Mark Edge charts new waters with Joe Quirk, Seavangelist and President of The Seasteading Institute and author of Seasteading: How Floating Nations Will Restore the Environment, Enrich the Poor, Cure the Sick, and Liberate Humanity from Politicians, for a wide ranging conversation about why libertarians have won all the arguments but still can't change anything — and why seasteading might be the technology that actually puts the state out of business. They cover Joe's unlikely conversion from left-wing radical to voluntaryist, the current state of seastead technology from ArkPad to Ocean Builders to LiberArx, jurisdictional freedoms at sea, the wild story of Chad and Nadia being hunted by the Thai Navy, and why freeing your mind might be the most important first step to freedom. On Food Talk with Dani Nierenberg, Dani speaks with Nicholas Enrich for Part 3 of Food Tank's series exploring the far-reaching impacts of dismantling the U.S. Agency for International Development. Enrich is a former civil servant who worked at the U.S. Agency for International Development under four administrations and the author of the new book Into the Wood Chipper: A Whistleblower's Account of How the Trump Administration Shredded USAID. During their conversation, they talk about why he released a series of whistleblower memos to expose the administration's actions, the generational impacts of dismantling the agency, and advice for civil servants trying to speak out against unethical or illegal behavior in their own offices. Plus, U.S. states move to ban food dyes and additives, Thailand's THAIFEX expo highlights the global shift away from ultra-processed foods, U.S.-Mexico trade disputes continue to drive up tomato prices, a federal decision threatens to remove bison from public lands in Montana, and the Hajj brings people and culinary traditions together.  While you're listening, subscribe, rate, and review the show; it would mean the world to us to have your feedback. US President Donald Trump said early Thursday that he would not allow another Israeli attack on Iran's South Pars natural gas field.3. US War Secretary Pete Hegseth on Thursday said the US would again launch “the largest strike package yet” in the ongoing US-Israeli campaign in Iran, and said Israel's recent strike on an Iranian gas field was a “warning.”“To date, we've struck over 7,000 targets across Iran and its military infrastructure,” Secretary Hegseth said at a Pentagon briefing. “ 4. Hello to you listening in Olympia, Washington! Coming to you from Whidbey Island, Washington this is Stories From Women Who Walk with 60 Seconds (and a bit more) for Wednesdays on Whidbey and your host, Diane Wyzga. I am a storyteller of the old school. What do I mean? For over 30 years I've taught (and continue to teach) my clients and students the same thing: “Put down the paper and nobody gets hurt!” Why? Because storytellers have something to say that comes from their aliveness, which is what people most want to feel and connect with. Sharing our stories out loud brings them to light and life, and  encourages us to do what most folks fear more than snakes: stand up and speak up in public.   Story spoken aloud is what we leave of ourselves in another person. A story is an intimate lasting legacy, a permanent inheritance much like a vow or an oath. When we share our stories out loud, we connect with each other, we belong to each other. We might not realize it but we are creating a verbal promise, a vow, an oath of belonging. Think about how many times we've heard  someone say, "Repeat after me: I solemnly swear..." Marrying couples pledge faithfulness through the challenges and joys of marriage. Lawyers uphold the law, maintain client confidentiality, and act as an officer of the court. Doctors focus on ethics, patient care and societal responsibilities. Politicians preserve and defend the Constitution. US military support and defend the Constitution against all enemies. Immigrants becoming US citizens swear the Oath of Allegiance to the United States during a formal naturalization ceremony. From the time we are children in school we recite The Pledge of Allegiance, a patriotic promise of loyalty to the United States flag and the republic for which it stands. What happens when we share our stories out loud? They become real. We say what we mean, we mean what we say. We—and those hearing us—know what we stand for and what we won't stand for. Yes, you might write a story but it needs to be shared out loud to enrich and include the wider world. That's the legacy of the stories we leave in those who have heard them spoken aloud. Rome didn't collapse overnight. It made a decision. In 211 AD, Emperor Septimius Severus gave his sons a final piece of advice:“Enrich the soldiers and despise all others.”That sentence rewired the Roman economy.Military pay exploded. Silver coins were quietly debased. Taxes strained. Inflation spiraled. And within fifty years, Rome's currency was mostly copper wearing a thin silver mask. This wasn't an accident. It was arithmetic. In this episode, we break down:• The Praetorian Guard auctioning the empire • The 50% pay raise that destabilized the treasury • How Roman currency debasement really worked • Caracalla's Antoninianus and hidden inflation • Why the Third Century Crisis began with payroll Rome didn't fall because of barbarians. It fell because it taught itself that money was negotiable.History doesn't repeat. But it does rhyme.Subscribe to see the pattern before it repeats again.

On this episode of Zen and the Art of Real Estate Investing, Jonathan Greene is joined by Jonathan Iger, CEO of Sage Realty Corporation, to explore how a 100-year-old, family-owned real estate company is redefining the modern office experience. Drawing on Sage's deep roots in New York City office development, Jonathan explains how brand, hospitality, and operational excellence can drive higher tenant retention and long-term value creation. The conversation dives into why office real estate was already changing before COVID, how renewal rates are often misunderstood, and why "experience" has become a core driver of NOI and asset performance. Jonathan also shares how Sage applies hospitality principles like consistency, service recovery, and "surprise and delight" to create differentiated office environments that tenants don't want to leave. Listeners will gain insight into where the office market is heading, how branded office platforms can create alpha for investors, and why the future of office belongs to owners who treat buildings as long-term relationships rather than short-term transactions. In this episode, you will hear: How Sage Realty evolved from traditional office ownership into a branded office platform Why tenant renewal rates are far lower than most underwriting assumptions The role of hospitality, SOPs, and service recovery in commercial real estate How experience-driven offices can increase rents, NOI, and long-term asset value Why office real estate isn't dead, but fundamentally changing Follow and Review If you enjoy the show, please follow Zen and the Art of Real Estate Investing on Apple Podcasts and leave a rating and review. Money can so easily capture our hearts. It promises security, comfort, and control—but often leaves us anxious and striving for more. Yet when we give, something remarkable happens. We're declaring our dependence on God, not our bank accounts.Dr. Art Rainer—founder of the Institute for Christian Financial Health and author of Money in the Light of Eternity: What the Bible Says about Your Financial Purpose—joined us recently to explore how generosity becomes an act of trust that transforms our hearts and deepens our faith.Money Reveals the HeartLarry Burkett often said, “Every spending decision is a spiritual decision.” Dr. Rainer agrees.“Jesus said, Where your treasure is, there your heart will be also,” Art explained. “The Bible makes it clear—money management reflects heart management.”Scripture contains over 2,000 verses about money and possessions. Why? Because few things so clearly reveal what—or whom—we truly trust. For believers, the central question is this: Do we believe God's promises about provision, and are we willing to surrender this area of life to Him?Giving as an Act of TrustDr. Rainer describes giving as a tangible expression of faith. “God doesn't tell us to give and then leave us hanging,” he said. “He ties promises to generosity.”Those promises fall into three beautiful truths—God will provide, multiply, and enrich.1. God Promises to ProvideIn Malachi 3:10, the Lord declares:“Bring all the tithes into the storehouse so there will be enough food in my Temple. If you do, I will open the windows of heaven for you and pour out a blessing so great you won't have enough room to take it in. Try it! Put me to the test!”“God invites us to trust Him,” Art said. “He promises to pour out an abundance of blessings—not necessarily material wealth, but blessings that can be spiritual, relational, or emotional. Maybe it's the contentment you've been chasing for years, or the joy of being part of something far greater than yourself.”2. God Promises to MultiplyIn John 6, a young boy offers his five loaves and two fish to Jesus—hardly enough to feed five thousand hungry people. Yet Christ multiplies that small gift until everyone is satisfied, with twelve baskets left over.“Many of us feel like that boy,” Art said. “We look at our meager resources and wonder, What difference can this make? But God is a God of multiplication. He can take whatever you give and expand it to accomplish His purposes. That's His promise—but it requires trust.”3. God Promises to EnrichWho doesn't love a good return on investment—or ROI? “God does too,” Art said.In 2 Corinthians 9:11, Paul writes, “You will be enriched in every way so that you can always be generous.”“God gives so that we can give,” Art continued. “He blesses so that we can bless others. He's looking for conduits of generosity—people through whom His blessings can flow. When we live that way, generosity becomes not just a habit, but a way of life.”Trusting God With Your MoneyAs Dr. Rainer summed it up:“Generosity is an act of trust. It shifts our hearts from reliance on ourselves and money to reliance on God. If you're a Christian, you've already trusted Him with your soul. It's time to trust Him with your money.”When we give generously, we're not losing—we're investing in eternity. We're saying, “Lord, I believe You are my provider.” And that's one of the clearest ways to live out genuine faith.Learn more about Dr. Art Rainer's work at ChristianMoneySolutions.com.On Today's Program, Rob Answers Listener Questions:I'm 69 with no debt and considering a whole life insurance policy—$100,000 with premiums for 10 years—to leave tax-free money to my children. I already have a term policy that ends at 75. I also have $28,000 in an underperforming annuity with no surrender charge, and was advised to do a 1035 exchange into a new annuity at 4.65% for seven years. I've also invested in CDs at 4% and am considering high-yield savings accounts. What's the best strategy moving forward? My in-laws are around 80 and have fully matured savings bonds. When they used some for home upgrades, they faced a large tax bill. Is there any way to move or reinvest those bonds to delay or avoid taxes—perhaps into an IRA or Roth IRA?I manage finances for someone receiving annual settlement payments until 2036. He wants to create a trust now to support three families, but his lawyer recommends keeping the money in savings while he's alive. The payer says a trust can be set up after his death. Should he establish the trust now or wait?I'm debt-free and have my cash in a high-yield savings account, but rates are dropping. In this episode of Enrich Your Future, Andrew and Larry Swedroe discuss Larry's new book, Enrich Your Future: The Keys to Successful Investing. In this series, they conclude the lessons from the book.LEARNING: Investing isn't about chasing the next hot stock—it's about building a resilient, well-diversified portfolio you can live with in good times and bad. “Once you have enough, stop playing the game as if you don't. Reduce risk, enjoy life, and make your money serve you—not the other way around.”Larry Swedroe In this episode of Enrich Your Future, Andrew and Larry Swedroe discuss Larry's new book, Enrich Your Future: The Keys to Successful Investing. The book is a collection of stories that Larry has developed over 30 years as the head of financial and economic research at Buckingham Wealth Partners to help investors. You can learn more about Larry's Worst Investment Ever story on Ep645: Beware of Idiosyncratic Risks.Larry deeply understands the world of academic research and investing, especially risk. In this series, they conclude on the lessons from the book.Enrich Your Future: Larry's Timeless Guide to Smarter InvestingIf you've ever wondered how to cut through the noise of investment hype and build a portfolio that actually works for you, Larry's Enrich Your Future is the blueprint you've been looking for. Here's a distilled look at the wisdom from his book.Start with core principlesLarry insists there are only a handful of fundamental truths in investing—and if you master them, you'll avoid most costly mistakes:Markets are highly efficient – While not perfect, markets price assets so effectively that consistently beating them on a risk-adjusted basis is near impossible. So don't engage in individual security selection or market timing. All risk assets offer similar risk-adjusted returns – Whether it's US stocks, Thai stocks, or corporate bonds, the relationship between risk and return holds steady over time. Invest in assets based upon your ability, willingness, and need to take risks. If you're willing to take more risk and have the ability and maybe the need to, then you can load up on more risky, higher expected-returning assets. It doesn't mean they're better assets; rather, they have higher expected returns at the cost of higher risk.Diversification is non-negotiable – Since all risk assets have similar risk-adjusted returns, it makes no sense to concentrate all of your risk in one basket. Concentrating your risk in a single asset class or geography is a recipe for trouble.Build a portfolio that fits YOUForget cookie-cutter solutions—Larry believes the “right” portfolio depends on three factors:Ability to take risk – Your financial capacity to weather market downturns is influenced by factors like investment horizon and job stability.Willingness to take risk – Your psychological comfort level with market volatility.Need to take risk – Whether you require high returns to meet your financial goals.Larry's rule? Let the lowest of these three determine your equity exposure. If you don't need to take big risks, don't.Think global, but stay rationalA...
