On this week's podcast I speak to Mitch Parker former NSW Police officer former Superintendent NSW SES Command of the New England and Retained Fire Fighter with Fire and Rescue NSW. Mitch spent 17 years within the NSW police and 17 years and counting as a retained fire fighter with NSW Fire and Rescue. During his time within both roles Mitch has many stories from incidents that even led to receiving commendations for bravery as both police officer and firefighter. After an extensive career serving the community on the front lines he moved onto the role as Superintendent NSW SES Command of the New England and North West of Western Zone within the NSW State Emergency Service better know as the SES. Filling a hotel with furniture is about more than just picking the right chair, it's about working with your client to get the right product set up the right way for them. Our guest this week is a well rounded hospitality professional and expert in all things FF&E. Joining the show is COO - FF&E Division & Partner at The Parker Company, Mitch Parker!Mitch sits down with Host Dan Ryan to dive into all things procurement. Mitch outlines the importance of planning for proper time, the intricacies that go into furnishing a hotel, and the need for designers to design for the requirements of the hotel.Takeaways: Hospitality is all about service. In a hotel, it's providing a place for others to feel comfortable. In procurement, it's about providing efficient service that helps your client complete their project on time and under budget. With every item, there is often an unseen level of customization behind the scenes. Multiple locations may use the same chair, but the color, texture, and finish can vary. Managing these changes is a behind the scenes responsibility of procurement. Design never happens in a vacuum, but is shaped by the bounds of what you are designing for. When designing furniture for hotels, an aesthetically pleasing design isn't enough, it needs to also meet the functional requirements of the hotel. While it's important to meet client needs, you also need to open a hotel on time. To help stay on schedule, highlight the importance of making decisions to clients, and try to reduce the number of 3rd party decision makers. As a leader of a business you need to balance employee agency with your own oversight. It's important to give your employees agency to make their own decisions, but you want to be involved enough that when problems arise, you are able to help out. When furnishing a hotel, you need to understand how all the parts and pieces play into the overall guest experience. A single element can turn a positive experience negative for a guest, preventing them from returning to your hotel. As a purchaser, time is your best friend. It's common for clients to change their mind or ask for revisions half way through the process. By building in a buffer, you can meet client requests without delaying the project. But you have to have that plan B, where you’re going to close the property, put a tenant in also, and sort of ride it out until the values are stabilized. At the end of the day, that’s really how you build wealth, by keeping the properties, paying down the mortgage, or having a tenant pay down the mortgage. And I think you thank yourself at the end of the day for it.’ – Mitch Parker “Typically, a deposit structure would be like 5,000 on signing, balance, 5% in 30 days, and then your next 5% might come six months down the road, and then you might have another five for a year and a half down the road. So, it’s staggered out pretty well which is one of the nice advantages of doing it pre-construction condos.” – Mitch Parker “And from a developer’s side, they’re putting up their own capital, they’re investing their time into it, you’re into hundreds of millions of dollars with these things. They do get paid well, for sure. But I would say it’s a direct correlation of the incredible risks that they take as well.” – Mitch Parker “You always want to be working with a developer that has done it before and has built that kind of product before. You know a lot of headlines have come out about projects that are not getting built. And I think that’s probably the biggest risk, but typically, buyers are protected. The money that you put in a deposit goes into a lawyer’s trust account.” – Mitch Parker “Some people like buying houses because they ultimately have the control of what they can do with the property, and with condos, you own a box in what is one of many, so you’re a little bit restricted. So, I think condos have to be your style and it has to be what you want to invest in. Cryptocurrencies are the latest in a series of market bubbles that demonstrate irrational exuberance. In this lecture, Mitch Parker, CISO of IU Health, will go over previous market bubbles, and compare and contrast the differences between the security controls in two peer to peer exchange methods, the current US federal banking system, and Bitcoin. Through this, Mitch will demonstrate the need to have security built into both the technical and non-technical controls of a financial system, and that the power of the system is not just based upon backing by a central bank, but by the series of controls and measures used by the central bank and accounting standards to provide customers the assurance that they are protected.

About the speaker: Mitchell Parker, CISSP, is the Executive Director of Information Security and Compliance at IU Health. Mitch has done a significant amount of work in researching the effects of cloud and distributed computing, network-based threats, compliance, and privacy and security requirements on connected health devices. Mitch works collaboratively with a number of EMR and biomedical equipment vendors to improve their security postures and provide a better quality of service. He currently resides in Carmel, IN, with his wife, two children, and two cats.
