Are High Yields and Low Prices Enough to Make It a Deal? Is a 10% rental yield really as good as it sounds? In this episode, Todd sits down with property expert Simon Loo to break down a Cairns unit that looks like a tempting deal on paper—but turns out to be far from it. We dive into the numbers, uncovering the hidden costs, risks, and market volatility that make this type of property more of a trap than an opportunity. From high strata fees to financing challenges, Simon explains why some properties should be avoided no matter how good the yield appears. If you're serious about building a strong property portfolio, this episode is a must-listen. Learn why chasing “cheap and cheerful” deals can backfire, and discover what to focus on instead for long-term success.

I'm starting this podcast because the quality of property education SUCKS at the moment. We live in the attention economy. What that means now is that we're being taught more and more by teachers who have no idea what they're talking about. We have kids who've done very little, understand even less and talk NON stop. For us, with my own story, a lack of quality education was a BIG reason why my family lost their home when I was 15. Point is, the current education is dangerous. You can just as easily get yourself into trouble by aimlessly following these sheepish advice and buying up a pile of lemons. On Australian Property Chat, I'll use my experience to cut through the BS.The purpose of this is purely to share what I know with the hope that it helps educate you, and that it helps inform your decision making process better. We'll talk to our network of fellow property people, about all things driving residential property markets. Me and my co-host Curtis Stewart have done it all – not long ago we were first home buyers taking advantage of incentives, we've bought and held properties, bought H&L packages, made mistakes, learned from them, pivoted, adjusted, and now I'm a developer in Sydney and have built a sizeable property portfolio. Our aim is simple on the show, it's to entertain & educate you about how to grow wealth through property.Note: all advice on this podcast is general in nature and reflects our opinions only. You should seek individual financial advice about your circumstances. Reach out to us at www.australianpropertytalk.com.au

Have you ever wondered how much money you need to start in property? This was also a question I had when I first started. So you're definitely not alone in asking that. The truth is, you don't need that much to get started. I may have started with £30,000 in my bank account, but I quickly realised that the amount of money you've got is not really what matters.Because, once I had paid the deposit on my first deal, I had nothing to pay off the refurb or the legal fees.So what did I do to complete my first deal?I went on a property course and got financially free within 2 hours...Is probably what I would've done, had I listened to the countless gurus out there. No, what I did was much more rooted in reality (and potentially boring?):I used the education I had developed after hours of reading and watching podcasts. Once I knew enough, I was able to start raising finance through the steps you'll see in this video.Stay till the end, and I'll show you exactly how I got started in property investing with £30,000 as well as how you can do the same with MUCH less. You'll see the mistakes I made, what went wrong, and what you should do to avoid the same mistakes that I made early on.As always, share some love by liking and subscribing if you found this helpful.

Serviced Accommodation refers to a type of accommodation that is fully furnished and available for both long-term and short-term lets – like you might expect from platforms such as airbnb. Due to the higher turnover of tenants, the cash flow that can be generated is often considerably higher than you would be able to achieve from a typical buy to let propertyServiced accommodation is not one of the easiest property strategies, being much more focused on hospitality with lots of operational aspects. The adage "An ounce of prevention is better than a pound of cure" by Benjamin Franklin doesn't just seem to apply to public health at the moment. With the recent Government announcement of making new builds exempt from tax deductibility rules for 20 years, it has become clear that investors and home buyers must err on the side of caution when considering options in the market to avoid a number of negative consequences. This episode is in continuation of Debbie's televised analysis of the latest policy change on housing. We like flips. Having a portfolio is great, and it creates financial 'freedom', but the chunks of money from flips are sweet. They can be reinvested into other things, to build your cash pot, or provide you with money to live on. It's not spoken about enough, especially at the start where your money is limited and you could multiply it significantly with a few flips, so, let's talk about FLIPPING! **FLIPPING PROPERTY FOR PROFIT** - 6/7 November 2021, London.Flipping property can be a very lucrative and ‘quicker' way of generating cash or multiplying your current cash pot. Everyone rushes into BTLs and doing BRRs – which is a great approach, however it can take a long time to really feel the financial impact of it. A Flip can have you in/out in 6-8 months, generating anywhere from £15,000 to £150,000 and beyond, in profit. Imagine creating this money. It could allow you to quit your job early and go into Property full time, or give you stronger purchasing power for your BRR portfolio or pay for your lifestyle and/or family. It is possible, with the right work ethic, ambition and determination you can achieve this. However, you need the right knowledge and support to get there. Without that, there are many challenges and pitfalls when flipping, it's a level above a BRR and can be less forgiving. Armed with the best process, steps and insight you will be miles ahead of the competition, feel confident in your decisions and increase your profit. The site visits are a core part of this programme, other ‘providers' do not offer this. We have nothing to hide and you'll join us in laughing (or crying!) at the progress of James's latest London Flip project. A £400,000+ property he purchased at Auction in a very desirable area. You will be following the progress on 4 separate occasions (1 will be during the weekend) so you can see for yourself how an ugly property is transformed, and discover all the hidden horrors behind the walls! We are here to guide you through all the key steps, sharing all of our experience and best-practice. Tej's latest flip is set to be a 44% ROI and James's profit should be £60,000+. You can do the same, if not better. For more info, my Podcasts and the best Property Education you'll find...https://tejtalks.learnworlds.comhttps://www.tej-talks.comhttps://www.tejinvests.comMy Podcast is available on ALL Podcast Players, including Spotify, Apple, Google & many more.FOLLOW ME ON INSTA --- https://www.instagram.com/tej.talks/ See acast.com/privacy for privacy and opt-out information.

There's negative sentiments going around on how first home buyers are finding it almost impossible to get their foot on the property ladder. But according to data on real estate activities, first home buyers currently make up 26.3% of property sales in New Zealand. Reality on the ground shows that buying a first home is clearly possible. BOOM! Or BUST?Have you got a crystal ball? If not, then you don't know when or what's going to happen in the UK Real Estate market either! It's a tough game predicting, I'll leave that to the Sky News TV presenters to have their fun with the Property Market. You can make money in property in any type of market, however certain elements get harder. Right now, finding and refurbishing is the toughest part. Selling or renting seems to be easy, but I've never had a time when they were particularly hard in the property market. Property Education is important when investing, but that will never be able to predict or help you time the market.Find what works, adapt and evolve as needed. This was recorded end of August 2021.What's happening right now in the Property Market? It's crazy, we know that. Prices are so inflated, people are going so crazy for crap properties, it's irrational, it's silly and it's driving Investors out of the market.I share my thoughts, and what you can do right now to find deals and keep your momentum and pipelines going.P.S I recorded this as part of a YouTube series (go subscribe) so the Audio Quality is different to usual.About your host, Tej:Tej graduated from King's' College London with a BSc Biochemistry in 2014, he then pursued a career in Medical Education and Marketing. Soon after his second job… he was fired! A moment of relief and freedom was what he felt, not sure what his mother felt when he told her he was jobless at 23…He then went in search of a more ethical path, a business he could set up where the reward was equal to the work put in. “If they are making pounds, why am I making pennies?” - was his thought process, not happy with slow progression and bureaucracy (& having to wear smart shoes everyday). This lead him to opening a Recruitment business (not sure where the ethics went) which doubled in profit every year, for 4 years. He hated it. Golden handcuffs they call it.Fortunately, he used the cash he'd built up from that business, to educate himself in Property Investing. Soon, he'd stopped the business and transitioned into Property Investment full time. He then had a slow start -Purchasing 15 properties in his first 9 months, using over £650,000 of Investor Finance, he built a £1,200,000 property portfolio and created £30,000 of profit from flips. This gave him ‘financial freedom', but it was the most stressful period of his life. Growing quickly is very painful.Let's not forget that his Podcast grew to be the most-reviewed UK Property Podcast, peaking at 4,000 unique downloads per episode. His Podcast (Tej Talks) now sits at 660,000 downloads in over 100 countries and has 489 reviews, rated 5/5. Like sunshine after a storm, we're now seeing parts of the country slowly getting back to normal as they get assigned to Alert Level 2 . This time, we're taking you through real estate activities at Alert Levels 2 and 1.Stay tuned and subscribe! For topic suggestions, please email info@propertyapprentice.co.nz and if you haven't already done so, please register for one of our upcoming free online training events. “I don't care, I will argue on the internet, if he wants it, I'm ready!” – Paraphrased from this Podcast. TJ is hilarious, but really he is a very intelligent man. We talk about Rent2Rent as a strategy, how much money you need, and an overview of the process, plus why TJ loves it. It's a great approach for beginners with no experience and little cash.⠀⠀ ⠀We also talk about haters on the internet, and how he sells his education without changing the way people perceive him. He produces so much content, go check him out on IG.⠀⠀ ⠀James & Tej cover the murky, sharky world of Property Education too, our experiences with it and what we think should be done. SUBSCRIBE AND FOLLOW FOR MORE VIDEO CONTENT - https://www.youtube.com/c/propertywealthsystem This week, Mark Winship talks to Alan Quinn, an experienced property investor who ignited his property career in the wake of a business sale, and who has built a diverse portfolio across many different strategies. Alan discusses the importance of property education, creative ways to finance property deals, and where to start on your own property investment journey. KEY TAKEAWAYS Wisdom can be taught, but it is far better absorbed if we learn by doing. On-the-job experience will always be far more effective than simply being told how things work. Be aware that certain strategies, such as subletting, can incur hidden costs. Make sure you consult those with knowledge on the subject, and prepare in an adequate fashion. There seems to be far less motivation to part with land than there does to part with property. Land seems to be easier to hold on to due to the low costs in simply doing nothing. Creating a solid, passive income, allows for a certain amount of freedom, not only in life in general, but also in investment terms. It can allow for deals that take far longer than usual, and which are not so reliant on instant profits. BEST MOMENTS 'It was pre-internet, and pre-buy-to-let' 'I fell into serviced accommodation and I can honestly say that it was a very well-considered strategy' 'It's about knowing what you don't want, as well as knowing what you do want' 'I can make cash purchases with using a loan from my pension fund, and buy the property within a month!'
