception. Basically, he walks us through strategies in which you can profit from these properties while under construction and during the time it’s ready for occupancy, while also sharing potential disadvantages of this type of investment strategy.  Topics Covered:  01:16 – What is a pre-construction condo  03:08 – From student housing how did he transitioned to pre-construction condos  05:40 – What goes through when you are ‘assigning a property’ in pre-construction condos  07:30 – How long is the property livable from inception  08:38 – As a buyer, how much do you put up as down payment  10:09 – Timeframe with which you fully pay your down payment  11:29 – How do developers profit from this whole pre-construction condos  13:43 – What are the disadvantage of this investment strategy  Key Takeaways:  “Originally, I was selling homes, I was selling condos. And then I love business. I love the scalability of a business. So, selling buildings allows me to do that where you can come in some days, we’re selling like 120 to 150 condos in one day.” – Mitch Parker  “With pre-construction condos, if you can assign it down the road and make a fortune, that’s awesome. But you have to have that plan B, where you’re going to close the property, put a tenant in also, and sort of ride it out until the values are stabilized. At the end of the day, that’s really how you build wealth, by keeping the properties, paying down the mortgage, or having a tenant pay down the mortgage. And I think you thank yourself at the end of the day for it.’  – Mitch Parker  “Typically, a deposit structure would be like 5,000 on signing, balance, 5% in 30 days, and then your next 5% might come six months down the road, and then you might have another five for a year and a half down the road. So, it’s staggered out pretty well which is one of the nice advantages of doing it pre-construction condos.”  – Mitch Parker  “And from a developer’s side, they’re putting up their own capital, they’re investing their time into it, you’re into hundreds of millions of dollars with these things. They do get paid well, for sure. But I would say it’s a direct correlation of the incredible risks that they take as well.” – Mitch Parker  “You always want to be working with a developer that has done it before and has built that kind of product before. You know a lot of headlines have come out about projects that are not getting built. And I think that’s probably the biggest risk, but typically, buyers are protected. The money that you put in a deposit goes into a lawyer’s trust account.” – Mitch Parker  “Some people like buying houses because they ultimately have the control of what they can do with the property, and with condos, you own a box in what is one of many, so you’re a little bit restricted. So, I think condos have to be your style and it has to be what you want to invest in. But it comes down to personal preference at the end of the day.” – Mitch Parker  Connect with Mitch Parker:    hersh.ca  LinkedIn  Instagram  Facebook  Connect with Dave Dubeau:  Property Profits Podcast  www.davedubeau.com  www.investorattractiondemo.com  Facebook  LinkedIn  Enjoyed the Podcast?  Please subscribe on iTunes for updates
