In this insightful podcast episode, Certified Mortgage Advisor and Raleigh Mortgage Broker Kevin Martini, backed by years of mortgage advising experience, sheds light on the critical financial aspect of handling the marital home during a divorce. Epsidoe 191 of the Martini Mortgage Podcast is structured to first dice into understanding the value and equity of your marital home, followed by exploring the three core options available for couples amidst divorce proceedings. Initially, this micro podcast episode of the Martini Mortgage Podcast emphasizes the initial 3 steps to determine your equity position three steps: -) Determining the home's worth: Utilizing an algorithm provided by Martini Mortgage Group, listeners are directed to accurately estimate their home's value. -) Calculating outstanding mortgage: The necessity of summing up the remaining mortgage balance, along with any additional loans, to understand the full financial picture. -) Evaluating Home's Equity: A simple subtraction of what's owed from the home's value gives the gross equity, though selling costs should be factored in for a net value. With the equity understood, three primary options for dealing with the marital home are discussed: Selling the Home: A straightforward yet emotionally tough choice that may necessitate a real estate professional's assistance to ensure a smooth process and fair market value. One Spouse Retaining the Home: If financially viable, one spouse may buy out the other's share, often requiring refinancing to adjust the mortgage to the retaining spouse's financial situation. Martini Mortgage Group is highlighted for its expertise in facilitating such transitions swiftly. Joint Ownership: An uncommon but possible route, either by continuing to reside together or renting out the home. This option demands a high level of cooperation and clarity in financial responsibilities. Furthermore, five additional Kevin Martini tips are shared: *Maintain Mortgage Payments* *Open Communication* *Preparation for All Scenarios* *Document Availability* *Impeccable Record Keeping* The episode closes by offering a complimentary Financial Transition Plan through Martini Mortgage Group, aiming to assist listeners in making well-informed decisions during such trying times. It emphasizes the profound financial impact of divorce beyond emotional distress and encourages listeners to share the episode with those facing similar challenges. Happy Spooky Wednesday, friends! We hope you're enjoying your fall as much as we are! We've got two haunted locations for you this evening, and both of them are waaaaaay old. Kala talks about The Farm on Round Top Road in Rhode Island, also known as The Conjuring House. This farmhouse inspired the movie The Conjuring, and the paranormal activity in the house is just as scary. It just may be one of the most haunted houses in America, especially if you believe the stories told by the Perron family who lived there for a decade in the 70s. And Brittany tells us all about the historic Old Bermuda Inn in Staten Island, NY. This beautiful building is haunted by a woman whose love never returned from the civil war. That love was strong enough to keep her around even after her death. She promised to leave a light on for him, and she's keeping that promise to this day.

In this episode, Dr. Kristy sits down with MyHappyGenes® founder, Dr. J Dunn. Dr. Dunn has been practicing Natural Medicine for over thirty years and has dedicated her life to helping her patients, as well as herself and family, to achieve optimal health. Despite her significant success in helping people individually in her holistic medical practice, she knew there still had to be a simpler way to get to the root cause of the conditions and symptoms that plague millions, yet for which there is minimal to no relief available. As Dr. Dunn shares: “Through this quest, I discovered the key to unlocking the secrets to optimal emotional and physical wellbeing – a way to easily identify the root cause of conditions such as anxiety, depression, and addiction. That key is your genetic code.” Over the last 10 years, Dr Dunn and her team have been mapping the genes specifically related to brain chemistry to help her patients and teach other Healthcare Professionals to help theirs. They have identified the genetic patterns that contribute to conditions associated with mental and emotional health. In this podcast, Dr. Dunn reviews Dr. Kristy's own DNA results and that these results mean for her. You can listen to The Weird Works! Meyling Tang is one of the founders of Fundación CocinaMar, a non-profit organization based in Chile that promotes the well-being of the country's fisheries and the people that work within it, as well as the seafood restaurant Tres Peces in the port city of Valparaíso. She is also a journalist, specializing in the research into global fisheries. She is perhaps the best person to speak with regarding seafood in Chile and I have been following her work for probably a decade. She has a lot going on with all of her projects and I've had the chance to see many of them up close while traveling in Chile. We speak a lot about her restaurant and how she really is breaking with tradition in terms of sourcing and logistics, opting to work directly with fishermen in a way that is mutually beneficial. We also touch upon this idea of the restaurant as a hub of storytelling, something I think can be incredibly powerful. For a transcript and additional details, subscribe at New Worlder.

This week on Hormonally Speaking, we have Abby Epstein, the acclaimed American film director and producer best known for her work on the documentaries "The Business of Being Born" "Until the Violence Stops,” and “Weed The People.” Epstein has won several awards for her documentaries, including the Audience Awards at Vancouver's Amnesty International Film Festival and Nashville Film Festival, as well as premiering at Sundance, Tribeca, and SXSW festivals. We discuss her and her business partner Ricki Lake's latest movie, “The Business of Birth Control”, which aims to shed light on the effects of hormonal contraceptives and the need for newer and better options. The documentary was inspired by the book "Sweetening the Pill" by Holly Grigg-Spall. We Cover So Much Including: ✨How the film was not made to promote a specific ideology, despite what some people think ✨That it was difficult to find experts in the field who would speak out against the status quo (but they still found some amazing ones!) ✨The fact that modern medicine has often failed women, leading to poor menstrual health, low body literacy, and high rates of endometriosis, PCOS, fibroids, anxiety, and depression ✨Why there is a need to evolve and develop solutions regarding women's health and bodies, especially in terms of contraception and long-term effects of medications ✨And so much more good stuff! Our conversation was powerful, and one you don't want to miss, especially if you are currently on birth control, or have children that are. You'll also want to see the movie ASAP - especially since March 8 is International Women's Day - which you can stream here. Use code “HORMONALLYSPEAKING” at check out to get half off. ABBY EPSTEIN made her film directing debut at the 2004 Sundance Film Festival with the documentary, V-Day: Until the Violence Stops, featuring Jane Fonda, Salma Hayek, and Rosie Perez. The film won the Audience Award at Vancouver's Amnesty International Film Festival and premiered on Lifetime Television, receiving both an Emmy and a Gracie Allen Award. In 2007, she teamed up with Ricki Lake for their widely acclaimed documentary, The Business of Being Born, which premiered at the Tribeca Film Festival and was released by New Line Cinema/Netflix and broadcast on Showtime. The film's success led to their follow-up series, More Business of Being Born, featuring Cindy Crawford, Alanis Morissette, Gisele Bündchen and Christy Turlington plus a book, Your Best Birth, published by Hachette. Next, the duo teamed up for Weed the People, which premiered at the 2018 SXSW Film Festival and won the Audience Award at the Nashville Film Festival. Weed the People was acquired by Netflix for distribution. Under their company, BOBB Films, Ms. Epstein and Ms. Lake produced the documentaries Breastmilk and The Mama Sherpas and are currently in production on The Business of Birth Control. Prior to her film work, Ms. Epstein directed Broadway theater, helming national tours and international productions of RENT and The Vagina Monologues.
