Sarah Blaney interviews Ken Riley, a property investor based in York, who shares his journey in property investing, starting from his initial property purchase in 2007 to his decision to pursue property investing seriously three years ago. He discusses the challenges he faced, including the shiny penny syndrome and the importance of focusing on a specific strategy and area. Ken also emphasises the importance of honesty, being true to oneself, and building strong relationships with investors and tenants. KEY TAKEAWAYS Focus on consistency and mastering a few key strategies rather than trying to do everything mediocrely. This will lead to better results and success in the long run. Be honest and transparent in your dealings with others, whether it's investors, tenants, or business partners. Building trust and maintaining integrity is crucial in the property investing business. Be yourself and play to your strengths. Trying to be someone you're not or taking on tasks that you're not good at will only lead to frustration and inefficiency. Focus on what you excel at and find ways to leverage your strengths. Leverage other people's money and explore different funding options. Don't be afraid to take on investors or seek out creative financing solutions to fund your property investments. This can help you scale your business and achieve your financial goals faster.  BEST MOMENTS "I was a property investor. I thought I knew it all back then because I had the one property, right?" "I just focused on one thing, which was buy-to-lets in my home area. And then once I'd done a couple of them, I started looking at HMOs." "I just think you just gotta be fair. Some of these people, you know, just treated unfairly from a lot of rogue landlords. And I just don't want to be known as one of those." "I think, you know, if you're just getting started, look at the strengths you have, write all the things you want to achieve down and then manipulate them."  VALUABLE RESOURCES This Property Life - https://podcasts.apple.com/gb/podcast/this-property-life-podcast/id1540075591        Property Wealth System YouTube - https://www.youtube.com/c/PropertyWealthSystem     To enter the competition, make sure you follow or subscribe to the podcast and leave a review, LIKE the Property Wealth System page on Facebook (SEE LINK BELOW), and then TAG 3 friends on the competition post you'll find there! In this episode of the Life and Football Podcast we talk about Ken Riley getting into the Pro Football Hall of Fame. Kenneth Riley was a cornerback in the NFL and Quarterback for FAMU. Before his professional career, Riley played quarterback for Florida A&M University. Under coach Jake Gaither, Riley led the Rattlers to a 23-7 record and three Southern Intercollegiate Athletic Conference titles.[4] In addition to being a skilled athlete, Riley also excelled academically. He earned his team's scholastic award and a Rhodes Scholar candidacy. In 1982, Riley was enshrined in Florida A&M's Athletic Hall of Fame. He spent his entire career with the Cincinnati Bengals, first in the American Football League (AFL) in 1969 and then the National Football League (NFL) from 1970 through 1983. Riley recorded 65 interceptions in his career, which was the fourth most in NFL history at the time of his retirement behind three members of the Pro Football Hall of Fame, Dick Lane, Emlen Tunnell, and Paul Krause. But despite his accomplishments, he was never an exceptionally well known or popular player. Riley was never once selected to play in the AFL All-Star Game or the AFC-NFC Pro Bowl, but in 2023, after decades of waiting, was elected to the Pro Football Hall of Fame. Later this summer Ken Riley will become the 2nd player in Bengals history to be elected to the NFL Hall of Fame. After his college career at Florida A&M Riley was drafted in the 6th round by the Cincinnati Bengals in the 1969 NFL draft. Riley became a cornerstone of the Bengals defense recording 65 interceptions which is still 4th most in NFL history. Riley is regarded as the best defensive player in franchise history and was a major contributor to the Bengals first Super Bowl run in 1981/82. Riley also was part of the inaugural class of the Bengals Ring of Honor. Riley sadly passed away in 2020 before he saw his name called for the Hall of Fame, but his legacy will now live on forever. Bengals QB Joe Burrow didn't get a single first-place vote in Thursday night's NFL Honors ceremony. Although he was named the FedEx Air Player of the Year, he did not earn any first-place votes for the NFL MVP award. Chiefs quarterback Patrick Mahomes got 48 out of the 50 total votes. Eagles quarterback Jalen Hurts and Bills quarterback Josh Allen respectively split the other two votes. Bengals defensive end Sam Hubbard was a finalist for the NFL Moment of the Year Award but he lost that to Vikings wide receiver Justin Jefferson. Other than the Celebration of the Year award, the Bengals walked out empty handed from Thursday's night honors. The Bengals' focus is on winning championships, not awards, and they've made that clear. However, Burrow showed he's worthy of being considered for one of the league's highest honors. What will it take for him to edge out the likes of Hurts, Mahomes and Allen next season? Furthermore, the Bengals have added another Hall of Famer in Canton as the late Ken Riley will be posthumously honored later this year after being inducted as a senior finalist. Tackle Willie Anderson will have to wait another year after his second bid at getting to Canton fell just short. Will he be the next Bengal in? And until when? The Strictly Stripes crew answers all those questions and even previews this weekend's Super Bowl. As the Eagles prepare to face the Chiefs, the crew talks about what the Eagles have to learn from the Bengals' mistakes that they made against the Chiefs in the AFC Championship Game. They give their predictions and takes on who will run away with the Lombardi Trophy. This podcast features Mohammad Ahmad, Andrew Gillis and Michael Niziolek. Former Cincinnati Bengals cornerback Louis Breeden knows what it's like to reach the Super Bowl during his career with the Bengals. Breeden is sold on how good the Bengals have been the past two seasons, reaching back-to-back AFC Championships and Super Bowl LVI. Breeden also knows the straw that stirs the Bengals is quarterback Joe Burrow. Breeden comes up from the secondary to jump In The Trenches with Dave Lapham, presented by First Star Logistics, to discuss the Bengals' recent success. Having to pay Burrow with a giant contract, moves to make in the secondary with Jessie Bates, Vonn Bell, Eli Apple, and Tre Flowers hitting free agency, and his thoughts on Cam Taylor-Britt and Dax Hill, both who will be playing more significant roles next season. Also discussed is losing coaches, as three Bengals assistant coaches are currently in the running for upgrades, with Lou Anarumo, a finalist for the Cardinals head coaching job, Brian Callahan, a finalist for the Colts head job, and Dan Pitcher, up for the offensive coordinator position in Tampa Bay. We also talk about Ken Riley hopefully taking his place at the NFL Hall of Fame. And before we let Louis go, we dug into Sunday's upcoming Super Bowl match-up between the Kansas City Chiefs and Philidelphia Eagles.  Who does Breeden see winning the game? Watch until the end in this special, In The Trenches.

Mr. Riley will soon (January 2023) be considered for the Hall of Fame through the senior committee. According to bengals.com, all he needs is 80% of the votes from 49 members to make it to the Hall of Fame. All I can say is that it is about time. ABOUT FOOTBALL IS FAMILY Do you bleed your favorite football team's colors each weekend? Does the difference of a W or L in the box score dictate how you respond for the rest of the week? Or do most of your conversations with your family and friends revolve around your favorite football team? If you answered yes to any (or maybe all) of these questions, then you are in the right place. The host of this podcast truly believes that “Football Is Family” and he is on a mission to share the stories of other fans out there sharing how they have been touched by the greatest sport on Earth. Listen below to the trailer and learn more about the host and show. HOST - JEREMY MCFARLIN Growing up in Middle Tennessee, I didn't have a pro football team that was close enough to me to feel a part of. My first memory of pro football was Super Bowl 22. I picked the Broncos to win, and, even though they didn't win, I followed them from that point on. John Elway was (and is) my favorite player. I have played as the Broncos on Tecmo Bowl, Tecmo Bowl Super Bowl, Madden, and 2K Sports. I fondly remember the moments when the Broncos won Super Bowls 32 and 33. Around this time, the Oilers came to Tennessee. I was hooked. I finally had a team just down the road from my hometown of Bon Aqua. Oiler (and later Titans) mania hit this area. Jerseys, hats, footballs, merchandise, and several autographs later, I'm a Titans fan through and through. It's the dedication, the love, and the passion for football that helps me realize that football is family. Each fan base has a story, a history, and a love for their team. That's what I want to talk about each and every podcast. You can follow me https://twitter.com/jeremy_mcfarlin (@jeremy_mcfarlin). Message me if you want to share your reasons why your football team is family.

C BLOCK: (23:28) Things I Promised Not To Tell: Friday is the 14th anniversary of the day that a year of badgering paid off and I finally bullied my MSNBC bosses into giving Rachel Maddow her own show. This intertwines neatly with the Alex Wagner opening night teleprompter disaster (TOLD YOU SO) and the unlikely story of Paul Harvey's deepest fear: that somebody would figure out he only got to start his 58-year run on ABC Radio because they fired the guy he was filling in for.
