Are you ready to stop chasing traditional real estate flips and start dominating the high-yield world of paper investing? In this episode of The Note Closers Show, Scott Carson breaks down a highly lucrative, real-world case study on a vacant, non-performing reverse mortgage (HECM) located in the booming market of Waco, Texas—home of Baylor University! This unique asset has been on the radar for nearly a year, and Scott shares exclusive details after personally driving the neighborhood and walking the exterior of this red-brick family home. When an elderly reverse mortgage borrower passes away, the family often walks away, leaving a property packed with hidden equity and a fast-track path to profitability for savvy note buyers. Scott pulls back the curtain on the asset's internal BPO, dissecting the interior condition, the layout of the property, and the exact foreclosure timeline in the state of Texas. You will learn how to analyze the legal balance against real-world comps, manage a cosmetic "lipstick on a pig" clean-out budget, and protect your capital from market devaluations. Whether your goal is a quick 90-day foreclosure auction exit that yields a staggering 40% to 80% annualized ROI, or taking the asset back as an REO to capture a $39,000 net profit, this episode delivers the exact step-by-step numbers you need to replicate this strategy. Scott also maps out the critical due diligence items every investor must verify, from pulling fresh title reports to utilizing a realtor walk-through before pulling the trigger. Tune in to discover how short-term distressed note plays can secure major double-digit returns for your self-directed IRA or passive investment portfolio! Key Topics Covered in This Episode:Understanding HECM Investing: What happens when a reverse mortgage borrower passes away, and how investors can capitalize on the resulting distressed debt. Waco Market Dynamics: A deep dive into a 3-bed, 2-bath brick property located right around the corner from the highly rated Waco Midway community. Dissecting the Case Study Numbers: Breaking down the $148,000 legal balance against a Zillow fair market value of $214,000. The 80% vs. 90% Par Bidding Strategy: How offering different price points on the legal balance changes your annualized yields and downside protection. Foreclosure Auction Exit: The mechanics of Texas's rapid 90-day foreclosure timeline and how an auction payoff generates immediate cash velocity. The REO & Rehab Blueprint: Budgeting for an interior clean-out, appliances, and paint while projecting a $225,000 retail exit strategy. Essential Due Diligence Checklist: How to leverage lockbox codes, review internal BPOs, identify potential title liens, and calculate true days on market. Don't let your investment capital sit idle. Are you tired of leaving your investment capital sitting on the sidelines, waiting for the "perfect" real estate deal to come along? In this episode of The Note Closers Show, Scott Carson delivers a massive shortcut to double-digit returns without the headaches of traditional property management, intensive due diligence, or multi-decade commitments. We are breaking down a high-yield, short-term case study on a performing Texas hard money loan located in the fast-growing market of Richardson, Texas—just north of Dallas. Discover how a seasoned, nationwide hard money lender is looking to recapitalize their growing business by selling off pieces of a $13 million performing paper portfolio. This featured asset is a true first lien secured by a vacant, four-bedroom red brick probate property undergoing a light cosmetic refresh by an experienced local rehabber. With $36,000 of the borrower's own skin in the game and a disciplined 70% loan-to-after-repair-value (ARV) cushion, this asset is built from the ground up to protect investor capital while kicking off serious cash flow. Scott walks you step-by-step through the underlying numbers, explaining how purchasing this note at par delivers a powerful 12.89% cash-on-cash ROI over a brief 11-to-12-month timeline. You will also learn about the "Rule of 72" and how securing a consistent 12% interest rate can put your retirement funds or self-directed IRA on the fast track to doubling every six years. Whether you want to step into an immediate monthly stream of $3,298, let the originating lender handle all ongoing servicing and rehab monitoring, or learn the exact steps to foreclose and capture a massive equity spread if things go sideways, this episode is your ultimate guide to truly passive real estate wealth. Key Topics Covered in This Episode:The Power of Short-Term Paper: Why a 1-year performing hard money loan is a perfect alternative to long-term 30-year notes for agile capital allocation. Dissecting the Numbers: Understanding the math behind a $304,000 note balance yielding an impressive 12.89% ROI. Built-In Downside Protection: Why a 70% LTV, a strict lender escrow holdback, and $36,000 in borrower skin in the game keeps your investment secure. True Passive Investing: How the original lender retains servicing, monitors the rehab progress, and handles downside management on your behalf. The Rule of 72 Explained: How to implement a repeatable "rinse and repeat" model to double your investment capital every six years. Due Diligence and Legal Rights: Navigating first lien positions, reviewing credit/FICO profiles, and leveraging Texas's fast 30-day foreclosure process. Ready to stop waiting and start taking action? Of course, the reality is more complicated than that. In the big picture, things might be fine but in the reality of daily life, there is friction and... resentments. A good healthy dose for each of us apparently. This series is supposed to be about power and money in the context of marriage and parenting but when we tried to put the spotlight on the problems around money and power, we got to... resentments. But why? Maybe it's because we feel that the level of power afforded to moms is unfair. Maybe the low value placed on the work of mothering is unfair (and we equate having value with having power). Maybe the expectation around earning income and being a good parent is unfair and wildly unrealistic (and we equate meeting others' expectations to having value to having power). So the chain is: unrealistic expectations that cannot be met --> feeling devalued in others' eyes --> feeling like we get less respect and power --> feelings of unfairness and resentment. Capiche?Maybe some of those resentments are justified. Maybe some are within our control to mitigate and reclaim that power. Anyhow, we dissect in our usual style on this episode.

Live from Atlanta, Christian Polanco and Alexis Guerreros deliver an immediate, high-energy live reaction show following Argentina's thrilling 2-1 comeback victory over England in the World Cup semifinal. The hosts launch directly into a scathing critique of England manager Thomas Tuchel, placing 100% of the blame squarely at his feet for executing an incredibly cowardly low-block game plan after Anthony Gordon put the Three Lions up 1-0. They highlight an embarrassing statistic showing that England averaged a meager 12% possession between Gordon's opening goal and Lautaro Martinez's dramatic match-winner. The guys break down the pivotal tactical adjustments and execution blunders that allowed the reigning champions to completely manipulate the second half of play. They analyze Enzo Fernández's spectacular equalizing strike against Jordan Pickford, set up by a composed pass from a slow-walking but deeply calculated Lionel Messi. The tactical breakdown extends to England's fatal defensive lapse in the 92nd minute, where a fresh Ezri Konsa and John Stones were caught completely asleep on the far post, allowing the shorter Lautaro Martinez to secure the victory with an open header. Beyond the action on the pitch, Christian and Alexis read through viral social media reactions from figures like Wayne Rooney, Iker Casillas, and Zito condemning England's hyper-pragmatic approach. They break down Enzo Fernández's standout performance as their "Stock Up" player while labeling Thomas Tuchel's decision-making as total coaching malpractice for "Stock Down". Finally, they react to a breaking medical report regarding Arsenal center-back William Saliba undergoing back surgery before looking ahead to the massive Argentina vs. Spain final matchup and sharing their closing tour details for New York City's Webster Hall.   Timestamps: (00:00) — Initial Reactions to Argentina's 2-1 Semifinal Comeback Over England. Fresh off facilitating at the seventh WeDeepen Love Immersion, host Christina Weber sits down with master coach, intimacy teacher, and professional dominant Yossef Sagi for his first video appearance on the podcast. Together, they unpack how sexuality operates as a primary crucible for confronting deep-seated shame and stepping into radical self-acceptance. From auditing your internal impulses across the "four chambers of desire" to navigating the hidden landmines of modern friendships, this episode is a tactical masterclass in mastering your sexual energy, setting ironclad boundaries, and transitioning from instant gratification to long-term relational fulfillment. Main Topics Covered Shame vs. Sovereignty: Why sexuality is the ultimate arena for confronting internal shame ("bad about who I am") and returning to full self-expression. The Interplay of Love and Discernment: Why true love requires a balance of mercy and rigorous boundaries, acting as a direct antidote to unchecked projection. Can Men and Women Just Be Friends?: Dissecting the gender boundaries of non-sexual intimacy and reframing the psychological trap of the "friend zone." Conflating Intimacy with Sex: How a cultural lack of emotional vulnerability leads men to mistake structural or platonic care for a sexual invitation. The "Four Chambers" of Desires: A holistic framework for auditing your impulses across the Mind, Heart, Body, and Genitals before saying yes to a partner. Separating Desire from Request: A game-changing communication tool that honors your internal truth while giving the other person zero pressure to fulfill it. The Deconstruction of Threesomes: A deep, psychological examination of the "unicorn" dynamic, male entitlement, and the widespread lack of erotic imagination in society. Decentering Men: How custom kink immersions, impact play, and specialized boundary training help women anchor into their terms before entering relationship containers. Key Takeaways Boundaries Are an Ingredient of Love: Firm boundaries around consent, sobriety, and expectations are not limitations; they are the very scaffolding that creates psychological and somatic safety. Desire Is Valid Independent of Fulfillment: By learning to separate your desire from an active request ("I want to kiss you" vs. "Can I kiss you?"), you keep your erotic fire alive without fearing rejection or imposing expectation. Own Your Energetic Field: True safety is cultivated when a man can master, contain, and embody his sexual energy internally rather than constantly projecting it onto the environment as a demand. The Three Stages of Erotic Learning: Navigating the evolutionary continuum from Stage 1 (Innocence/Blind Trust) to Stage 2 (Armored/Protection) to Stage 3 (Skilled/Reclaimed Vulnerability). What happens when God asks you to leave everything familiar behind before showing you where you are actually going? Are you willing to trust His promises when the path forward is completely hidden from view? This week on Off Script, Connor Hall steps in for Neil Gregory to sit down and discuss a powerful Father's Day weekend. They unpack the launch of a new series on faith, diving deep into the story of Abram in Genesis 12 and what it looks like to step out in radical obedience. The conversation covers the grueling process of writing a sermon twice, the tough boundaries surrounding worship music and theology, and the countercultural reality that partial obedience is still disobedience. Ultimately, this episode serves as a reminder that while false gods will always demand that you bleed for them, our God is the one who bled for us. The Challenge: Identify one area of your life where you have been offering God "partial obedience" or trying to bring your old baggage along for the ride. This week, make the definitive choice to clear out the weeds, leave that comfort zone behind, and take one full step of pure obedience into the unknown. Hosts: Connor Hall and Scott Nickell What We Discuss: • Connor Hall stepping in to host the podcast while Neil Gregory is away across the pond in Ireland • How preaching on Father's Day affects Scott, and why the turnout this past weekend was a proud moment • The behind-the-scenes breakdown of why a sermon had to be entirely rewritten on a Wednesday morning due to a worship song copyright slide • The specific theological boundaries the church maintains regarding certain ministries, false gospels, and musical infiltration • Dissecting the massive chronological gap between Genesis 12, verses 3 and 4, by using Stephen's speech in Acts 7 • Why Abram's decision to bring Lot along was a hedge of his bets and a form of partial obedience • Reject, Redeem, Receive: A practical three-part filter for evaluating what can and cannot come with you into your Christian walk • Dismantling the cultural pressure of progressive Christianity that attempts to mold God's word around personal sexual identity About Southland Christian ChurchSouthland is one church meeting in multiple locations across central Kentucky. We believe Jesus came for the lost and the broken, which means there's a place for everyone here. Around here, that means we worship defiantly, speak truth unashamedly, and extend grace generously. Chris Hagenow and John Hendrickson are back in the Hendrickson Library with a packed episode covering Iowa's fast-moving post-primary political landscape. Both gubernatorial candidates have now selected their running mates: Rob Sand tapped Dave Muhlbauer, a farmer from western Iowa, while Zach Lahn chose State Representative Derek Wulf of Black Hawk County, also a farmer. Chris and John break down the strategy behind each pick, why Wulf stands out as a particularly strong choice for Lahn, and what the selection of two agricultural running mates signals about where both campaigns think the race will be won.The conversation turns to the broader general election dynamics shaping up between Lahn and Sand. Chris and John assess how quickly the Republican Party has consolidated around Lahn, the head start Sand's campaign has built toward a general election operation, and how the scrutiny of a real general election contest may complicate Sand's carefully constructed moderate image. A Republican Party audio drop this week — featuring Sand openly calling for political retribution on judicial nominations — gives the Lahn campaign exactly the kind of contrast material it needs to make the "governor for all Iowans" sell a harder one for Sand. The second half of the episode takes up two policy-driven stories. First, the final report on Iowa's Universal Basic Income pilot — a project run through several central Iowa cities that distributed $500 monthly stipends to participants. The report's conclusions, citing reduced stress and improved "sense of mattering," prompt a pointed exchange about what government is actually for, who's paying, and why local governments have no business engineering social outcomes with taxpayer dollars. Chris and John connect this directly to Iowa's property tax problem and the fiscal absurdity of local governments playing philanthropist. Finally, a Des Moines Register story on the city of Des Moines reconsidering its tax incentive programs — including TIF and property tax abatements — gives Chris and John a chance to explore when these tools have merit and when they're simply political ribbon-cutting at taxpayer expense.0:13 Welcome & housekeeping2:24 Trivia: Laddie Boy & Smoot-Hawley5:01 Correction & running mate announcements5:52 Sand picks Muhlbauer, Lahn picks Derek Wulf8:22 Why Wulf is a strong pick for Lahn10:32 GOP consolidation & Lahn's general election ramp-up12:22 Sand's media advantage and the contrast campaign ahead13:37 Sand audio drop & turning him into a generic Democrat14:34 Andy Beshear visits Iowa — 2028 implications15:32 Iowa's UBI pilot: background and ITR's role18:15 Dissecting the report — who pays for "feeling mattered"?21:22 UBI, local government overreach, and property taxes25:59 Des Moines reconsiders TIF and tax incentives28:05 When incentives work — and when they're ribbon-cutting30:33 Free market vs. government-directed development33:28 Sign off

The guys from Dawgman.com - Kim Grinolds, Chris Fetters, and Scott Eklund - got together this week to break down what they saw from the defensive side of the ball during spring football. Over the course of 14 practices and a spring game, there was a ton to talk about, as well as any questions left unanswered depending on who was available and who wasn't.Starting with the EDGE players and working their way down the order position-by-position, Kim, Chris, and Scott broke down their observations with one eye on spring ball and also with one eye focused on what it all means as the team heads toward the offseason and into training camp in August. And so many questions to answer... Who were the standouts? Who took big strides during April? Who took advantage of their opportunities? Who needed to show more? With so many first year players getting ample turns with other defensive players limited or out of spring football altogether, who were the players that the coaches relied on?
