Housing in Australia is expensive. We don't think any Australian with fewer than eight figures in their bank account would find this statement controversial. Simply compare the average income with the average home rental or purchase prices, and you can see the disparity. We've talked about the housing crisis before on this podcast. But is Australia ACTUALLY in the grip of a housing crisis, or is the problem actually simpler than that?At a glance, it might seem as if we're splitting hairs. “Who CARES what we call it?” you might say. “Housing is too expensive; does it really matter whether we use the words ‘housing crisis' to describe the problem?”While it might feel nitpick-y, the definition we use can determine the solutions we should (and shouldn't) pursue. So to better understand what we're up against, Tash and Ana spend this session chatting with economist Dr Cameron Murray. By the end of this episode, you'll have a clearer idea of what's happening in Australia's housing market – and how it affects you.@tashinvests@anakresina@getrichslowclub@pearlerhqGet Rich Slow ClubPearlerYouTubeHow To Not Work ForeverDisclaimerAny advice is general and does not consider your financial situation needs, or objectives, so consider whether it's appropriate for you. In this episode of Our Homes, Dr. Cameron Murray, Australian economist and author of “The Great Housing Hijack,” speaks about the myths surrounding housing markets in Australia and elsewhere. Murray believes that high housing cost jurisdictions suffer from inequitable distribution of housing, not mere supply shortage. These housing shortages have been observed over the centuries, meaning that regulation alone cannot explain them. An alternative to the free market is required to aid those who cannot access a home. Jurisdictions need to implement a low-price alternative to rent or buy homes, like the Singapore model, which is already available to certain groups in Australia, like military servicemembers. This episode of Our Homes was hosted by Senator Stanley Chang.

Could increasing housing supply alone effectively address our current affordability challenges, or is the housing crisis more accurately characterised as just a recurring issue with a new label? In this episode, we sit down with Dr. Cameron Murray, Chief Economist at Fresh Economic Thinking who specialises in property and urban development. We dive into the question of whether the term "crisis" accurately captures the challenges of the housing market, or if it's a situation we've already faced before under different names. Dr. Murray's new book, "The Great Housing Hijack," takes a critical look at the misconceptions driving up prices for both renters and buyers. We discuss whether simply building more houses is the key to solving the problem, or if there are deeper issues at play that need to be addressed. We've included a lot of relevant topics in this conversation including zoning changes and alternative solutions to the housing crisis, so tune in to get a clearer picture of the complex issues surrounding these property market issues. Episode Highlights: 00:00 - Introduction 01:14 - Who is Dr. Cameron Murray? 02:03 - What motivated Cameron to write the book “The Great Housing Hijack”? 06:06 - How do market equilibria affect the perception of a housing crisis? 14:32 - Why zoning changes won't immediately create a development boom 17:14 - Who can assist with funding for housing development? 23:24 - Why Cameron disagrees with those who cite Auckland as proof that rezoning works 28:23 - Analysing the interplay between human behaviour and housing market trends 34:36 - Cameron shares his thoughts around NIMBY-ism 38:52 - Assessing factors that could stall long-term housing trends 46:24 - Why is the assumption that supply alone can solve the housing crisis flawed? 51:13 - Should public housing be considered as a potential solution for affordability issues? 55:57 - The importance of government action in ensuring access to affordable housing for all 59:29 - Potential strategies for government intervention to address housing affordability issues 1:01:13 - Cameron Murray's property dumbo About Our Guest: Dr. Cameron Murray - Chief Economist at Fresh Economic Thinking who is a leading voice in Australia's housing conversations. There's a common refrain when it comes to housing in Australia today: ‘it's never been harder to enter the housing market'. Housing affordability has been labelled by politicians, the media, and aspiring homeowners as a historic crisis. What if that's just not the case? What if we've seen the same story countless times before? What the markets are doing what they have always done, and what they should be doing? Perhaps, as Cameron Murray suggests, the market isn't the answer? Cameron is an economist and Australia's leading expert on housing. This episode delves into the pressing issues of housing and immigration in Australia, featuring a conversation with renowned financial journalist, Alan Kohler. The discussion revolves around the impact of high immigration rates on housing demand and affordability, emphasizing the need for coordination between immigration and housing policies. The episode also highlights the supply-side factors contributing to the housing crisis, such as restrictions on housing development and protections for character housing and heritage. The host Gene Tunny suggests the need for a national debate and parliamentary inquiry into Australia's immigration rate and population growth to weigh the benefits of immigration against the challenges of housing and infrastructure. In this episode, we're joined by Cameron Murray, an Australian economist to discuss corruption, property, and the economics of Australia.
The Australian Government has been having trouble getting its proposed Housing Australia Future Fund (HAFF) passed by the Senate. The policy looks odd. With some justification, the Australian Greens have commented: “In its current form the Housing Australia Future Fund (HAFF) legislation will see the housing crisis get worse. We can't fix the housing crisis by gambling money on the stock market and not guaranteeing a single cent will be spent on housing.” In their dissenting report on the bill, the Greens' cited the views of this episode's guest, Dr Cameron Murray. Cameron Murray is an Australian economist with critiques of the common conceptions of how development takes place, generally disregarding the role of developers to landbank. We dig into the details here, talk about the promise of public housing (but also the political challenges), and dig into controversies over his discussion of "supply crisis myths"
While Australia prides itself on being an egalitarian society, and owning a detached house on fenced block of land plays a much-revered role in the Great Australian Dream, in practice, home ownership remains a luxury afforded to the few. As skyrocketing house prices have gradually locked millions out of the Australian real estate market, economist Dr Cameron Murray turned to our neighbour Singapore to find a solution to the housing affordability crisis. Joining Dr Natali Pearson on SSEAC Stories, Dr Cameron Murray reveals how the small Southeast Asian island-state can teach Australia some valuable lessons on universal cheap home ownership. Inspired by Singapore's successful policies to boost home ownership for 25-34-year-olds from 60 to nearly 90 per cent over the past four decades, he proposes a similar scheme, called HouseMate, that aims to offer home ownership to any eligible buyer who doesn't already own property, at a discounted price. About Cameron Murray: Dr Cameron Murray is a Research Fellow in the Henry Halloran Trust at the University of Sydney with a research focus on housing economics and corruption. He is the co-author of the book Game of Mates: How favours bleed the nation, and a regular media commentator on Australian economic policy.
